During a weekend retreat, a powerful family plays a dangerous game of dark secrets and cold-blooded ambition in a novel by Kaira Rouda, USA Today bestselling author of Beneath the Surface.
Under the direction of the Kingsleys’ new president, Paige, the family has gathered for a weekend retreat at a luxurious Laguna Beach resort.
Still clinging to the hope of succession are the sons of Richard Kingsley, the family patriarch and John, the oldest, who’s clawed his way back from a dark tragedy, and Paige’s estranged husband, Ted, the golden boy. When Richard’s ex and his wayward daughter join the fray, Paige finds herself with two fast allies. They know a secret that could shatter the family legacy. Call it leverage, call it revenge, the Kingsley women believe they have the upper hand.
But as the power games begin, greater threats than the howling Santa Ana winds are coming. Because this weekend, amid so much greed and betrayal, no Kingsley is safe. It’s family. Watch your back.

The Kingsleys are back, and the drama is juicier than ever! A world of backstabbing and "mine is bigger than yours" are just the tip of the iceberg. Paige Kingsley, the sharp and savvy daughter-in-law of Mr. Kingsley and the current president of Kingsley Global Enterprises, is once again in the hot seat, fighting to prove her worth.
In this thrilling sequel, the writing pulls you in so deeply that the characters feel like old friends. Paige is hosting a high-stakes family retreat at a swanky Laguna Beach resort. But don't let the luxurious setting fool you; the tension is palpable. Richard Kingsley's sons are still vying for power: John, who’s clawed his way back from a tragic past, and Ted, Paige’s estranged husband and the family’s golden boy.
Adding to the mix are Richard’s ex-wife and his rebellious daughter, who unexpectedly become Paige’s allies. Together, they hold a secret that could bring the entire Kingsley empire crashing down. Leverage or revenge? The Kingsley women plan to use it to their advantage.
As the weekend unfolds, the power games intensify, and the stakes are higher than ever. Amidst the greed and betrayal, something even more dangerous than the howling Santa Ana winds is lurking. In the Kingsley family, no one is safe. It's family. Watch your back.
After a disastrous family yacht trip, Ted’s estranged wife, Paige, has taken over the helm of Kingsley Global Enterprises as president. Reorganizing the company and their direction, she has arranged for a weekend retreat in Laguna Beach for the executive board. Surrounded in opulence but also her sly, conniving family members, the next two days are guaranteed to be nothing if not interesting.
Unluckily for Paige, however, her now estranged husband, Ted, and his brother, John, are hardly happy with her new rise to power and are intent to try and grasp it for themselves. Hoping to keep them at bay, she welcomes their wild child sister, Sibley, and Richard’s ex-wife, Serena, to the party. Little do the men know, but these three women have become fast friends and, through their alliance, they have learned a few secrets. Secrets that they can and will use to their advantage.
Just like the last time the family was all together, though, things quickly get out of hand. Whether it is the harsh Santa Ana winds that are driving the angst or the fact that the Kingsleys are all together once again, they’re soon at each others’ throats. After all, this family has never exactly been about love and affection. There’s one question, however, waiting to be answered—just how far will each of them go to get what they think they deserve?
Phew! What a wild ride! Kaira Rouda sure knows how to craft a deviously cunning yet wildly dysfunctional family. And just like the first in the series, Beneath the Surface, Under the Palms had me eagerly watching who was trying to outsmart who in what was a devilishly good read. All I can say is that this action-packed ride of thrills and suspense was even, if possible, a step up from the last book. And, if you know Rouda, that’s quite the statement.
Right from the get-go, the plot was one shocking twist after another. Never knowing who was going to win in the end, I was totally blind as the plot unwound before me. Told through nearly all of the characters via multiple POVs, what could’ve been confusing was anything but. Instead, it felt more like an omniscient perspective that allowed me to see behind the curtain. Did that help me figure out who was the worst in the bunch? Happily, it definitely did not.
As for the characters, they were each thoroughly unlikeable, but only in the best possible way. Devious and manipulative, they all tried anything and everything to win in the end. Were they over-the-top in a delicious soap opera way? Absolutely, and I enjoyed every scandalous moment. Even better, there were plenty of characters I loved to hate and just a few that I would’ve done almost anything to have come out on top. Did they? Well, I guess you’ll just have to read this one to find out.
While I loved the first in the series, which was a decidedly more low key tale of domestic suspense, this thriller totally blew it away, in my opinion. With a definite Succession-like vibe with some far more dangerous plot twists thrown in, this despicable family has yet again earned my undying love. If you love a good melodrama complete with all of the required tantalizing scandals, but also want a good death or two, this should definitely be on your TBR. One truly epic rollercoaster of a ride, it was the perfect popcorn thriller for this suspense loving gal. Rating of 4.5 stars.
Note: This series should definitely be read in order. This is no stand-alone, as you’d both be lost and missing out on quite a good time.
Thank you to Kaira Rouda, Thomas & Mercer, NetGalley, and Thriller Book Lovers Promotions for my complimentary copy. All opinions are my own.

The Crazy Kingsley Clan is as ruthless as ever! 🌟🌟🌟🌟.5 (rounding down) Before diving into this audiobook, I delved into the world of the Kingsley Clan through "Beneath the Surface" and "Under the Palms" in book format. This family, with their unique dynamics of power struggles, hidden agendas, and deep-seated rivalries, has become like my own, and I've visualized each of their faces and voices. Of course, the actual voices in the audiobook don't match those in my head, lol. The tale is soapy and delicious, but the audiobook version disappoints. There are six narrators, and I didn't feel the strong Kingsley presence in some of the voices.
Prepare yourself for a whirlwind of drama in Kaira Rouda's newest thriller, the latest installment of the Kingsley series. The eccentric Kingsley Clan is back; this time, they're more unpredictable than ever! I was fortunate to secure an early copy for review courtesy of Thriller Book Lovers Promotions and NetGalley. I can confidently assert that this book is a must-read for all thriller enthusiasts, especially those familiar with the Kingsley Clan's unique dynamics.
Kaira Rouda is a master storyteller; her latest work is no exception. With Richard Kingsley's heart failing, the whole family is vying for their place in the company before it's too late. And let me tell you, these guys are ready to do whatever it takes to come out on top. The Kingsley women have even joined forces, putting aside their former animosity to take down their opponents. It's a ruthless battle that will leave you reaching for the popcorn and wine as you watch the claws emerge.
As a devoted fan of Kaira Rouda, I eagerly anticipate each new thriller she releases, often diving in without reading the blurb. I am confident in her ability to deliver a gripping story. And she certainly doesn't disappoint with this series! I hope we get one final book to wrap up the Kingsley series neatly.
Thanks to the publishers for providing this audiobook through NetGalley. As always, these are my genuine thoughts, shared willingly.
Book 2 in "The Kingsleys" series. Under the direction of the Kingsley's new president, Paige (Ted Kingsley's ex-wife), the family has gathered for a weekend retreat at a luxurious Laguna Beach resort. The Santa Ana winds are blowing and the knives are out as family members jockey to oust Paige and take back control of the company.
All our old favourites are here for the retreat: Richard, the patriarch; Serena, Richard's ex-wife and Ted's ex-lover, along with her baby Sophia; Sibley, the black sheep daughter; Uncle Walter; Paige; and of course brothers John and Ted, each hoping to be named as CEO. Although this book can probably be read as a standalone you might enjoy it more if you read "Beneath the Surface" first. Many reviews compare it to the television series "Succession" but I haven't watched it so can't confirm if that's true.
I enjoyed this book much more than Book 1 so I'm glad I didn't give up on the series after the first one. We get the story from the points of view of several characters, and the chapters are short making for a fairly quick read. The ending leaves things open for a possible third book. Be sure to read the author's acknowledgements at the end. 4 solid stars.
Thank you to Thomas & Mercer via Netgalley for the opportunity to read an advanced copy of this novel. All opinions expressed are my own. Publication Date: May 21, 2024
I really enjoyed the first book in this series - Beneath the Surface. Can I be so bold as to say I liked this sequel better? I did! This series reads like a juicy, scandalous soap opera that you just can’t stop watching!
Billionaire CEO Richard Kingsley is back with his family - a bunch of narcissistic, back stabbing, conniving people you just love to hate.
Paige Kingsley - the newly appointed President of Kingsley Global Enterprises - organizes a team building weekend retreat at the Twin Palms - a luxurious Laguna Beach resort. Once all of these loons start arriving chaos ensues. Let the power trip games begin!
Everyone in this book will go to whatever lengths necessary to get what they want - and everyone wants something. Nobody is safe. Even the swirling Santa Ana winds aren’t as threatening.
I listened to the audio - which was fantastic! I love multiple narrators - which really made this book that much better due to the number of characters.
I truly believe I needed to read the first one to get the full enjoyment. Lots is going on with each character and a recap just wasn’t enough, unfortunately.
Well, we have a nutty family. A rich nutty family. When I started this it slightly reminded me of Succession on HBO MAX. Loved that show.
The Kingsleys are taking an executive retreat. Laguna Beach Resort. Paige, Richard’s daughter-in-law has been appointed President. His sons are fuming at this. The women however, just might be able to help Paige out.
These characters are ones you love to hate. Everyone is out for something and who can you actually trust? If family secrets with some manipulation thrown in are your jam. Check it out. Easy read I’d like to thank @kairarouda , @netgalley and @ThomasandMercer for the opportunity. Publication date May 21, 2024 3.5 ⭐️
The Kingsley’s are back with even more drama than book #1. And I have to say I was laughing out loud in many spots of the book. The way Kaira tells the story is just very unique and I love all books she writes. Thanks to NetGalley and the publisher for this early release. In stores NOW!
🙏I was invited to review Under the Palms by Grace at @sparkpointstudio. My thanks to the publisher and Sparkpoint Studio for a digital copy in exchange for an honest review.
🌴Domestic suspense novelist Kaira Rouda has a vested interest in writing contemporary fiction novels that look closely at the façade of a seemingly perfect life. Her latest release is titled Under the Palms and is the second issue in The Kingsley series. Full of deceit, dastardly deeds, power, scandal, jeopardy, dysfunction and family politics, Under the Palms is a frantically paced domestic drama.
🌴Kaira Rouda first gained my full attention when I devoured her debut novel Best Day Ever in 2017. I was keen to recapture this feeling with my invitation to read Rouda's latest but Under the Palms didn't quite hit the same note for me as Best Day Ever. I haven’t yet delved into the first novel in the Kingsleys series but I found Under the Palms read quite well as a standalone. I will be backtracking to the first Kingsleys novel when I have the time as I did feel I needed to gain some grounding on this complicated family network. Under the Palms was an extremely fast-paced novel. It was also a short novel coming in at around two hundred and fifty pages so it is easy to knock this one off in a sitting or two. Told in a multiple viewpoint switching format, the cast are a rather dramatic bunch and I didn’t like anyone. I also didn’t want to back anyone’s cause for the Kingsley estate or powerful top dog role! They did come across as some rejects from the Dallas and Dynasty days. Which gave me a few nostalgic moments recalling my childhood days of watching these with my mum! However, I will say there are a number of twists, dirty secrets, revenge plots and a number of wild behaviours that take place over the course of the novel. Everyone has a motive in Under the Palms, but can you guess who will reign supreme?
🌴A lightning fast and readable popcorn style thriller that gave me some much-needed summer vibes from the gorgeous Laguna Beach setting in the depths of winter.
The second book in this series, and it was so much better than the first. While in the first book, it felt like nothing really happened until the end. This one had shit going on from the start. Another book filled with the unlikeable but very rich Kingsleys, who appear to have it all. But as always, the more you have, the more you want. Each family member is intent on getting to the top, not caring who they step on to get there. I enjoyed this one so much more than the first, and I'm excited to see where the story goes in the future.
I love all things Kaira Rouda and this one was a great sequel to Beneath the Surface. Set in Laguna Beach, the novel details this crazy family and their antics as they convene at the Twin Palms Resort for the first annual Kingsley Global Enterprises Executive Retreat. Paige now holds the reins of this Fortune 500 company and is delighted to be in charge, much to the chagrin of her siblings. Nothing goes as planned and there is a sudden death, an engagement, countless rumors, and of course a reading of the will. Just know to avoid this family at all costs (if you ever meet them in person) as they are as nutty and ruthless as they come! Thanks to NetGalley for this ARC!
Under the Palms is the second book in what I anticipate will be a trilogy about The Kingsleys, a hideously over privileged family of narcissists all competing to succeed the ailing billionaire patriarch as the head of his corporation. I read the first instalment, Beneath the Surface, last year, and luckily forgot how much I had disliked it when this came up for request, as I enjoyed this one a lot more, which is strange as it has all the same elements: sometimes it’s just a case of right book, wrong time.
It’s a year on from the disastrous cruise where arrogant controlling billionaire Richard Kingsley pitted his family members against each other for the presidency of his company, leading to the murder of his daughter-in-law. Having ultimately selected his younger son Ted’s do-gooder wife Paige to be president, he’s now regretting his decision, and is planning to roll her at the corporate retreat in a luxury Oceanside resort she’s organised for them all, but now Paige has the Kingsley women on her side. This time there’s even more conniving and backstabbing, but who will go too far?
When I look back on my review of book one, my main complaints were about how unredeemingly awful all the characters were. Well the funny thing is they haven’t changed, but I guess because I was expecting it I didn’t mind and found them entertaining rather than irritating. Yes it’s still in annoying first person present but the dialogue was much better done and there was more tension and suspense. This is high melodrama clearly inspired by Dynasty - I laughed when one character introduces herself (yes, showing my age here!) and not to be taken seriously at all, but I had a good time reading it.
Thanks to NetGalley and Thomas & Mercer for the ARC. Under the Palms is published on May 21st.
I was thrilled when Rouda announced a sequel to Beneath the Surface about The Kingsleys. A ruthless family with secrets on top of secrets. 🌴 After Richard Kingsleys names his new predecessor as Paige his daughter in law, his sons are not happy. 🌴 Paige has planned a retreat for the company and everyone is invited to a swanky resort. Ted is her shady husband who cheats and sees himself as the successor, and wants Paige to step down and John the eldest who wants control as well. Richard has also threatened Paige. 🌴 Everyone is hiding something and they all share a secret which can bring the whole company down. After a death occurs, chaos erupts as the Santa Anna winds are fierce and fires around the resort add to the tensions of all the family members. WHO will turn on each other? WHO will survive? 🌴 I would love to see another book with The Kingsleys! Thank you @thrillerbookloverpromotions, @netgalley and @kairarouda for this advanced copy. Available May 21, 2024.
Under the Palms is the second book with The Kingsleys series. While Under the Palms can be read as a standalone, I recommend starting with the first book in the series, Beneath the Surface.
This book is told using multiple points of view with short chapters. Devious characters in a fast-paced and wild story.
Under the Palms is a fun read with twists and turns. The pages are filled with secrets, scandals, and betrayals.
I received a digital copy of this book from the publisher via NetGalley in exchange for an honest review.
Thank you to Thriller Book Lovers, Thomas & Mercer and Macmillan Audio for the copies to review!
This family!! Just when you think they cannot get worse than they already were in the first book, here they come again and stoop to a new low. And did I love every minute of it? Yes, yes I did. The Kingsleys are back and headed to a weekend retreat, and the gossip columnists are at the ready to try and figure out what is on the agenda. True to form, it is a hot mess, what with the sons trying to vie for successor, and the Kingsley women think however they have the upper hand. However, things go according to no one’s plan, and here we are. This was another wild ride that kept me entertained and flipping pages (audio is fantastic btw), and I really hope there is another book coming because I am not done with this family! The ending was nuts and this book is just another reason why I am a huge fan of Rouda’s!
The Kingsley’s are back! This is the sequel to Below the Surface, which I really enjoyed, when we met the messed up family for the first time! This go around, they are holding a business retreat at a 5 star hotel and problems will arise as always! I couldn’t wait to find out who killed one of our key characters! I was glad that the author did a fabulous job reminding readers of what happened in book one, and loved how the chapters were told from all our main characters points of view. It was almost like each character was letting us into their mind and speaking directly to the reader in their chapters.
If you love family drama, you will love this book!❤️❤️
The unscrupulous Kingsley family returns to make more bad choices and to exhibit more bad behavior in this follow up to Beneath the Surface. In Under the Palms, Richard Kingsley’s company, now run by his daughter-in-law, Paige, is off to an executive retreat at the posh Twin Palms Resort in Laguna Beach.
Both of Richard’s sons are jealous that Paige was named president of the company and will do just about anything to win their father’s favor but the Kingsley women are armed with secrets to prevent a takeover. All plans change when the Santa Ana winds threaten the family’s safety and somebody dies.
This is a family that you love to hate! They’re horrible people who do horrible things in the name of greed. This is book two in the series with most of the characters returning from book one. There are also a couple of new characters with sketchy backgrounds to liven things up! I would recommend reading this series in order. Never a dull moment, this novel is throughly entertaining and I look forward to reading about more Kingsley backstabbing!
Thank you Thriller Book Lovers Promotions for my gifted digital copy
Under the Palms by Kaira Rouda is an interesting and witty mystery thriller keeping you on edge every time. The book is the second in the Kingsley Series. Under the Palms can be read as a standalone but, if you want to enjoy it deeply then you need to read the first book also. The characters were strong and clever. Women characters had much to do in this story. The plot picks its pace right from the start. The story is mainly focused on dark sides of wealth and how it can change relationships in a family.
I am reading the author for the very first time and I think I definitely need to read the first book. The book has excitement, tension, lies and deceit and you will never be able to guess the end. The book deserves 4 stars.
Paige, now in charge of the Kingsley's company, has organised a weekend retreat for the employees. All the Kingsley men are hoping for a fruitful weekend with talk of successorship back on the agenda as Richard is now unsure if Paige is right for the top job. It's back to the squabbling board....
The Kingsley's are back! I absolutely loved book one and could not wait to get stuck into Under the Palms. I have to admit, I was a little worried as to how much more drama one family could get into but wow, this book knocked my socks off! So many more secrets and lots of deceit - I loved it! I highly recommend reading Beneath the Surface before you pick this book up so you know about each character and their past. I now have all my fingers and toes crossed for a third installment!
Fun story! This book is the second in the series. It can be read as a standalone. However, I highly recommend reading the first book before reading this one.
“In the end, all you have is family. They can hurt you the most and love you the best.”
The Kingsleys are back and getting into even more trouble during their board retreat in Laguna Beach. With the Santa Ana winds blowing this family are more of a threat to each other than the wild fires surrounding them.
Under the Palms is the second book in The Kingsleys series. I didn’t have a chance to read the first book, but this one can be read as a standalone. The events from the first book are explained well enough that I figured out what happened and didn’t feel lost reading this one at all. I do plan to go back and read book one though because I couldn’t get enough of this awful family!
Rouda wrote such a compelling story and I was completely sucked in from the first page. This was a book I didn’t want to put down, and the short chapters made it east to fly through. The multiple points of view worked really well, and that was a great way to get to know each of the characters individually as well as seeing the family dynamics. This is a family you’ll love to hate, and I highly recommend jumping into this series!
The Kingsley Family is back! The next in a series, following the thrilling Beneath the Surface.
In Under the Palms, the entire family gathers for a long weekend retreat. The game of succession continues as the siblings parry for their scion father Richard's favor and blessing to lead the billionaire company. What has changes is that a non-blood family member is leading the organization and Paige, Richard's daughter in law, is not planning to relinquish her grip any time soon. Her still husband Ted and brother-in-law John plan to take her down over the weekend but Paige has a few tricks planned too.
Told primarily in first person with some fun bulletins from the local gossip paper, Under the Palms is jam-packed in a luxurious hotel setting. Rouda keeps the action tense while showcasing every character. If you love a soapy feud, need a dangerous weekend getaway or just love family fights, Under the Palms is for you! #KairaRouda #ThomasMercer #UnderthePalms #Thrillerbookloverspromotions
Thank you @kairarouda and @thrillerbookloverspromotions for the #gifted copy of this book!
Grab your martinis…the Kingsley Clan is back and they are crazier than ever! This is book two in the Kingsley family series and in my opinion should be read in order. Make sure you grab Beneath the Surface first!
In this book there is a new president in the Kingsley family, Paige, and not everyone is happy about that! The two Kingsley brothers feel they should be next in line over Paige and oh, we can’t forget about Ted, Paige’s estranged husband too! Everyone seems to want a piece of the pie and the they all will stop at nothing to get it. There is murder, backstabbing, lying and unexpected bonds that are forged and it seems in the end the best man or woman will be left standing!
I’m only giving this book a second star because I know the “Two Palms Resort” is modeled after The Montage in Laguna Beach and it was fun picturing that as they story unfolded. This book is bad, the writing is terrible, the plot is a complete copy of the first book, and it was beyond boring.
I will not be reading anymore of the Kingsley family dramas
Special thanks to @thrillerbookloversthepulse @kairarouda @amazonpublishing and @netgalley for this #gifted eARC.

MY REVIEW: ⭐️⭐️⭐️⭐️
The kingsleys are back at it again , vying for their fathers attention, love, and approval - oh and money, of course. Don't think they aren't bringing their normal dysfunctional selves to the table either because it's the same old shenanigans-different location. This time, Paige is in charge and clawing to keep her role as president while John and Ted are dying to oust her. There's a special appearance at the twin palms retreat by a familiar face, and of course , everything goes off course - which is always expected in their presence.
Of course, this retreat is full of surprises and MURDER, but who is the culprit, and who keeps sending Paige threatening messages?
All will be revealed in the shocking ending. - which of course I can't spoil!!!!
Definitely check out this continuation in the Kingsley drama!
PUB DATE: May 21, 2024
QOTD ❓️⁉️❓️ Have you ever stayed at an all-inclusive resort? Where at?
AOTD - I went to Mexico w my family and fiancé one year and LOVED it.
Thank you Kaira Rouda, Amazon Publishing & Booksparks for my gifted copy. All opinions are my own. _______
The Kingsleys are back and badder than ever! This is book two, so if you haven’t read Beneath the Surface, there may be some spoilers here. I’d highly recommend reading that first, as you’d miss quite a lot otherwise. The gang is all here to enjoy a company retreat. Well, all except for one unfortunate person….Richard, Serena, John, Ted, Paige, and Sibley are back with their manipulative selves. This time we also get Ted’s POV. I missed his perspective in book one, so I was thrilled he had a voice here. We also have John’s new girlfriend, Krystle’s POV, which was refreshing. I found myself aligning with her and her goals.
Nothing will stop Paige from keeping her position as president of Kingsley Global despite whispers Richard is unhappy with her. She has rallied the Kingsley women to her side and armed with secret information, the ladies seem to be in charge! As they all gather, and the retreat begins, the Santa Ana winds are in full force. Known as “devil winds” they are said to make people do crazy things. Boy oh boy, does the c R a Z y sure happen and it just keeps coming!
Secrets, lies, and corporate espionage oh my! I never knew what was going to happen and was surprised more than once. The devious one-upmanship made for an utterly over the top romping good time! I certainly hope book three is coming soon!
Under the Palms by Kaira Rouda is out this week! Thank you to SparkPoint Press for this gifted copy!
If you like rich people behaving badly, then the Kingsleys series is the one for you. This family is the worst: greedy, backstabbing, conniving, and out for revenge. While none of the characters are likeable, it’s a blast to read about their dumpster fire of a corporate retreat.
Pick this one up this summer for an entertaining popcorn thriller that will make a good poolside read.
The reader gets some answers as to what happened after Beneath the Surface. The characters are the same–no one has learned their lesson, but new alliances have formed and some people are getting what they deserve. I wouldn’t read this one without knowing how Beneath the Surface ended, but there’s enough info to figure out the gist if you dive right in.
The end of Under the Palms seemed to be setting up a third book in the series, so we might not be done with this family yet! I probably won’t be continuing this series though.
Story is a sequel of Beneath the Surface. The people are all ultra rich and horrible. The gist of the book-as was the first- is who is going to inherit the CEO position of the family built company. Daughter in law Paige came out on top in the first book, but can she control the situation and the family to maintain her power? They are staying at a super exclusive resort in Laguna and the Santa Anna Winds are mentioned throughout the story, but never really come into play-so why are they so prominent in each chapter? (Or are the just a metaphor the the angry within?) The book is a repeat of the first in all the back stabbing and fighting to see who will come out on top. I love this author's previous works, but this series does not wok for me and if there is another I will not put it on my list.
