Gaining financial independence by renting vacation homes is nothing new. In 1995, VRBO was founded by David Clouse, who rented his Colorado Rocky Mountain condo to vacationers.
Currently, in the United States, there are over 2 million property listings on Airbnb. This is not surprising since there are some significant benefits beyond the possibility of replacing your income from your 9-5 job.
At the top of the list is having a vacation home where you can get away and relax that practically pays for itself.
Also on the list of benefits are equity appreciation and tax deductions. Real estate increases in value over time. You could make a profit on the property when you sell it or use the equity to finance your next property.

There is some solid advice in this book. Many people have been making extra income through vacation rentals for decades, and many of them have been hugely successful. This book contains a step-by-step guide to get set up for short-term rental income, and it’s a pretty good guide. It will genuinely give you everything you need to know if you’re wanting to jump into that pool of income. However, I’m skeptical about its potential for long-term success. This book calls short-term rentals as “passive” income, yet upon finishing this book, it struck me that there is absolutely nothing passive about maintaining even a single vacation rental, much less multiple. Based on the information found within, it is clear that this will take up a significant amount of time and energy, thus eliminating it from the “passive income” column. The other pressing concern in the decline of popularity of these types of properties. While Airbnb saw a resurgence following Covid-19, fewer property owners are willing to put their homes through that kind of liability, fewer cities are allowing short-term rentals, HOAs rarely allow them and the number of HOAs continues to increase, and fewer vacationers want to do “chores” while they’re trying to have a relaxing and enjoyable time. I know I have no desire to do dishes or wash sheets and towels while I’m on vacation! I would rather somebody else make my bed, make my dinner and clean up afterwards, and worry about the cleanliness of where I’m staying. The cost of a mid-level hotel is similar to many private rentals, and a mid-level hotel doesn’t give me as many rules. While this book is well written, well organized and contains solid advice, I would think twice before considering short-term rentals as a reliable source of “passive” income.
