As someone with some experience in both short-term rehabbing/flipping and long-term renting, some of the ideas in this book were familiar to me, while most were surprisingly new. I was extremely impressed with the honesty with which the author approaches the varying investment options, discussing not only the good, but also the risks, and how to best protect yourself against them. (Wish I had read this book years ago!)
Real estate is not something you just “do” on a whim; its a serious, eyes-wide-open investment in your future that you need to make sure you are going about correctly, and I feel that this book does an excellent job in putting people in the right frame of mind, as well as equipping them with the proper information, to do just that. I also found the author’s continual focus on conducting business in a legal, ethical, and moral way very commendable.

I just want to say that am TRULY TRULY TRULY GREAT-FULL for making this available online for FREE. It is indeed an in-depth wealth of knowledge. Am from Canada, I had been to seminars here and you would have to pay around $50,000 to even learn what your teaching in this book. You have things here that they don't teach you on seminars, Truly it's the "SCHOOL OF HARD KNOX" indeed, so for that am TRULY GREAT-FULL and APPRECIATIVE indeed. “How to be a Real Estate Investor” is a very good read for someone that is interested in real estate or someone who wants to start investing their money. Phil Pustejovsky explains his life story at the start of the book, that way you can decide if his advice is worth taking or not. He graduated from Vanderbilt University with a degree in mechanical engineering. Worked for a Fortune 500 company, was getting bored, quit, and lived in his car to pursue real estate. He quickly ran out of money, and had to get a part time job, he found a mentor, and split his first deal 50/50 with him. He profited $28,000 after splitting it with his mentor. After that, he and his mentor began investing in many deals together. He later started investing by himself, found a wife, and bought a house on the beach. He started his own business where he helps mentor people on real estate investing, and will split deals with you and help you invest on your first deal. In the book he goes over why you should become a real estate investor. Then explains how to think like one and be successful. He goes over ways to make fast cash by flipping a home or property, wholesaling a home, and buying a property around 65% of its value and then reselling it to another investor for 75% or 80% of it value. He also goes over ways to build long term wealth by renting out properties to make consistent cash flow or by doing short sales. I think that this is a very good read for someone that wants to become successful and doesn’t want to worry about being able to make a payment ever again.
Must read for a beginning and I wager few ahah moments mixed in for intermediate or advanced near the end.
Real estate opportunities are plentiful but the books, courses seminars and sheer number of gurus are over saturated. In the mountain of data we all face on the real estate path this book could be viewed as a baseline.
He provides a framework for what is out there. After reading this book you can continue on with Phil (they appear to be knowledgeable on all the methods) or hone in and focus on the area which interest you.
I learned a lot about the different ways to investing in real estate. Some partical real word examples were provided that helped clarify the type of investment which I found super helpful. Although there were a couple of ads, which was a bit of in your face , the author seemed to convey the concept in a genuine "I want to impart my knowledge to you" manner. Worth picking up if you're just getting started.
As an aspiring real estate investor I felt this was a great stater book. The advice was well organized and thought out. I enjoyed the short stories and case studies as well.

Good information but full of drops for his own company and tries to sell their services. I skipped those as much as I could, but very annoying to do. He does bring up the benefits and drawbacks of each type of investment, financing, and sale. From that perspective, it was a great book.

Great story and a must read for those unsure of what they want out of real estate
Phil weaves his own personal story on how he became involved in the world of real estate investing. Throughout each section, he provides real world examples on the method used for each deal as well as the result. Definitely some encouraging points throughout the book and makes you question what you hope to get out of real estate. I will use this book as a reference as I continue my journey on real estate. I enjoyed this book quite a bit a lot of books I've read usually go on and on about the philosophy of being an investor to the point of beating a dead horse, I understand it's the most important aspect of being a successful investor but I was always interested in finding out an outline of techniques I could narrow my research into and this book more than accomplished that goal.
