Luckily, Mr. Lane concocts a plan that will give everyone what they wat, with one stipulation: Anna must accompany Graham to Brighton in her father’s stead and make a decision to invest—or not—based on a thorough report.

THIS BOOK! This story made me absolutely silly happy with how good it was. There were several times where I messaged Megan and kept saying YOU WROTE THIS! YOU wrote this! You should be so proud...just like the weirdo I am because I was so impressed.

Highcliffe House is a story about two rivals that start off on the wrong foot. When they are thrown into an unlikely situation off the coast of Brighton, they start to learn more about each other that forces them to see the other with a new perspective.

The setting is glorious. I loved the briny sea to the castle on the coast to the quaint village town. The side characters were expertly done...I loved the sweet family dynamics and felt each vivid personality. This really added a wonderful layer to the story.

Graham and Anna are also amazing characters. I really enjoyed Anna's journey as she goes from an unlikeable character to someone you adore. Her character is outspoken and thoughtful and I loved her. Graham is easy to love right from the start (perhaps he bewitched me) and together they have this relationships full of transparency and honesty. The chemistry was easy and electric and it was no hardship to buy into their love story.

Banter? sharp and witty.
Setting? A+.
Conflict? extremely mature and well thought out.
Characters? completely heart warming and spirited.

This book is going on my list of easy to recommend favorite historical romances of all time.

Why were they enemies? Because she was spoiled. And how did they become lovers? Because one closer look was enough to fall in love.

Slow burn for the reader but insta-love for the MCs. A few years of hatred (or at least dislike and annoyance), then one week in the same house and boom! They want to be together forever and will do anything for each other.

So all things considered I should’ve hated this book. But I’m full of shit, guys, the hating rules apply only to books I hate; the ones I love I just love and that’s it. And this one was so lovable!

The chemistry was amazing and with no ugly tools like dick-twitching, because it’s a clean romance. I adored those two together! 🥰🥰🥰

Graham was smart, funny, took care of his family and was shy about wearing spectacles😍. He also tossed Anna into the sea for all the times she was mean to him, which she deserved and that scene alone was worth reading this book, but the rest was super cute too, so I’m giving this little fairytale five stars.

“Graham Everett. He wasn’t supposed to feel this way . . . this exciting.”

If I could give this book 10 stars I would! I loved Highcliffe House! Enemies to lovers is my absolute favorite trope and this book delivers all the passion, underlying tension, and swoon worthy romance this trope engenders.

From the very first, Graham Everett & Anna Lane can’t stand each other. Anna’s the spoiled, demanding, entitled, only child of a successful businessman. Graham’s ambitious, hardworking, and needs Anna’s father to invest in his latest project in Brighton. But, Mr. Lane is going out of town and suggests that Anna accompany Graham to Brighton to determine whether he should invest. Though Anna doesn’t want to go, she needs to escape an entanglement with an unwanted suitor. Both she and Graham reluctantly agree and that’s when the sparks fly. In Brighton, Graham tries to show Anna all the best and most charming aspects. Though she makes things difficult at first, she soon falls under the spell of the gorgeous seaside town, Graham’s family, and Graham himself.

I adored both Graham & Anna! Anna comes off as a bit spoiled at first, but I loved how she quickly warmed to Graham’s family and came to appreciate how hard Graham works to support them. Graham is definitely attracted to Anna, but her utter dislike for him makes her his worthy enemy. As he does his best to be a charming host, he soon finds himself falling for her, especially when he sees how she’s befriended his youngest, mischievous sister Tabitha.

I loved all the places they visited and watching how their relationship changed as they really got to know each other. Graham’s determination to do things on his own and how hard he worked to support his mother and sisters is definitely praiseworthy, but I loved the twist at the end. I loved the dunking in the sea, fishing, chopping wood, the alphabet game, waltz, and the stair kiss. I honestly couldn’t turn the pages fast enough. I also loved Graham’s family especially his little eight year old sister Tabitha. Her first meeting with Anna had me laughing out loud.

Highest of recommendations! This is a must read for all Regency romance fans. I’d love to see future books with Graham’s sisters. I received an advanced complimentary copy from the author and publisher. All opinions are my own and voluntarily provided.

As often happens when one has had their face swooned off, this one took me a minute to find the words. But found them I did. Because this is when an enemies to lovers turns so tender you can barely stand it.

Yes, yes, excellent fundamental enmity and banter for days, those are well and truly checked, but this is what I want to talk about: from Page One, I knew this hero. I know Graham Everett, friends, and it was insta-love for me. The first chapter character exposition was a master class. His ambition, his competence, his yearning, his protectiveness, his conflicted feelings about wealth and society, his underlying nerves and vulnerability, all right there jumping off the page. And from then on, he could do no wrong. This story could do no wrong really. He could’ve gone off an joined a coastal smuggling ring or something, my darling would have had his reasons. I know his heart, and he’s more than an archetype, but, that being said, this book needs to be included in a Hero Characterization course syllabus under Scrappy, Swoony Self-Made Man (the thrill of alliteration, amiright?) And, enter just what a self-made man wants: an entitled, poor-little-rich, daddy’s girl to turn her nose up at him and go all mean girl on his scuffed boots. And just what said only-child heiress wants: her father’s business-obsessed protegé to interlope with her precious daddy-daughter time and poke at her with false flattery. Tale as old as time.

Now I want to talk about how story aspects were used to the height of their glorious potential. The setting, the side-characters the forced proximity scenario all firing at all cylinders, just giving it all. Also a bit of class difference and some single guardian elements, all working together, one heart-scrunching moment to the next, to get these enemies to shed layers of misconceptions and misplaced resentment, to find their heart’s desire right there splashing them in the face: an unwavering partner that sets one alight from being truly seen and supported.

Now I want to talk about the anticipation of drama vs. characters working through their first inclination to angst it out, but then using their frontal lobes to act instead of react. Don’t get me wrong, I love a good freak-out, but here it was great tension to be like bracing for a rogue wave and then sailing satisfyingly over a few ripples. And it served his, I mean, this story well since my Graham deserves the world and every desire of his must-be-protected-at-all-cost heart. The magnificent resolution did not let us down, and I’m convinced he’s real. Like open an 1800s Brighton almanac right now, you’ll find a byline on the recent progress in Everett developments, maybe even a persuasive essay on the aberration that is goat’s cheese.

I could go on, but I’ll end with a warning: allow at least 30 minutes post reading to sit in a daze, dramatically sigh in contentment and have a moment of silence for living in a time where historical romance like this is being written.

Content notes: Kissing Only (but whoa, buddy, what a kissing scene), mention of parent abandonment, mention of parent-loss grief.

"Can I keep you forever? Even if everything falls apart, and all we have is each other?"

YES YOU CAN GRAHAM!!! AHEM, I MEAN...what a great book y'all. Yes.

Brighton is my favourite city in the UK that I've been to, so you can imagine how much I loved the setting of this book, and of course the romance. The narrators beautifully brought it to life, I loved the dual PoV.

It took me a hot minute to warm up to Anna, but I liked Graham from the get-go, he was just wonderful *swoons*. I so enjoyed their banter with each other, and both of their relationships with Graham's family.

The writing was lovely too, the plot was good, the characters were interesting, an all-around good read.

I will absolutely be reading more from this author, her other books are already on my tbr!!

Highcliffe House seems to be a pretty strong entry into the historical romance genre, but I just couldn’t get into it. For one thing, despite the setting of Brighton, very little grounded it in Regency era and I kept picturing the characters in Edwardian or Roaring Twenties clothes. But some of it I’m not sure is this particular book’s fault. Lately I’ve been reading more romance because I don’t have the capacity for more intense books, but I’m so tired of the same plots with the same beats and twists. They all fall in love too fast and some hiccup happens 70-80% of the way through the book and resolves by 95%. I guess I need to go back to my more…melancholy, emotionally wrenching historical fiction and biographies, but I still don’t have the energy.

Sigh.

Goodness this was such a lovely book. I needed a read like this. I loved how this enemies/rivals to lovers was portrayed and thank heavens for dual POV. I loved getting to know both Graham and Anna. Slowly watching their realizations and misconceptions about each other were wrong and finding that long standing connection between them turn into love was all sorts of romantic.

I adored the banter and the tender moments woven throughout the story. This book was full of heat and the simmering tension had me begging for them to kiss already. I loved the longing glances and tiny touches.

What I loved all the more was that anytime I thought that things were going to turn in a direction I wouldn’t love, communication and care showed itself. I LOVE how the conflicts were handled. There’s arguments and trouble, but also forgiveness and appreciation. Megan Walker continues to be one of my favorite historical romance authors.

Overall audience notes:
- Historical Romance
- Language: none
- Romance: kisses
- Violence: low

I loved every single second of this book!!! It had me smiling and squealing the entire time. I adored every moment with Graham and Anna together.

Their enemies-to-lovers banter was stellar and their chemistry was off the charts! It was really a true ENEMIES to lovers and I appreciated how well my favorite trope was executed.

I loved how everyone communicated well with each other and avoided misunderstandings and miscommunication. It was just so witty and fun with an entertaining plot that kept me smiling.

Megan is so good at adding realistic conversations, relatable characters, and hilarious dialogue. I laughed so much and highlighted entire pages at a time. Megan Walker has never let me down with her incredible writing. Highcliffe House is a new favorite, for sure!

There is so much to love within these pages. Headstrong and beautiful Anna is the jewel of her father’s eye and she’s not so keen on sharing his attentions with friend and business associate Graham. There is more than meets the eye with his handsome man, but the way these two irritate one another is almost a game and it’s easy to see underlying zings of attraction. A week in Brighton with Graham’s mother and two adorable sisters, Ginny and the precocious Tabs, combined with salty sea air brings about some enlightening surprises and I was there for every single interaction.

There’s something about witty and barbed banter that pierces my heart and I loved the way Megan Walker develops these characters throughout the book. As the sea air peels back the layers, a beautiful story unfolds and it’s pure magic. This is an enchanting tale for all who enjoy these tropes.

Content: mild moments of peril; talk of cheating/parental abandonment; mild romance

Y’all. I simply adored this book. I adored every moment of it. It was sweet, it was fun, and it was oh, so swoony!!

Anna and Graham despise each other. Their relationship starts as true enemies. Of course, the only thing to do is force them to spend a week together. For different purposes, both Anna and Graham have to put aside their misunderstandings and judgments about each other. When they do, they’ll realize that maybe they don’t hate each other after all.

I loved so much about this book. The seaside setting was so refreshing. So many scenes earned a permanent spot in my memory: “This is for the goat cheese”, the alphabet game, the waltz!!, boat fishing. Anna and Graham have great chemistry and their banter/teasing had me giggling throughout. There was also a stand-out side character who stole the show in some scenes!

I read this book with a smile on my face! Highly recommend y’all put this one on your TBR!

“Tell him you think he’s handsome and you’d like to marry him. That should send him running back to his study.”

Enemies-to-more, forced proximity, mixing in a little business, an adorable little sister, and a picturesque seaside setting all make for an un-put-down-able book.

It’s hard to put into words how much I LOVE this book. I’m not usually at a loss of words when it comes to books but every word, every scene, everything was so incredibly put together that any words I try and use won’t do it justice.

If you’re a historical romance fan and have been measuring every book to a fellow Proper Romance book like Edenbrooke, this book is at an Edenbrooke level of awesomeness. And I don’t say that lightly. This book is hands down one of my all-time favorite historical romances ever to exist.

It’s funny, clever, witty, swoony and I’m not sure I’ll ever get over this book hangover. A part of me hopes I never do. The characters come alive and are flawed, but seeing their character arcs make them so real and the romance even sweeter.

I would love to give this book a million stars and all of the praise. If you want to read one of the best books ever written-bump this one to the top!

Oh my goodness! This caught me like a hug and it was also my favorite trope, enemies to lovers. It was so good. Megan Walker wrote a beautifully romantic novel that captured my full attention. I think this is my favorite book this year. Yes, I thought it was that good! I loved Graham and his family and in the beginning wasn’t sure about Anna but she won me over. She was strong willed, passionate and honest. Andrea beautiful inside and out.
I read about honorable men and gestures, swoon worthy kisses and intense chemistry. This was full of heartfelt moments. But don’t take my word for it, you read it and let me know what you thought! Happy Reading❣️

4.25 stars!

This was a really cute story. We have the enemies to lovers trope which is always a favorite of mine. I loved Graham and Anna. Especially love how they let go of their hostile feelings for one another and truly saw each other and what was going on with each other. I just loved that progression. So many wonderful moments, I liked the Alphabet game. And I loved Graham’s sister Tabitha as well she was so funny! Overall, this was a great story and I recommend!

Highcliffe House is an enemies to lovers that slowly peels back the layers of why the hero and heroine feel animosity toward one another. The secondary characters add to the mayhem and make the read delightful. I was a huge fan of Graham and wanted the best for him. I loved the ending and how clever it played out.

Anna Lane is a force to be reckoned with, and everyone who knows her knows it as well, even Graham Everett.

Graham and Anna detest each other but through circumstances beyond their control, Mr. Lane has Anna travel with Graham to Brighton to look for some land for her father before he can meet them there in a week.

Graham wants to provide for his mother and sisters and securing this investment with Mr. Lane is integral to that but Anna isn’t something he expected he would have to contend with and she isn’t going to make the next week easy for either of them.

It is in Brighton that Anna gets to know Graham in a way that she hasn’t before, and it is the same way for Graham regarding Anna. He learns that she is brave and she learns that he is surprising. She delights in his family especially Tabs who speaks her mind without reserve.

This was just a delightful read in so many ways, and I couldn’t get enough of Highcliffe House. Highly recommended.

My gratitude to Netgalley and Shadow Mountain. All opinions are honest and mine.

Holy moly. All the stars. I just read this entire book in one sitting with the giddiest smile on my face. And now I’m wiping happy tears.

Anna & Graham are everything. I was immediately hooked by their animosity and banter. The reasoning behind their dislike for one another actually makes sense, and the eventual resolution is so so beautiful. There were striking moments of honesty, which is so rare to find in books lately and was so refreshing!

The pacing was perfection. The setting in Brighton was lovely. The time spent with Graham’s family brought so much levity and relational depth to the story.

I loved it. I didn’t want it to end. I know this is one I will come back to again and again.

Spoiler free list of scenes stuck in my head:

*waltzing
*fishing

*goat cheese

I started this expecting to like it and ended up loving it.

When it began with the obvious enemies to lovers, I was a bit underwhelmed because this trope is overused in romance lately and its only done well a quarter of the time. However, as the story moved along, I was surprised with additional charming characters and a conflict that felt very real for that time.

I was completely taken away into this coastal British setting and the dialogue with dual POV’s made it that much better. I loved all the characters, even the imperfect ones and the story had such a lovely flow to it.

I was anticipating the romance and it delivered some truly scrumptious and swoon worthy scenes. I could feel the chemistry and I wouldn’t change a thing.

OVERALL:
This is not an exciting read as much as its entertaining and endearing. If you need something easy and fast and something that will make you smile, then this is your gal.

Beautifully written story about misperceptions, misunderstandings, family, friends, young love, learning to see beyond face value, loving yourself, forgiving yourself, trust, hope, seeing beauty around you, friendship and sweet love (yes I mentioned friends and love twice on purpose)!

I love this book! It is definitely one I highly recommend! Especially for Regency readers. Megan Walker is a very gifted and talented writer in developing characters and relationships and placing them in beautiful settings. I was transported to Brighton and imagined myself in Highcliffe House as well as strolling along the beach, at the pavilion and enjoying a happy day with Graham's family.

You're going to absolutely love Graham's mom and sisters! They were such a delightful addition to the story! The many emotions and navigating the developing relationships were splendid! I giggled over their antics and my heart was thoroughly warmed at their acceptance and joy of having Anna with them.

And the banter and developing relationship between Anna and Graham had my heart soaring. I loved every minute of it! They had me laughing, cringing and sighing. Love, love, love their story so much!!!

Content: Clean and wholesome.

Megan Walker just keeps cementing herself as one of my absolute favorite regency authors with every book she publishes. I loved Anna and Graham individually and as a couple. I totally got where both of them were coming from as far as why they didn’t like each other to begin with, but I LOVED when they started to give each other a chance. I cheered Anna on for being brave enough to express her feeling and wants and was SO HAPPY that there wasn’t any miscommunication trope and that the characters didn’t let pride stand too much in their way to each other. Cherry on top was the break away from 90% of regency novels, which usually feature the peerage. Neither Anna nor Graham were titled. I can’t wait to see what Megan writes next!

After reading Megan Walker’s Lakeshire Park a few weeks ago, I wrote that proper romances were my “safe, little happy place.” Little did I know how true that would prove when literally days later, I was ✨diagnosed with cancer.✨

I zoomed through Miss Newbury’s List while anxiously waiting to learn more about my prognosis and then started Highcliffe House the night after coming out of surgery.

Not sure if you will ever see this review, Megan Walker, but if you do, I would like to personally thank you for writing these characters and stories and making me laugh and smile during some of my lowest lows. Your books will forever hold a special place in my heart.

Okay so now for a real review:

Graham Everett 👏👏👏 A self-made, resilient, tenacious, Cambridge-educated, early-morning-cow-milking man who works tirelessly to provide for his mom and two younger sisters after their dad abandoned them. And Anna Lane! The sharp-witted but lonely daughter of a wealthy widower whose business ventures have made her and Graham rivals for her father’s time and attention.

I had similar praise for Lakeshire Park—the rivals approach to enemies-to-lovers in this book works perfectly and makes the transition in their relationship believable instead of marked with red flags. At first, I was genuinely unsure of whether I would like Anna by the end of this book, although I understood her humiliation with Lennox and her bitterness at not having her father to confide in. But I’m such a sucker for male love interests with little sisters and TABS SERVED. Tabs with Anna and even Ginny with Anna thawed my frozen heart and made me adore Anna. Instead of being the insufferable brat Graham saw her as in London, Anna showed off her good-natured humor and gentleness with the Everett women so well.

Another thing I love, love, loved: the conflict was mature and legitimate and when outside forces work against the couple, they CoMmUnIcAtE (what a concept!). By being honest with Anna about losing an account, Graham makes their relationship wayyyy sweeter and opens the door to Anna finding a clever way to contribute as an equal. Also, the way I died every time she said “our family.”

Their chemistry is EVERYTHING. I will reread this many times in my life, rest assured.

Thank you Shadow Mountain Pub for the gifted book

Megan Walker is one of my auto buy authors and I was counting down to this book! Her debut novel, Lakeshire Park, is what got me back into ready historical romance and it’s still a favorite of mine. Highcliffe House lived up to what I expect from a Walker novel - well formed characters, witty banter, strong settings, and great chemistry!

Our female MC, Anna, took a bit for me to warm up to, but she eventually won me over! But I adored our male MC, Graham, from page one. The Brighton setting was so fun and made me crave a trip to the coast!

I highly recommend this delightful book (and any of Walker’s backlist!).

Highcliffe House is a delightful Regency romance that blends wit, charm, and a slow-burn romance. We follow Anna Lane, a young woman eager to escape the London gossip mill after an unfortunate romantic scandal. When her father enlists her to accompany his business partner, Graham Everett, on a crucial trip, Anna finds herself at odds with a man she initially deems insufferable.

Graham sees Anna as little more than a spoiled distraction, but his financial future depends on securing her father’s investment. As the two journey to Brighton, they engage in a battle of wits and willpower, each determined to prove the other wrong. However, the seaside setting, and forced proximity, gradually shift their perceptions, leading to a sweet romance.

I love a good enemies-to-love story and Anna and Graham definitely start out as adversaries. Their gradual transformation into partners—both in business and love—feels authentic, and one of my favorite things about this book. If you love a story where love grows through misunderstandings, banter, and unexpected companionship, this book is a must-read.
