The people of Cedar Cove know how to celebrate Christmas. Like Grace and Olivia and everyone else, Beth Morehouse expects this Christmas to be one of her best. Her small Christmas tree farm is prospering, her daughters and her dogs are happy and well, and her new relationship with local vet Ted Reynolds is showing plenty of romantic promise.
But…someone recently left a basket filled with puppies on her doorstep, puppies she's determined to place in good homes. That's complication number one. And number two is that her daughters, Bailey and Sophie, have invited their dad, Beth's long-divorced husband, Kent, to Cedar Cove for Christmas. The girls have visions of a mom-and-dad reunion dancing in their heads.
As always in life—and in Cedar Cove—there are surprises, too. More than one family's going to have a puppy under the tree. More than one scheme will go awry. And more than one romance will have a happy ending!

A Debbie Macomber is a known property. Not much angst. A sweet romance or a second chance at love or a reuniting of a family or even all three. You don't need to worry overmuch. It's like a nice cupcake with buttercream frosting and a good palate cleanser if you've just finished a domestic or psychological thriller.
This book had 2 stories in it and, truth to tell, I preferred the 2nd one to the first. The first story seemed to skip from couple to couple to couple so much that I never got invested in the main couple.
I finished reading 1105 Yakima Street on December 9, 2012, and I thought that was the last book in the Cedar Cove series. I was so delighted to learn there was another novel to read (especially after the cancellation of the Cedar Cove stories on the Hallmark channel that so wonderfully expressed the characterizations and setting created by Debbie Macomber for the series fans and to introduce author Debbie Macomber to potential new fans). How exquisite to have the last novel in the series celebrate the neighborhood of Cedar Cove and with the delightful title conveying Beth Morehouse's address of 1225 Christmas Tree Lane for her life on a Christmas Tree farm.
Without a doubt, Debbie Macomber packed as many 'catch-ups' of everyone in the Cedar Cove series family into this novel and so might seem a little overwhelming if someone is reading this novel as a stand-alone but it's a wonderful treat - like a 'surround-sound' for series fans of the magical Cedar Cove at Christmas.
With a bonus story of "Let it Snow" it is truly a comfy few hours of reading bliss during the Christmas season. Thank you Debbie Macomber!
And to all a good night for reading Christmas stories that warm the heart, revive the soul, and share friendship, love, and good tidings for all. Merry Christmas.
1225 Christmas Tree Lane is book number 12 in the Cedar Cove series. I really enjoyed it! Yes, it introduced new characters, where I figured Macomber had enough characters to write this last book without new ones, but I really liked them, especially Beth and her daughters! I also enjoyed this book because it caught me up to date on so many of the characters from previous books in a fun way.
Every single Cedar Cove book has had characters whispering. I noticed it the first book, commented on it because I found it strange, and it has continued through every other book. This book is no different! On page 83, “Rosie whispered.” I literally never whisper when I am talking to someone and having a conversation. It is so weird to me! 🤪
This book also contains “Let It Snow”. “Let It Snow” bothers me because, though I like Shelly, she has no issue whatsoever in being the other woman. I mean, she knows it’s wrong, but she does it anyway. And yes, it is “just” a kiss, but that’s still cheating. “Could anything that felt this wonderful, this good, be wrong?” (291). Yes! It certainly can be wrong, Shelly!
Thank you, Debbie Macomber, for the Cedar Cove series! I have so enjoyed them!
I enjoyed the mini-story Let It Snow more than the main title with the exception that she made Slade just just 23. His character and back story should have him aged mid-30s instead. I can see this being Macomber's next Hallmark movie.
Having never read other Cedar Cove books, I found that 1225 Christmas Tree Lane story had too many characters. Introductions and explanations of back stories was too much. It would benefit from slimming the character list. it is never good that a 226 page book needs 3 pages to list the characters. The story of Beth was cute although it was a bit Parent Trap-like.
I read the whole series in succession and have to say I loved every story. It was nice that all the characters story carried from one story to the next. If I had to choose my favorite character I think Charlotte would be first then Olivia but I loved them all.
I liked how the book revisited families we got to know throughout the whole series. I liked also how they tied in all of the puppies that had been left at Beth Morehouse’s home. I am sad to be done with this series and I really enjoyed it.
Another story that does not disappoint the reader. I recommend book for whomever enjoys a love conquers all novel full of twists and turns along the way.
In this last novel in the Cedar Cove series, Debbie Macomber ties every single resident together with one very simple plot device: Beth, a virtually new character, get a basket of ten puppies dropped at her front door, and she feels obligated to find homes for every single one of them—in Cedar Cove, before Christmas. It feels a little odd to introduce a new character in the last book, but since half of her interactions involve butting into someone else’s life and pawning a dog off on them, you don’t have to pay attention to her if you don’t want to. If you do want to, she does have her own storyline that’s obvious at best and unrealistic at worst. Her grown-up daughters believe she and her ex-husband should get back together, so they invite him over for Christmas. To complicate things, he shows up with a girlfriend!
There are some nice elements to this book, but unfortunately for Beth, not many of them include her. I first fell in love with Cedar Cove because of the stock characters, like Olivia, Grace, Charlotte, Justine, and the Randalls. As the series progressed, new characters took up more room than the old ones. Everyone comes back for the finale, even those who have moved away, which will warm any reader’s heart. And yes, there’s ton of recap included in this book, but when you’ve invested years of your life reading a series of books—these were originally published one per year—it’s really nice to go down memory lane and remember all the events that happened to your favorite characters.
At the end of this novel, there’s a bonus short story “Let It Snow” that feels like an idea in a Hallmark spitball screenwriting meeting. A handsome bachelor meets an insecure young woman and they share a car driving home for Christmas. He tells her she’s beautiful, she believes that’s the most important thing in the world, and they fall in love just in time for Santa. I don’t know why this was included, especially since it had nothing to do with Cedar Cove.
I spaced the Cedar Cove series out over the course of a year and read one book a month, all spawned by my love of the Hallmark television series. All in all, it was an entertaining series to read, but there were so many differences from the tv program, it felt like a completely different town halfway through the books. Needless to say, my heart still lies with the television series, but it was fun to read the original inspiration.
1225 Christmas Tree Lane By Debbie Maacomber This is the last book in the Cedar Cove series. This last installment introduces a divorced Mom named Beth Morehouse who owns a local tree farm. Her daughters are coming home from college for Christmas and have told their father that their mother wants him to come home for the holiday and told their mother their father wants to spend the holiday with them all. A parent trap! There is one snafu with the girls plans though, their father brings a female 'friend' with him. The book also has cameos of all the characters from the other books in the series. Beth is known in the town as an animal lover and recently someone dropped ten black lab puppies on her doorstep. She needs to find homes for all the dogs before her and her daughters leave for a vacation after Christmas day. The dogs are a great way to bring all the previous characters into this story line. This book was a nice way to wrap up this series, although I hate to say good-bye too all the characters in Cedar Cove. It's a good thing this series is being made into a television series! I can't wait!
Debbie Macomber writes wonderful romances with an involving immediacy of characterizations. She makes the people very real for the reader and quickly draws you into the story line. I read "1225 Christmas Tree Lane" all in one sitting because I really wanted to know the outcome of the reunion romance between Beth Morehouse and her former husband, Kent. Their determined matchmaking daughters, Bailey and Sophie, have one goal in mind: getting their mom and dad back together! Beth runs a Christmas tree farm, and in addition to her scheming daughters, the impending arrival of her ex-husband, and the hustle and bustle of selling Christmas trees, she has to find homes for ten abandoned puppies! Placing those precious pups in the proper places is the perfect way for all of the residents of Cedar Cove to once again touch base. As the final line in the book says: "It was the kind of town anyone would love to call home." Brava! Thank you, Debbie!
I loved the first few books of the Cedar Cove series. And I read all of them despite the fact that every single one seemed to end with a quick wedding followed by immediate pregnancy. With so many books in this series you'd think the author could come up with an alternate happily every after for some of her characters. Not every girl's dream for her life involves getting married and/or having kids. Twelve freaking books, you'd think there'd be some variation in the endings.
That being said, this last book took the happily ever after to a whole new level. The ending was both unrealistic and unbelievable. The characters were annoying and by the time it was over, I wished I could get the hours of my life back.
It's sad because I knew this would be the last book in the series and I had high hopes for it. I did like the way we revisited most of the other family's via the adoption of the puppies, but it wasn't enough. This book just fell flat, especially as a series finale.
Yes! Yes! YES!!! I just love those cozy romance books that end a series and wrap everything up with a nice, cheerful, red bow! :-) Debbie Macomber is one of my favorite cozy read authors. I end each of her books with a happy sigh having visited with her characters for a few hours. :-)
1225 Christmas Tree Lane is a perfect way to end her Cedar Cove series! But wait, there's more! This Christmas tribute is a 2 for the price of 1 special! :-) I completely enjoyed the short Let It Snow book at the end of 1225 Christmas Tree Lane. At first I was confused as I'd forgotten this was a special double book! LOL! Once I dove into the 2nd story I was quickly lost! :-)
If you want something simple and terrific to spend a few hours reading, then this is a must read for you! :-)

This book has 2 stories: #1 - 1225 Christmas Tree Lane takes us back to Cedar Cove. All the familiar residence of this ideal little community are celebrating the Christmas season with many of them adopting a lab mix puppy from Beth Morehouse. Beth's daughters are plotting to get their divorced dad and mother back together again. Will their plan work? It's the Christmas season so anythings possible. #2 - Let it Snow takes us on a flight home for Christmas by Shelly Griffin and fellow passenger Slade Gardner going for a business meeting. Because of a snow storm at their destination their plane is diverted to an other airport. They both go to rent a car to drive the rest of the way and end up renting the last one together. I'll let you guess what happens next. Both stories are perfect for the Christmas season, full of love and promise.
1225 Christmas Tree Lane - This was a roundup of all the families in Cedar Cove, putting the quick, finishing touches on their lives. Beth Morehouse and her family are the main focus on this book, more of one family than in the past books. It was a nice way to end the twelve book series. If you are just wanting to sum up the series, you could read this book and get the overall idea.
Let It Snow - Typical Macomber Christmas romantic novella. Strangers at the beginning, travel during Christmas in the snow. Sweet and loving.
5 stars for 1225 Christmas Tree Lane, which is a nice ending to the Cedar Cove series, and gives a little update on all the big characters over the 11 previous stories. And all those puppies! Cuteness overload. Glad everyone got their happily ever after. The bonus story, Let It Snow, (3 stars for me) reminded me a lot of Debbie’s Dashing Through the Snow. Let It Snow was written in 1986 and appears to be recycled and fleshed out as Dashing Through the Snow (written in 2015).
Central story of exes reuniting was sweet. All the other characters from previous books showed up, which was a bit much for a novel less than 250 pages long. I haven't been reading the series, so I did a lot of skipping to just get back to the main story.
This included a reissue of "Let It Snow", a story I've read previously.
Cute reads, but not something I'd bother reading again.
Was sad to see this wonderful series come to an end, but very satisfied with how Debbie ended it. I also loved the bonus novella "Let it Snow" -- a very lovely story that I wish was longer. I highly recommend the Cedar Cove series to anyone who loves great characters. I think you will fall in love with this little town, just like I did.
I have loved Macomber’s other books and have read most of them. However, I thought the writing of this was shallow and superficial. Most of the chapters skimmed the stories from her other Cedar Cove books, again with me depth. To me, this was a classic “pot boiler” that I wish I had not spent money to read.
This was the end of the Cedar Cove Series. All of the lose ends were tied up. A very nice book for the season of Christmas.
This book also had the short story Let It Snow. This was also a very nice read for the holiday season. Debbie Macomber has become one of my favorite authors.
Great way to end this series.......my husband showed me a picture of myself on the beach in Siesta, Key, FL 4 years ago reading this last book of the series. I got more out of it this time knowing the full stories behind all the characters.
I am going to miss the characters that live in cedar cove. I had already read the first three in Dakota series. Since that is where linette moved Maybe She will show up in the last book in that series the last book is called buffalo valley.
Cedar Cove lives on!!! Another adorable easy read on our favorite characters in Cedar Cove with all the ones we have gotten to know. Great book to read to get in the Christmas spirit. Now where do I catch the ferry to join these wonderful neighbors.... Enjoy and Merry Christmas!
Given that I have read every book in the Cedar Cover series and loved them all, I was rather disappointed in this final book. It felt like a thin and rushed wrapup to me.
