We made a deal… one I thought I’d never make.

I’m trying not to judge myself but it’s a bit shameful.

Rent was due and I simply didn’t have it. I love the big city and I’ve done everything I could to make it. But after a rough few years, a break up that nearly destroyed me, and a personal issue that I just can’t talk about… I’m broke and hit rock bottom.

Then there’s Graham.

Richer than most could ever imagine, devilishly handsome with a charming smile, and a sparkle in his eyes that I swear is just for me.

He owns the building and now, once a month when the rent is due… he gets a piece of me I can’t believe I agreed to give.
His lips on mine are addictive and the way he groans my name in pleasure is scorched into my memory.

In January 2016 Willow was staying up late with Evie and just thinking of all these stories. They came to her constantly so she finally sat down and just started writing. She always wanted to do it so she figured, why not? Today Willow cannot be happier for making that decision!

When Madelyn Cunnigham’s fiancée leaves her, she must get creative with a way to pay the rent.

I’m a little feral for this book, to be honest. I legitimately devoured it. A unique storyline that could’ve gone badly was perfectly executed. Our leads were likable from the start. There was no third-act breakup. We got first chapter spice. And there was a HEA. Couldn’t have asked for more!!

This was a really good read, would’ve been great if the story didn’t feel rushed and the characters had more depth to them both as individuals and as a couple.

Aside that, I really did enjoy this book. I love Graham and Maddie as characters and as a couple. They had sizzling chemistry and some very steamy moments.

I just wish there was more to this couple and their story *sigh*

The heroine: Madelyn (a.k.a. Maddie) - she lives in New York and just got engaged to her boyfriend Kevin. She thinks her life is perfect. In the past she lived in a small one-bedroom apartment and was depressed after a breakup, but since she met Kevin, things had been great. She moved into an exclusive and expensive apartment with Kevin, and he didn’t want her to work so she volunteered at a few charities. However, after she finds out he had been cheating on her, he moved out of the apartment, leaving her alone to pay the rent with no job to speak of.

The Hero: Graham - he grew up poor, with his father working himself to death just to pay the bills. Graham told himself he would be different and now he owns multiple high-end apartment buildings and is in talks to purchase more. One night when he is in the elevator in the building where he has his office and his penthouse, he sees Madelyn and Kevin and he is extremely attracted to Madelyn.

The Story: When Maddie can’t afford her entire rent payment, even after selling all of her jewelry, she calls the building owner to try to make a payment arrangement with him, since she can’t afford to pay the rent or to break the lease, or to get a new apartment. Graham comes up to her place and is surprised to find the woman he couldn’t stop thinking about. When she says she will do anything if he could forgive her the $500 she can’t pay. They decide that they both want the same thing in exchange.

I am not so fond of the way Maddie so readily put out the option to do “anything” for his help with her rent, then it happened again. To me, it is akin to prostituting herself and if I were her, I would think that Graham might be wondering if it wasn’t the first time she did that. Though I have to admit this one was plenty steamy and I liked the attraction between these two characters. Though both of them wanted something more than the arrangement they made, they were both afraid to ask for what they wanted. This was mostly a relationship story with just a few other related storylines, and I enjoyed it.

This audiobook was told in dual points of view via dual narration and was narrated by Lee Ellis and Kiera Stevens. Kiera Stevens is one of my favorite female narrators. She has a youthful voice which I really like, and she always sounds very natural. Lee Ellis has a nice deep voice, which is what I like for the Hero. I enjoyed the narration on this one quite a bit.

okay so i've been wanting to read from this author for a while, and i am a little disappointed ngl.

it was a quick and easy read. the plot was okay, the writing was meh, there were a couple of editing/writing mistakes that made me a little confused. just not much to really say about the book.

good palette cleanser though that's for sure

This was a steamy read. Definitely on the light and frothy side, and not very taboo despite the whole rent for sex exchange.

I kept wanting the FMC to get her own nest egg sorted, but I guess that sort of stuff doesn’t fit into the swept off her feet by a hot and devoted billionaire trope.

This Instal-love romance is absolutely STEAMY. Graham and Maddie’s fast paced love story is a true delight. From beginning to end they will consume you. That first encounter/glance in the elevator sealed the deal and felt electrifying!

The undeniable chemistry between Graham and Maddie is sinfully sensual and entertaining.
These characters are positively FASCINATING and CAPTIVATING.

Romance readers, if your looking for a deliciously dirty talking, dominant and sexy book boyfriend that will leave you hot and bothered, you are going to LOVE Graham Maxwell. HOLY HOTNESS!!
As for Maddie, GO GIRL!! I freaking enjoyed her. Her personality is so endearing and flirtatious.
The arrangement that these two enter into is passionate , enticing and life changing.
Graham discovers how lonely he was before he met Maddie… finally he’s found someone to share his life with and come home to. After all those toads she has kissed Maddie has found her true love.
What a very tantalizing, sizzling and beautiful story to lose ourselves in!!
Congratulations Willow and Amelia on a REMARKABLY STUNNING book!!!

Get that hydration In because you’re gonna need it!! When Maddie Cunningham needs to make rent, wealthy building owner Graham Maxwell offers her a way to stay in her place. A little trade you could say…herself for the rent…it’s not like he is an ogar so why not! Woah! This is one Sizzling arrangement! These two may go into this as a one time deal but once could never be enough. I loved the connection these two have from the start in this fast paced steamy romance. Told In Dual POV

It was really good, fast and spicy read….chef’s kiss 🤌🏻🥵
Garaham and Maddie, or Madalyn like Graham liked to call her went from “making a deal with the devil” to wonderful couple.
They started with a bang 🔥🔥 from the very beginning and in the meantime, they started developing feelings towards each other.
Graham’s whole mentality changed when Maddie started to become more than just a girl he saw months ago in the elevator and made a rent deal.
No matter what - deal or no deal - they made room and pages really hot 🥵

Sealed With A Kiss by Willow Winters and Amelia Wilde packs an emotional punch and will leave readers satisfied with the angsty romance between Graham Maxwell and Madelyn Cunnigham. I never saw this writing duo coming and I completely devoured this book. Graham and Madelyn's story was a unique and refreshing take on the landlord/tenant with benefits and damsel in distress tropes. Graham was Madelyn's hero and knight in shining armor—even if it did take him a while to realize that. Their relationship was incredibly sexy, heartbreaking at times, but also forbidden because it wasn't considered normal by any standards. While I would have preferred more character development for Graham and Madelyn, I was still invested in them and their relationship. I also found Madelyn to be a relatable and endearing character because despite her bad situation, she was a hopeless romantic and had an optimistic outlook on life. Graham was intriguing, handsome, and mysterious, a combination that was deadly for Madelyn. Their first encounter with each other was electric—you could feel the tension and chemistry between them.

In the end, I enjoyed this steamy billionaire romance between two people who were always destined to be with each other. While their relationship started out unconventional, it didn't take long for it become more. There was also the taboo/forbidden aspect, which had the potential to be yikes but it just somehow worked for Maddie and Graham because they both wanted it and had been attracted to each other since the beginning. No cheating whatsoever, unless you count Maddie's ex-fiancé being the scumbag who cheated. Thankfully with him out of the way, Graham was more than happy to take his place. I really love their relationship, especially how angsty it got. This book also takes place in the world of Tell Me You Want Me, Suzette and Adrian's story, which really surprised me. Fans of Willow Winters and Amelia Wilde will love this book and I highly recommend Graham and Maddie's story to anyone who is looking for an angsty and sexy unique take on the strangers with benefits trope between a heroine who wears her heart on her sleeve and a workaholic hero who comes to the realization that he cannot live without her.

Maddie is in dire straits. She’s just found out the man who recently became her fiancé is cheating on her and now her rent is short and she’s unemployed🙈

What’s a girl to do? She contacts the building owner…and oh boy, it’s the man she met in the elevator six months ago…and he’s even more handsome up close.

So what’s a girl to do? Offer the building owner a deal he can’t refuse, of course😉

An interesting short tale that I enjoyed and was a quick read❣️ I’m looking forward to Suzette’s story next. I received an advanced copy and voluntarily leave my honest review😍

I received an ARC for an honest review.

This was a spicy, but quick read. I loved Graham and Maddie. Their "arrangement" was a great spicy A+ for me. And I love how neither wanted to catch feelings, but couldn't help it. And how when they first met it was like kismet. And I was so there for it! I would have loved her Ex to have seen them at some point. And I love the dual POV!! I couldn't put this book down, it was the just what I was needing to help kill time traveling.

This book emotes a feeling, that feeling wraps around you from the first words, seeps in, and keeps you captivated. The dynamic between Graham and Maddie is heady. The book feels heavy, but it’s heavy with need and want. Each word pulling you in deeper.

Graham Maxwell is a self-made success. His parents just got by when he was young and he works round the clock to never know that feeling again. But, despite all that he has amassed, life can feel very empty.

Maddie (Madelyn) Cunningham thinks she has it all, until her fiance’s betrayal has her world crashing down. She has tried to keep her head above water, but desperate times call for desperate measures. Short on rent she approaches Graham Maxwell, the man who owns her building. Only to come face to face with the man that she encountered on what should have been one of the happiest days of her life, the man who had her head spinning.

Graham, who hasn’t been able to get Maddie out of his mind, is more than willing to work out an arrangement with Maddie.

One arrangement becomes two, but the arrangement is just a farce for what both of them truly want.

Ohhh that was deliciously smutty! The age old premise of paying for things in ‘trade’ ;-). Even though this story is of course highly unlikely in real life, I enjoyed it for all its OTTness. Both MC’s weren’t looking for anything long term, but accidentally fall for each other pretty quickly. It takes them up to 75% of the story to admit it though (but their actions show it way before that). Lots of chemistry, lots of protectiveness and possessiveness from the H, lots of sugary sweetness and spicy steam! I read this puppy in one sitting!

Sealed with a Kiss is the perfect book to curl up with and read in one sitting. The second that Willow Winters announced she had written a new book with Amelia Wilde I knew that I had to read it. Their writing styles complement each other so well, always creating a captivating and immersive reading experience. With its compelling characters and tempting romance, Sealed with a Kiss kept me hooked from beginning to end. My only complaint with this story is that the relationship felt a bit rushed. I wish we could have witnessed more of Maddie and Garret's relationship, especially after they got engaged. Despite this, Willow and Amelia skilfully capture the intense chemistry between Maddie and Garret, making their love story undeniably captivating. The moments they do share together are filled with heartfelt emotions and leave readers yearning for more glimpses into their future as a couple. The authors' ability to create such strong chemistry between the characters is truly impressive. The way Maddie and Garret's love story unfolds is both believable and enchanting, making it difficult to put the book down. It would have been even more satisfying to see their relationship develop further, but overall, Sealed with a Kiss is a captivating read that will leave readers eager for more from Willow and Amelia.

My first ARC and my first book by Willow Winters! This starts off as a fun romance with an interesting premise and ends as pretty deep, with empathetic characters and a fantastic HEA.

I loved how much of Graham's perspective we got in this. And it was so nice to see him genuinely care about her wellbeing while still fitting that stable "alpha male" trope. He really was her rock. And I also loved how Maddie was her own person! There was a lot of emphasis on her having her own life and career, and not make her identity her relationship status, and Graham supporting that. Woohoo! Independence! I know, the standards are pretty low for indie romances bc they tend to be more "I own you", but this was so good! Really held up.

There were grammatical errors, especially at the beginning, but my copy was an ARC so that may be fixed in the final edition. 4 stars instead of 5 because the pacing and formatting wasn't my favorite. But the characters really grew on me :)

Overall, would definitely recommend if you're looking for a light/medium romance. It's a taboo topic but the romance itself is very sweet. The first encounter is not dubcon/prostitution, it's clearly consensual and wanted for them both, and I love how that was emphasized, that she does like him and isn't forcing herself into a non-consensual situation out of desperation.

If you’re looking for a slow burn, takes a while to get to the spice book, this is not the book for you. This is, however, the book for you if you want to jump straight into the spice and have a couple that faces pretty much no obstacles. Graham and Maddie are attracted to each other right away and go through practically no drama or hardships, the only thing close is a misunderstanding the use of their safe word. It’s much different from the other works I’ve read by Willow Winters! All in all it was a good book if you’re looking for fast paced and spice!

I loved Graham from that very first glimpse in the elevator. Maddie you can’t help but to be pulling for her and love her, because of everything that she has been dealt in life.

The only complaint I have is that their relationship and this book felt rushed. I wished we could have seen more of Graham and Maddie together once engaged.

Omg, this book? EVERYTHING! I am a massive fan of Willow, there’s no hiding that, and Amelia became a fast favourite over the last two years so when these two write together I know it’s going to be an epic story and this book did not disappoint!

When Maddie needs to make rent a wealthy billionaire called Graham offers her a deal that she has no choice but to accept so she can stay in her place and I mean, it’s not a bad deal, the “deal” I’m sure you can figure out.. and really? The deal isn’t such a bad deal, is it? he’s a sexy-as-hell billionaire.

It was only meant to be one time but once wasn’t enough and oh my god, this chemistry and heat between these two is on fire! The connection between these two was strong and I couldn’t help but fall in love with them as the story progressed and their relationship grew.

This book was STEAMY… so freaking steamy and so freaking good. I did not doubt that it wouldn’t be amazing! Everything these two authors write always is.

You need this sizzling hot romance in your life!

A great short story of Maddie and Graham. This story gave me Pretty Woman and Fifty Shades of Gray vibes and I was all for it! Maddie’s love and work life is not where she saw herself until she meets Graham. Graham is all about closing the deal and no feelings until Maddie. It’s spicy dominant and sugar daddy goodness. I got lost in dreaming of my sugar daddy.

I absolutely loved this hot and steamy read.
Everything to Graham is a transaction until maddie.
Once i picked this up, i could not put it down. It's one of my favourite 2023 reads. I read it well into the early hours.
Go pick this up now. it's a must-read.

When Maddie and her boyfriend break up, she is left with no money and rent that needed to be paid. Graham, the owner of the building and Maddie meet and sparks fly. When he learns she can’t make the rent, he has the perfect solution. Will this turn into something more? Fast-paced read with loads of drama, suspense, and sizzling chemistry. Great characters and a steamy and entertaining read. I loved it.

Maddie and Graham were definitely a cute couple! I found myself rooting for them they were multifaceted and needed to find one another to grow. I love a he falls first romance especially. I did like the dynamic of the book especially the debt repayment. It may be because the book is on the shorter side but I found myself wanting more depth for a lot of the plot points.

The HEA was very swoon worthy which definitely made reading worth it I just wish it could have been a longer read with some more depth and angst.

This is a decent book for the plot, the characters were a little lukewarm and not as developed as I like. Willow Winters usually does an amazing job describing her characters and their arcs, but this time it felt a little copy-cat. Overall good story, good romance, and decent characters.
