This was such a sweet small town romance with the best touch of spice. Matthews did an amazing job creating the perfect small town enemies to lovers. Honestly, this should be turned into a Hallmark movie cause that's the vibes it gives.

Kobie and Xavier were so easy to fall in love with throughout the book. I always wish there was more spice but Matthews did a heck of a job with what she did give readers 🥵

I really wish I had more cause I wanna see how things turn out! Hopefully there's an epilogue or we get to see Kobie and Xavier in other books.

his father’s company places a counteroffer to build their newest resort.
The vote is a tie.
They have to stay in the manor together until the next vote.

As a mafia romance girly, I need a cute feel good books in between. Falling Inn Hate is perfect for that! It’s like a hallmark movie with spice and less cheesy conversations.

Small town romances are ones I gravitate to. There's something about the quirky residents that always makes me smile.

Kobie lives in the small town of Kelly Bay and has been working towards her goal of buying the empty Lyons Manor and turning it into a bed and breakfast. She and her late mother would daydream about this and Kobie knows exactly how she wants it to look. She just has to get approval from the town council. Little does she know, the mayor has gone behind her back to try to get a large hotel chain to put in a bid far higher than Kobie can afford.

Xavier, the son of the chain owner, is the representative they send to make the proposal to the council. When the vote is tied, Kobie invokes an older law to use as a tiebreaker to keep the mayor from casting the deciding vote.

The tiebreaker (closest neighbor to the property) decides to have a contest and the winner gets his vote. The contest? Spend three weeks at Lyons Manor without leaving. The first one to leave the property forfeits.

And this is where the fun begins! What a great time I had reading the wonderful banter and the interaction between Xavier and Kobie.

Highly recommend this book!!

What happens when you live in a close-knit small town, well they come up with some off the wall ideas. You know like when Xavier Mr. Big bad sexy cooperate guy thinks he can walk in and steal your dream from you. Only Kobie lived her whole life in this town with their outrageous by-laws and knows them that she fights for her dreams. She just never expected that she would have to spend 3 weeks living with Xavier before the town would vote. This should be easy right only both aren't fans of each other, which means things are about to get interesting.

I am here for the small-town vibes and the enemies to lover's romance. There were moments of laughter from one character being terrified of spiders and leaving the other on their own. To moments of tears during the struggles. But I truly loved the character growth throughout the pages.

The cutest small-town romance to snuggle up and read with just enough spice.
it's like a cross between Gilmore Girls, Stars Hollow Town, and a Hallmark movie!

Kobie is a small-town girl, who is beloved by the whole town that has been dreaming about restoring the town's historical manor into an Inn. When Xavier, a big-shot city hotel developer comes in last minute to bid against her. however, there is a tie when the council member put the deals to a vote. The tie-breaker is a contest where they live in the manor for 3 weeks, and the first one to leave forfeits the deal.

I truly enjoyed reading, there were lots of banter, awe moments, and heartwarming moments in the book and of course a touch of tasteful spice for a small-town romance, I cannot wait to see what happens next in this town.

Thank you Kat for letting me be one of your Arc readers! This is such a delightful and fun series! It’s got heart and warmth while also have some down right delicious smutty moments. I was laughing out loud and cheering on our main characters. I did wish that since this was book two in the series we got to see more of the characters from book one as they were friends. Over all I think Kat is a highly overlooked author who needs her work recognized! She is an amazing storyteller and I will gladly keep reading her work! A full review is in the works on my Instagram, but for now I absolutely adored this book and highly recommend it!

Holy smokes! This was exactly what I needed. I loved watching Kobie and Xavier go from enemies to loves while being forced to stay in Lyons Manor together. I did not expect Xavier to grow on me so quickly. I thought this man was going to be a snooty corporate dude taking everything away from Kobie and her dreams. I am happy that I was wrong. That man is a big softie for her! Kobie deserved the world after everything that she went through at such a young age. I loved seeing Sadie and Drew again! I seriously want to be a Kelly Bay resident so I can be apart of all of this craziness!

such a great romance

Let me just share with you that Kat was one of my early arc reads. I literally reached out to her dying over how good her book was. It’s amazing how a year later and at least a couple hundred books more, I’m still blown away by her talent. It’s an adorably sweet story. Enemies to lovers, small town. After all the dark, horror, taboo, paranormal, and erotic books I’ve been reading since then, she can still captivate me with her skill as a writer. The story paces itself well across the 300+ pages. All the character details beautifully crafted. Not so much detail that it bores u, just exactly enough to make u feel at home. Just go check it out.

This was my first time reading this author and I was not disappointed in picking up this new book. Kobie was such a sweet loving character that I couldn’t help but root for her. Xavier was a wealthy, overly busy character that took a minute to fall in love with. She was snarky and he was brooding, perfect combination. This small town and their bi-laws were something that is made up in the backwoods to nowhere, it was comical to watch the characters navigate all the drama. I enjoyed this quick and easy read.

Kobie is the classic small town girl, people pleaser and neglects her own needs. Xavier is a rich business man who has always felt the need to prove himself.

I loved the story line of the book, it's a classic small town romande, enemies to lovers which I love. The built up tension that leads to detailed and great spice. I did find it a bit predicted but overall it's a cute read.

If you're someone who likes contemporary romance with spice then this is a book for you. I rate it 3.5 and would recommend this to my friends. I would love for there to be a second book to see what their lives turned out to be together.

This may be the fastest DNF I’ve ever had the pleasure (?) of experiencing. About 30 seconds in I was like okay this MC will be standing her ground so okay that’s the vibe this book will give. Happily looking past the most forgettable two other characters as they don’t even seem to know they are in the story, if it had just said “blank stare” for their actions I would have gotten the same amount of information about them. Proposition even had me like, what in the world we just got here. But okay I was like unimportant let’s move to the other MC and in 10 pages had me like nope I’m not doing this. I simply can’t care more about either MC and want to quit while I’m ahead.

She wanted to bring new life to an old manor. He was sent to buy it with other plans.

This book took the forced proximity trope and gave it a twist. A completion with the hottest man Kobi had seen, her new enemy who couldn’t resist her.

Kobi had a golden heart and would do anything for anyone. Xavier was trying to prove his worth to a father who didn’t care. Through the story the author gave us the growth of both characters and a whole lot of spice.

The author took a small town girl and a big city guy and showed us how they could make it work.

I absolutely love this small town romance series and was so excited to get to be an ARC reader for Kat again!

This is a unique story where two people become competitors as they seek to buy a historic manor with contrasting visions in mind. Thanks to an odd law in the town Xavier and Kobie go from enemies to lovers in a forced proximity contest. Kat had me constantly guessing where things would go between the two of them and let’s just say the vault scene had me in its grips!

I honestly look forward to more from this series and from Kat!!

Enemies to lovers romance read

Kobie has had a dream of purchasing and remodeling a local landmark. Little does she know that the mayor has brought in a big company to put in a competing bid. Xavier and Kobie are forced to live together for a month until the town decides who the right person or company is for the job. He is immediately attracted to her and over time they get to know each other. Can they make the project and relationship work though?

This sweet story is really good and the characters were relatable. I didn't have any issues falling into their story.

So good! I love small town romance, and this one had a very classic hallmark feel to it, without feeling like a boring read.

I enjoy Kat Matthews’ books a lot, and this was no exception! So happy I could be an ARC reader for such a wonderful story with a healthy balance of spice, sarcasm, friendship, and of course, a drunken mishap!

10/10 would recommend
10/10 would read again

First off I want to thank kat Matthews for the opportunity to read an advanced copy of her book. Kobie was so enjoyable with how dedicated she was to the people of her home town. The fact that both her and xavier had trust issues and abandonment issues meant that they were made for each other. Every girl longs for a man to love them as much as Xavier loves kobie and I loved this story.

Kobie had one dream. She worked, saved and sacrificed to buy the Lyons Manor. Then at the council meeting she had her dreams crushed by Xavier and his firm that was bidding to also buy the property.
When a tie breaker forces a contest, neither one expected to fall in love.

This was a great enemies to lovers, small town romance.

I was given this arc for my honest review.

I loved this book - the angst, the plot, the spice, it was perfect. Being back in Kelly Bay after Sadie and Drew’s story was amazing, and I loved seeing Kodie and Xavier go head to head. If you love a great small town romance, with a little bit of miscommunication and a great plot, this book is for you!

I received the ARC of this book and I am so happy that I did! The plot was well written and there was a perfect amount of spice in it. The little twists in the book were awesome as well since I didn’t expect them at all. Loved this book and finished it in a day!

This was the first book I’ve read by Kat, and I was not disappointed one bit. The story, characters and sizzle were perfectly balanced. If you like small towns, passion projects, or even if you find yourself saying ‘yes’ all the time, you will find something to love in this novel.

I had never read a book that included this trope and I was very pleased! This book is very well written, and keeps you interested in reading the next part throughout without disappointment.

It was a nice mixture of edge, spice and intrigue.

Another great read from Kat! Kelly Bay just keeps getting better and better 😍 Xavier had so much to prove and Kobie said yes TOO much and yet still had to fight for everything! These two are a power couple and the banter!!! So good. I highly recommend this book! Ready for more Kelly Bay series 💕

I received an arc copy of this book. Kat Matthews has done it again and didn’t disappoint! Loved the relationship between Xavier and Kobie! Enemies to lovers with great banter and an even better story line! I was hooked from the start and couldn’t put it down.

I received this book through a Goodreads Giveaway. While I had more fun reading Warming His Bed, this story was also worth reading. I think WHB was spicier and had more tension, but I loved Kobie and Xavier's journey and would still recommend reading it. I can't wait to read more from Kelly Bay!
