But He's a Carter Brother #1

But He's My Grumpy Neighbor

Rate this book
It’s not stalking if he’s your hot neighbor… right? At least, that’s what I tell myself when Adrian Carter moves in next door. His scowl should make me want to run in the other direction, but when I catch him smothering a smile around me, it makes me want to get to know him more. And when Adrian starts to open up, I find myself falling in love with the cinnamon roll center hidden beneath his gruff exterior. But between my emotional baggage and his aversion to relationships, it’s looking like we’ll never be more than neighborly. But He’s My Grumpy Neighbor is a cozy grumpy/sunshine romcom for lovers of small-town romantic comedies. It has all the sizzling chemistry you love, without any explicit scenes. Check out the first book of the But He’s A Carter Brother Series, a series based around four strong, protective brothers finding love.

I’ve never read an arc so fast in my life. This is a new series by annah and it DID NOT DISAPPOINT. I felt like I was reading a book about myself. I related so much to Juliette! Adrian is the ultimate grump but when it comes to Juliette he is just the sweetest. The small town vibes, laugh out loud humor, and swoony romance was the perfect combination. This is by far my favorite book by annah and one of my all time favorite romcoms! It’s a must read!

But He's My Grumpy Neighbor by Annah Conwell - 5 Stars

I LOVED THIS YALL! I love a next door neighbor romance and to add the grumpy sunshine on top of this - chef's kiss*. This is book 1 in her But He's A Carter Brother series and I can't wait to read more!

The characters have been through some hard things in their lives which leave them a bit closed off to others or relationships. Seeing them get to know each other and really open up was absolutely beautiful. I loved seeing Adrian fall in love with Juliette most of all. His internal thoughts were my favorite. He started really opening up throughout this book, which was great to see. AND THE LETTER - don't get me started on how AMAZING that was! :) They had some cute nicknames too that I loved.

Such a cute, cozy rom-com with a lot of great small town elements such as a small town bakery, cookouts with families, bingo nights, fun sibling group chats, etc. I also LOVED the Mr. Darcy and other classic book references in this.

The romance was clean with kisses only - always appreciated! Highly recommend as an audiobook too because the narration was great, loved the dual narrators, they really sounded like what I thought the characters would sound like.

I am excited to continue this series because I loved this family so much!

Thank you to the publisher and NetGalley for a free copy of the audio to listen to and review. All thoughts and opinions are my own.

After doing a soft-DNF of another book by this author, I realized reading this one that it must be her writing style that not my favorite to read. It was like the main characters were narrating their lives prior to the book starting. It took me out of the story at times and the cheesy lines he would say, but I did appreciate how clean it was and that both Juliette and Adrian talked through things (and their shared love of tea--now that made me swoon a bit, haha!). They were a little too focus on kissing the other but it’s a romance book, so what do you expect? I would probably check out the other books in the series when I want something that I don’t have to think too much about.

Side note: this cover is by-far one of my very favorites as far as faceless rom-com books on KU goes; it's so cute!

(Does mention and feature other characters and romances from another series by this author—particularly the book “One Last Play”—and thus spoils that ending, but it’s a romance novel, we know how it’s going to go, so is it really spoiling?)

Main Content/TW-
Juliette’s childhood was full of her parents being emotionally and psychologically abusive (with some physical abuse/grabbing and calling her a mistake) towards her and has affected how she views herself (she ran away from home as soon as she was an adult and has not been in contact with her parents since then); Juliette has anxiety & a panic attack (Adrian talks with through it; A few mentions of a side character having high-functioning anxiety and panic attacks & going to therapy).

Mentions of deaths & grieving (Adrian for his mom, Juliette for a close-relationship with her family and others).

Mentions of betting & gambling (including Adrian wondering why bingo events for money at held at a church and Juliette saying that ten percent goes to the church, so she guesses they're okay with it); A handful of mentions of alcohol, drinking, & bars (a couple implications that both main characters have had alcohol before); A few mentions of cavemen; A couple mentions of serial killer crime shows; A mention of a side character playing poker.

Going to a church for a town meeting & bingo nights; A mention of God (praying/asking Him for something); A mention of being a good Samaritan.

No language stronger than ‘crap’, 'darn', 'shoot', and ‘screwed up’ (thank you, author, for nothing stronger!); ‘sexy’ and 'hot' are used up to a few times each.

Kisses (longest/most detailed one lasting 3/4 of a page and a few other detailed ones being a couple/few paragraphs long); Imagining being & Wanting to kiss/ed & embrace/d (and staring at another's lips, all up to semi-detailed); One bed trope strikes twice in this book when Juliette is sick and they wake up cuddling; Juliette falls asleep on Adrian's couch & his brothers start to tease them (thinking that they were together at night), but Adrian makes them stop because nothing happened; Touches, Embraces, Warmth, & Smelling (up to semi-detailed); Noticing & Staring (including curves and abs, up to semi-detailed); Flirting & Blushes; A couple misunderstandings/conversations that turn awkward because of a possible double meaning (about taking a bath); A man tries to corner Juliette (he's stop before anything happens); A man tells Juliette that she'd look great in a bikini;
Mentions of kisses, kissing, embraces, touches, & hand holding; Mentions of dates, dating, boyfriends/girlfriends, & exes; A few mentions of an elderly woman passing out pamphlets on "the dangers of holding hands before marriage" (that it leads to more and then a baby on the hip; barely-above-not-detailed); A few mentions of cheating & adultery; A few mentions of a bralette & bra strap showing (Juliette tries to keep her's from showing, but Adrian notices anyway); A mention of a side character saying not to call her that night, she'll be busy with her husband (implied double meaning); A mention of Adrian thinking about taking a cold shower after seeing Juliette sleeping in his bed (she's sick/injured); A mention of Juliette saying she wants to marry Adrian and have his perfect babies after seeing him shirtless; A mention of a singles' mixer at a hotel & some guys hoping to buy a room with a girl; A mention of a handsy man.

Yeah. Annah’s a new favorite 100%!! The way she EFFORTLESSLY made me feeelll the swoons but also the harder emotions is *chefs kiss*

This book had so much depth! It felt like a love story that I could see truly happening. (Even in its Hallmark goodness)

I loved Adrian and his closed off self! He was bruised & battered and found it was easier to put up walls than to keep getting hurt. (I see you friend I do.)
But watching him soften as our little bundle of sweetness entered his life was adorable!

Juliette was such a trooper! Such a resilient character who could’ve shriveled up and forgot what it was like to live. But she became vibrant and sunshine and joy. And watching her feel safe and worth it was heartwarming!

THEIR NICKNAMES FOR EACH OTHER MADE ME MELT INTO A PUDDLE OF GOO!
And every action they each took that showed they were actually LISTENING to each other…IN LOVE!

And let’s talk about the family aspect! AH! Looovveee it! And seriously cannot wait to read each other these brother’s love stories!

MURRRPPPHHYYY!! 🐶😍

Seriously, blown away by Annah! Such an amazing story!

This was the sweetest book ever!! 🥹 I loved Juliette, she was such a wholesome and great character! I loved Adrian too, he was so perfect for Jules! The nicknames were so adorable😍 The small town setting so was so beautiful! I loved the Peach & Cream cafe setting and the sweet Saturday tradition! I loved the fall/winter vibes too! Murphy was the sweetest addition💝 I also loved how family was such a big part of this book! I absolutely love Grayson! I would love a book about him😌 I loved watching them grow and heal together! It was so special to read! And I loved all the reading quotes and Jules love for classic novels, so good! I also absolutely loved how Adrian protected Jules! That was so sweet!!! ☺️Anyway, here are a few of my favorite quotes from this adorable book:

🌻 He’s gorgeous, dresses like the men on my fantasy life Pinterest boards, had antique furniture, and likes tea. If he wasn’t so ornery, I’d think he was my future husband.
🌻One of the best parts of life is that you can start over each day.
🌻Before I can overthink it, I press a soft kiss to her forehead and whisper “good girl.”
🌻He said drive safe, but my heart heard you matter.
🌻Love isn’t earned, it’s given freely.

And here are a few quotes from Grayson and Levi:

😜Grayson is practically bounding beside me, so I look at him. “What?” I ask and he feigns innocence by widening his blue eyes. “Nothing.” “Go ahead and say it.” “When you marry her, can I be the best man at your wedding? I think I should get too since I’m your twin.”
😜”I don’t know if I deserve Juliette.” I blurt out. A high falls over the room. “You probably don’t.” Levi says and Maverick smacks him on the back of the head. “What? We all met her. She’s definitely too good for him.”

This is such a sweet and cozy rom-com.♡ It's lighthearted and romantic, with just the perfect amount of depth to breathe life into the characters and story. I loved that Juliette and Adrian were not caricatures of their personality types. Conwell did a great job writing them to feel like real people who grow and interact realistically to the situations around them while still sitting comfortably in that grumpy/sunshine trope. The pacing of their relationship was slow and sweet, but still packed enough swoon for a romance. They shared several interests, which I thought was cute since their personalities are nearly opposite. There were some really fun lines and banter between all the characters, which especially made the sibling relationships feel much more real.
All in all, it's a really light and heartwarming book and I definitely plan to pick up more from Conwell in the future.♡

I was so excited for this and I know everyone seems to love it and I’m so glad so many people are enjoying it! I have read and enjoyed this author’s past work so it’s nothing personal! I will continue to read everything she writes!

These characters felt like… characters, maybe? I’m trying to put my finger on it. Juliette and Adrian didn’t feel like real people. Their interactions, conversations and even their arguments felt contrived. The way they acted, spoke and thought about things didn’t feel natural to me and their chemistry felt “off” somehow so I struggled to connect to them.

well this book was just the cutest thing ever!!! i adored the sweet and wholesome storyline.

it was so refreshing to a romance novel that focused so much on how the two leads support each other even when the other person is unable to give 100%. adrian makes a point of saying that they’re not always going to be able to put 100% effort into their relationship every day, but that on those days, it’s important for the other person to uplift and support the other. i truly loved that this was brought up, as i feel that oftentimes, romance novels can portray an incredibly unrealistic type of love that’s perfect 24/7, 365. that’s just not reality, and i loved that that was mentioned in this book. truly so refreshing!

read but he’s my grumpy neighbor if you love:
- grumpy/sunshine
- found family
- grief rep
- closed door romance
- swoony MMC
- relatable FMC

thank you, annah, for an arc of your book!!! cannot wait for pub day 🤍

I absolutely loved this book! It was one where once I started it I could not put it down! So I finished it in one day and now I'm bummed it is already over.

I loved that Annah wrote characters that are perfectly relatable, they aren't too perfect, they have flaws, they have insecurities, and so you just want the best for them! I love that Adrian is the complete opposite of Juliette and because of that they balance each other out well.

I loved Juliette and her bubbly self! I loved that her life wasn't easy and yet she was just trying her best every day to see the light and choose joy. I love that she wanted to share that joy and happiness with her grumpy neighbor Adrian.

I loved Adrian for his grumpiness, but mostly for her protectiveness of Juliette. He had so many swoonworthy moments outside of kissing that just made my heart melt. I loved watching them banter back and forth, their nicknames for each other, and just watching them both grow, change, and become perfect for each other.

I also loved Adrian's brothers and family. I am so excited that this is just the start of another wonderful series and I am already counting down to the next book.

If you are looking for just an amazing sweet romcom with depth, laugh out loud moments, swoony moments, and moments that just melt your heart give this one a go! It is seriously one of the best books I've read this year!

This was absolutely one of my new favorite reads. OMG. It was the sweetest, gooeyest, tender and romantic book. I LOVED IT SO MUCH.

Thank goodness for some dual POV. I loved getting Adrian and Juliette’s perspectives and learning more about them. They were beautiful people on their own and putting them together was JUST THE BEST. I loved how long angst this was. There’s no third act, there’s no insane drama. It is COZY in all the best ways and will wrap you up like a warm hug. These two are sweet on each other from the beginning and the mutual pining is the best. I loved the grump x sunshine trope. The ONE BED (but keep it sweet) and the little dash of dating help. I am a melted puddle after devouring this.

I seriously can’t stop gushing about this book. It was the perfect sweet read. I am a big time fan girl now and I can’t wait for the next in the series!

Overall audience notes:
- Contemporary Romance
- Language: none
- Romance: kisses
- Violence: low
- Trigger/Content Warnings: mentions of emotional/physical child abuse (briefly recounted), mentions of loss of mother, panic attacks

“I’d give away my entire tea collection just to see him smile like this all the time.”

🫖 The vibes:
- dual pov
- Opposites / Grumpy x Sunshine
- Anxiety rep
- Protective MMC
- Slow burn
- Friends to lovers

🏡 My thoughts:
Well this was the cutest thing I’ve read. Annah Conwell is really working her way to a top romance author for me because her books so far have given me so much joy. The chemistry is so cute and just oozes romance to me.

The small town and town meetings gave Gilmore girl vibes all throughout and I loved it so much. It was such a cozy setting that gave me a relaxing and comforting experience. Adrian and Juliette were Exchanging hot tea bags…. Why is this the cutest thing I’ve ever heard?? The way that Adrian and his brothers interacted had me smiling so big. I’m thrilled to continue this series.

This read was influenced by @bookishintheheartland on IG.

Somewhat spoiler side thought but the reason I docked a half star:
My one thing I wanted just a tad more of is Adrian’s backstory. I wanted just a little bit more information on the betrayal and what exactly that meant. It had to be serious for the resulting isolation.

Check TW if you have concerns.

I have quickly become a fan of Annah Conwell and listening to this first book in the But He’s a Carter Brother series was all kinds of bliss. And as much as I’m not quite ready to let go of summer, this sweet love story had me craving cinnamon rolls…especially because Adrian is that type of grump who is all the warm gooey sweetness in his “abs for days” core. Juliette and her golden retriever, Murphy, are two peas in a pod with their sweetness and likability, and it’s all about the connections they make with their cantankerous neighbor that had me swooning.

What kind of man will stay in and dog sit on Valentine’s Day while his attractive neighbor attends a singles mixer and then texts his brother to keep an eye on her? Adrian. I adored the electric sparks between these two that gradually polished a rough exterior, and I really loved the exciting flirtations.

These Carter brothers have me all kinds of intrigued and I loved this first book.

Annah is an auto-buy author for me, and I was in love with this story even before I read it! (Also, THAT COVER—it’s seriously a contender for favourite cover ever. 😍)

I’ve been excited for the Carter brothers’ stories ever since reading MJ & Bash’s book. Reading about Adrian & Juliette was truly a delight! 🥹 I mean tea lovers, small lakeside town vibes, sibling banter, and tons of heartfelt moments?! Yes, please!

I grinned so big & then cried my eyes out. Do yourself a favour and keep the tissues handy during this book ‘cause you’ll probably need them. It turned me into a weepy mess. 😭

Over the course of the story, we see healing in Juliette’s broken & battered heart and Adrian’s afraid to trust one, but I felt it in mine, too. 😭 It’s an oh so needed story of true love, worth, trust, and healing. 💛

It’s a wonderful feeling to discover a a new to you series and love the first book so much that it makes you excited for the next novels in the series. That’s how happy I am about But He’s My Grumpy Neighbor. I listened to the audio book, with it’s dual narration, and absolutely adored this grumpy/sunshine story!

There were some moments in this story that tugged at my heart and made me feel like I was going to tear up. It’s a romcom and there are plenty of sweet and fun moments, but this story also has a female main character who escaped a childhood of abuse. That impacts the way she relates to others and the way she views herself. Yet, Juliette has an optimistic personality and is the perfect complement to Adrian’s more stoic demeanor.

I loved seeing the way Adrian began to connect and open up to Juliette, even as he resisted doing so. He simply couldn’t help himself and before he knew it, they were friends. But his desire to hold his heart apart from Juliette and not give more of himself almost cost him not only a special friendship, but what could be the love of his life.

This book was fantastic and I loved the way it introduced the Carter brothers. I’m looking forward to reading the other brothers’ stories and want to go back and read their sister, MJ’s, story from a previous series, as well.

I received a complimentary copy of this audio book, however, I purchased the ebook. All opinions are my own.

small town, grumpy x sunshine, cozy cafe meetings, bingo with local elderly, an adorable dog, do I really need to say more?

This was the perfect binge for me - it had all the tropes I love without being too cringe. It had some cliche Hallmark moments, but honestly, I ate them up. The whole story was written in this light tone, nothing dramatic, no break ups, no huge traumas, just healthy relationships and good vibes ♥

There are 3 things that made me love this book even more -
1. Adrian and Juliette started a friendship first that evolved into something more
2. The fact that all of the characters had normal relationships, Juliette had a BFF whom she was in contact with constantly, Adrian with his brothers, Juliette with all the people from the town - everyone was friendly and it felt so normal and realistic.
3. The characters have open conversations and no unnecessary misunderstandings happen.

Audiobook. 3.75. This was a light read, no major drama and a HEA. I liked the fact that the FMC was more verbal abused as a child, than physically. I think sometimes people forget that can leave just as many scars, just in a different way. I know I said it was a light read and it truly is, this is just mentioned in passing so the reader can know where the FMC is coming from.

Okay so this was a cute humble romance book that felt very much like a hallmark movie. It kinda weirded me out how similar the main guy and girl characters were though. Nothing life changing but just a nice, lighthearted, no thinking necessary book.
