It is an old book written during the period when Booker T Washington had seen success with and was running the Tuskegee Institute to train and educate his people in trades as well as book learning, reading, and writing. As such, the terminology to refer to blacks is antiquated, though in no way intended to be derogatory in the context of the writing or of the times. If you can set that aside to grasp what is being shared, it is a fascinating look into Washington's life as well as into racial relationships in the South and North post slavery. Certainly offers more nuance on it than most history books or textbooks today will venture to give!
