He’s a hard-working guy who just opened his brewery after coming back to his small town. He also helps out around his family’s ranch, and when all that becomes too much, he can always count on his best friend from childhood, Kelsea. The problem is that he wants to be a bit more than friends…
"Yeah, my heart beats wildly like that around you every day, too, Kels." It’s hard not to like Kelsea. She’s a small-town girl, and she’s never even been outside her county. She has dreams and aspirations, but she’s also happy to be home. To work at her best friend’s brewery. Except when she wishes her best friend would finally see her as something… more.
"I couldn’t afford to pay you what you’re worth to me, Kels." "And what is that?" "Everything." Wyatt and Kelsea have been best friends, well, since forever. When her mom left, leaving her dad and her behind, Wyatt’s family kind of adopted her. And even though there were always feelings between them, risking their friendship and the found family Kels now had seemed like too much. Especially since both of them think the other doesn’t quite feel the same.
"Could I live with never knowing what it would have been like to touch her the way I’ve wanted to forever?" I’m a sucker for flashbacks. I’m a sucker for knowing characters were meant to be all along, especially when you have small gestures and interactions that show they just don’t know how to handle it. Especially when it’s so clear they’re in love but it just doesn’t happen. Wyatt’s brother is about to change that, though.
"I want you, Kelsea," he admits. "I always have. And I hate that it’s taken me this long to admit it. Walker comes up with a plan to get his brother to admit what everybody else already knows. He’ll pretend to date Kels for Wyatt to see what he’s missing out on. What he could have if he were honest with himself for a change. Does it sound teenager-y? I don’t really care. I loved it!
"End it, Kels." His eyes dip down to my lips. "End it with him before I make you mine. I won’t kiss you knowing you’re seeing him, kissing him, touching him." Does it work? You bet it does. Wyatt finally realizes that he’s going to lose Kelsea to someone one day unless he gets his head out of his ass. Unless he tells her what she truly means to him. Granted, it takes him a bit—and he was a tiny bit frustrating—but I loved it when they got there.
"Do you feel how hard mine is beating right now? That’s all for you. You’re the syrup to my breakfast, Kelsea. Always have and always will be." This is slow burn, and they make you wait for it. They think they should take it slower, even though they can’t wait to rip each other’s clothes off. Everybody knows how much I love truck bed scenes, and, well, this one didn’t disappoint in that aspect either. And the bathroom scene… Can you tell I’m into possessive heroes? Yep.
"If you see me plant a kiss on this woman’s lips, don’t be alarmed. I can’t help it. I’ve been waiting to kiss her for a long time." Telling everyone who they are now is easy because everyone already knew it was going to happen. And they fall into their new roles in each other’s lives so seamlessly that you know it was meant to be this way.
Small details… Wyatt's voice at times really sounds like a woman is writing him (well, duh!), Texas is mentioned so many times that it becomes repetitive, and the third-act break up… It took them so long to get there that I think the book could have done without it. Even though I liked how it worked out.
"That woman has always been my rock and my biggest cheerleader, but now it’s my turn to be hers." Some things threaten their future together—sort of, because you already know that nothing could really come between them. And that’s when both of them realize that they’re it, and that love between two best friends, people who support each other and who’ve known each other all their lives, can be forever.
"You are the shelter from my storm. You are the shot of whiskey I need to take so I feel brave in my life." Regardless of what life throws at them and what they go through, Wyatt and Kelsea will always find their way back to each other. Because theirs is a story meant to last.
4/26/24: listened to the audio and it’s so good! Angelina Rocco and Dane Anderson were amazing!
The vibes are perfection in this angsty friends to lovers, small town romance. Wyatt and Kelsea have been best friends since they were babies. Feelings develop later but there’s always something stopping them from crossing the line. When Wyatt moves back home after college and opens his brewery, Kelsea is there, running the business right along side him. THE ANGST YALL. The chemistry!
When Wyatt’s twin brother, Walker, has had enough of these 2 skirting around their feelings for each other, he convinces Kelsea to date him and drive Wyatt insane. Well…..it works. Wyatt stakes his claim and the man is POSSESSIVE and has an alpha side! I had butterflies and was wound up tight waiting for them to FINALLY get together. But he’s also a big sweetheart and so romantic! All the heart eyes for Wyatt!
But when everything is perfect, and Kelsea has the man of her dreams, she also has everything to lose. Kelsea is strong, smart, vulnerable and talented. I loved her and related to her. Wyatt is reliable, steadfast, and loves Kelsea with his entire being.
You don’t want to miss this brand new, small town, friends to lovers, forced proximity, meddling brother, angsty romance! I can wait for the rest of the Gibson brothers to get their hea!!!

This book is the ULTIMATE COMFORT BOOK! The way I became immersed with this book, the characters, and the town was probably unhealthy. I wanted to crawl into this book! Friends to lovers is one of my least favorite tropes but this book just hit differently! The TENSION and the actual REAL REASONS for Wyatt and Kelsea not taking their friendship to the next level actually MADE SENSE but that didn’t mean that I didn’t want to shake and yell at them to get together already because THEY WERE MEANT TO BE! But HOT FUCKING DAMN! The tension between them!!!! And I just have three words! THAT FUCKING BATHROOM SCENE (ok fine 4 words) IYKYK! I loved watching Wyatt and Kelseas relationship grow and seeing them be brave for eachother and THEMSELVES! The found family in this book was CHEFS KISSES!!! It was so beautiful and it was just so genuine! Every side character had a purpose to the story and just made you feel apart of Newberry Springs!
And then Harlow will leave you with the most FUCKING EPIC mouth dropping sneak peek into walkers book and you I’ll wonder around aimlessly for months wondering.
I'm not ready to rate and review this experience just yet but I will say that unnecessary third-act break-ups can suck the energy out of a story in a snap and this ridiculous need authors have of throwing them in when a story does not NEED it to move it forward sets my brain on FIRE.

I’m not going into a *rant* (because I kinda already did with my above statement) about how fast a story can plummet with unnecessary dramatics and conflict thrown in JUST to reverse said dramatics in the next page etc etc etc HOWEVER, I do want to say that because of said dramatics I almost didn’t finish this book and if I’m being honest, I almost flaked on listening to the next two in the series. Almost.
As far as the story goes, there were way too may miscommunications and misunderstandings for me to truly believe in not just their friendship, but also if they would ”make it” thru HEA and beyond. I have serious doubts based on the adulting going on. *shrug* Even before the thing I am not ranting about even happened, I was doubtful. That’s problematic for me. I have to believe in what you’re selling in order to truly get behind something and I just wasn’t sold on this relationship. Wyatt has a lot of growing up to do and that’s all I’m saying on the matter.
Narration ⇒ Angelina Rocca has a very unique voice, and it does take a bit to get used to her narration, but I enjoyed her nonetheless. Dane Anderson also has a unique voice, and he was much harder for me to get used to. His female voices were not the best experience for me but I again got used to after a while and it was fine.
Sooooooooo, the narration was fine and okay as described above so I cannot give it any more than 3 stars. The story, well, it took me a while to get to the point where I could even write a full review so I cannot give it more than 2 stars.
Not the biggest hit for me but I have experienced a few of Harlow’s works in the past and they have been outstanding so onward we go because one book does not an author make and all that …
This was an ok read, but not the best, in my opinion, from this talented author. I did really enjoy a lot of it: the picturesque ranch life, the close family/friends, and I truly did love Kelsea and Walker (which I'm so excited for his book!) But I did not like Wyatt at all, and that really effected the way I felt about the book as a whole. I hated the way his reaction was to always blow up and leave and then expect to he welcomed back with open arms, and also how he felt like he was owed all of Kelsea's thoughts and emotions just because they were friends first? It just drove me crazy.
That being said though, I did really enjoy how it all ended, and I'm definitely still looking forward to more in the series. I just didn't feel like this was this authors best work.

Kelsea and Wyatt have been best friends since they were little. They both had a crush on each other and unbeknownst to them, they each had feelings for one another. Everyone knew it but them. So Wyatt's twin brother had to take it upon himself, to make his brother jealous.
I struggled with this book. I absolutely adore Harlow James and her Ladies that Brunch series, but I could not vibe with it.
However, I did love the premise of the book. Childhood friends, falling for each other, but not knowing they had feelings, working together, and becoming even closer as they got older.
I think the main thing I was wanting more in this book, was a male voice in Wyatt's POV. You could tell he was written by a woman. That is not a bad thing, but what he was doing and saying, are things a woman would say an didn't translate for me. It didn't have the grit I was looking for, if that makes any sense.
This is the first book in the Newberry Springs series, so I am anxious to see the other characters and their stories.

Walker, Wyatt’s twin brother had enough and decided to take the matter into his hands by proposing a fake dating scheme to Kelsea, and boy does it work…
This is your typical childhood friends-to-lovers story, where they know each other forever and now they work together. Kelsea and Wyatt’s friendship is adorable, I give you that. I can see they care about each other and haven’t done a very good job of hiding their mutual pining. FORTUNATELY, Wyatt has a nosy twin brother who is not blind and can see they are meant for each other. UNFORTUNATELY, we soon learn the reason why Wyatt didn’t make a move a long time ago. Clearly this family has a tendency to meddle, and they have GOOD & BAD consequences. Things get going after the whole fake dating shenanigans, but there’s also a matter of their future where Kelsea wants to chase her dream, and Wyatt has to stay for his business. We’ll see how they work through the relationship that just bloomed after so many years of pining.
Now, though I love the way the story wraps up at the end, I have a few issues that frustrate me at the beginning. I don’t like the part where Wyatt gets upset after he discovers the scheme, it comes off as selfish and childish. He says he wanted their relationship started in HIS term, BRO, it’s been 89 years and you never made a move, in YOUR term when? The next century? Be grateful and thank your brother, don’t be a dickhead. Then again, the way he reacted to Kelsea’s plan, he left her for 6 years and didn’t bat an eye, and she CANNOT? That part annoys me to NO END.
🎧𝐀𝐮𝐝𝐢𝐨𝐛𝐨𝐨𝐤 𝐑𝐞𝐯𝐢𝐞𝐰🎧 Dane Andersson and Angelina Rocca are new to me, and I love their performance. Angelina delivered a heartfelt performance as Kelsea, and she did a really good male voice, which is important to me. Dane possesses a deep and charismatic voice that I enjoy immensely, however, his female voice irks me so much, he will do great in duet-style narration. But overall, this was a great audiobook to listen to.

Everything to Lose is a wonderful, heartwarming, angsty, friend-to-lovers, small-town romance story. Wyatt and Kelsea are childhood best friends. They have feelings for each other but don't want to ruin their friendship by addressing them. Walker, Wyatt's twin brother, devises a plan for him and Kelsea to fake date. He thinks this plan will force Wyatt to finally let Kelsea know how he feels. Will Walker's plan work, or will it backfire?
This is one of the best friend-to-lovers stories I've ever read. It is well-written, has great characters, and elicits many emotions. I loved the secondary characters and the found family element of the story. I enjoyed the flashbacks and learning about the characters' backstories. I was completely invested in Wyatt and Kelsea and rooting for them to be each other's endgame.
NARRATION (SERIES): Angelina Rocca and Dane Anderson delivered a duet-style narration for all three books in the Newberry Springs series. They did a wonderful job voicing Kelsea, Wyatt, Evelyn, Walker, Shauna, Forrest, and all other characters throughout the three stories. Angelica and Dane expertly portrayed the characters' personalities, did well with accents, delivered perfect intonations, and made all the characters distinguishable.

Even though Everything to Lose is Book 1 in the series, I actually read Book 2 first—and honestly, it didn’t ruin a thing. You can totally read these as standalones and still have a great time with them. That being said… OMG, I am so gone for these Gibson boys! This was such a sweet small-town romance with that classic childhood best-friends-to-lovers vibe. I adored the setting, the relationships, and of course-Wyatt and Kelsea!
These two literally grew up together and always had a strong connection, even when life tested them as they got older. The attraction was always there, but neither of them probably would’ve made a move if Wyatt’s twin hadn’t stepped in and given them a little nudge in the right direction. The tension and pining was so good. The chemistry between Wyatt and Kelsea was scorching hot, but their love story was what tugged at my heartstrings. If you want a hard won forever love story that will heal your soul then please pick up this book. I loved it so much and am still thinking about it days later. This is a gorgeous 5 Star read. ⭐️⭐️⭐️⭐️

This is the first small town I've read by Harlow James and it's more than clear to me that this author can write anything she want! Wyatt & Kelsea's story is full of love in all its forms, with heartbreaking, tender and fun moments, full of tension between these two characters that make their love an incredibly epic one and made me enjoy & fall in love with all the Gibson boys.
Kelsea's personal story broke my heart a bit and I think it makes her a very complex character: a good and kind girl who always supports everyone to fulfill their dreams, but she forgets to go after what she wants, whether it's her love for photography or her feelings for Wyatt. I love that even though Kelsea lives with the constant absence of her parents, she finds in the Gibsons a family that loves her, supports her unconditionally and always makes her feel welcome.
Wyatt is living his dream with the brewery, he is a bit serious, but brings out his funny side whenever he is with Kelsea, he loves his family very much and would do anything for them even though his twin, Walker, manages to make him suffer at the beginning of this book with his approaches to Kelsea: whom he has ALWAYS been in love with and whom he is afraid of losing if he decides to act on what he feels.
The love between Wyatt & Kelsea is anything but simple, even though they have always been a constant in each other's lives and they are both deeply in love, they are also terrified of losing the most important person in their lives. And that's when Walker kicks in and pretends to go on a date with Kelsea to make Wyatt finally be brave and confess what he feels letting out his flirtatious, sweet and sexy side when he and Kelsea finally give themselves a chance, and although their path continues to have obstacles, they do not know that they are trully soulmates and their years of friendship give the perfect foundation for their love.
I thought I couldn't fall more in love with Wyatt & Kelsea, but I was wrong. Hearing them come to life with the excellent narrators that Harlow James chose for this boxset was beautiful and I enjoyed Walker getting between them to make Wyatt jealous so much more, Kelsea's moments with Momma G and those flashbacks to her friendship with Walker.
But without a doubt one of my favorite things about the audiobook was hearing Walker & Kelseafinally admit their feelings for each other, remain best friends and overcoing the obstacles of life together.

Everything To Lose is a phenomenal story of two best friends finally going after the love of a lifetime together. There are bumps along the way, the perfect amount of angst, and a soul deep love that will stay with you long after you finish reading.
Wyatt and Kelsea have the sweetest relationship as young children that slowly develops into mutual pining and unrequited love as they get older. I love how it develops and changes so naturally. Both of them are too afraid to lose one another so they stay just friends for years. Kelsea is also afraid to lose Wyatt’s family, who have also become her family.
Kelsea is such a sweetheart! She's the type of person who does anything for those she loves and puts everyone before herself. The one thing she does just for her is her photography. Wyatt is seriously so swoony! He goes from sweet to dirty talking alpha, but only with Kelsea. This man takes care of his family and runs his brewery with the help of Kelsea. These two could not be more perfect together! Not only do they know everything about one another, they have always been there for each other. Wyatt’s family is fantastic and it takes a little meddling from his twin brother to get him to make his move on Kelsea.
This slow burn story has the perfect amount of spice and sweetness! There is so much more to this book than just the main characters falling in love. Found family, hilarity, finding where you belong, and amazing friendships abound in this heartwarming book. I can't wait to see what's next in this new series!
The writing was good but I know I should have stayed clear from friends to lovers. It just doesn't work for me.
I liked the twins and their relationship with Kelsey but I can't forget the fact that Wyatt left to go to college for 6 years and to live his life and she remained home.
So it always seemed that he left to sow his wild oats and then settled for her or realized she was the one... After 6 years. He admits he had relationships and he wasn't a saint but he didn't overindulge himself and when he was about to return he stopped with the girls.. At least She had 2 "boyfriends" so although she was pining for him, she didn't stay celibate.
I will definitely check the next book. It seems a bit darker

This was SO SWEET. And SPICY!!! Childhood best friends whose families are super entwined have everything to lose if they cross that line... But isn't love worth it?! Yes, yes it is.
Kelsea is a beautiful soul who has loved her best friend Wyatt all her life. He loves her too, but it takes some persuading (i.e., manipulation) to get him to take the plunge. When they do, it's well-worth the wait. Angsty, adorable, and ... whatever word starts with "a" that means HOT. I laughed, I cried, I loved it! Can't wait to see what lies in store for the other characters in this new series.

Harlow James provided me a copy of this arc and was the absolutely sweetest author to talk to, guys. Which made loving her book even more amazing. When an amazing author produces an amazing story??? Come on. Credit is due.
The jealousy trope in this book was *chefs kiss*. I was enamored from the first page because of the kids you’re getting to know and then I was hooked by the time I realized that the FMC was going to FAKE DATE HER BEST FRIENDS TWIN BROTHER TO MAKE HIM JEALOUS. GUYS. I was blown away. What a cute and creative take on this story.
I also loved that the conflict between these two characters is handled so lovingly. I mean, there’s a dramatic flair, don’t get me wrong. But the love they have for each other is so obvious, that you’re understanding of both sides.
The spice in this book had me sweating… this is a DISCREET cover. THE MOUTH.
Oh and to top it off, Ms. James has informed me that the twin brother - his book is next - might just melt my parties off quicker than the first. I mean how?!?!????
Ugh. What a comfort read. Cant wait for more of this world and more of this amazing author.

Wyatt is the perfect small town man with manners (but only outside the bedroom). That man has a filthy mouth and he’s not shy about telling Kelsea what he wants. Kelsea is by no means a virgin, but she’s not very experienced for a 26 year old. Wyatt helps her explore what she wants, sexually and as a woman who has spent her whole life in her hometown. I love their relationship and watching everything unfold
This is probably one of the best friends to lovers books I have ever read. The communication between the two main characters were spot on, and you felt the chemistry throughout the whole book.
Wyatt and Kelsea have been best friends ever since they were little. They were there through thick and thin and always were together. When Wyatt left for college and Kelsea stayed, their story kind of began there. He wanted to better himself for his future and Kelsea stayed back home. Even though they were together they stayed in communication the whole time.

Start of a brand new small town series and let me just say I absolutely loved it! Omg, Wyatt and Kelsea are so amazing together! What's better is they started out as friends as kids and have been best friends since then.
They have been through almost everything together growing up. I understood why each of them were hesitant on taking anything further for fear of ruining their friendship. But, I am so glad they took that leap and got their HEA!
Full of emotion, love, and steam that gave me all the feels! I loved their connection and chemistry..steamy moments were wonderful.
I loved the connection the Gibson family had with each other. And the side characters were great too! I think this was written well and it kept me enthralled until the very end. I can not wait for the next Newberry Springs book! I definitely recommend!
This book was my most anticipated read of the summer. Harlow James has had me panting like a dog in heat waiting for this book with the first teaser of a best friends to lovers small town romance.
The challenge with being in love with your best friend is that you feel you have everything to lose, but you forget you have everything to gain too!
I love that we get to see Wyatt and Kelsea at a young age as they were first married and shared their first kiss under the tree on the Gibson property and journey with them into falling in love.
A sweet (and 🔥) story about taking chances and putting your heart on the line. I can NOT wait for book 2 with that tease at the back of the book. 😳😳
Super low angst, enemies to lovers. My personal preference is a little more conflict and trials for the couple(usually why I stay away from friends to lovers), but it had good writing, likable characters. I’ll continue with the series as it follows the brothers.
I will say that I loved that the hero was let’s chase our dreams together or apart (as long as you come back to me). There was something really sweet about the sentiment, something real.
The ending was super sweet for their story too!
The male narrator was not my favorite. It almost sounded like he was whispering. However, it was still a good production.

Notes to self (not a review) Cute beginning. Everyone knows they luuurvve each other except each other. What has this chick been doing since she graduated high school? The geography isn’t mathing in this book. He went to school in Dallas but only came home for the holidays over the course of 6 years but is maybe 2 hours away? Started skimming at 75% cuz I could see the final act break up coming.
This book was precious. I love small town love stories! Wyatt…swoon! They are so stinking cute! I can’t wait to read about Walker’s story! The Gibson family is great! I hope Harlow writes one about the older brother!
This was a beautiful story between two best friends that were scared to take the leap of being more than friends. Wyatt & Kelsea are perfect for each other. I loved reading their story!
Eeekkk, it was slow and repetitive and felt like it went on forever. I also wasn’t a fan of how many times everyone said each other’s names in a sentence… but that might be my weird ick 😅🫣
There is nothing that gets to my heart more than a friends-to-more trope. Give me all the pining over years, refusal to take the leap because the friendship means too much, the stolen glances across the room, and the constant actions that blur friendship and love. The first half of this book was pure magic for me. Wyatt and Kelsea made my heart soar because of how much you wanted these two to get together and I ate up every interaction. The first half showcased why friends-to-more is my jam!
But as much as this book gave me heart palpitations, it also is the perfect example of why the miscommunication trope drives me bonkers. The second half of the book took a dive for me because there were so many scenes that drove me bonkers. I found myself frustrated with how Wyatt would handle certain scenes and blamed Kelsea and how they wouldn’t have an open communication.
Though I had both highs and lows with this book, I did enjoy reading this book overall and I’m excited to continue reading other books in this series.
I don't remember how i came across this book but i kind of wished i hadn't.
Friends to Lovers trope is something i dislike with passion and this one reminded me why. Honestly their relationship sometimes felt so forced because there weren't enough deep moments for me to feel their connection. The dirty talk was really really cringe, at any point i felt they both were 26, they can easily pass as teenagers.
Kelsea frustrated me so SO much, at times i couldn't stand her and her oh poor me act. She knew some decisions will backfire in her ass and she still did them just because, why not be honest with the supposed love of her life?? the f answer to her problem was COMMUNICATION!!! She had so many opportunities to be honest and she just kept quiet FOR NO REASON!!! She needs someone to tell her what to do word by word or she doesn't do anything for her own benefit. She's just dumb,
Also, she had no right to say Janise what Wyatt told her in confidence about their relationship, she did it just to deal with her own insecurities
Some Wyatt dialogues were unrealistic for a guy to say and it took a bit of realism to his character. In general i liked him... Until the beginning of chapter 17, he knew he was rushing and haven't a 100% discussed things, just that tiny detail but overall he was a better character than Kelsea
The audiobook is fantastic! I read this previously so being able to listen to the audiobook was a whole different experience. Performed in dual narration by Angelina Rocca and Dane Anderson. I couldn't imagine anyone else voicing Wyatt and Kelsea. Angelina showed Kelsea's sweet and caring personality. Dane showed Wyatt's overprotectiveness for Kelsea. He conveyed Wyatt's emotions and his indecision.
This was a cute small town romance of childhood best friends Wyatt and Kelsea who had romantic feelings for eachother for a long time, but never acted on them. Then enters Wyatt's twin brother Walker. One night he kisses Kelsea and now Wyatt and Kelsea question everything about their friendship.
Set in the small town of Newberry Springs, Texas. It was so easy to imagine the town and the people. I loved the Gibson family. They're a close knit family. Loved the side characters. They're a fun group.
I did struggle a little bit with the miscommunication between Wyatt and Kelsea. Both of them had things they needed to talk about.
I did adore Wyatt and Kelsea's friendship. They knew eachother so well. They knew eachother's quirks, likes and dislikes. Also Wyatt's confession was swoonworthy. Wyatt's dedication and loyalty to his family and to Kelsea made me love him even more. Kelsea's love of photography and caring nature was great to see as well.
The ending was sweet and beautiful. It definitely tugged on my heartstrings. I'm excited for the next book!

These two 🫶. This was a really fun friends to lovers. The twin brother threw in a new loop that I just loved. It set up some miscommunication but I didn't mind it. The second miscommunication though was frustrating, why do people hate to communicate so much?! When the bandaid is ripped off and they give in the angst and steam is great.
I can't wait to see where the series goes from here.
