After spending her thirtieth birthday with her parents, straight-as-an-arrow Abby Simmons drowns her sorrows in a bottle of tequila and a splash of margarita mix. All she wants is a little excitement, one chance to go wild before she settles back into her regularly scheduled life. Fueled by liquid courage, Abby sets out to give herself the perfect gift—her bad-boy neighbor, firefighter Lukas Marlow.
Sure, Lukas likes intoxicated girls looking to turn their fantasies into reality as much as the next guy, but this is sweet little Abby. Definitely on the do-not-touch list. Determined to save her from embarrassment, he sends her away with an order to sleep it off and a promise to fulfill her desires in the sober light of day. Confident he’s scared her away for good, nothing could have shocked him more than an email from Abby the next morning, outlining her sexual to-do list.
Turns out his quiet neighbor isn’t such a good girl after all, and Lukas has no other choice but to make her burn.
Publisher’s Note: Previously published elsewhere, but has been revised and expanded for Ellora’s Cave.
Born and raised in the suburbs of Chicago where she still calls home, Julia lives with her husband and two children. She never dreamed about being a writer, although she did go through a light FM, poem-writing phase when she was a teenager. Then one day, while experiencing a lull in her management consulting work and wanting to be good about her internet usage, she decided to open a Word document and play around. A full-blown obsession was born, and the rest, as the say, is history.
Have you ever read a book where the hero is so freakin sexy and sweet that you could not stop thinking about him for days. Well that hero is Lukas for me. I want a sexy neighbor like Lukas to wish me a happy birthday and ask for my sexual-to-do-list that he would happily oblige.
Lukas has feelings for Abby but he keeps them inside because he knows she is too innocent for him. He is dominate with his lovers and thinks Abby would only do vanilla sex. When Abby comes over drunk and starts making passes at him, his only thought is to scare her away with his dominance. Poor Lukas really thought he could scare Abby away with telling her to put together a sexual-to-do-list by morning. And if she did come up with a list he would be the one to make all her sexual fantasies on her list come true. This is where the story gets awesome!
Lukas baby you had me here by Chapter 2.
“And then what?” she asked with breathless anticipation.
Unable to hold back any longer, he leaned in close their mouths were barely touching. “I’ll fuck you as hard and as rough as you can take it.”
There is more to this erotic novel than just scorching sex. Which they are some *need-to-stick-my-head-in-the-freezer* sex scenes. The restaurant and the alley scenes are STEAMY. Their chemistry together is HOT. The characters are so real with their feelings. They act like they are in a relationship while they are playing out her fantasies. He takes her to dinner and to meet his fireman buddies. He is not the only one who takes the initiative to playing out her fantasies. She also takes it upon herself to help with her list. Great scene is when she visited his work at the fire station....OMG that scene is hot, fun and sweet.
I am a sucker for heroes who show a lot of affection by always caressing his lovers. I love how he is always curling his hands around her neck, tracing his thumb on her bottom lip and putting his forehead against hers. It is even better because he does not want a relationship, but she has him all tied up in knots that he can't keep his hands off her.
He curled a hand around her neck, tracing his thumb along her lower lip. "What are you doing to me?"
"What do you mean?" Her pulse raced, her heart pounding in her chest. Oh, no, was it already the end?
He pressed his forehead to hers. "You're killing me here. I already want you again."
I enjoyed the journey watching Abby grow from seeing herself as a boring, not so pretty to a beautiful sensual woman. Loved it that it was Lukas that made her see how beautiful she is.
I wish we had more of Lukas fireman buddies, especially Trevor. I am hoping this is a series. I would love to see if and what woman would be able to have him all tied up in knots.
If you are like me who love the theme friends becoming lovers, your heroes who are dominate, dirty talker but who are also sweet, protective and bit possessive then The Burn List is for you. Only if you do not mind some spanking, Oh...and I might add there are tons of sexy spanking going on.
This is my first Julia Devlin novel and will not be my last. I love her writing. She does a beautiful job at writing fun, sweet and erotic scenes that you feel like you are right there getting all hot and bothered, panting right along with the heroine.
So I guess this book is exactly what I was expecting.
Not spectacular but not great by any means... The hot stuff was hot, but there were a few things that bugged me... The overuse of the c word and I cringed once when he called her a slut while they were doing it...(that's a no no for me) but otherwise take it for what it is.. A quick naughty read lol
Plain neighbor has always luste Dover the hot newbie who's a firefighter ... He parades his sexy conquests up and down his walk but she turns thirty and makes him an offer he should refuse. But he just can't. She has a list of things she wants to experience sexually and he is the guy to help her out.
Give it a read when you're looking for something quick and fun.
This might be just a fantasy come to life but I liked it. Abby, hides her sensual side under frumpy clothes and a demure outward appearance.
On her 30th birthday some tequila helps her shed her inhibitions and proposition her smoking hot neighbor Lukas.
He doesn't take advantage and sends her home to sleep on it expecting mortification to cause her to re-think. Instead she emails him her sexual fantasy bucket list.
The chemistry is lightening hot between these two but they fall for each other too. It's a quick read and I wish it had gone maybe a chapter or two farther but still very enjoyable.
Surprisingly fast paced. I liked the main male character but Abby and I... just didn't click. We are so completely different; I would've never taken all the crap she did for instance... and she kept on saying "oh"... like ALL THE FREAKING TIME. That got on my nerves so much. Geeze, you can;t even imagine. Moving on... the plot. Well, we all get that the book is mostly focused on the relationship of two neighbours, but books that are solely about relationships are generally frowned upon so the author added another plot - a sister and family that have deeply hurt our main character [this also relates to the part where I said that I wouldn't take all the bull.] Last but not least.... some parts of the book just struck me like a bad version of some parts of the fifty sades trilogy.
WHAT I DID LIKE: the writing style wasn't all that bad. I may not have liked the MC or the plot but you can read a book with a crappy plot, you can read a book with an mc you don't care for but you can't read a book that has totally crappy writing. Or maybe you can... but then you'd just bash on it - not to say that I don't do this sometimes.
Overall it's not that bad... 2.5 stars, but I rounded up because some things that I judged on were totally subjective.
I really enjoyed this book! I love how sweet little Abby got a bit daring after some liquid courage and went after her hunky, sexy neighbor Lukas...
it was a really sweet, really short read. It was all about her kinky sex to-do list. Abby has some real image issues. She doesn't see herself properly and once she came onto him, Lukas couldn't get her sexy little body out of his mind.
Lukas is not a one-woman man but his world is turned upside down by little vixen Abby. The sex is hot and the chemistry burns bright in this story. I really really enjoyed it! Some nice little bdsm tendencies in here too but nothing too serious!
Great read, I didn't even care that there wasn't any heartfail in this book!
This book was pretty darn close to perfect, in my opinion. Oh, the hotness...*fans self* I've read this twice already since finishing it the first time. Seriously, Lukas was perfect. Abby was perfect. And together they were so, so, so perfect.
This was a short read, but I felt very satisfied by the end of it. Nothing felt glossed over. I was happy with how much ground the author covered. Loved, loved, loved this one.
I REALLY liked this one - I really liked the hero. I thought he was going to be an A-hole - but he so WAS NOT! I would SERIOUSLY like to read more of these two. At the end - he has a list and I would love to read them go through it. This one definitely needs a sequel!!!
I quite enjoyed this short, erotic romance. It was sweet funny and had just the right amount of kink for me. I thought the storylines and writing was good and I liked the characters. Abby felt a little sorry for herself at times but that was addressed so I am not going to complain.
This book was hawt and sweet at the same time. I loved how their relationship developed during there time ticking things off her list. We need a second one where they tick things off HIS list.
A quick and easy read. I read it all within a couple hours. Abby is totally relatable and Lukas is every woman's dream - if you like a little dirty talk with your romance.

This story is about fireman Lukas Marlow, who a bit of a Dom - and who has put his accountant neighbor Abby Simmons in The Friend Zone for as long as they're lived next door to each other. While she's funny and nice to talk to, she's been downplaying her looks and interest in sex for so long that he thinks of her as a kid sister - until on her thirtieth birthday when, fortified by a miserable birthday dinner with her parents and her beautiful-but-wild sister Eden, plus a couple of homemade margaritas, she puts on her sexiest outfit (which consists of tight jeans and a baby doll t-shirt), comes over to his place, and basically propositions him!
"C'Mon, Baby - Light My Fi-reeee...!"
Not wanting to hurt her feelings (and seeing for the first time that she actually looks pretty hot!), Lukas counter-proposes that she do up a list once she's sober of the sexual things she'd like to do with him, figuring she'll realize what a bad idea that is and they can go back to being just friends again. But - she actually sends him the list, which starts with "Have an Actual Orgasm" and goes on to enumerate a variety of increasingly submissive fantasies, the thought of which doing to her turn him on to no end!
"Can You Smellllll? What Fireman Lukas? Is Cookin'?"
So, he decides if somebody is going to be her guide into the Wonderful World of Sexual Dominance and Submission, it might as well be her friend and neighbor Lukas, right...?
This book is, to my mind, the platonic ideal of a "3 out of 5" Erotic Romance with D/s Elements. It's charming, has a likable central couple, and you can see every step of the story coming from a few chapters off: From Abby taking an atypically bold for her first step; to Lukas's surprisingly powerful reaction to seeing his Ugly Duckling neighbor as a sexy swan for the first time ever; to her insecurities about why he's pursuing an increasingly intimate relationship with her; to the fantasies he fulfills that author Julia Devlin writes about (a lot of mental domination, roleplay and spanking), and those that she doesn't (all bondage alluded to rather than written about - Drat!);
Sad Cat Has A Sad....
to The Issue that nearly splits them apart (brunch as a couple with her family, including Eden, which has Abby sure she's just a pity fuck to Lukas!); to the HEA ending where Lukas tells her he loves her and wants them to get married - and get your ass upstairs, girl, because I intend to fulfill your kidnapping fantasy tonight! They're all there, neatly checked off.
"I've Got a Little List/I've Got a Little List..."
There's nothing wrong with this story, and I enjoyed it while I was reading it - but there's nothing in it that might make it rise above "I liked it, but didn't love it." All the elements feel pretty stock - the secretly beautiful woman who hides herself in shapeless clothes and no makeup because "My Sister Is The Beautiful One", the Beautiful Sister being an Alcoholic Bitch-Goddess with zero shading, the hunky player fireman who falls head-over-heels in love with the woman he's originally just playing with sexually for fun, et cetra, et cetra, et cetra. I didn't get that lushly romantic sweep that Kitty French (the "Lucien Knight" Trilogy, UNDERTAKING LOVE) has as a writer, or the likable Dom/mes and sub/bes who feel like they have lives outside the pages of Sindra van Yssel's books (the "Bondage Ranch" series, SUBMISSIVE BY MOONLIGHT). On the other hand, I was neither offended nor bored - and having read several "D/s romances" recently where I was one or both, that's doing pretty well!
What happens when you mix tequila and an uptight accountant on her birthday? I’ll give you a hint, it includes a sexy fireman!
What you get is a smokin’ hot, should not be read around people, sexy book about Lukas the fireman and the not-as-she-seems, Abby. Basically the book begins with Abby down in the dumps over hitting the dreaded milestone birthday of 30. Being the “smart” one in the family, she grew up from her unexciting childhood into her unexciting life to be an unexciting accountant and was depressed on her unexciting birthday. Can’t say I blame her! After a little run in with shirtless Lukas, she is driven to drink.
At the end of a batch of margaritas, heavy on the tequila, she has an epiphany. Like some people, being drunk makes her lose all inhibitions and she knocks on Lukas’ door looking for a good time. Of course Lukas is not only sexy, he’s also sweet, making him a double threat. He’s too nice of a guy to take advantage of a half dressed, uber drunk Abby. So he tells her to sober up and make a list of all the fantasies she wants Lukas to help her with. If she hasn’t dug a hole and disappeared into it come morning, Lukas would help her. Of course he had no idea Miss Prim and Proper would have a backbone made of steel.
I really loved this book! I loved how Abby starts out as this closed bud of a flower, beautiful yet simple. Then as the story progresses she blooms under Lukas’ touch. He feeds her passion and confidence every time they are together. Because of Lukas, Abby is able to get past the largest bump in her road and blossoms into this huge, beautiful rose. One that has many layers and is full of life. As for Lukas, what’s not to love? First off he’s sexy. Second he’s a fireman, making him a hero. Third, did I mention he was sexy? What really drew me to Lukas was the sharp edge he has. While Lukas isn’t a hard core Dom, he dabbles in it. And boy is he good when he dabbles. He knows exactly how Abby needs to be handled, and even though he comes off as a jerk at times, it’s all because Lukas is a nice guy deep down and actually cares about Abby’s feelings.
I hope that Julia Devlin turns this into a series, each starring another guy from the fire house. I’d especially love to see Trevor, Lukas’ best friend taken down a peg or three by a woman.
If you like a book that makes you hot under the collar and leads you to jumping someones bones, then look no farther!

Turning 30 is supposed to make you want to look back at all the great memories and to look forward to the next 30 years, right? Well not for Abby Simmons. Spending her birthday with her parents and being home and possibly in bed before 10 o’clock is not the life that she wants for herself. Enter her gorgeous neighbor, Lukas Marlow, sexy firefighter and sexual aficionado. If only he saw her as more than a little sister than maybe Abby could get her darkest birthday secrets fulfilled. But will a bottle of Jose Cuervo and lots of bravado, Abby is going to take the bull by the horns going for what she wants, but will she end up getting just what she asked for or something more than either of these two expected?
Lukas Marlow is just looking for a good time with a girl that knows the score, and Abby Simmons is definitely not that type of girl. She is a commitment girl all the way, and yet she is making him feel things that he shouldn’t want, and she has invaded his thoughts with her sexy body and killer personality. When a night infused with alcohol and a sexy list later, Lukas may have bitten off more than he could chew. When Lukas starts to want more, will Abby want the flawed man that he is or will she leave him flat wanting nothing more than a good time?
This was a GREAT story! Julia Devlin delivers once again. I have read several of her works in the past and this one is probably one of her best. The story of Abby and Lukas was so full of hot sexual tension and exploration that it constantly left me wanting more. Not once did things become predictable or cheesy, and each character had their own flaws to make them human enough to love. Everything flowed so well together that by the end of the book I was so invested in these two that I was sad to see it end. I hope that these two make an appearance in other works of hers, because the chemistry was amazing. If you are looking for a great story to either dabble into the romance and D/s genre, or for a great read in general, than this is the book for you.
I could not stop reading this book. It was a very informative and interesting read. The characters were so hot for each other that I could not put it down. Abby thought that she was an extremely boring person next to her sister. She always thought that her sister had the beauty and she had the brains. Lukas, the neighbor, is the all around good-looking man that everyone wants to be with. These two neighbors never thought of the other in a romantic way. When Abby turned thirty, she realized that she needed to change her life. So, she got drunk and propositioned Lukas. And Lukas, being the nice man is mother raised him to be, told her to sleep it off and if she felt the same the next day, let him know. Their whole relationship was supposed to be casual. All that Lukas was supposed to do was help Abby with the list she emailed him. But as all casual relationships are, their feelings got in the way. They fell in love. I totally enjoyed reading this. From the time I read what the list was, I kept imagining how it was going to play out. As I read, the book brought my imagination to life. The book, in places, was actually better then my imagination could be. They way that Lukas played out Abby’s list made me want to make up my own list. The only thing is that I wouldn’t have a guy like Lukas fulfilling them for me. There were only two things that I did not like about the book. One of them was how short it was. The other was that we never found out what Lukas’s list was. I think that if it were longer the list would be mentioned. And if the list were mentioned, we would definitely learn how it was going to be played out. I do recommend this to other readers who have always thought of something along the lines of this book. It puts your imagination to the test in a very good way.

Okay. So when I purchased “The Burn List” off of Amazon I was actually looking for a book that was not BDSM related. The book blurb reads as a fun neighbors to lovers type of read. I was excited to start it. What I didn’t realize was that the list in question contained mostly domination fantasies. And while I have nothing against BDSM romance (obviously) I was looking for a change of pace for myself. The last 2 books I read were heavy on the BDSM and I just wanted something different. That did NOT happen.
Abby is a sweet, low on sexual experience lady. And Lukas is a firefighting playboy. This is a great, short read. The two of them have chemistry, but they also have friendship. Their time together that we read about is full of sex (it is an erotic romance afterall) but appears to be low on plot. This really isn’t the case. Their time together is focused on fulfilling Abby’s fantasies so naturally there is going to be a lot of sex. And it is super HOT sex too! Seriously. Hot. Yummy. Nasty. Dirty. Sex. I am typically weirded out in a book when the guy calls the girl names such as “little girl” and “slut”. And those words are used in this story, but in the situation in which it is done it is entirely understandable and easily accepted by me. Lukas likes his sex dirty and aggressive and those moments were no holds barred.
So, uhhhh….. I really don’t have much more to add about this book. I really enjoyed it even though it wasn’t what I was looking for at the time. If you want a short/fast read fully of yummies then give it a try. If you’re looking for an in depth plot not centered on the relationship of the two neighbors then give this one a pass.
The summary is basically telling you what to expect. The girl has self-esteem issues because of her pretty sister. Her sister is hinted to have seduced the female lead's first serious boyfriend. In the end, she finally grows a backbone, but still shrivels a little. The male lead makes her realize she can't even compare to her sister. They become quasi-fiancés because he hasn't officially proposed. They don't go to the sex club, even though it is on her list because he doesn't want her being hit on right in front of him, and try to arrange threesomes. He tells her to go to her room and get naked under the covers. He is going to leave and come back in through the window to play out the capture role playing that is on he list. He then tells her he is goi to email his own list to her.
The story is very sweet and quick. It is not bad for such a short read and has a bit more depth that others of this length. I would recommend this people looking for a quick, hot read.
I love these cute little erotic novellas, and this is one of the better ones. She's a 30 year old accountant living next door to a hunk fireman. Her life is drab and dull and she longs for the fireman to add a little sexual zing to her life. She corners him on her 30th birthday but she's a little drunk and he tells her to contact him again tomorrow when she's sober, thinking he'll never hear from her again.
Lo and behold the next day she emails him a sexual "Wish" list that she would like to explore, and it is a down and dirty wish list for our somewhat naïve little accountant. But the good fireman that he is, he takes it on as his duty to fulfill her wishes and he takes the list on with great enthusiasm.
Of course, we all know what will happen (yes, they fall in love) but it is a sweet, dirty, erotic road that leads there.
This was a cute (and naughty) story about a woman who has a crush on her neighbor and wants to hook up with him. After always listening to his "conquests" (because they're loud LOL) she decides to ask him for what she wants but gets too drunk before hand. He denies her that night because she's drunk but tells her to talk to him again when she's sober and has had time to think about it. Eventually they agree to get together and what follows is naughty and hilarious. Their rapport at times had me laughing out loud and their relationship at other times had me fanning my face!
If you can handle the erotic undertones to this book and you like a good "boy next door romance" then definitely check this one out!
This is a very nice read, a welcome break from the suspense I've been previously reading.
Abby is extremely likable, and Lukas is beyond SEXY. I love the evolution of their relationship...how Lukas helps Abby open up and how she helps to ground him. With that said, I do think the marriage proposal at the end is a bit far-fetched, but I'm willing to suspend my disbelief.
The sexy times are incredibly HOT. Throughout the day I find myself thinking back on a particular scene and becoming squirmy. Though, if I had my way, we would get a detailed description of Lukas fulfilling Abby's capture fantasy.
I look forward to reading more books from this author!

Ok this book doesn't really have an in-depth plot to it. In saying that though it really was fun to read. Abby has just celebrated her 30th Birthday and well doesn't really have a lot to show for it up until now. Sooo..... she gets drunk and hits on her hunk of a neighbor Lukas Marlow. In her drunken state of mind she decides that she wants to have sex with him and makes him an offer. Lukas turns her down and says that she should come back once she is sober. This progresses and Abby makes a list of everything that they want to do. In the end there is a HEA.
