Maintenance & Management

Rate this book
She’s the new property manager. He’s the new maintenance supervisor.
They rub each other the wrong way—until they start to rub each other the right way.
Oh. So. Very. Right.

I’ve got news for this I may be smaller than him but I’m not intimidated by him. Maybe he’s intimidated by me. A lot of men can’t handle having a woman for a boss, let alone a younger woman. That’s his problem, not mine. I was hired to do a job and I intend to do it—just as soon as I can peel my eyes off his wide chest and those artistically tatted, exquisitely muscled arms. His hands . . . they’re so big. All of him is big. And tall. And grumpy. And gorgeous. I’m fine. Everything’s fine.

There is no way she’s old enough to be the manager. Not a chance she’s had enough work experience to handle this job. Or even enough life experience! She’s definitely pretty, but she’s got an attitude—thinks she’s bigger than she is, that’s for sure. But she went from fiery to frightened quick when she saw that snake. And she came straight to me for protection. She’s too young for me to be thinking the thoughts in my head about her. Entirely. Too. Young. And technically , my boss.

Welcome home to The Nouveau - Luxury apartment living at its naughtiest.

Indie Sparks lives just outside Austin, Texas where she spends her days arguing with her dog about whether or not he really needs to go outside again, and writing strong heroines whose knees go weak for cinnamon roll heroes with dirty mouths and the skills to walk the talk.

She believes steamy rom-coms are the answer. The question is irrelevant.

One thing that Indie Sparks never fails to deliver is chemistry and conversations between the MCs.

I rarely if ever read pages/scenes/entire conversations of dialogue between MCs in other romances and that’s something that makes me instantly connect with her characters. It’s how I get to know their personality and if they will be a good match for each other. It also shows me that they don’t only rely on sexual/physical attraction to keep the relationship going. It’s real!

I wasn’t sure if I’d like Vaughn at first but he surprised me. He turned out to be a good person, a bit rough around the edges. And Landry was independent and unique, not without her own edges but didn’t apologize for them.

The spicy scenes were hot, which is just what I was expecting from the 👑, however, I should’ve expected the abrupt scene change from mid-boink to clean-up. This author doesn’t seem to write the big O for her characters, just leaves it up for interpretation, which is definitely her style choice and preference. I myself prefer reading it because it makes it not only sexier but also more emotional between the characters. That’s my only complaint really.

This was a great book to get lost in. It’s entertaining and funny. You don’t have to think too hard, you can just let your mind get swept up in a non-angsty rom-com HEA story 💛.

I'm not really sure I get the plot completely, i felt it was more focused on sex talk then actual plotting.
also the ick factor for me was the age gap, I just couldn't comprehend that thought in my mind.

this book was just not for me.

it has a decent story telling I guess but didn't delivered in the right way.

Maybe I shouldn’t trust him to do this, but if someone you’ve known the longest can hurt you the most, why can’t it be true that someone new might be telling the truth when he says he’d do anything to keep you from getting hurt?

This book is FUN! Like a good time, jolly ride. Oh I can’t sleep so your solution is to stink your hands in my panties to soothe me? Or I’m being argumentative so you push me up against the wall and stick your thumb in my ass to get me back in line? Why the hell not? Sounds like it’s worth a try😘

Indie is back and every single one of her books project stronger heroines than before and while still having incredibly sexy and hot scenes there is such a good and comforting love story to go along.

It’s like she took all those cute chick flicks from 15 years ago and just added in some reality and awesome sex.

Perfect main chapters, deep costars and hilarious sidekicks. Just an overall feel good read. No crazy drama, stubbornly frustrating men or third act breakup (which I still love BTW) definitely read if you want a sweet, funny and hot story. 4.5 ⭐️

It’s been my experience when you go putting last things first, life is prone to fuck you often, lick you never.” She gives me what might be a sympathetic smile. “I certainly hope that hasn’t been the case for you, sweetie.”

Oh my gosh! That was just so much silly, spicy fun. This is the type of romantic comedy I live for. It’s filled with zany, colorful characters that stand out and make their presence known. It stars a pair of leads whose chemistry sizzles off the pages. And it had me laughing so hard my sides hurt from the very first chapter. Landry and Vaughn don’t have the simple kind of love-hate relationship. They’re not mere oil and water, they’re more like fire and gasoline, and just as explosive – in all the best ways. I loved watching this pair in action and now that I’ve gotten to know a bit about The Nouveau, I can’t wait to find out more.
I received a complimentary copy of this book from the author.

I liked the 'in the moment romance'. There wasn't much back story to the 2 coworkers, so it was a little difficult to form an immediate emotion from them. That being said though, the characters present story was great and hilarious. The two MC were funny and of course we got the smutty aspect.

ARC Read and honest Review.

I really enjoyed this book. It was light hearted, funny, and cute. The storyline flows well. A quick read but definitely delivered.

It follows Landry (the FMC) who is starting her new job as Property Manager at the Nouveau, and Vaughn (the MMC) who is the Maintenance Manager. There is a no fraternization policy, but rules are made to be broken. Landry and Vaughn's chemistry is instant. Angst, sexual tension, and secret rendezvous ensue.

There are moments that made me laugh out loud. I really enjoyed Landry' quick wit and Vaughn's inner monologue and frequent use of the phrase "F**k me".

There is some spice, but there are also fade to black moments so I would only give it a 2 on the spice scale.

The secondary characters are intriguing and charming and I am looking forward to the second book to see how their stories develop.

M&M is a funny, contemporary, office place romance. It is the first book in Indie Sparks ‘Naughty at the Nouveau’ series of standalone Raunch Coms.

On her first day as manager of a luxury apartment building, Landry is faced with every employee’s worst nightmare. I’m not talking about the pet snake that slithers into the office or the colorful tenants but of something more dangerous: a workplace attraction. Can she get this grumpy maintenance guy to use his mouth for something other than irritating her?

Vaughn is a very relatable character who reacts with less than enthusiasm to find someone almost ten years younger as his new boss. If she was actually his boss..which she definitely is NOT, just ask him. It’s really too bad he finds her so attractive and likable and (dammit) adorable.

This was a great story full of a diverse and humorous cast. Everyone had a moment to shine and add to the story. Vaughn and Landry have excellent chemistry, banter, and find plenty of ways to get naughty at the Nouveau.

Another fabulous novel by Indie Sparks! It almost has a Hallmark quality to it but much, much spicier. If you're into age gap and grump/sunshine tropes this is the read for you. Amazing supporting characters and the end has some very unexpected twists. A must read!

The Nouveau is the type of building that’s managed to keep its charm and history through changes in ownership and renovations over the years. It’s the type of place that attracts everyone. You could live in the same building as a yoga instructor, a mobster, a doctor, a dancer, a professor, a drug dealer and they all fit the place. Every character is so endearing yet entertaining that you can’t help but to fall in love with each of them yourself. From the two original feuding residents who come with the building no matter what, the old manager and handyman being fired for fraternizing since they got married, the tenants who are moving in or out, the awkward hard working writer who’s trying to write a screenplay while replacing baseboards, to the leasing agent trying to stand on her own, or the new manager who has dreamt of living in this building since she first laid eyes on it and has left behind an abusive ex husband to truly spread her own wings. Landry and Vaughn have such beautifully honest conversations with one another and it’s so great to see that level of healthy communication in romance. Part of it probably stems from both of them having previously been in unfulfilling or even abusive relationships. You learn from that. The chemistry between them is so well developed. Landry is great at her job and knows what she wants, she has dreamt of the Nouveau for years and she’s finally here, to work while living onsite. Vaughn also jumped at the chance to live there and work as the head of maintenance. He’s ex military, one of the hardest workers, and while being somewhat of a stereotypical southern man, he’s simultaneously more open minded and communicative than what we normally see from that category. Vonnie with her pet snakes, Autry with his grumpy old man persona, Carina and her bestie energy just make the Nouveau feel like home. I can’t wait to visit again.

I was so excited to read this book. It has some of my favorite tropes in it!

🔑 Grumpy/sunshine
🔑 Banter
🔑 Close proximity
🔑 Funny side characters
🔑 Age gap

Landry is 25 and was recently hired as the property manager of The Nouveau. Vaughn is 35 and was recently hired as the maintenance manager for the property. As soon as their eyes land on one another, there is chemistry! The problem is there is a strict non fraternization policy in place. They are also neighbors who live across the hall from one another, so as you can imagine... its very hard for them to keep their hands to themselves, lol.

I loved the side characters in this book and I can't wait for Carina's story next. There is a lot happening at The Nouveau and I'm dying to know all the juicy gossip. The main one being, what is going on with Aurty and Vonnie?!

If you are looking for a quick read with witty banter, a sassy FMC, a burley MMC who is a cinnamon roll, spice from a few chapters in, no 3rd act breakup, and low angst, this is the perfect book for you!

There was a lot to love about this book. It was quick and witty and an overall easy read. The angst starts the friendship between Landry and Vaughn in an off-limits affair. Being his boss, Landry has to stick to the no fraternizing with other employees at the apartment building she is managing. A meet up on the roof to talk about work leads to other things. I loved that Landry was quick with her witty and funny come backs and there are many laugh out loud moments. Vaughan cannot come at what is happening and his usual F******k me has you laughing at his dilemmas. If you love a feel-good rom com, then this is certainly the book for you. The side characters also add to the story with pet snakes taking Landry to her limits.
An overall enjoyable 5 star read.

I think I might be a rom com girl !!! I didn’t know that but this book had me rolling and falling in love with all of the characters . Landry is a strong young woman looking to make a new life and Vaughn is trying to start over . She’s the sunshine to his grumpy ( tho he is so sweet for her) and they compliment each other so well. There was some spice and some fade to black when I wanted more spice but overall 🌶️🌶️

There is one section that I didn’t feel like flowed with the book but it gave some comedic relief initially.

Tropes:
Spicy Rom-Com
Dual POV
Workplace Romance
Grumpy Blue Collar Hero (closet cinnamon roll)
Independent woman energy

Unputdownable Laugh Out Loud Spicy Forbidden Coworkers Romance!!!

Oh how I loved Landry and Vaughn! These two were so much fun to read with their banter and undeniably hawt spicy chemistry. If you love some laughs with your spice this author is one of the best to deliver it all!

This book was a quick easy smutty read that had me laughing and panting along the way. It's pure perfection of spicy sarcastic goodness with amazing characters both main and side. If you love forbidden romance this one is so much fun with the sneaking around and hooking up wherever they can. Even though this is a spicy romcom there is an amazing backstory to these characters that will make you love and root for them even more.

So if you're like me and snarky/sarcastic comments and a dirty talking handyman are your jam & sound like fun then definitely grab this book! I highly recommend it especially if you need some laughs. It is a definite One-Click Must Read!

This was my first time reading an book by Indie Sparks and I can't wait to read more of her books. I had so much fun reading this! The author has an amazing way of writing. The story has a really nice flow in it, making it easy and fun to read.

The duo-POV was put together very good, the story getting told from Landry and Vaughn made it just better. The banter between them had me laughing out loud so many times. And the chemistry between them was just hot! 🥵 They fell hard and fast for each other and it was a fun ride to get to read it.

This was just te rom-com book I definitely needed this moment. It gave me a happy feeling and I didn't want to put the book down.

I can't wait for the next book to arrive.

Thank you Indie Sparks for the ARC to read.

This is the second book by Indie Sparks that I’ve read. I’ve enjoyed both books so much. She knows how to write a great fast burn spicy rom-coms.

Maintenance and Management is about Landry and Vaughn who both work and live at The Nouveau. Landry is the new property manager and Vaughn is the new maintenance supervisor. Their meet cute is Vaughn storming into the building office complaining about the color of the shirts maintenance is expected to wear.

Another thing I loved about this book is that there is no third act break up. There’s a major reveal in the third act, but it doesn’t end in a break up.

If you enjoy rom-coms and fast burns, Indie Sparks is the author for you.

I can’t wait for the next book, it’s Carina’s story.

📚 Maintenance and Management by Indie Sparks

I really enjoyed this book. It was a very easy quick read (finished it in one day). It follows Landry the FMC, who manages an apartment building, and Vaughan the MMC, who is the maintenance man, in their secret relationship. There was an element of spice but there was some instances where the author skipped over detail, which for anyone who maybe doesn’t like some of the descriptions used by authors this might suit. I did laugh out loud at some points in the book and really liked the easy flow of the storyline. I cannot wait for book 2 in the series.

Sometimes you just need a book that makes you smile and laugh. Maintenance and Management is definitely that book. It is a crazy, light hearted, laugh it loud, rom com that is also a spicy, age gap, co worker romance.
Landry (FMC) is the new property manager at the Nouveau while Vaughn (MMC) is the maintenance manager. Of course there is a no fraternization policy. As you can imagine these two have a very difficult time following that policy especially with instant undeniable chemistry. The story follows as these two try to follow the rules to then breaking them.
This book was a light, fun and enjoyable read. I definitely recommend it and will be back for the next one!

This is such a cute book!!
Absolutely loved this from start to finish. Right off the bat, I developed favorites with the characters. Vonnie is one of my top favorites. She is so full of life, stories, and such an amazing personality. But Laudry is definitely up there, too. She doesn't hesitate to speak her might and watching her start to bond with Vaughn was an interesting experience!
Indie definitely throws some twists and turns at you, but it was thrilling to watch the characters grow and evolve. Everyone came out of a shell made by their previous life experiences.

I highly recommend this book! Don't mind the snake. ^.^ She's a sweetie.

This was an enjoyable read. There were some laugh-out loud moments from banter between the leads and absolutely hilarious tenants. I was a bit disappointed because the book could have been shorter since there wasn't much character development with the leads. I felt like half the chapters were very similar. I sort of want to know what happens with them, but I also thought about stopping a few times just because it was repititive. There were several grammatical errors that should have been caught. I didn't dislike the story, but just felt it would have been better as a novella. I would recommend it though for the humor.

i LOVED this book. i was lucky enough to receive an ARC, and i DID. NOT. put it down.

there was never a slow moment, and you have this edge about you the entire time waiting on the other shoe to drop. i laughed, i teared up, and i fell in love with every character.

no person is a minor character in this book. Vonnie will have you rolling.

if you love two people who aren’t supposed to be together, are complete opposites, but completely mold together in just the right ways, this book is 100% for you.

definitely a book to check out if you need an easy comfort read🩵🩵

This was a good book. Good characters both main and supporting. Some funny lol moments, my favourite being the conversation about the platypus and the Hippo. The relationship was a tad ‘instalove’ for me but that didn’t stop me enjoying the story.
I liked the development of the relationship between Landry and Vaughn as they each dealt with their own personal baggage. Landry's line of “I can’t believe if I’ve been exhaustively d*cknotized, or if I’m falling stupid in love with him” is one of my favourite lines for a while. A+ for the spicy scenes too.

ARC Read and Honest Review

I absolutely loved reading this story. The storyline was amazing and I loved the humor throughout the story.

This story follows the FMC (Landry) and the MMC (Vaughn) who are the property manager and maintenance supervisor of The Nouveau, a luxury apartment. They find out that there is a no fraternization policy between employees made by the owners because of a past situation. Now Landry and Vaughn have to try to stay away from each other to keep their jobs. Do you think they were successful? You should definitely read to find out.

Who follows office policies??

Definitely not Landry and Vaughn! Landry starts a new property management job that includes an apartment, right across the hall from the sexy maintenance man. The only problem is a non-fraternization policy. Which they break on her 1st day on the job. Now they have to dodge cameras in the hallway, nosy tenants, and stop accidentally dropping hints to their co-workers before they get caught!!

Very cute, witty banter! Definitely can't wait to read Carina's story.

Cinn roll MMC. Some alpha but sweet.

FMC is apartment mgr. Houston, TX. She married super young, small town, he was abusive, she ran off to college. Never go back. 25/26.

MMC maintenance supervisor. 35, ex-military, divorced, electrician but likes the variety of the maintenance position. And free apartment.

They hook up, and continue doing so. Despite non-frat policy.

Turns out the daughter of the owners is the leasing agent, and doesn't want anyone to know. The non-frat is aimed at her.

Looking for an easy reading, mental reset? This story is for you! Sweet Landry starts her new job and is instantly drawn to lead maintenance manager Vaughn. They’re two individuals who have pasts but the author doesn’t make them over complicated.
In fact, they’re so in sync from early on that you just eat up all their tenderness for one another.
Low to bo angst makes this a really enjoyable quick, summer beach or pool read!!

Landry is the new property manager and Vaughn is the new head of Maintance. Things start off shaky since they start arguing from day one! Things quickly turn into passion and they start a secret romance since there is a no fraternization clause with the company. They fall more and more for each other and open up about their past. What happens when they get caught red handed? Will they stay together or will it break them apart?

She is the new manager for the apartment building. He’s head of maintenance. Both are stuck in their ways and hard to bend until they bond over beers one night.

Rumor going around that if you sleep with your coworkers you are canned. So they go around in secret. The workers AND residents are all very quirky.

This book is filled with banter, an age gap, grumpy/sunshine. I absolutely loved the character.
