That’s what it's called. “I like it.” I smile. It’s nice to be endeared. Rowan sets down the tiles he brought for me. “I should get back to it.” “Okay,” I chirp. When he turns, I pull my phone out and google the word ‘endear.’ I’m pretty sure I know what it means, but now I have to double check before I get too excited. ‘To be loved or admired by someone or something.’ My heart starts to flutter, but it dawns on me that he hadn’t agreed that it was a term of endearment. I said that. He said he should get back to work. Damn it. I go back to painting. I sing Taylor Swift's new song as I work. Though I’m not sure I’d call this working. It’s fun. I wonder if I could paint more things. In boarding school, I got one semester of art and loved it. It dawns on me that there are so many things I want to try and never had much of an opportunity. “You’re getting the hang of this.” Rowan moves some of the painted tiles out of the way to put more down. “It’s fun.” I lick my lips. “Can I ask you something?” “Sure.” He sounds hesitant. I turn to face him, my hand hitting the can of paint in the process. It falls off the table, paint splattering all over Rowan before it hits the ground. Only a few drops land on my bare legs. “Oh crappers.” I grab one of the paint cloths and try to wipe it off him, but it only smears it, making it worse. “Bunny,” he snaps, and his hand wraps around my wrist. Wow, they are really big. “Don’t do that,” he grits out. Now I made him mad. That always happens. When I think something is going well, I find a way to ruin it. “Sorry,” I whisper. “It’s only paint. We can get more, but maybe don’t rub a man’s dick.” I let out a small gasp. My eyes go to his crotch. The hard outline of his cock pressing against his paint-soaked jeans is unmissable. “You said ‘dick,’” I blurt out, peeking up at him. “Now I said it.” I sink my teeth into my bottom lip.

I really do have a ranking order when it comes to novella authors, and Mink was really up there for me- so it's great to see signs of life because I was getting scared lmao 💀.(Not me acting like some veteran: it's only been 3 months ssksjksjk 💀🧍♀️🏃♀️🏃♀️).

This one was super cute and OTT in the ways that I needed rn. I love how Mink writes those comfort-care scenes, and I just really loved the characters and their banter. The story definitely got wild towards the end, but ykw I'm not going to complain 😌💅.
Plot: Rowan is looking for treasure at the old Devereaux house when Edith's granddaughter shows up. He's instantly smitten but he can't tell her what he's really doing there. He continues to pretend to be the handyman until Charlie's mom shows up and puts her in danger. Then he'll have to use all of his skills to keep Charlie safe.
Commentary: This one felt a little formulaic (I mean, they all are to an extent, and that's fine). The addition of the dirty-talking grandma was fun and the cult added a little interest but other than that, it was pretty standard. Cute but not one of my favorites from her. I think I don't, in general, like the treasure-hunting ones as much.
Rowan is at the Deveraux Estate pretending he is there to be caretaker, only to be looking for an item he believes is there. Is he conning the owner, yes. Her Granddaughter Charlie shows up and moves in for the summer only to foil Rowan's plans a bit as she is a competent watchful eye who could question what he is doing. He tries to stay away but something about Charlie has Rowan deciding to take another path.
This one did not work for me, Rowan was mean in the beginning and I just could never connect with him. Everything is not what it seems in this book. I like this author and was definitely intrigued by this plot but just did not connect for me.

The FMC in this one was just over the top awkward, and not in an adorable, endearing way. I’ve read almost all of Mink’s books, and this one definitely ranks on the lower end for me.
Delightful and full of surprises! Charlie was awkward and amusing but grew into a strong and confident individual in a short time with Rowan and her Grams. Rowan was more than he pretended to be but ultimately good at heart. It is a Mink story with all the things I love - a cat, instalove, crazy adventures, and lots of steamy good times. So good!

This book had it all, an adorable naive virgin heroine, a big grumpy treasure hunter, a hilariously inappropriate crafty grandmother, an evil mom, a crazy cult, and the requisite cat.
Charlie has been kept very sheltered her whole life by her crazy mom Joanna. She met Charlie’s dad while doing missionary work in Turkey, they soon became involved and Joanna got pregnant with Charlie. The dad never married Joanna and soon abandoned them both. Turns out the dad stole a bunch of artifacts from a dig site and hid one of them in his mom Edith’s house. The only normal in Charlie’s life is her Grams Edith who loves her and tries to take care of her. Tired of the mean girls at college Charlie lies to her mom and leaves school during spring break hoping that when she explains everything to Grams she will understand and let her stay with her. She’s looking forward to seeing her Grams she does not expect Rowan when she arrives. Rowan is a treasure hunter, he thinks Edith is batty and forgetful so he tells her he is the handyman her husband hired before he died to look after the estate. He does do home repairs while he’s there but his main focus is finding the diadem Charlie’s dad stole. The dad sold off some of the artifacts on the black market but not the diadem. Rowan has been slowly going through the various buildings and property of the large estate looking for it. When Charlie shows up he is worried he’s not going to be able to fool her like he has Edith. But his fears are unfounded, Charlie is extremely naive and innocent, she doesn’t suspect anything, she is actually very attracted to Rowan and he is smitten with her. She follows him around like a puppy and he is very possessive over her, he calls her his Bunny. When her mom finds out about the lie she shows up with a man, Jacob who says he is going to marry Charlie. Not if Rowan has anything to say about it, they argue and Rowan takes Charlie to his cottage and they have their first time together. Very steamy with dirty talk. The next morning Joanna and Jacob are pounding on Rowan’s door. The love birds have loud sex before they answer the door. Charlie agrees to talk to her mom alone and Rowan reluctantly leaves them at the cottage, he goes to the main house to find the “ticking clock” hiding in the wall in Edith’s room. Rowan finds the source of the ticking, an old time lock safe, he thinks it’s where the diadem is hidden but before he can open the wall he notices he doesn’t hear Joanna shouting at Charlie. He runs out to see them making a getaway with Charlie. He follows them to a large building where the cult is housed. Joanna has gone completely off the rails, she’s also sleeping with Jacob, who has ideals of grandeur and the current prophet his father is real creepy. Lots of guys with guns, young girls, and little children make up the cult. Rowan sneaks in, finds Charlie and they make a plan to get her away. She pretends to marry Jacob and Rowan attacks and kills the prophet and eventually kills Jacob who during a struggle kills Joanna. Our two lovebirds escape as the feds roll in. Back at the estate Edith says Rowan better use the large diamond in the diadem for Charlie’s engagement ring. Edith isn’t batty at all she’s super crafty and a little naughty. Charlie is a bit overwhelmed by everything but loves Rowan so all is ok. They open the safe and find the diadem. Epilogue with them married, traveling and now back home with news for Grams but Grams beats them to it, she has already knit a baby hat for them. I liked Edith she was a hoot. Charlie knows just enough to try being flirty but fails at it. Rowan doesn’t care he finds her innocence and naïveté intoxicating. I do wish they had addressed his being there under false pretense, Grams knew and Charlie just goes along with it and all is forgiven.

She doesn't know the first thing about friendships, boys or fitting in. She's hoping a visit with her grandma will give her some room to experience life.

In this story, Rowan, the hero, pretends to be a handyman for the Devereaux Estate and searches for lost treasure. He soon finds that the real gem is in the form of a young woman named Charlie. She's quirky and has an attraction to Rowan that he can't ignore.
Charlie currently formulates a plan to make Rowan hers. He is older and wiser, and very protective. Unlike the guys she meets her age, she likes Rowan's maturity.
Charlie and Rowan spend so much time together in close quarters that their chemistry brews --and it explodes once they give into each other's mutual emotions.
So have that fan rotating on high to keep you cool! I recommend this book with five hearts and stars all the way.
I liked this story a lot. It was entertaining and enjoyable with a couple of exceptions. Charlie’s mom Joanna was a real piece of work. She definitely deserved to not get what she wanted. Rowan was positive he knew what he wanted but that changed when Charlie showed up. Charlie was searching for a place that she would belong and trying to get away from her mother’s decisions for her life. Meeting Rowan threw Charlie for a loop but she was all for it. The confrontation and rescue of Charlie from the plans her mother had for her was a little far fetched for me. It worked out though and made me happy for the other people the two met while there. I like their happily ever after. I recommend reading this book.
Fixer Upper is a wonderful twist on a beautiful love story that turns into something epic. It gives no apologies as it builds your expectations and then allows its story to unfold before your eyes. What you discover is a gift that is breathtaking and surprising and emboldening.
What a joy and wonder Mink's books have become to me. I find myself learning that love comes in many different packages and ways, but in each instance it is nonetheless precious and life-changing. My heart is grateful for each reminder and adventure.
Don't miss out on this fun and action packed adventure that is sure to thrill and delight! Pick this book up and simply devour each and every word.
Fixer Upper was such a fun read, and I absolutely devoured it! Rowan and Charlie were so hot for each other that they literally couldn’t keep their hands to themselves, and I had no complaints whatsoever. MINK always has a way of dragging you into the story and completely capturing your attention, and this book kept me entertained and satisfied through the entire story. I loved how funny and sharp Charlie’s grams was being the entire time, and she knew what was going on between Rowan and Charlie before they did. This is a must read for sure.
Charlie comes to visit her grandma and in the process to fall under the spell of the handyman. Rowan just wants to use his fix it job to find the treasure, steal it and get away with it. Sure, the old lady is entertainingly a couple bricks shy of a full load but easy to fool. Now he has the gorgeous granddaughter taking up all his attention. Can he possibly find the treasure and win the girl as well? Charlie is so sweet, she immediately is taken with Rowan. Who can blame her? Her grandma is a hoot and wily as a fox. What a fun read!
It wasn’t a terrible read but not one of my favorites. The cult thing was pretty crazy but the way she was so open with things she said and things she was interested in doing kind of annoyed me. I feel there a difference in saying them out loud but she was a V and just very bluntly was ok with all manner of thing like tying up and things.. idk i love most of the other books but this one was a pass for me.
I loved this story. Mink is an amazing story teller and this book was perfect for a snowy night. I read it all in one sitting, I just couldn't put it down. Rowen and Charlie were incredible but for me Grams stole the show. Excellent HEA!
This was another great book from MINK. Filled with wonderful characters (I loved the Grandmother) and just enough tension and action. As always it has lots of funny moments to balance out the super hot steamy ones. Great book.
This story is one for the books. It’s funny, cute, sweet, and oh so spicy. Rowan and Charlie are awesome together. Grams is priceless and lets not forget the kitty. The writing and flow of this book is amazing. I absolutely recommend this story.
This one gets a little bit zesty, or than some of minks books have in the past! There is a little bit of degradation in it, so, if that’s a trigger for you, watch out for it. But I personally loved this! So so good!

I loved Charlie and how she blurts things out. She was so sweet and I'm so glad in the end Rowan was there to protect her. Grams was funny and I loved that she didn't let on. Rowen was so good to his Bunny and their chemistry was definitely steamy.
It was an OK read. Rowan is a treasure hunter. He is trying to find a treasure while pretending to be a gandy man for an old lady but when her granddaughter comes to stay, his attention changes course.
Never would have thought the angst would be that crazy… Charlie was funny, innocent, and honest. Definitely my favorite character. Rowan was so taken by her, he couldn’t see straight.. Loved their love story
