3.5 stars but this is a personal taste rating and I think this could be higher rated for others

You know what's great when you're buried in blankets and not feeling well? A delightful debut that's lower on the angst, high on the tension but also the cute moments, and features a pup that I wanted to reach into the pages and drag out so that I could snuggle with her. It wasn't a perfect debut but I'm very curious how this author's writing will progress and interested in continuing more of her books.

Allie (h) is a coffee shop owner with big plans to purchase both sides of the building where she's currently renting one side so that her BFF can open an office right next to her. Her plans are blown up when her landlord sells the building to an unknown entity, who turns out to be Luke (H), who is trying to honor his grandfather by opening a motorcycle shop with a connected bar. Luke goes forward with the motorcycle shop with the plan of opening the bar where the coffee shop is once Allie's lease runs out. Allie is immediately antagonistic towards Luke (though she's in love with his dog) and Luke is immediately infatuated with Allie. The story focuses on their shifting dynamic, the slow slide into feelings, and ultimately what Allie will do. Written in first person, dual POV. No ow/om drama and neither were virgins (H appeared to be celibate since meeting h; unknown details about their history).

One element of this book that threw me off somewhat was the lack of background on Allie. Maybe I read past it too quickly, but I don't recall reading anything about her family or her history, other than going to college with her best friends and moving to Palm Springs. In contrast, Luke had an extremely detailed background that supported his character's motivations and behaviors really well. I loved his caretaking nature and how competent he was. Allie was also competent in her business and she had a strong personality. I was frustrated with how she blamed Luke for her dream involving the building not coming true. She called him a jackass and was really mean for the first 30% of the book, when all he did was purchase a building (with no heads up from the landlord that Allie had also been interested in it). Once she had a realization moment while talking with her friends, I did like Allie more and felt like her character became more balanced. Even then though, it was bizarre that Luke showed so much more interest in what was going on with Allie than she did with him. She even thinks later in the book about how she knows so little about him on a personal level and she doesn't correct it on page!

The chemistry between Luke and Allie was built well and used a wall of windows between their two businesses to great effect. Loved every time that Luke looked up and was overwhelmed with seeing Allie and the times that Allie saw Luke and got caught up in what he was doing. Before they became friendlier, Luke would look out for Allie, but once their friendliness was solidified, their interactions showed how each cared for the other in small ways like Allie telling Luke to eat. Steam-wise, this is a slow burn to get to the physical intimacy and emotional intimacy, but once they start getting their hands on each other, whew! The spicy scenes were hot and there were plenty of them despite being in the latter part of the book.

Side character wise, this had many found family vibes between Allie's friends and coffee shop regulars and Luke's best friend and motorcycle family. Plus Luke's dog, Betty, was the best supporting character. Luke's mother and sister are also important, but don't spend as much time on page. Luke's mother was a sore spot for me in this book because of how she impacted Luke's actions. I disliked how his mother's whole side plot line was handled.

How the building is resolved and where Allie's coffee shop will be was not my favorite. I liked the ultimate solution and how Luke's priorities changed, because of course your priorities can shift. But I would have enjoyed this more if they had come to the solution a different way, possibly by a friend suggestion or maybe by Luke and Allie talking late one night and realizing how they could come together. This was a nitpicky sticking point for me unfortunately. HOWEVER, the ending was super sweet and I loved how happy and in love they were at the end. The end is a HFN ending of them living together with an epilogue a year into the future and some more cuteness. I'm sure these two will be side characters in the next book, which has Allie's BFF as the FMC.

When I first saw this book on KU, I was interested and so glad that I did. I loved the book!! It was a slowish-burn, heheh. At first I shook my head at Allie at her anger at Lucas/Luke since she put most of the blame on him and not the pervious owner who sold her dream shop to him and made him do so much work to fix the building she was acting at the moment sorta like a brat. It wasn't too bad since Lucas wasn't put off by it he tossed his own shenanigans at her to lol. The "pranks" were never mean or hurtful they were funny and cute.

Allie was getting more drawn to Lucas the more she spent time with him and his doggie Betty, it was cute they had few low angst moments like what to do when Allie had to leave since Lucas wanted her side of the shop, the sexual tension was good there relationship was a good build up!! We didn't get any spice or a kiss until around 60%, so be warned, lol.

Now, this could've been a 5 star for me, but a few things I didn't enjoy, like Lucas/Luke, was a doormat for his mom. He always excused her and paid for her things when she messed up. I 1000% believed he was going to put his foot down this time heck even Allie said few pov in her mind about the mom. I wish he had taken his friends idea and put himself first 🙄 in that problem. Also, another thing we got more of Lucas background and really none of Allies beside her wanting to own station 19 with her bestie, that's it.

Side charas are interesting.. idk how I feel about some yet. I do like Cam 🥰 I'm not 1000% sold on Devon she's idk I can't put into words what's bugging me about her.

This is a pretty accurate visual description of me reading this book. I had the biggest heart eyes from the minute I started this! Where to even begin? Our mmc is hot as sin; from his beard, muscles, the motorbike he drives, him being a mechanic, calling the fmc sweetheart, how obsessed he was with her as soon as he laid eyes on her. The mouth on this man is 🥵, the praise was * chef's kiss * he was incredible overprotective in the most caring way possible and he's a dog dad y'all! The spice was definitely spicing. I don't wanna give too much away, but it was very much hot. Luke knows what he's doing. The girls' friendship was so heartwarming, and the sneak peek into devon's book was enticing! I can't wait to read her story.
I love how addie didn't like luke at first cause of the situation they were placed into, but he was all heart eyes for her. The story with his grandad and the little quotes at the beginning of each chapter of what he told him growing up was so wholesome.
Overall, this was such a fun time. It had everything we want as romance readers; it was short, steamy, romantic, swoon-worthy, NO THIRD ACT BREAKUP and now I want a swoon worthy mechanic boyfriend who will find joy in my existence.

really proud of myself for picking this up because i took a screenshot of it like a month ago and when i do that i always forget about the book but i followed through and read this one. someone give me an award... immediately.

this was so wholesome and i loved it!!! i always find myself reading books that are popular, at least a little bit, and this one isn't all over tik tok but it should be. the cozy romance, slow burn girlies would eat this right up. allie and luke made me so happy, we love a boy obsessed from the beginning while the girl thinks they are frenemies. this book was very basic but in the best way, it had no third act break up which i adored and the plot was so fun. there was a little tension over the building which turned into romantic tension and i had just the best time watching everything play out. the coffee shop regulars were so nice to see in every chapter and of course betty!! the text message segments were so funny and adorable, along with the horoscopes! this was a super fun book with great tension and now i'm hooked on yet another series set in a small town and i can't wait to see what happens with all the characters, especially cam!!!!

Station 19 is a super cool old gas station with Allie’s coffee shop Turbine Cafe on one side, a gift shop on the other, and a glass wall separating them. Allie’s always planned to buy Station 19 from her landlord when he retired. One problem… he sold it to a stranger and crushed all her dreams. Luke is a motorcycle mechanic and has always dreamed of opening a bar in his grandfather’s memory. When he sees Station 19, he knows it’s the perfect place to — repair shop on one side, bar on the other. Until he meets Allie, the feisty, beautiful, kind woman next door, who is now his tenant until her lease runs out. She hates him. He can’t take his eyes off of her. She’s only a glass wall away.

Oh this book was so sweet and exactly as described — a spicy, low-drama romantic comedy with lots of swoon-worthy moments and no third act break-up.

It’s a slow burn but worth it!!! Luke is a goner from day one. Allie… well there’s a fine line between love and hate. Luke is hot. And works with his hands. But he’s also her nemesis… The banter. The tension. The on-page texts. Both Luke and Allie are used to taking care of everyone else and not asking for help, but they slowly let their guards down around each other. And communicate! Like adults!!

Voyeur Cafe comes out January 24 and will be on KU. Read this for forced proximity, a hot motorcycle mechanic, a blushing cafe owner, a whole cast of found family, and a very sweet pup named Betty!

This book lived up to the spicy rom-com hype! I loved the banter and wit of Allie and Luke. Such a fun, flirty and sexy storyline. Can’t wait for book #2!

This is my very first ARC read, and boy was it fun! This author definitely has promise because the vibes in this book were vibing from start to finish. I felt like it wrapped up a little fast especially the epilogue I was like oh wait that’s it? But all in all I really enjoyed this book!

Allie is sweet but also has big opinions she’s not afraid to share, and Luke thinks it’s endearing that she calls him a jackass during their first meeting.

The villain of this book is Luke’s mother, but I’m glad she didn’t come between them. Thank you Jasmine for no third act break up/miscommunication.

I’m definitely looking forward to the next book(s) in this series!

Absolutely DEVOURED this!
This was my first ARC, so i was nervous - however this is a top 5 read of 2023 for me!
The emotional maturity & communication from Luke is such a relief compared to so many of the romance books I’ve read this year.
The spice 4/5 🌶️! The praise is appropriate and realistic and SO HOT. 🥵
My ONLY complaint is that occasionally things are a bit OVER explain (gives Wattpad a little) but it wasn’t intolerable and didn’t take away from how phenomenal the story and over all writing is. I am so excited for more books from Jasmine!

New comfort book

It’s such an amazing book and it was great reading about Luke and Allie! No miscommunication and third act breakup and we love that! The idea with the windows wall between the coffeeshop and motorcycle shop is so great and I loved reading about them going from „rivals“ to lovers. This funny and cute moments were great and were building up the relationship so naturally.. The chemistry between Luke and Allie is
😙👌🏼 and freaking hot 🤭 the communication in this book is amazing and makes it even more enjoyable.. Luke’s and Allies friends are soo funny and nice and this little moments made it even better.. Can’t wait for the next book! Hopefully we will see more of Luke and Allie too (+ Betty & 🍝) 🤭

Luke’s truck isn’t here yet. Good. I get to play my favorite little game. The man is stoic, steady, and unbothered all the fucking time. No matter what I do, there’s never a twitch of irritation. But he’s asked me a couple of times if I’m having issues with my power, so I think this is getting to him. If I keep at it, he might even call an electrician.
Locking my car, I rush across the parking lot, so I can do this before he shows up. The metal door of the breaker box creaks open, and my smile drops. There’s a post-it note stuck carefully above the top line of his breakers, written in a simple, clear hand.

Morning, sweetheart.


i just think i’m too petty to have really enjoyed this, because every time he was having some kind of identity crisis over „no, i just can’t take allie’s dream” my only reaction was just an eye roll. eye rolls. lots of eye rolls. i’m sorry.

i don’t know what that was about, but from the very beginning i just couldn’t seem to like luke. i wasn’t feeling him at all.

i’m not sure how to describe it, but i felt like the writing was very „in your face”. not a big deal, but it seemed to bother me while reading this one (although i feel like i was paying attention to detail more than usual). what i mean with the „in your face” writing — i noticed it the most with devon’s character; the portraying of her as a „cold woman with a RBF” seemed to be over the top from time to time. almost cartoon-like?

Luke is the definition of written by a woman so obviously he's borderline perfect.
Allie with her friends is one of my favorite examples of female friendships I've ever read. So real and so pure 💜
The smut could have smutted earlier for me. This was a SLOW burn. But when it finally heated up it burnt babes 🔥
This book was perfect for a swoon worthy, easy and lovely read.

ARC reads are slowly becoming my favorite little treat. Everybody please take a moment for a round of applause for our homegirl Jasmine bc damn that was fun. She stayed true to her word of low angst fun with no stupid third act breakup or even stupider miscommunication. Allie and Luke are probably some of the most realistic characters I’ve experienced which was refreshing, the side characters were an absolute delight too. I saw a TikTok from her saying there will be an interconnected series from this and I am stoked to see what she does with it

This is probably more of a 3.5 than a 4 but I’m rounding up for vibes. I anxiously awaited this book after seeing the authors TikToks and I swear he was a tattoo artist not a motorcycle builder but I guess I made that up hahaha.


A cute book! It’s not perfect but it was an enjoyable read. Allie was kind of annoying at times, but bearable. Once I found out she was a Leo it all made sense. (Jk) (my wife/aunt/granddad/mom are Leo’s I’m allowed to slander them)


Nothing is really that deep other than Allies beginning insistence that Luke is an asshole and that her dream of Turbine is the most important thing. Like where are her parents? I know they gave her the money for Turbine and let her drop out of college and want her to get a “real job” but then they just don’t exist the rest of the book. It kind of bugs me that she’s apparently so successful in 6 years she can buy a building but is still working full time at her own coffee shop. The logistics don’t make sense of how she can afford to own a building but that’s the accountant in me. I don’t get how Luke can either tbh, was granddad Ernie loaded? And what was the reason other than plot to wait until he was 30 to get the money?

You can see how the two fall for each other over the course of 6 months. It’s very obvious that Luke likes her but Allies a bit stubborn until she decides not to be.

Cute but sometimes a bit millennial cringe at times like most romance books tend to be (but I will keep reading them). Introducing Rhett to set up Devon’s book was pretty obvious. And I’d like to formally bet that Sadie and Cam hook up or get together.

There’s a couple things that are small mistakes like a missing “A” at the beginning of a sentence and some weird wording about a line for a bartender. But those don’t change my rating just something I would have pointed out if I read an arc. (Did none of y’all catch that lol?)

Voyeur Cafe was my last read of 2023! Thanks to Jasmine Grace and her team for sending me this ARC!

Allie Walker’s cafe has been in half of the adorably retro Station 19 for many years, when her landlord finally decides to retire - she plans on buying the whole place. Except, he never gives her the chance and sells it under her nose. Lucas Pine can kiss her butt - because he Is the asshole her stole her dream.

She has 6 months to figure out her new dream thanks to her new... attractive... motorcycle riding... mechanic... landlord. At least he’s nice to look at thanks to the glass wall that separates their shops. OH! And his dog, Betty. Her visits are always welcome.

Lucas Pine plans on continuing his grandfather’s legacy and opening a bar next to his new motorcycle shop. However, the cinnamon-haired, curvy coffee shop owner keeps distracting him. What is he going to do with her?

“Now you look like you’re ready for me to take you for a ride.”

I was so thankful to be able to read this Advanced Readers Copy of Voyeur’s Cafe! I loved this book and I would definitely give it a 4/5 ⭐️ and 4/5🌶️.

The characters are so lovable and the pace of the book is great! Luke (our MMC) is such a nurturing, and loving man. I am a big fan of the man falling first trope and this hit the nail on the head. His praise during those spicy scenes, MMHMM yummy 🤤! Allie and Luke were truly made for each other and the banter they have is refreshing and not redundant at all. I also am a sucker for a man that rides a motorcycle and that first scene where he gets her on the bike is hot hot HOT! I had to take a quick break after that scene if ya know what I mean 😉.

Overall, Jasmine Grace (you stunning human), this debut novel is amazing and I cannot wait to read the next in the series!!

Absolutely loved this!!!!!! Firstly - huge shout out to Jasmine for sending me an arc of her debut novel I’ve been looking forward to this for months.

Such a creative concept and such a natural story. So many romance novels feel overdramatized but I didn’t get that at all from this. Allie and Luke both felt like such real characters I was eating up their chemistry.

One of the most noteworthy things in this book was how incredibly creative the epigraphs for each chapter were. Jasmine has been talking about them on her tik tok for so long but I still didn’t know what to expect and I loved them SO much.

This story had me kicking my feet at multiple times and makes me feel like I want to go open a business. Overall, such a fun low drama read I definitely recommend.

There is one way I can tell I am INVESTED in a book. The dead giveaway is if I am whipping out my kindle at stoplights to get a couple pages in - and Voyeur Cafe had me doing just that. Allie and Luke were just such loveable characters. Even with their flaws or quirks, I was able to see WHY they were operating the way they were. I loved the setting of the story, the banter, and BETTY 🥰 overall, I had a great time (& no third act breakup folks!!!!!!)

Jasmine Grace has crafted a fantastic romantic comedy, brewed with swoon worthy romance, hilarious banter, lovable characters and a pawsitively adorable pitty! I was instantly drawn into the storyline and felt like I was sipping on a latte watching it all play out!

Sweet, adorable romance!

This book truly saved me from a reading slump! Luke, the motorcycle-riding sweet man who cares so much for his people gave me hope for men, even if only the fictional variety. Allie, a headstrong but mostly kind and joyful barista who knew her dreams and chased them, inspired me to push harder toward my next big step in life, even if things don’t seem to be going my way. Truly my favorite book of the year so far, and I can’t wait for book 2!

Sweet.
But won’t remember this book in 15 minutes.

And a tiny ick… when the title spoils the story/ending of the book.

30% in and you understand how it will end.

I loved the golden retriever energy from the guy though.
He falls first. And hardest!!
Sweet book.

Will probably never think about the book again.

you know it’s bad when im wanting a 3rd act breakup. they were so boring immediately after they got together i almost DNFd. the last part wasn’t actually that bad tho idk if its bc i took a break. but it wrapped up well. needless to say i will not be reading the next books

This book was perfect from beginning to end. Their communication was top tier. I am obsessed and will probably re read this book very soon.

Luke is really great, and I LOVED everything about him, from the fact that he’s a biker to his love for his dog Betty (she’s the cutest).

Never would’ve guessed this was her first book.

Can’t wait for Devon’s story in book two
