When the woman of my dreams finally becomes available, all bets are off.
I lost a bet to my older brother. My evil, life-ruining older brother. (Okay, maybe that’s a little over-dramatic).
Now I can’t go on a date for FOUR months. I can’t even touch a woman. No hand holding. Forget kissing.
I’m walking the straight and narrow (AKA dateless and lonely) just fine. Until my best friend (the woman I’ve been pining over since college) gets her heart broken.
How can I say no to those big, gorgeous blue eyes when she asks me to fly to Vermont to attend her sister’s wedding with her? As her fake boyfriend.
Yeah, all bets are off. (Don’t tell my brother).
It’ll be easy… pretend to be my best friend’s boyfriend without holding her, kissing her, or falling even more in love than I already am.
But when we end up having to share a room at her family’s cabin, the line between real and fake becomes very blurry…and very tempting.
This closed-door romantic comedy contains mild language and references to alcohol. This is book four in the Under Kansas Skies Series, and will be most enjoyed if read after Check Mate.

A friends-to-lovers romance with some incredibly sweet one-sided pining, secretive love notes, flashback chapters, and antique spoons! Gosh, the antique spoons! Adorable.
I'll admit, I wasn't sure about Brooks initially. He was kind of ... full of himself. But I very quickly warmed up to him. I loved the unwavering support and encouragement Brooks showed towards Molly—something she really lacked from her family. He truly cherished her. And with the two being co-owners of a medical engineering company, there was also a fun sprinkle of workplace romance!
As the story transitions into a fake dating, one-bed arrangement, the tension builds and BUILDS. This one gave me so many giggles too, mostly thanks to Brooks's collection of quirky printed boxer briefs.
I enjoyed this so much. The cherry on top was all the Windell family interactions! They're the best.
Rating: ⭐⭐⭐⭐ Steam Level: 🔥 (kissing only) Trigger Warning: cheating (side character) and brief mentions of body shaming
Brooks and Molly have been best friends ever since meeting at freshman orientation at MIT. Since Molly was in a serious relationship, Brooks never had a chance to leave the friend zone with her. But now everything is about to change. When Molly finally breaks up with her boyfriend, she asks Brooks to pose as her boyfriend at her sister's wedding in Vermont. He's hoping this will finally be his chance to land his dream girl, and she's just hoping to survive her overbearing family and cheating ex-boyfriend. Can Brooks provide the support Molly needs and win her heart in the end?
I've been looking forward to Brooks and Molly's story ever since it was teased in book 3, and I think this book might be my favorite in the series. I liked how we had a good explanation for why they had never dated in the past, and it was fun to get some flashbacks showing how their friendship developed. Poor Molly had a lot to deal with in this book, but she was still a strong female lead who learned from past mistakes and was able to show strength. Brooks was just the sweetest. He always seemed to know what Molly needed, and I was definitely swooning when he gave her some special, secret gifts throughout the story. He also didn't come on too strong or push the boundaries of their fake relationship. While I sort of wished we got a kiss or two earlier in the story, I really liked how the emotional intimacy was the focus of their romance. And I was glad things didn't progress too quickly right at the end. I'm sad to see this series concluding, but I'll be looking forward to what Leah Brunner has coming next!
✨ Rating: 3.5⭐️ 🫧 Vibes: longtime friends with unspoken feelings 🎶 Song: adore you - harry styles 📖 Favourite Quote: "I’ve never felt so seen, so loved, and so content. Because here I am, with my very best friend in the world." 📚 Would I recommend? meh 💬 tldr thoughts: This could have been so much better if the characters were so snobby.
In the package: 📦 friends to lovers 📦 fake dating 📦 he falls first 📦 closed door
Plot: Brooks and Molly have been best friends since college but he's been in love with her ever since they first met. Now he's going to pretend to be her fake boyfriend at her sister's wedding in Vermont in the hopes that it turns into something more.
Thoughts: I love billionaire books but not when the characters are extremely out of touch and snobby and a lot of them were in this one. The FMC was a little more down to earth but at times, she was frustrating. The MMC on the other hand was SO swoony 🥹 the amount of yearning was out of this world. AND THE SPOONS WITH LOVE NOTES?? Are you kidding me 😭
Do you ever spend a whole day reading a book and just love it? That’s how I felt here. This was a fast paced read filled with lots of friends to lovers angst that I have been waiting to read for months. I loved Brooks and Molly’s story. They ended this series beautifully!
I loved Molly’s character arc. I tend to struggle with ridiculously dramatic, wealthy type family backgrounds and while yes I did have to push past that a time or two, I thought overall it was written well. Molly learned to find her own ground and when she stood up for herself (and Brooks) it made me want to give her a high five. YAY for boundaries!
Brooks is the goofy guy we’ve seen across all of these books and I enjoyed getting his POV this go around. His personality is so fun and let me tell y’all I was straight swooning at all of the little things he did for Molly. I love little gestures and they’re plenty here to melt your heart.
The faking dating, one bed, and friends to lovers tropes were all highlighted well. I did notice a few repetitive inner monologue scenarios, but in the end. I truly loved reading this and it was the best book for me to pick up.
I was looking forward to this book and it did not disappoint! Another one day read that had me smiling, laughing, and yelling at them to kiss already! I love when I read a friends to lovers and you can feel their comfortable intimacy. I felt it with Brooks and Molly. Molly was exactly what I wanted for Brooks. She’s beautiful, classy, and so smart. Brooks is thoughtful and loving and has a great sense of humor. Watching these two come together was everything I wanted and more.
I received this ARC in exchange for an honest review
I somehow managed to read two back to back fake dating romances and this one was my favorite of the two. I really enjoyed the character’s chemistry. While this book does happen during Christmas, the focus is less on the holiday and more on other events in the character’s lives. Leah Brunner is one of my favorites, her books never disappoint 👏🏼
Tropes: friends to more, he falls first, only one bed, billionaire romance, pining, fake dating
Soooooo stinking cute and might possibly be my new favorite in the series! Molly and Brooks story a sigh-worthy stars in your eyes kind of romance with great character arcs, fun dialogue and awkwardly fun moments, and so.many swoony.scenes. (Don't worry - it is a clean romance!)
This is technically a friends to lovers story but combined with unrequited love and fake dating tropes and mixed with forced proximity, he falls first, and of course, the one bed, it is a seriously magical combination!
Brooks comes to Molly's rescue and agrees to be her date for her sister's wedding...in which her ex-boyfriend is the best man. Molly's family is obscenely wealthy but are messed up in all the ways that count. I love how protective and supportive of Brooks was of Molly and that she learned to stand up for herself to her toxic family.
I loved that we get Brooks' POV because his personality is even better than I imagined! He may be a fun loving guy who makes crazy bets with his brothers, but he is also thoughtful, intelligent, and supportive. And sweet! Because any guy that would go the extra mile to make a girl feel confident and loved without even trying to take credit for it is a winner in my book!
This takes place at Christmas but the holiday is not the main focus of the book. This was an endearing, swoony romance that I will be picking up again. Probably more than once. Okay, yes, I will be reading this one over and over because it makes my romance-loving heart oh so very happy.
I received a complimentary copy of the book but a positive review was not required.
TW: controlling parents, eating disorders CW: a few mild swears, mild innuendo
Oh Brooks will forever be a book boyfriend!! *swoon*
I looovvee a good “best friend to more” story! Then add FAKE DATING, one bed tropes on top of it?! Slap some butter on me and call me a biscuit. IM SOLD!
Brooks & Molly were so cute together and I loved the college flashback scenes! There were just enough of them that you can see their friendship building, but too many that it pulled from the main story.
I ADORED how honest and REAL they were with each other! They didn’t worry about their families, their money, or anything — they were just themselves! AND THEY HAD GREAT COMMUNICATION!!
I wish Molly had stood up for herself a little bit sooner, but I feel like the moment she did really did shine and it was important to her character!
I LOVE the Windells and I’m going to miss them wholeheartedly, but I’m glad rereading is a thing! I CANNOT wait to see what Leah has coming down the pipeline!
ALSO!! If you get the paperback SCAN THE BARCODE and read the bonus epilogue!! It’s 20 years later, and it made me heart so happy!
I LOVE FAMILY CENTERED BOOKS SO MUCH! 4/5 stars
*not cf, closed door with mild language*
*I received the book from the author**All opinions are my own*
KindleUnlimited is a great place for fluffy holiday romcoms. I grabbed this one because the cover was cute and the premise seemed wholly implausible which is how I like my romcoms, a little unrealistic. And this had that in spades. The two main characters are rich, entitled snobs who met in college and became best friends. But all along the guy has carried a torch while the girl was oblivious. Cut to her recent breakup and her sister’s wedding where she will face her ex. So why not bring a fake boyfriend? Oh and when they get there, to the ski mansion, there is only one bed. Neither one of these folks thinks, ‘Hey, I’ll get a hotel room.’ 🙄
Despite those silly details, I did really like how respectful the characters were and how well they knew each other. They had fun, intelligent banter and the while the beats were predictable, it was a good escape for a few hours.
(4.5 Stars) I’ve had “read books by Leah Brunner” on my goals list for ages, and when I saw the adorable new cover for Cabin Mate, I knew it was a sign. I’m so glad I picked it up because this friends-to-lovers romance was absolutely perfect—sweet, swoon-worthy, and endlessly entertaining! Brooks made a bet with his brothers: no dating or touching a woman for four months. If he loses, he has to streak through their mom’s country club garden party. Confident he could stick to the bet—especially since the only woman he’d risk it for is his best friend and business partner, Molly, who’s been dating a billionaire jerk for years—he’s sure he’ll win.
But when Molly discovers her boyfriend cheating on her just before her sister’s wedding (where he’s also a groomsman bringing the woman he cheated with), she’s desperate to avoid the humiliation of showing up single. She asks Brooks to pose as her boyfriend for the weekend, and he’s not about to turn down the chance to “pretend” to be in love with Molly. Of course, this means spinning an elaborate web of lies, but Brooks’ “business trip” excuse is the least of their worries. As the wedding unfolds, secrets—and feelings—begin to spill, and everything is about to unravel.
This book hit all the right notes for me. Brooks and Molly’s friendship was deeply relatable, and Brooks’ years of sweet, quiet pining made my heart melt. The cameos from other characters in the series made me immediately want to start reading from the beginning. While the millionaire/billionaire subplot added tension, the romance itself felt grounded and genuinely heartfelt. This closed-door romance is filled with electric chemistry, hilarious antics, and tender moments that will leave you utterly charmed.
🎧 About the Audiobook 🎧 At just 6.5 hours, the duet narration by Eleanor Caudill and Jamie Renell is delightful. Their performances bring Brooks and Molly to life with warmth and charm, making this a truly fun and engaging listen.
This book 😍😍😍 So adorable!!! It’s a best friends to more and if I can say I happily gave it 5 stars, it has to be pretty dang amazing. Friends to more is one of the hardest tropes to land, in my opinion, but when done correctly—like Cabin Mate— it is spectacular.
I love Brooks and his goofy quarks. We get to discover all the fun animal print (think corgis and Scottish Coos) bow ties and boxers he wears.
And Molly girl ♥️ I love the smart and vulnerable sweetheart that she is. She comes from the beyond rich family (they both are wealthy, but she’s stupid wealthy) that have quite the twisted view on healthy relationships. Just recently broken up with her long time boyfriend. Oh and did I mention her ex is the best man at her sister’s wedding that she’s the Maid of Honor for??
Fake dating, hidden relationship (Brooks has a bet to uphold with his brothers), one bed, he falls first, he’s always loved her, secret admirers, the SWEETEST moments.
This is the whole package. It’s set during Christmas, but you won’t feel overwhelmed with Christmas themes, they’re not the focus.
I don’t know what else to say to get you to read this story, but it’s absolutely adorable and you should most definitely grab it. Now. ;)
“I will always be the guy on your side. Protecting you … whatever you need. A stupid bet won’t change that.”
I am so sad this series is over, I loved the Windell family so much. I am going to miss them. They were just the best family and such adorable love stories. I was so excited to read Brooks' story though! He has also been a fun side character through the other books. I loved his flirt side but loved seeing behind that flirty facade.
I love in a friends to more story when the MMC has the first crush. I find it super adorable. And I loved seeing this side of Brooks after reading about him in the first three. What I also love in a friends to more is always the closeness and comfort the MCs have with each other. Molly was so great and I loved the growth her character went through. There was so much to her that Brooks could see behind the image she was portraying and I loved that he knew her the most. Watching Molly see Brooks in a new way was perfection. I love Brooks and Molly so much, they were adorable together. Brooks, he is definitely in my top 5 MMCs. Protective and sweet, a perfect combination!
I adore the Windell family so much, they get me every time. And that epilogue was comedy gold!
best friends to lovers is forever my comfort trope, and molly and brooks are so freaking cute. their friendship is the sweetest, and you can just feel how much they care about each other in the little things.
brooks is that guy. i love his personality! he’s so goofy, fun, and caring, and i couldn’t get enough of him. he knows molly SO WELL like, he keeps her favorite ice cream in his fridge just in case she needs it. the way he really wants to steal little touches but holds himself back is so adorable. it’s so clear how much he adores her, and it made me swoon so hard. and the way he falls first? i’m SCREAMING. he’s so down bad for her, notices every little thing about her, and adores her so much it made me swoon!
molly is such a sweet and kind girl, i love her development and how she started standing up for herself. the way she loves brooks just for being himself is very sweet too.
plus, the fake dating trope just made it even better! all the tension and sweet moments had me smiling a lot!
Molly and Brooks 🤍 I enjoyed so much watching things unfold between the two of them. The way Brooks loved and cheered for Molly from day one had my heart locked down. This book made me laugh out loud, swoon, and appreciate how attractive an emotionally intelligent man really is.
I would like to thank my extensive knowledge of Gilmore Girls for providing me ample resources for wrapping my mind around how Molly’s insanely wealthy family could be so incredibly ludicrous. Huntzberger family vibes, y’all!
But really, being back with the Windell family was a real treat, what a happy, hilarious, perfect ending to a great series.
CW: a few mild swears here and there, innuendo, closed door romance
Thank you to the author, Leah Brunner for an ARC copy of this book!
"Nothing wrong with them really, other than the fact they’re not Molly Vanderbilt"
Friends to lovers trope isn't usually my cup of tea and i though it wouldn't have much build up as characters know each other fully but I guess this trope is a lot more about the feelings, insecurities and pining which I truly enjoyed and @leah.brunner.writes did an amazing job 😁
I always had a secret crush on Brooks from Book-1 ( Running mate ) and it kept growing on and on and While David (book-3 "Check Mate) swept me off my feet , This book was everything I anticipated, we got to see the man who Brooks is and Oh boy! My teenysy tiny crush morphed into fully grown book boyfriend fantasy 😂😌
I really enjoyed Brooks and Molly's story, it was like getting to know each one of them, because they're both dope rich we write off such characters but it felt nice to actually read how they felt , Molly is such a sweet soul !! She is so perfect for Brooks
✧The journey of their love story was so well written, I love that there is no Miscommunication but insecurities about losing each other and a solid friendship. ✧Honestly, their friendship describes perfectly what any girl would want from a Man. Respect+ love + Adoration , They really saw each other for who they are
I was laughing out loud the whole time and aww 🥰 🥺The secret notes and gifts stole my heart 💜 📜
Some of my favourite scenes are : 🧁Cute Nick names 🎀Corgis bowties 🦄Weird Trunks 🥄Antique spoons 🥃When Brooks broke his glass with anger at disrespecting Molly ( Swoony ✨) 👗Bridesmaid dress 👨👦👦The fun room playing with kids Windell family ❤️🤍Ahh!! When Molly finally realises the TRUTH 👩❤️💋👨Mistletoe kiss ✨ 💌Secret admirer notes 🤣 The BET !! 🤣
I will miss these Windell men , this series is one of my favourites with clean romance, each story in this story is so beautiful 😍 Start with Book -1 (Running Mate ) Madden still holds a special place 😌
Grab this series if you haven't yet ! You'll definitely enjoy the Windell siblings journey , they're some amazing book boyfriends 😜
This was a sweet, friends to lovers romance. Molly and Brooks have been best friends for years, and when she finds out her boyfriend is cheating on her, Brooks offers to be her fake date for her sister's wedding.
I really enjoyed the friendship between Molly and Brooks. It was easy going and intimate, overall very sweet. Her family was absolutely awful, so that made it tough to read at times. This was promoted as a holiday romance, but the only holiday-ness about it is the sister got married before Christmas. So I wouldn't classify it as such.
Cabin Mate is the first book in a LONG time where I stayed up past midnight because I needed to finish it. I also immediately ordered a physical copy for my shelf. I love Brooks so much, he's my newest book boyfriend. Gosh, why isn't he real? The tropes in this novel include friends-to-lovers, workplace romance, and one bed. Molly and Brooks are the best characters, seriously! This is a closed-door romantic comedy. I loved this book so much!
4.5 stars. This whole series is just so good and Cabin Mate was no exception! This friends to lovers was done so well. Then you add in fake dating, forced proximity, and one bed and you get the best romance! The banter and awkward situations were the best! I totally fell in love with Brooks. I love that we get the whole Windell family here too and welcome Molly into the group. It was such a fun story and it had me smiling!
I love the way Leah does flashbacks - as an entire chapter back when the MMC and FMC were at MIT building their friendship and business partnership. Brooks is a swoon-worthy MMC, but the characters' funny, yet relaxed relationship with one another is what prevented me from putting the book down...and I wanted to see if Brooks would punch Todd...just once. This is a must-read. There's a bonus epilogue that you don't want to miss either.
mollybrooks nation for. the. win!!!!! seriously this was the sweetest and fluffiest book ever and i loved every second of it. the premise was enticing and the execution was done so, so well!
