Real Estate Deal Maker is one of the more practical real estate investing books I've read because it focuses on the two questions every investor eventually faces: Where do I find good deals, and how do I pay for them? Instead of getting lost in theory, Henry Washington spends most of the book providing actionable strategies that readers can begin applying immediately.

What stood out to me most is that the book doesn't assume you have unlimited capital or years of experience. Henry openly discusses creative ways to source properties, build relationships, and structure financing, making real estate investing feel far more accessible than many books in the genre. His own journey—from starting with very little to building a substantial rental portfolio—adds credibility without making the book feel like a personal success story disguised as advice.

I also appreciated the emphasis on developing the mindset of a deal maker rather than simply learning formulas. Markets change, financing options evolve, and opportunities rarely arrive in perfect condition. This book encourages readers to think creatively, evaluate deals carefully, and develop systems that can work in different market environments instead of relying on one strategy.

Another strength is how organized and easy to follow the material is. Even concepts that can feel intimidating—such as funding structures, negotiations, and off-market acquisitions—are explained in a straightforward, conversational style. Whether you're preparing for your first investment property or looking to improve your existing portfolio, the guidance feels practical rather than overwhelming.

By the end, I came away feeling that this book is less about chasing quick wins and more about building the skills and confidence needed for long-term success. If you're serious about rental property investing and want a resource that's focused on solving real-world problems, Real Estate Deal Maker is well worth reading.
