Andrew Sinclair is not your ordinary rake. He’s a Deadly Sin.

Andrew Sinclair, the dashing, card-playing younger brother of the Earl of Emerson is shocked to find he’s been left an estate by a gentleman he barely remembers.

Not only does Drew detest animals, dirt, and endless fields of barley he hates the country in general. Nor can he fathom why a man he barely remembers would leave him Blackbird Heath. Drew has plans for his future and they don’t include a farm, nor the man’s widow who apparently comes with it. He plans to sell the property as soon as possible.

Hester Black has toiled tirelessly to transform Blackbird Heath into a thriving enterprise. The farm is her home and her sanctuary. After the demise of her elderly husband, a habitual gambler, Hester is shocked by the revelation that the estate she’s poured her heart and soul into doesn’t belong to her. Instead, the new owner of Blackbird Heath is a dandy from London who intends to sell her home. There’s a catch, however; he can’t sell so much as a clump of dirt until Hester vacates the premises.

Which she has no intention of doing.

A fierce clash of wills unfolds as Drew and Hester compete for control of Blackbird Heath all the while fighting their undeniable attraction to each other. But when Drew is attacked, doubt and suspicion make him question everything about their passionate affair.

After all, Hester would do anything for Blackbird Heath.

But does that include murder?

Sinfully Mine is the third in a steamy new series, The Five Deadly Sins from bestselling author Kathleen Ayers.

This is book three in the Deadly Sins series and the first one I've read so far. I didn't have any problems starting with this one, but I definitely plan on reading the first two.

Sinfully Mine is an excellent enemies to lovers romance. I loved the banter between Hester and Drew, and the humor with their back and forth antics was highly entertaining! They were both so stubbornly obstinate and unwilling to budge that it made their falling in love all the more satisfying.

The plot was intriguing, and the ending was wonderful! Hester and Drew had amazing chemistry, and this book was delightfully steamy!

I received a complimentary copy of this book. Opinions expressed in this review are my own.

Sinfully Mine. My fellow readers. Drew is a bad boy indeed. This man pined over taking over Blackbird Heath from Heaster, but he really desired was Hester. At the night of the dinner parter Drew was like a man on the verge of murdering someone if he couldn’t have her.
Basically he was extremely jealous. I enjoyed the story a lot. My favorite moments in the book were when Hester tried different ways of trying to get Drew out of the house, while Drew tried to out Witt Hester by the legalities of the land and it’s asset. But what really had me saying oh my was the scene at the night of the dinner gathering and Drew claimed Hester as his. That scene was heated today the least.
I chose Drew as my favorite character, because of his interesting characteristics. One moment he’s a refined man of business. The next he’s a doting brother and a loving son. Moments later he’s a wise and sharp businessman who knows his way around producing profits and adding numbers. This is a story that focuses a lot on the sub-plot.
That is the romance the blooms between Drew and Hester. For me I felt the story is very entertaining. It was a fun read that I enjoyed reading during my down time. I give this book two snaps and a twist. Until next time my fellow readers. Read on! I received a copy of this book from the author in exchange for an honest review.

The third book in the series & it’s easily read om its own. Misunderstandings, a whole load of assumptions made for an engrossing read. I loved both Andrew & Hester, their chemistry sizzled & I loved how their relationship changed & grew. The villain wasn’t hard to spot but boy did he cause havoc. I also loved how their backstory was gradually revealed to each other & how that effected their relationship
My review is for a special copy I voluntarily read

haha the farm animals, funny steamy fast read. Andrew is one of the twins and the the dandy Sinclair. None of them seem to like cabbage but all are prodigiously endowed 🍆 Hester made the best with what she had in that farm. I truly felt bad for her more than a few times. ❤️‍🩹😢She had an alcoholic parent and it eroded her sense of self. Andrew gave her a sense of security back eventually but not before he doubted her and that was scheisty😖😤

This is my 22nd book by Kathleen Ayers. I read one book back in 2016 and didn’t pick her up again until 2019. Now she is one of my favorites and has written several books I have on my top 10 ever read list. This might sound strange but book 1 of this series was freakin' awesome and on my top favorite reads list. Book 2 was also a good read.

I am not sure how I feel about this Book 3. I mean I liked Andrew and Hester. I even liked the story but I just felt it was too slow of a burn and by the time they got together it was POOF, story over. I mean, without trying to say too much, they were so antagonistic towards each other the whole book and then all of a sudden they're together and story is over. Plus I did not feel that the sex was as good in this book. Kathleen always rights such great "love' scenes and I felt it lacking in this book.

Won't stop me from reading her because as I mentioned above, she has a few books that are in my all time top favorite and many more awesome reads and she is such a great writing.

This is the third book in the Sinclair family series, and if you haven’t read the first two, you won’t be lost, but you will have missed out on some information, and you won’t understand the references to Tamsin’s story, and you will be curious about her. Go back and read the first two books first.

This is Andrew’s story—the card sharping rake who gambled and charmed his way to helping support his family while they were poor. Now that his older brother is the Earl, Andrew is looking for some better purpose. He receives an unexpected bequest: a farm that an opponent wagered in a card game. Andrew saw that the opponent was desperate and ill and intentionally lost the game to ensure his opponent did not lose his home. Apparently the opponent noticed, and has decided to set things right by giving Andrew the farm he should have won.

Andrew sees an opportunity to sell the farm in order to stake an investment with friends. He’s great with numbers and wants in on a legitimate business opportunity.

The catch? The farm comes with a widow he can’t evict due to the terms of the bequest.

Hester doesn’t miss her elderly gambling husband. Good riddance to a drain on her farm’s finances. For it is *her* farm. She has worked hard to make it successful and has employees whose own livelihoods depend on her to keep the farm.

A battle of wills ensues? Who will win? Maybe both of them…..

There is some mystery afoot, and a lot of passion develops between Andrew and Hester (this is not a “clean” story). I enjoyed both characters, and look forward to the next installment. These books are not long reads, but have plenty of story with some twists that raise them above standard tropes.

Hester is my favorite female lead this far. She is determined to keep her home and not fall for Sinclair as she believes he is just like all the other men that failed her previously in her life. I appreciate that she is the second non virgin female in the series (she is a widow). Andrew is a good leading man but his brother is still number one to me. This seemed slightly less spicy than the previous two books but there is jealousy over another man and I love that soooooo. Thank you NetGalley for this ARC in exchange for my honest opinion.

Sinfully Mine is the third Deadly Sins series. While the previous book in the series was a little bit of a letdown for me, this new book about Drew and his love, Hester, brought back everything I love about Kathleen Ayers. Drew hates the country, Hester loves it, and the house Drew inherits from Hester’s dead husband is in the middle of their story. This a very good enemies-to-lovers book, and I really liked Drew and Hester. There is a good sub-plot involving attempted murder that elevates the story and adds some drama. My only real dislike in this series has been that typically Kathleen Ayers stories have more conversation between the MMC and MFC, but this book, and the previous in the series, seemed like more telling than showing. This is the only reason for my 4 star review instead of 5, because Drew is definitely a 5 star MMC!

I really enjoyed watching Drew and Hester find love. Drew has been your typical rake about town while Hester had grown up without any love or support. I loved that Hester would do anything to keep her home.

My only issues with the story are that the ending felt rushed and a bit like it wasn't possible time-wise and the epilogue was really short.

Well Kathleen Ayers has done it again. Not that it is a surprise Sinfully Mine, the third book in The Five Deadly Sins, is hot. I was given the opportunity to read Sinfully Mine from NetGalley and DragonBlade Publishing. Sinfully Mine doesn't disappoint. Hester and Andrew Sinclair are perfect for each other. From the very first moment they meet, the sexual tension between them is undeniable. Unknowing to both of them, they were destined to be together.

Joshua Black is Hester's late husband. He almost loses his home, Blackbird Heath, gambling with Andrew Sinclair. Drew intentionally loses to Joshua for him to win his home back. Drew, remembering what Bentley did to the Sinclair's, couldn't take a man's home and leave him homeless. Little does Drew know, this puts in motion finding the one woman that he can't live without.

Blackbird Heath is the only real home Hester Black has ever known. Her father was a drunkard, she had to beg for food until her father married her off to Joshua Black. Who wasn't much better. A gambler and a drunkard, if it wasn't for Hester, Blackbird Heath would be in ruins. Hester worked hard to get Blackbird Heath to be profitable again and she was not going to let Joshua Black take it from her. Hester was shocked when she found out Joshua changed his will and left Blackbird Heath to Andrew Sinclair with the stipulation Andrew cannot sell Blackbird Heath as long as Hester Black wants to live there. With Drew wanting to sell Blackbird Heath and Hester wanting to stay, so begins the love story of Andrew and Hester.

Through Andrew and Hester's antics of trying to get each other to leave Blackbird Heather, to finding out someone is trying to kill Andrew to get to Hester, Sinfully Mine is not only funny and drama filled but also sinfully steamy. Andrew and Hester are destined to be together and Kathleen Ayers does a outstanding job of getting them there. You can read this as a standalone; however, I recommend starting at book #1 Sinfully Wed. I mean, who doesn't like extra steam with their tea.

Sinfully Mine is the third book in The Five Deadly Sins series by Kathleen Ayers and I really enjoyed it along with all the others so far.

This book follows Andrew (Drew) Sinclair who we've gotten snippets of in the first two books and we find out pretty quickly that he has been left an estate by a man he barely remembers. What he thinks may be an easy way to get the money he needs for an investment plan he has with a friend, turns out to be a bit more difficult than he thought it would be because there's a catch. Drew can't sell the property until the man's widow vacates the premises...and she is determined not to leave.

Hester Black has worked hard to transform Blackbird Heath and she has no intention of handing it over to some London dandy who gambles for living. She had to put up with that with her father and her husband, she isn't going to just walk away from her home and the people she supports without a fight.

As Drew and Hester are invested in this battle of wills, they also start to feel more than animosity toward one another. As their relationship builds and Drew starts thinking that maybe he doesn't really hate the country as much as he thought, strange things start to happen that make him question whether he can truly trust Hester. And when something especially dangerous happens, he can't trust her motives aren't murderous and that's when things start to be revealed.

Admittedly, I kind of knew what was going to happen with this one (I'm not going to tell) but I still really enjoyed the story and the build of the character's relationship. I don't think you have to read the first 2 books in the series to get into this story but it's definitely helpful if you do as there are references made to Drew's family that are part of the whole series. Additionally, these are all pretty quick reads so it wouldn't be hard to dive in and catch right up.

I'm looking forward to the next story in this series and can't wait to see who's book we get next! I definitely recommend picking up this historical romance if you're looking for a new one to start!

Thank you to the publisher and Netgalley for the early copy in exchange for an honest review.

What a great enemies to lovers story! I've read books by this author in the past but this one is definitely a standout. Drew got ownership of Blackbird Heath after the former owner passed away. Strangely, per the conditions of the will, the owner's widow was to remain on the farm property for as long as she wished. This presents a complication for Drew as he hates country living and would rather just take the cash. When Drew travels to the farm, he is shocked to see that the widowed Hester is actually young. Despite Drew's attempted negotiations, the furious redhead refuses to give in. At best, she wishes to manage the property for him while he stays faraway in London. In frustration, Drew decides to dig in his heels and show Hester who's the boss. When Drew moves into the house, an epic battle of wills ensues. The poop is literally flying.
This was the funniest book that I've read in a while. The humor felt genuine and not contrived. Hester wanted to make the spoiled city boy as unwelcome as possible. However, Drew was not the dandy that he appeared to be. As their battles rage on, the simmering attraction between the two of them continues to build. When the enemies finally get together, their chemistry is sizzling.
In addition to the humor and the steam, this novel also had its share of danger and mystery. There was even a naughty rooster named "King George." Characters from other books are mentioned but this book is fine as a standalone. I'm definitely looking forward to reading more about the Sinclair family in the future.
I received a free ARC from NetGalley and this is my honest review.

Hester Black - a feisty, redheaded, young widow determined to keep her home even if her husband left it to a perfect stranger. She’s from humble decent and knows how hard life can be, so she’ll fight him tooth and nail. How hard can it be to get rid of a gambling London dandy? She’ll show him just how comfortable country life can be!

Andrew Sinclair - the Earl of Emerson’s younger brother, has a head for numbers and likes to look sharp. He’s the perfect stranger. He has no need for a country estate, let alone a farm, in Lincolnshire. It should be easy enough to charm the elderly widow out of it and sell the property, but boy, was he wrong!

These two but heads from the first moment and they play dirty - literally - a royal rooster, mud, manure, a snake and cabbage. But all the teasing and taunting fuels more than their determination to be rid of each other. It lights a sizzling spark and an inconvenient attraction turns into steamy passion.
Strange occurrences interrupt their blissful truce, and suddenly everything changes. He knows her to be determined, but murder surely is a bridge too far. Or is it?

⭐⭐⭐⭐✨
📚 Fascinating characters, well-matched and creative in mischief and perseverance. Witty dialogue with lots of direct hits, great world building and fierce romance - these two really aren’t that tender, but very delicious! A very entertaining, grin, chuckle, laugh-out-loud funny page-turner!
The first half of this book and its MCs reminded me of JQ’s Minx, a book I love! The end however took an unexpected and thrilling turn... I had my suspicions, but I did not see that one coming!
Excellent!

Andrew & Hester. I just love this series. The Sinclairs never disappoint and Andrew like Jordan and Tamsin didn't. IDK how Kathleen Ayers manages to make you not only fall in love with the Sinclairs but also their love interests.

Hester was so not the typical FMC in historical romances. She was a hardworker but still managed to stay classy. I really dislike her name though.

Andrew was the sexy playboy card player but also a good man. In a card game against Hester's then husband, her husband had lost all his $$$ to Andrew and in a last ditch effort wagered his estate. Not wanting to take everything from him, Andrew intentionally lost the hand and ones thereafter and returned his $$$ back to him.

When her husband died (he was like 40 years older than Hester) he left the estate that he previously gambled to Andrew but wouldn't allow him to sell it unless his widow voluntarily left (which she wouldn't because she loved the estate and managed it herself to make it profitable). I think her husband had wanted Andrew to fall in love with Hester. Just my gut since it was never expressly said. He wanted to make sure that Hester was taken care of and he knew that Andrew would take care of her.

He didn't know that Hester had some crazy stalker that not only murdered his dad but also his wife and attempted to murder Andrew so he could have Hester.

I received an ARC copy of this book but the above review is my own.

The epitome of a true gothic novel complete with rivalry, wild antics and a raving lunatic. The Deadly Sins are the family of my heart. These characters is inherently flawed and utterly lovable. Drew is the aimless playboy who longs for purpose. After the banished life they were forced into, he absolutely hates the country that is until one woman gives him the purpose he longs for. Hester is the truest example of self-reliance, she has been forced to provide for herself all her life being handed from one aimless drunk to the next. It’s no wonder she assumes that is all there is to Drew, he’s tried hard to project exactly that image. But the journey to true realizations from both of them is a delightful good read. They bicker, they taunt, and they inevitably realize that in between hurtful words and lustful glances, hearts were given. I had chills throughout their undeniable chemistry. The tension was real throughout most of the story I’m it’s many varied forms. You couldn’t help but cheer on Hester in all her attempts to force Drew away, all the while cheering for their eventual match. This series continues to get better with every book.

This was another great read. Drew is a dashing gambling rake who is looking for his purpose in life. After years spent banished to a crumbling home and playing cards to help support his family Drew has spent his life since his bother became the Earl of Emerson partaking in all London has to offer. When he’s given a farm in country quite unexpectedly he finds himself faced with more than he bargained for.

Hester Black runs the farm, is quite used to drunken men wasting away what money they have and is not at all happy to find her home has been given away to yet another gambling dandy.

Forced to content with each other they both stubbornly refuse to budge and thus ensues a battle of wills as they each try to get the other to leave. I really enjoyed the back and forth and the tests they put each other through to try to win the farm. The banter was great and I loved the slow progression from enemies to lovers. I also really liked that Hester was the one in charge of the farm, capable, strong and self sufficient, her love of her home was infused into the story on every page. Slowly, despite his dislike of the countryside Drew finds himself more and more content to stay.

The plot was compelling and I the subtle build up to the ending was fantastic. I didn’t expect it to get anyone near as extreme as it did but it was quite the explosive ending! The romance was delightfully steamy but not overdone and I enjoyed learning about Drew and Hester and seeing them fall for one another.

An entertaining read with a countryside setting, banter, enemies to lovers and high stakes.

Exceptionally well written, full of drama, steam, love, romance, mystery, murderer, suspense with lots of twists and turns. A beautiful cover. This is book 3 in the Sinclair family saga, able to live up to the other two books. Andrew is a gambler who has inherited a farm from another gambler but it comes with a widow. All he wants to do is sell it and invest the money elsewhere. Hester is the widow , who has made her home and farm, a very profitable working one. Hester is not happy to hear that her dead husband left the farm to someone else but states that she can live there till she leaves. A gambler no less, the same as her husband. Andrew starts to have feelings for her as well as Hester starts to have feelings for her. Add someone who wants them dead, which adds more fuel to the story. Fabulous line up of characters. What a web of a story this author has woven, really can't wait for the next one in this series. Would strongly recommend.

Change of setting from first two books

Enjoyable and entertaining third book in this series. It was a nice change from the first two books where the Sinclair siblings spent their time in London and dealing with the ton. I also enjoy the witty premise of this series, each sibling portraying a play on words of the five deadly sins. This could be read as a stand alone but we know from the prior books that Andrew “Drew” Sinclair is far from the gambling wastrel Hester Black thinks he is. An enemies to lovers romance and not a more stubborn couple leads to a series of hijinks as Hester tries to get Drew to leave Blackbird Heath. Filled with a few twists even though I felt the author provided enough foreshadowing to see how it twist at the end. Epilogue doesn’t give an indication on whether Malcom or Aurora is next but looking forward to whoever it is.

Very good story such that having finished this, book 3, I immediately went to find book 1&2.

This book is about Drew. He is the brother to the Earl, Jordan (book 1) and his sister Tamsin (book 2).
The previous Earl died and his second family, Jordan, Tamsin, Drew, Aurora and the widow was sent to a very difficult estate in Northumberland by the heir, Barclay. To keep food on the table Drew becomes both a rake and a gambler. He wins an estate but immediately returns it to poorly, elderly owner. The owner leaves the estate to Drew with the caveat that his widow, Hester must have a home until she leaves. This sets up a clash between Drew and Mrs Black and this is the crux of the story. There is some scorching passionate scenes :)

I voluntarily read and reviewed an advanced copy of this book. All thoughts and opinions are my own.

Enemies to lovers romance at its finest. Hester is devastated to learn that her deceased husband has left her beloved farm not to her, but rather, to a man he barely knew. Drew is stunned to find he has been left a farm by a man that he met one time over a game of cards-the catch-he must allow the man’s widow to live there as long as she wishes. He packs up heading to the estate with hopes of convincing the widow to move out so he can sell the farm. Only he did not bargain on just how stubborn Hester would prove to be-or the attraction between them.

This was another lovely story featuring one of the “sins.” Drew is the lighthearted brother that from appearances seems like a wastrel gambler. But there is so much more to him! He and Hester fight both pre-conceived notions and a fierce attraction. The story is lighthearted for the most part and the flame between the two is hot! It was a very enjoyable and swift read.

after a game of cards, Andrew finds himself the proud owner of an estate in the middle of nowhere. He has plans for that estate ( which is a little more than a farm ) but such plans don’t include the stubborn widow who is overly fond of the place and not at all swayed by his generous settlement offer. But something about the estate doesn’t add up and selling it might prove harder than he thinks ( widow or not )
Hester thinks Andrew is a dandy and a wastrel, not better than her husband and devises a plan to make him leave her land alone making him see that there’s nothing appealing and lucrative in selling it and making him an offer she thinks will appeal to his gambling habits.
Little does she know that she’s way off the mark and that they have more in common than she thinks.
Each book in this series is original, heartwarming and deliciously spicy.
Too bad the Sinclair brothers are only 5!!!

This is the third book in the series. The series follows the journey of Sinclair siblings.
Though it's standalone the first two books are equally good and enjoyable.
The best thing about Ms Ayers writing is the way she portrays her female leads. The female leads are strong and fiesty and inspiring.
Hester has seen many tough days. She has worked hard for her farm. She locks herself with Andrew in a battle of will and at the same time fights her attraction towards him as well.
Andrew is unlike other historical leads I have read. Though he was the son of an Earl he had seen some dark days.
Their banter was highly entertaining.
I liked the story and look forward to read the next book.
Steam level is a bit low but the story and characters have a feel to them.

Andrew Sinclair is part of the scandalous Sinclair family who have had more than their share of financial ups and downs. Drew is beginning to realise that his lifestyle must change. The chance for that comes most unexpectedly.

Widowed Hester Black is trying everything to keep her home and farm . She has had enough of men who think nothing of gambling with other people's lives. Now her husband's Will has put everyone on the farm at risk again.

This series of historical romances concerns the siblings in one family ,so they are all connected. Because of that they are better read in order, but each has its own complete story. The characters are very unusual because of the lives they have led. I'm waiting impatiently for the mysterious brother's book. They are all exciting and very different from each other.

Great fun.

This is a most enjoyable series getting to know the unconventional Sinclair family. This is Andrew’s (Drew) story, as he obtains a farm in the country from a card game win and travels there intent on selling the property. There he finds the gambler’s young widow, Hester, running the farm and dead set against ever leaving it. This is an enemy to lovers story where two spirited and stubborn people embark on a series of pranks and schemes to force the other to give up and abandon the quest. But as passionate as they hate, they also love. In addition to this delightful romance, we have attempted murders, kidnapping , and a deranged psychopath on the loose! Not one that I could easily put down, so it had me reading way into the night!

Love this series and this novel only added to the fun and love! This series about the Sinclair family has been terrific and this latest edition with Drew and Hester only adds more flame to the fire. I especially loved Bertie and the dogs which added a whole new dimension to the tale. Can't wait to read Aurora's and/or Malcolm's novel which I hope is coming up soon! Always loved Kathleen Ayers' novels and this was no exception.

Nice Addition to the Sinclair Series! I really enjoyed this book and have been a fan of Ms. Ayers for some time now. I thought Andrew and Hester were an unlikely, and therefore, most interesting match. Hester never had a home of her own until Blackbird Heath and Andrew hates the country but now owns BH. It was interesting to see underneath Andrew's "rakish" ways and learn to understand why he hates the country so much and how much he struggled during his childhood, much like Hester. They are really not so different and it was wonderful to go along for the ride as they realize that.

What a story! Andrew meets Hester and the fireworks instantly begin, they can't stand each other. Additionally, they are both determined to cause the other to leave and never return. There is so much fun, pranks, joy in this story that's impossible to put down as you can't wait to see what will happen next. Yet besides the two of them there is evil, a villain, and stream. This is a series of the Sinclair family and if you have only read this one, I encourage you to read them all. Each is worth the small price to be fully entertained.

OMG! It's official Drew, is my new favorite Deadly Sin, I mean how can you not love this gorgeous, smart, sexy man?? Hester doesn't want anything to do with him, she's had a lifetime of men making her miserable, why can't he just leave, let her farm as she sees fit, who cares if his smiles, make her knees go weak?? This is a delicious, quick read, it's open door steamy romance, and one you definitely won't want to put down, go on now, grab this one and enjoy!

Andrew Sinclair unexpectedly inherits a farm and a widow. Quickly leaving London, he has every intention of selling the property. Of course the widow will get a settlement, but Drew needs the money from the sale to start a partnership with his friend in investments. An older widow is what he expected, but not who he got. Hester Black has no intention of leaving her property. It's her home and she works hard to make money. Besides where would she go? A funny game of Hester thinking up pranks to get rid of Drew. Chicken droppings, cow manure and a small visitor don't seem to be working on his nice boots or in his bed.
Then there's that attraction that keeps heating them up. Only someone doesn't want them to be together. Just the right touch for an enjoyable read. How the mighty do fall!
LOTS OF HEAT!
I voluntarily read and reviewed an advanced copy of this book.
