For someone that's just getting into real estate investment, I found this book very informative. It walks you through the entire process and makes you aware of all of the pieces that need to come together to be successful. If you are already a rental property owner, I'm not sure how helpful this book will be for you. There are also some great worksheets that you can download to determine if a property is right for you.

A really great book about the concept of buy and hold real estate investing. The authors do a great job of establishing tangible strategies to follow. The prequel, The Millionaire Real Estate Investor, focused a lot on mindset and I feel that this one focused much on tangible strategies. Really a guide to take someone who knows nothing about real estate and walking them through the deals. I think this is quite close to actual technique without executing a deal yet. A tremendous book that I will reference again.

The information was solid, but, what a stupid system, man. The authors recommend buying and renting real estate to everyone but like, this cannot go on ad infinitum, or else all houses would be purchased and there'd be nobody left to rent to. The system is built upon owners and renters, the owners growing their wealth, the renters burning theirs in order to live... this is poopy. Poopy system alert

The bummer about these types of books is that the information can be outdated within a year or two. It was a decent read for someone who is thinking of getting into investing and hasn't even purchased a home yet. Really elementary information, basic hunting skills, financing skills etc. Picked up a few great rules of thumb, however.
