When the first page mentioned an architecture firm, I knew it was going to be a five star read from this architect ;)

Without joking, the first two chapters – one from Rex’ point of view and one from Chelsea’s – had me hooked immediately and I knew I was in for a fabulous read.
I honestly loved everything. (Plus, I want that deli pastrami sandwich and peach pie right now!).
While I did raise my eyebrows a few times when Rex was being a “billionaire bosshole” again, it matched his character and the story so I cannot even fault him on that!

Looooooove the cover design and love how it matches with all the other books in this series.

Cannot wait to read more adventures from Chelsea and Rex’ wedding party!!

This was so cute! Big city billionaire meets small town girl who comes to help run her uncles deli that’s in his high-rise. He has been planning to renovate the building which included removing the deli, a plan which soon imploded when he met her. Long story short, they fell for each other, he moved too fast because his mom said he could renovate once he was married. He did like her but was also rushing a marriage. She said no and they parted ways for a bit. He almost married another girl that was black mailing him, his mom and assistant broke it off and told him to go get the deli girl. He did, on Christmas! They worked out, and he ended up proposing on valentines.

4.5 ⭐s Rex is accustomed to getting what he wants while Chelsea has put her life on hold to help others. Can this work?

Since taking over the job as CEO of Buchanan Energy after his  brother's meltdown/breakdown, Rex Buchanan has big plans. Normally he was involved in real estate. He bought properties, renovated them and then either  sold or leased them. He has big plans to renovate the Buchanan Building. His father had built it to house the family business. Only 2 things stand in his path to success. He needs his mother's approval and there's the matter of the deli in the lobby.

Owner of the Sun-Up Deli, Doug Calhoun, has a 20 year lease, has had no rent increases and has until midnight Christmas Eve to sign a new lease. Doug also can't be evicted nor can Buchanan Energy refuse to sign a new lease with him if Doug decides to renew.

Doug has been hospitalized with heart problems. He's asked his niece, Chelsea Calhoun, to move from the small town of Holly Creek to NYC for 4 months to run the deli for him. He still has to decide about a new lease.

Chelsea is the oldest of 3 children.
She put her dream of attending culinary school on hold when her father became ill. After he died, she sacrificed her life to stay to help her mother and younger siblings. All of the kids have worked in their Mom's diner but Chelsea is the one who really loves working there. Now with her sister in her final year of university and her brother is about to enter the Navy, this is a great time for her to spread her wings.

Chelsea thrives in the city although she still misses home. When she meets Rex there's an instant attraction between them but they come from 2 different worlds. Just as they're beginning to iron out their differences, Rex really messes up. There's pressure from his mother for him to marry - the daughter of a family friend. If he refuses, Chelsea could end up in jail...

Get ready to want to hate Rex Maximilian Buchanan as much as you want to love the sexy handsome billionaire and be prepared for Chelsea to brighten your day as she does Rex’s when he finally gives in to the inevitable. Zee Irwin takes the rich grumpy playboy Max from wanting to get rid of the deli on the bottom floor of the Buchanan Energy building and turns his life all around by introducing him to the sunshiny show-them-only-kindness Chelsea Ruth Calhoun and soon Rex is redoing his plans. The secondary characters in this book are just as wonderful and make the book even more interesting. Lots of chemistry between Rex and Chelsea as well as some other budding relationships that hint of things to come. Well written with lots of action to keep you turning pages long after bedtime. This multi-author series looks like it’s going to be such great fun to follow as well as Zee Irwin’s It Happened Series.

It Happened One Christmas by Zee Irwin is the first book in the multi author festive series, Betting on Christmas. A fun, light-hearted and humorous story that brings city and country together with a touch of attitude and angst. The lead characters are charming and engaging, and the secondary characters add substance to the plot and hint of stories to come. There’s a little bit of crazy and plenty of over-the-top Mother of the Bride too! A wonderfully entertaining read that whets the appetite for the next in the series. This is a fun, entertaining, good read. Rex and Chelsea intriguing, captivating, entertaining, relatable characters. Rex is my new book boyfriend. I enjoyed these characters from the second they stepped on page. I enjoyed their romance and subplots. The secondary characters added to the fabric of the story. This is a fun start to a new multi-author series, and I’m looking forward to seeing where the remaining books take us.

I absolutely loved this vook! The storyline was fun and easy to get into, and there is nothing i like better than a christmas love story with spice. This is a definite must-read.

I have no words. I don’t think I’ve ever rated a book this low. I could’ve DNF’d, but it was short so I wanted to see it through. I skimmed the last two chapters because I just didn’t care about anything that was happening in this book.

It was just okay.

I’ll admit that the MMC really put me off through most of this book. He was kind of a jerk and I wasn’t rooting for him for him at all. Our FMC was fun, but also got on my nerves a bit too, so perhaps both characters were just not for me. The book moves relatively fast overall, so if you do give this a try be prepared to not really see them talk to each other or progress like a normal relationship.

REX BUCHANAN is a man who has always known what he wanted and was willing to do anything to get it. The thing he was after right now was remodeling the original building his father acquired when he first started in business. What he never took into consideration were the two females in his life who would become his biggest obstacles. One he’s known since birth and one he hadn’t even met yet, but she would change his life forever, and he had no idea just how much he needed her too.

Brooks and Archer Bellamy, twin brothers of the Bellamy Brothers, an Architecture firm, had been working on the 3D model “Rendering of the new lobby for the Buchanan Building.” However, he is not happy with the front corner of the lobby the sight of the existing Sun-Up Deli. There shouldn’t be a deli in the new plans. “It seems when we consulted with your building management, there’s an issue with the lease agreement for the deli.” “They have one of the most favorable lease agreements I’ve ever seen.”

“Your father and Mr. Doug Calhoun signed it twenty years ago.” “Aw hell. I remember Doug, one of my father’s old cronies. He’s still around?” “Yep. Get this. He pays the original monthly lease amount; there hasn’t been a single increase since then. He has until midnight on New Year’s Eve to either renew the lease or give notice that he intends to vacate. There’s no eviction clause; you’re stuck.” “That’s crazy. Who would make a deal like that?” His father of course. “Miriam scares me.” Brooks agreed, and Archer nodded.

“I do not know how you’re going to get her to agree to let you remodel your dad’s building.” “I’m sure she won’t be too much of a problem, but this…” “We can’t wait to hear how you pull this whole thing off. If anyone can, it’s you, Rex.” Chelsea Calhoun was currently on her way to NY to work at her dad’s brother, Uncle Doug’s, deli. He is being treated for a heart condition, Aunt Louisa informed them. So Chelsea is on her way to help. Boy, does she have the canny ability to reach out to the public with her charm, but with her down-home cooking to reach their stomachs she has that Midas touch.

So if Rex thinks he is going to pull the wool over her eye to get what he wants he'd better think twice. She is not a girl to be trifled with. This is where the quandary comes in Rex is used to getting what he wants, remember? Sit back and watch as the romance and drama unfold.

Awesome holiday romance . Rex Buchanan goes into the Bellamy Brothers Architecture Firm to see a model of his baby , the new look Buchanan Building adding on to front of the original building his father had built in the 70’s . It’s what he does buying up real estate and remodelling then reselling or leasing for a profit. This new build boasts a vast lobby with shops and eateries and the like . There were eviction notices sent out to make this new venture happen, but there’s one tennant that is determined to keep there . Doug is happy with his niece’s special take on classics that have them lining up and business is booming after Chelsea Ruth Calhoun says goodbye to everyone at home in Holly Creek to move to New York City to help her uncle run Sun Up Deli until his lease runs out , in one hundred and twenty two days time. Rex and Chelsea are drawn together and he wants her as much as she wants him but there’s a cog in the works and he’s forced into a fake marriage which originally was to appease his mother so she signs off on the proposals for the rebuild. Chelsea doesn’t realise , he’s being blackmailed and he’s protecting her. He goes all out for the woman he loves but where’s this leave them long term .He shows her the only way he knows how , but even that didn’t go to plan thanks to a interfering secretary! A beautiful sweet romance with a bit of angst. Excellent ground work , endearing characters , perfect flow to this easy read ,descriptive feel good story, and compelling reading.

This is the first book of this series, with each book being written by a different author. Once again Zee Irwin has brought us a collection that is gonna leave you wanting to read the whole collection in one sitting.

I loved the multiple tropes from grumpy/sunshine, enemies to lovers and more. I loved the character development, the drama and the chemistry. I was hooked from the prequel and this book just solidified that. I have to have more! I loved the strength of the different women, from Chelsea and Macy to Pearl and Rex’s mom, and how they were strong, determined and even a little sneaky.

I loved that Chelsea stood her ground and made her feelings known. I loved that she has such a close relationship to her family as was able to show Rex a new perspective of life. I also loved that Rex was able to do the same for her. I wasn’t sure how I felt about Rex and his motives, even when he started to realize his feelings had changed. The man sure knows how to spoil and romance a woman though! He won me over when he was willing to make a huge sacrifice just Chelsea.

I loved getting a sneak peak at what is to come for the next books. I’m so excited to see how these multiple authors will weave these stories and bring this collection together.

Such a fabulous read. Chelsea and Rex meet in unusual circumstances. Their chemistry is off the charts. They have such an undeniable connection but will it last? Would Chelsea be able to achieve her dreams and still keep Rex in her life? Does Rex reveasome of his secrets or will he let fear of commitment keep him from a meaningful relationship with Chelsea? Can Rex get out of a meaningless relationship brought on by greed and keep Chelsea in his life? I ABSOLUTELY recommend this 5⭐winner to find out the answers to these questions and more. I flew through this exciting ebook. I just couldn't put it down. I'd give it 20⭐s if I could. This ebook Is filled with excitement, family drama, work drama, secrets, intense steamy encounters, and love. Of course when you get a money hungry potential bride, well meaning friends, and a committed .bachelor you get even more spice than you can handle! Whew!! Bravo to this talented author for her great writing. She gets your attention from the beginning. A really great meet-cute story that was heart-warming and funny.

It was an eye-opener for Rex when he fell in love. As per your typical playboy, he puts his foot in his mouth and has to win back his girl. He's rich enough to give her anything in the world she wants. But she only wants his heart. Is he able to give her what she wants?

Chelsea is an all-around happy person, always brings sunshine into every room she's in. She's genuine and just wants the best for everyone, including herself. She stands up for herself, not willing to give up on her principles, even if it means breaking her own heart by walking away.

I really liked that Zee Irwin gave every chapter a title. This is only the 3rd book I've read that did this, and it made me pay attention and think ahead and guess what was about to happen. I like books that make me think.

There was a bonus Betting on Christmas Prequel that nicely set up the premise for the remaining stories for this series. It was short but succinct and promises to be hilarious, swoony, and adventurous. I can't wait to read the rest of the series!

This book was a great Christmas Rom Com. It has some Hallmark moments but also some lusty scenes too. It was a Hallmark mixed with New York sophistocates and some erotica. I genuinely liked the Female h, Chelsea Calhoun, a great cook and baker with a Smile on her face, a bright dress with a flower in her hair. Rex called her miss Sunshine. Rex was like the Grinch and had to change a lot to get the Gal. There are some great friends and family members in this story, so it won't end with Chelsea and Rex.

I really enjoyed this story. I was rooting for Chelsea and Rex to whole time. If you like enemies to lovers with a second chance after Rex blows it, I would highly recommend this book.
Chelsea is a small town girl that moves to New York to take over her uncle's deli while he recovers. Rex is the CEO Buchanan Energy who owns the building the deli is located in. Rex wants to remodel the building and remove the deli completely. Chelsea wants to expand the deli and is bringing in business with her daily updates on social media. Rex and Chelsea keep bumping into each other and are drawn together. After a rocky start, mostly by Rex, they eventually decide to make a go of it but after an unfortunate Halloween event and a crazy proposal, they break up. After a few other chain of events, Chelsea heads home for Christmas. Rex's mom makes changes to his situation and he realizes he still loves Chelsea. He is determined to make her his and give her a real proposal. There is a HEA but a few more things happen before Rex and Chelsea get it.

Chelsea and Rex come from different worlds - city and small town, but the sparks ignite anyway. He took over the family business, Buchanan Energy, and wants to renovate the building, but there is a deli on the first level and no way to get rid of it. Chelsea came to NYC to help out her ill uncle by running his deli. Her ideas spark major interest and the deli becomes extremely popular, making it even harder for Rex to get it moved, but as the sparks fly, maybe he doesn't want her going away. Can they find common ground? Will she remain there in NYC or go back to the small town? The characters are terrific, with great personalities, chemistry and entertaining situations. The storyline flows well, with major momzilla drama, secrets, hidden agendas, intrigue and plenty of steamy moments. Totally enjoyed this book.

A heartwarming story full of charming characters that you won’t want to miss! Part of the multi author Holiday series Betting on Christmas. Zee Irwin draws us into the magical Christmas Season with a story about two opposites finding love. Rex, a grumpy billionaire playboy businessman, has plans but a young woman turns his world upside down. Chelsea, a sunshiny kind of country girl, comes to the city to help out at her Uncle’s Deli. I enjoyed their love journey filled with humor, undeniable attraction, stubbornness, denial, sparks, pastrami sandwiches, agendas, secrets, passion, floundering, a little bit of Country, chaos, sacrifice, heartbreak, pining, realizations and love. I also enjoyed the Bonus read offered at the end for joining the newsletter. HEA. Can’t wait to read the other books in this series!.

Chelsea is sunshine and Rex is a right grump.
I loved Chelsea from the beginning.Her positive energy and sunshine personality was lovely.
Rex on the other hand is very grumpy,but you do warm upto him.
Chelsea has moved from her small town to New York city to help her uncle with his deli and to make her dreams come true.
Rex needs to upgrade the business and the deli is in his way.
The attraction between them is instant and they give into it eventually.
Chelsea is everywhere Rex goes,he tries to pretend he isn't attracted to her and comes across as even more of a grump.
They get to their happily ever after which is really sweet,but they have to work through a few things first.
Loved the chemistry and romance between the main characters.The supporting characters were great too and i hope they all get their own stories.

It Happened One Christmas was incredibly unique. Chelsea’s such an incredibly selfless person and her optimistic attitude is refreshing. She’s driven to succeed in the dream she always wanted but, her huge heart and uplifting spirit shines above all else.

Rex, the eternal playboy of this tale, falls head over heels after several meet-cute moments, but just can’t quite figure out how to make a relationship work instead of just taking what he wants.

I loved waiting for the moment to see if they would continue to stick to their roles - selfless Chelsea and selfish Rex - and if those traits would be their eventual ruin.

There are no wasted moments in this story, which means there are plenty of opportunities for laughter, adventure, swooning, anguish, and with an appropriate helping of spice.

What a fun, festive series! The Betting On Christmas Collection are 10 holiday reads by 10 of some of the best authors I've come across. This one is by Zee Irwin and Chelsea and Rex's story was a solid read. Chelsea is a small town girl who has come to NYC to run her sick uncle's deli and her ideas are making the deli suddenly super popular. Rex, big city boy and owner of the family business, Buchanan Energy, wants to renovate the building where the deli has a long term lease. Unfortunately with the new found popularity, it doesn't seem he can run it out of business. What's a grumpy billionaire to do? This book is well paced, full of humor, sizzle, steam, drama, and so much more. What a fun read and this looks like a great series.

Two opposites in every way. Rex is handsome, wealthy, CEO of his family's corporation, big ideas, playboy,nused to getting anything and everything he wants.
Chelsea is sunshine, charming, girl next door, small town, family minded and gave up her plans when her father passed. Running her uncle's deli in NYC whilst he is recovering from a heart attack is an opportunity to enjoy all it brings..but the deli is blocking Rex's plans to modernise the building.
Let the games begin and one will be the victor, but not in the way they have intended. Many obstacles, hurt, lies and unhappiness pave the rough road for this couple.

Sweet and romantic

It Happened One Christmas by Zee Irwin is the first book in the multi-author Betting On Christmas Collection series. This is an opposites attract between Chelsea Calhoun and Rex Buchanan. Rex is the CEO of the family real estate business, which has made them very rich. Chelsea is the niece of Doug, who owns the deli in the Buchanan Building. In order for Rex to proceed with certain plans he has for the building Doug needs to not sign a renewal of his lease. But with Chelsea around not Rex is about to have his world turned upside down as she puts a new spin on things. This is a sweet, romantic, fun, and medium spicy book that is an easy read and has wonderful characters. I grabbed a couple other books in this series and have enjoyed them also.

This is the start of the series and how Chelsea and Rex began. I love the positive outlook Chelsea continued to have no matter what life through in her way. Rex life took a hard turn when he was young and took a few more unwanted twists when his father died. When Chelsea came into his life, the more he tried to control it the more its shifter out of control.

I love the connection between Chelsea and Rex, it was nice that his mother accepted Chelsea was a nice change of pace. Rex has a big heart that he kept a wall around, he knew what he wanted but avoid accepting it, tell his mother stepped in to help.

Can't wait to see what else happens.

"Her eyes shone like diamonds in the dark night" - It Happened One Christmas by Zee Irwin

This is a Grumpy X Sunshine novel with strong character development. I found the main characters Chelsea and Rex relatable, likeable and charming. Loved the cute banter. I was captivated from the start and could not put this down.

A small town sunshine girl moves to the big city to run her uncles deli, A grumpy CEO wants it gone, Can they come to a happy resolution they both agree on ?



I will for sure be reading more from Zee Irwin!

This was my first book by this author. It was an easy-to-read/follow story. I will say that it wasn't my favorite thing I've read, but it was okay. I'm fairly certain that many others will find it quite engaging. For me, it dragged a bit, and I found it hard to get into the story. I had to push myself to keep reading. The second half of the story was more interesting to me than the first half. Rex was not to my liking as the CEO "Playboy." However, I did enjoy Chelsea with all her "sunshine" and optimism. All-in-all, it wasn't the best thing I've read, but it certainly wasn't the worst either. For me, it was just a middle-of-the-road read and that's okay. Give it a try if you think it might be for you.
