And so we have the set up of these two battling out their differences. They both have a lot of baggage. Quinn had mommy and daddy issues. And Levi had a lot of loss and responsibilities thrown at him at a young age. Plus some learning disabilities he struggles with.
So the two are both determined their side is going to win and we get to watch them slug it out. It was fairly good story line. Had some issues with Quinn and her "college degree" mantra. And Levi, it was fun to watch him push her buttons.
They did open up and discovered some misconceptions they each had and began to communicate and develop and evolve into a relationship and their HEA.
The one I am anxiously waiting for is..... Hero for the Holidays- Landry and Fia's (Quinn's older sister) story. That one looks to be filled with a lot of angst.
I really enjoyed these two, so much more than the previous book.
Quinn and Levi are a lot more alike than it seems. They're both nursing a past hurt, have (even more) familial trauma, and they lash out in different ways. I loved that they were arguing from the very start.
Plot wise, it's a bit of a slow burn. They argue for most of the book, but through open conversations, they learn about each other and that's how the relationship morphs from enemies to acquaintances to friends to more. I could have done with a little more at the end, but I'm hoping to see them in the next book.
Overall, this one was a lot easier to get invested in and I'm eager for Fia's story.

Bit of a slow burn, but when that shower scene hits - damn. I also got upset with Quinn, the heroine in this scene as well. Let the hero know that you’re a virgin for goodness sake. Don’t keep stuff like that in out of fear that you won’t get your goodies. This book was so good, tension filled and perfect!
Maisey Yates is amazing at romance! This was a great enemies to lovers trope. Characters had depth and backstory and you were cheering for them to make it work.

There were some interesting dynamics in play between Levi and Quinn. Even though those dynamics had typical tropes in play, it felt quite different from usual Maisey Yates fair. It wasn’t bad, but it didn’t quite hit as much as I was hoping it would. For me personally, I didn’t really feel the chemistry between them until near the end. The problem was there were so many serious issues that each of them were dealing with that it overshadowed the romance between them to the point I just wasn’t feeling them as a couple until they pushed those issues away and revealed things that clouded judgements along the way.
Having to deal with these issues that were meant to cause tension and banter, really didn’t come off as fun or flirty. Yes, the issues were serous, but it wasn’t this light hearted thing to mask their attraction for one another. I needed a more lightness to battle the darkness.
Also I did feel that it was repetitive especially when they were dealing with certain topics. It just seemed to go on for an overlong period of time. I just wanted them to get passed these things so that the romance could commence. It took a long time to get there.
Once they got together it was so much better. There was finally that banter and flirting that I wanted earlier in the story. The connection was there. The chemistry was there. They had some really sweet and beautiful moments together. Then I finally got it. I wish I had that feeling throughout and not just the last third.
I loved the character of Levi so much. He really touched my heart, and I wanted to give him a big hug with all he had to deal with including Quinn herself. I was so happy when he put her in her place. I wanted everything for him.
As for Quinn, it wasn’t that I didn’t like her, even though she was a piece of work, I just didn’t connect with her. I understood she acted the way she did, and I knew what her issues were both stated, but I just wasn’t drawn to her. She was not Maisey Yates heroine, and I thought that she needed to check herself way earlier than she did. She just didn’t do it for me.

I will admit it. Cowboy romances are my guilty pleasure. I find them SO fun. And the Rival- a fantastic cowboy romance.
Quinn... is such a stubborn bitch. I got SO annoyed with her for the first half of the book because she wouldn't stop talking about her education. As a character, she had depth and had me turning the page. But I was real annoyed with her lol. I really appreciated her growth, and how she learns to soften
Levi, I adored. He has been through so much , and he struggles so hard but doesn't want anyone to know. I really liked reading his POV [particularly when he makes sure Quinn knows she's being a bitch]. The learning disability rep was unexpected, but really well done

I have a hard time rating books like this. It’s difficult to compare a cookie cutter type romance to some of the other more literary books I’m reading right now and have rated in the past. However, I’ve been in a tough place mentally for a few weeks, and the truth is, this book gave me exactly what I needed. I enjoyed all the characters and loved the dynamics between the sisters. The spice level was perfect for me and the conflict was just intense enough to keep things moving without being stressful. It was just overall enjoyable. I can’t put this in the same category as other books I’ve rated 4 stars, but as far as mass market paperback romances go, this one was a big win for me.
Quinn Sullivan needed to convince Levi to let her family use his road for their store. He wasn't having any of it! I love the slow transition of his hate for her to his love for her. Quinn also could see that Levi was a man of depth and smart.
If you love enemies to lovers stories, this is for you. Quinn is one of the Sullivan sisters, the stubborn, bossy, I am smart sister. So when Levi with the support of the town goes against the Sullivan sisters at at town meeting for road access from the highway to their soon to be open Farm Store, she throws down the gauntlet! Determine to get what she wants, what they need. Unfortunately the only backup plan is to use the access road on Levi’s property. Levi has secrets and issues and just wants to be left alone, but the little spitfire has other plans. And slowly is working her way into his heart. A slow burning romance, with great character development and of course a HEA. Part of a series, but can be a standalone. Reading some of the previous books will give you the dynamic of Four Corners Ranch. I received a complimentary copy of this book. I’m so happy to get another story from the Sullivan sisters. They fascinate me. Don’t worry if you haven’t read the other books in this series, this can be read as a standalone. But if you’ve been reading the whole series you know this family is a bit different from the other families at Four Corners Ranch. The Sullivan sisters have gone in a different direction with what they are doing with their land over the years since their father left and it’s all about to come to fruition with their new store.
Quinn has always assumed there was no real basis for Levi’s dislike of her family and the ranching collective of Four Corners Ranch. She knew he had some business dealings with her dad back in the day, but she never truly knew the extent of that partnership. Levi was left to raise his younger siblings before he could even complete high school. His parents died within a year of each other and he took on his family’s ranch as well as the upbringing of the three younger kids. Turns out, Quinn’s dad took advantage of an 18-year-old who was buried in grief and treading water to keep things going.
Levi and Quinn have an interesting dynamic. She is super smart and is one of the few people in their community who went to college. As things progress it is obvious Levi always struggled in school but is extremely smart himself. I love the representation of learning disabilities and how they are often overlooked or ignored. Levi had been told all through school he didn’t apply himself enough and that he just didn’t have the brains to go far with his education and those childhood seeds of doubt grew into adulthood beliefs. Quinn eventually sees beyond the way Levi plays things up and after quite a few dust-ups these two find a good rhythm to working together.
As much as I enjoyed their chemistry, I wish things had moved a bit faster in the beginning. I know there was a lot of work to set up the situation that needed to be done, but the first kiss isn’t until 2/3 of the way into the book. Although I was happy with the relationship Quinn and Levi had built by that point. They may not have been calling each other friends yet, but they weren’t enemies any longer either.
This relationship between Quinn and Levi looks like it will help build a bridge between the people living at Four Corners Ranch and the people in town. Quinn’s eyes were opened to how the community looked at the ranching cooperative and how the cooperative was detrimental to many of the surrounding ranches without meaning to be. Levi was able to see that the people at the co-op weren’t the uncaring snobs he imagined them to be. Working together they can convince others to work better together for the good of all.
Even with a slow start and a lot of work being done for the overall series in this one book, I greatly enjoyed the story. The connection between Quinn and Levi is amazing. Some things about the Sullivans are still a mystery, but I felt the relationship between the sisters was deepened in this book. I’m hoping their bond continues to grow as each of their stories are told.

While I've been a fan of Maisey Yates' novels for some time, and a fan of enemies-to-lovers romances as well, I had mixed feelings about this novel early on. It's part of the Four Corners series, although it definitely works as a standalone, and it gets 4 stars from this reader.
This novel is Quinn Sullivan and Levi Granger's story. Their relationship, or lack of one, is contentious, and for good reason. Although Quinn has had a secret crush on Levi from the age of 14, the two know very little about one another, since Levi is a good deal older, and he is not among the Four Corners families, but those families need to build a road through his property to gain easier access to the cooperative farm store they are building--something Levi wants no part of, and for good reason. Levi has no reason to trust the Sinclairs, since not long after his parents' death, when Levi was still in his teens, he was bilked out of what little he had by Quinn's father, and Levi has been holding onto that grudge for years. When Quinn she's the one who will get Levi to consent to the easement, and first approaches Levi about granting them access to a road through his property, what she gets is a a definite no.
My main issue was my dislike of Quinn and her air of superiority. She, among her sisters, is the one who went to college and got her degree in agribusiness, and it's something she repeatedly and smugly shoves in Levi's face, something I found rather obnoxious. To say he's not impressed by her high-handedness is putting it mildly. She forces herself into Levi's life and business to prove that she's knows his business better than he does, but she's got a lot to learn about Levi, his family, his business, his dreams, and especially about herself.
Quinn's self-realization about why she is the way she is, and why she behaves as she does, begins to occur about halfway through this slow-burn romance novel, as does her understanding of Levi's issues and concerns, and we finally get a look at the depth and breadth of these two characters, and Ms. Yates goes all-out in fully developing these two characters. It's from that point on that I truly began to enjoy this novel and her two main characters. It's slow-going at first, but it won me over in the end, and became a read I thoroughly enjoyed, and I think you will too.

Levi has been running his family’s ranch on his own since he was seventeen, raising his siblings and sending them out into the world one-by-one. He’s also learned to never trust any of the families over in Four Corners – especially the Sullivans. Quinn and her sisters are looking to open up a store, but the best way to get people there is to use the road that runs through Levi’s property. Which he refuses to do. Quinn can’t stand the fact that Levi won’t agree to help them, and considering she went to college and learned about the business side of things, she feels like Levi should just listen to everything she has to say since she knows that this business will bring in money for the entire town. So to convince him, she agrees to work on his ranch for a week. But as they spend time with one another, it becomes clear that there’s more between them than they’re willing to admit to. Can they make things work between them or is there too much bad blood in the way?
I really enjoyed Levi and Quinn’s story – the romance, the spice, but mostly the character arcs each one of them goes through. Quinn is such a know-it-all and doesn’t want to hear that just because she has a college education doesn’t automatically make her the leading expert in town. If she said she knew better one more time I was about to lose my mind… which is why when she finally gets her nonsense handed back to her I was all for it. Levi needed a good hug, but even he got on my last nerve with the automatic dislike of her because of her dad… WHO LITERALLY WALKED OUT ON HIS FAMILY. Like bro, you’re not special – that dude screwed his own family over. But I did enjoy the way that things played out, and I loved that heaping helping of humble pie that each of them is served because they both needed it.
Maisey Yates brings us the story of Levi and Quinn. When Quinn and her family propose building a new road through town to access their family farm and their new store, Levi's influence has made sure they do not receive the permits allowing them to do this. Quinn is determined to change Levi's mind. Both Levi and Quinn are stubborn and are determined to not give an inch to the other. When Quinn keeps showing up at Levi's farm and they start working together, something shifts between them.
We see the gradual change in Levi and Quinn as she inserts herself into his life and they learn more about each other. Will their past get in their way of progress, or will they be able to separate the past from the present and possibly their future? We get to follow along as Levi and Quinn maneuver around their growing feelings towards each other and what they stand for. They have to decide what is more important, and what is worth fighting for.

The Rival by Maisey Yates is the newest in the Four Corners Ranch (book 7). It once again brings us into the work of the ranch and focuses on Quinn Sullivan and a nearby rancher, Levi Granger. The novel really highlights the building of trust and seeing things with positive intent.
Levi’s parents died when he was only 16. He ended up taking over the ranch and the raising of his brother and sisters. Learning to build up the ranch and raising his siblings was his whole life for almost 20 years. It didn’t help that Quinn’s father tricked him into making a deal that was not necessarily fair. The grudge he holds against the Sullivans is larger.
Quinn needed to convince Levi and the other local farmers and ranchers to allow a new road to come to the farm and their brand new farm stand. She was determined to make Levi see things her way. Unfortunately, her reasoning was not what was needed to change the opinion of the neighbors. Her determination to work with and understand Levi was what was needed more than anything else.

The Rival is the seventh book in the Four Corners Ranch series. It follows Levi and Quinn, who both appear to dislike each other after Quinn and her family propose building a new road through the town to easily access their farm and their brand new venture a farm store.
I really enjoyed the banter that went on between Levi and Quinn. In the beginning, they both seem to have a strong dislike for one another and grossly misjudged each other. Eventually, they found their footing and learned to trust each other. Both of them really helped each other grow and heal from their tragic pasts.
Can I also say him calling her “carrot” as a pet name kind of made me swoon. I don't know why, but I found it really cute.
This book moves quickly and is written in a third-person POV, which took me a bit to get into it. I really enjoyed the author's writing style and can see myself checking out her other books.
The Rival can be read as a standalone or as part of the series. If you love a third-person POV, enemies to lovers, and slow burn cowboy romance, I think you might enjoy this book!

While the premise and plot of this story were solid, the writing style and execution wasn't for me. Quinn, the FMC was not likable. She had no self-awareness until well past 50% of the book, and I wasn't rooting for her. Levi, the MMC was more likable, though both were very grumpy, very traumatized and living the consequences of other people's decisions. I found their eventual self-realization satisfying and healing. I would read other books by this author, and would recommend with a preface that maybe the writing style isn't for everyone.
This was an third person POV, enemy-to-lover cowboy romance, with medium level slow-burn spice.
Another in the Four Corners Ranch series, in which nearby rancher Levi Granger is deadset on allowing a road to be run through his property because the four Sullivan women want him to bypass the local town so that people can reach their store easier.
Quinn Sullivan, however, is determined to convince Levi to give her and her sisters what they need. But her offer to "help" him out in exchange for that new road backfires when he begins to share with her why he's so against what she wants and the crush she thought she was over (from age 14) comes back with a vengeance that means she doesn't want to be a virgin anymore.
But will Levi change his mind about that road and will Quinn finally learn not to be so pointy with people in opposition to her?
Small town, angsty goodness! With the next book in her always entertaining Four Corners Ranch series Maisey Yates is bringing us Quinn Sullivan's story and pairing her up with Levi Granger. Tempers are quick to flare as these enemies quickly move towards becoming lovers instead. The drama is appealing and both main characters were well developed. I really enjoyed Levi and watching him take known-it-all Quinn down a peg to a more likable person.
I recommend this book as well as the entire series to anyone who enjoys a sexy, small-town cowboy and watching him fall for his forever love while being surrounded by work, family and friends.
I have been following the Four Corners Ranch series by Maisey Yates, and this is my favorite by far.
Quinn Sullivan is from Sulivan's Post, part of the Four Corners Ranch. With her degree in Agribusiness, she is set to conquer the world with her ideas.
Levi Granger owns the ranch next door. Levi has been educated by the hard knocks and tragedies of his real life. Traditional education is not Levi's strength.
The opposite work ethics create friction that is a challenge to overcome.
This book is a quick read with snappy dialog. I laughed and I cried. Another wonderful Maisy Yates book.
The Four Corners series never disappoints. The four families create a lot of drama on their own. Now the Sullivans have to involve the town in order to create easy assess to customers. They want direct access off of the highway and didn't think it would be an issue. They didn't expect Levi Granger.
Levi has struggled for years. He thinks of the Sullivans as the enemy and now they want something from him. Quinn is desperate to get access through his land. She keeps pushing. He keeps resisting. But the chemistry. They are intense. The conflict is addictive. There was no putting the book down until I found out how it would end.
I really am struggling with this series and author.
I love the town, concept and characters. What gets me is we spend so much time inside the characters heads that I am seriously missing the actual connection to them as a couple. It makes for a wordy story with out much resolve till the end Plus, there is clearly a theme with the older men (10ish years) and virginal women so that is kind of getting old.
In this one all of the above is true. There were some sweet moments, especially toward the end. I did enjoy Levin and Quinn, but again I need more time with them as a couple to feel satisfied.
Angsty ,high handed , emotional ,compassionate & funny read with great strong characters ( Levi & Quinn) . I’ll add that it was a bit of a bumpy read with Quinn’s snobbery at play for quite a while before she gets to know Levi’s history. Levi & Quinn’s HEA is one for the books because it sure doesn’t come easy , but Love can flourish under the most intense circumstances as experienced while reading this Novel . Give it a try , you’re certainly going to appreciate their HEA & understanding how the Sullivans fit into the four corners ranching community.
This was such a cute and entertaining read! Quinn is smart but so stubborn and sassy, giving just as good as she gets. (Sometimes, she is a bit overly stubborn and childish.) Levi is the ultimate hardworking, endearing man who likes to get straight to the point. He was definitely my favorite character. There were a few times I chuckled at the banter and thoughts. I could see this book being made into a classic Hallmark movie. 4⭐️

It is a good thing that I actually read this book and didn't listen to it on audio. I barely made it through the book but kept pushing since I had already Read it so much. The repeat of their past was overwhelmingly Repeated. I Felt that I could tell their story myself.
In the end i'm giving it two stars only because I actually Is finished the book. I will not be looking from this author and wouldn't wouldn't recommend it.
This is a good book. The two main characters are Quinn and Levi. There is an attraction. Quinn and Levi live in the same town. They are on opposite sides when they go to a meeting about moving a road. Quinn gets up first to point out all the reasons the road is needed. Levi gets up next to discuss why the road is not needed. The town council turns the road down. Quinn wants to make Levi change is mind about the road. They start dating. They fall in love.
This was my second visit to Four Corners. Obviously, the series can be read as standalones. An entertaining couple as they challenge one another. It was enjoyable to see the growth of the two main characters. Lots to overcome. I did skip over the intimate scenes. Thanks to the publisher for providing a copy via NetGalley. Just loved this story of stubborn Quinn thinking she could help Levi be a better rancher. In the end after a fiery start to their so called work relationship they grew to understand each other. Then it was a matter of time when they realised they were in love.
I loved this. Four Corners is my favorite series by Maisey Yates already but this book was on another level. I loved the slow build up instead of the couple falling into bed quickly. And their issues and backstories really got explored on a deeper level. Out of all the couples so far, their love just rang truer. I hated to finish such a great read!
