Danny is my favorite STR educator. I requested the library buy his first book, Optimize Your BNB, but I bought this second one for myself because I wanted to have it on hand. His stuff is so helpful. I’ve had my STR for a little over a year now and have 30+ 5 star reviews with people telling me all the time it’s the best Airbnb they’ve ever stayed at and that I “thought of everything", and Danny has had a big influence on how I think about guest experience. I recommend his books to my other STR owner friends all the time.
WHAT I LOVED:
• *Super* practical with specific steps and concrete examples for implementation, for example, optimizing a listing so that it actually converts. I got 3 new bookings in 5 days after making some small tweaks to my listing title/thumbnail/description. • Suggestions to create an exceptional guest experience that get you 5-star reviews (which helps your search ranking) and repeat customers. I love his focus on the guest experience and how to surprise & delight over just optimizing for heads in beds. • An entire pricing section - I swear I heard angels sing when I saw this. After doing this for a year, figuring out the right pricing has continued to be a struggle, to find that sweet spot between making money/increasing occupancy but not going so low you attract the wrong kind of guests. Most of the advice out there to figure out pricing is pretty vague and unhelpful like “just look at what others are charging” or “just use a dynamic pricing software.” Danny actually goes into the HOW of using dynamic pricing and the WHY. This whole section made so much sense and was exactly what I was looking for. • Extra bonuses that value it far above the cost of the book itself, like wording you can copy/paste and use in your listing or guest messaging, or discounts on recommended software. • A big section on choosing the right property. I just Airbnb out my own house, but if I were ever going to buy a second one, you bet this section would be my bible while I did this. Avoiding a “just okay” location could save you tens of thousands in the long run.
There’s so much more but what you need to know is this: if you’re an STR owner, this should be your new bible.
I recommend reading with a pen/paper/highlighter and as you go, take notes/make a checklist of things to update/change on your listing or in your STR. Then, go back and re-read sections as you implement changes one by one. There’s SO much information packed in here that it will take you ages if you try to change everything all at once as you go through the book. Ask me how I know 🤓
