The grand opening of the Albright Hotel. Two marriage proposals. And a magical Christmas season.
Olivia and Maya are best friends and sisters, newly united after last year's wild Christmas shenanigans in the town of Hollygrove.
Since then, they've transformed part of their Aunt Veronica's mansion into the glorious and ornate Albright Hotel -- a destination for all seasons in Upstate New York.
They're co-hoteliers, now. But operating a hotel is no easy feat. And the chaos has only just begun.
Robby is the top Hollygrove craftsman and Olivia and Maya's go-to handyman for the hotel's transformation. Robby has a heart of gold and a lot of love to give, but he hasn't known how to get close to anyone since his wife left him twenty years ago.
Meeting Olivia flips Robby's life upside down.
But Robby and Olivia's story is not a simple one. And when darker forces get in the way of their flourishing romance, it isn't clear if they'll ever find their way back to one another.
And a handsome pastry chef in the Albright Hotel kitchen has all the makings for Olivia's holiday boyfriend.
But Olivia isn't sure. Something doesn't feel right. Not like it did with Robby.

Her Fiancé (and Her Aunt’s Boyfriend), the Con Artists
Katie Winters continues her Frosty Season series with book 4, The Albright Hotel, the joint venture of reunited sisters Olivia and Maya in the small Upstate New York town of Harvest Hollow. The hotel used to be the Albright Mansion, and elderly Aunt Veronica still has millions of dollars, but it made sense to convert the front of the house into a hotel and reserve the back for the family. At Thanksgiving, Maya’s daughter Phoebe arrives with a handsome stranger, who proposes to her and repairs her divorce-shattered heart. The three older women (Veronica, Maya, and Olivia) don’t like him or trust his stories about being from “all over” and his assessment of the grand hotel as “quaint”. Being a startup, the Albright needs staff and has found an excellent pastry chef, Harry. He’s handsome, charming, and interested in Olivia, who’s never been married and is in therapy to discover why. The theory: she’s scared of commitment and doesn’t think she deserves a man who wants to get serious. That could be why she doesn’t trust Braxton, who proposed after knowing Phoebe less than two months! Olivia’s most recent ex, Robby, still resents his ex-wife’s decision to abandon their young sons on Thanksgiving WITH A TURKEY STILL ROASTING even though both sons are now adults, husbands, and fathers. Robby adores his grandchildren, but he’s lonely. He misses Olivia and wonders how something so good went so wrong. Olivia feels the same way, and when they inevitably run into each other, it’s awkward. Their puzzling breakup took place in Vermont at the end of a romantic week together. He mentioned marriage, she panicked and left for a walk, he went to the inn’s bar, and when she returned he was still at the bar with a sympathetic bartender and a mystery woman. After a little while Olivia returned to find the bar empty except for a young, handsome man filling in for the main bartender, Vinny. He told Olivia that the woman at the bar had invited Robby to her room and he’d gone with her. Devastated, Olivia committed the cardinal sin of calling a cab, packing her things, and checking into another inn—all without telling Robby where she was going and why. SHE thought he’d left her for the mystery woman, and HE thought she’d left the inn because he’d mentioned marriage. Disaster! In the present, Robby and his family see Olivia—without Harry—at church on Christmas Eve. When she leaves suddenly, Robby goes after her, but before they can clear the air, the service ends and Olivia’s family surrounds them. Missed opportunity! Back at the hotel, Olivia recognizes “Braxton” as the young man who told her Robby had gone to the mystery woman’s room and calls Robby to confirm the identification. Robby, who was on his way to the hotel already, arrives and tells everyone that he also recognized the pastry chef as Vinny the bartender! Olivia reveals that she broke up with “Harry” before church because it felt “off”. “Braxton” erupts into a tantrum, then heads into the hotel part of the mansion. The desk clerk says that she tried to ask him what he wanted upstairs, but he cursed at her and disappeared. Then Phoebe, who had gone to her room to mope, screams. “Braxton” had found a passage between the inn and the hotel, and decided to hide in Phoebe’s room, which has a tree right outside her window. When Veronica, Maya, and Olivia reach her room, she’s standing in front of the window, trying to keep him from escaping. Uniformed officers rush in, and one of them immobilizes “Braxton”. Olivia, who’s been to the place “Harry” rented, tells the police how to find it, and they arrest “Harry” before they’re done with “Braxton”! Those two were longtime con men and partners, and the Albright is only the current target. An inquiry to the Vermont B&B, which has closed due to missing funds, gives Maya and Olivia an ominous vision of what could have happened if the men weren’t caught. The book ends with a very merry Christmas and some confused sons, who wonder why Olivia was in their house overnight. She was there at Robby’s invitation, of course, but as they did in Vermont, they only cuddled together for warmth—and told each other “I love you”, a big step for love-averse Olivia but a dream come true for romantic Robby! Winters’ characters, even the villains, demand attention, if not sympathy. The star-crossed lovers, Olivia and Robby, get a second chance at happiness, and family friend Brad finally proposes to Maya, healing her wounded heart. Phoebe decides to quit her job and move to the Albright, and Aunt Veronica remains her matriarchal self. I began to wonder early about “Braxton”, who seemed too good to be true, but “Harry” had me fooled. I should pay attention to Robby’s “where have I seen him before?” wonderings! The review’s title comes from a comment by Phoebe about writing a book called, My Fiancé the Con Artist. Buyers will love it, just as I loved this one. Highly recommended!
The town of Hollygrove is an idyllic setting for Christmas and happy events. One such felicitous event is the opening of the Albright Hotel, a beautiful old-fashioned hotel that is the concept of sisters Olivia and Maya. All the work involved in a hotel opening is shared by the family. Olivia's daughter Phoebe is dealing with a broken heart, while Olivia has split with handyman Robby, a wonderful man who she thinks has betrayed her. What I like about this book, beside the well-delineated characters, is the plot. The book isn't only a love story but an interesting mystery. I had to read faster to learn who the real villains of the story were. It's a great book !
Lots of action at The Albright Hotel. Maya and Olivia have worked to overcome the past and open the fabulous Albright Hotel. Handyman Robby did lots of routine work and repairs. A trip to Vermont ended in disaster for Olivia and Robby. Meanwhile Maya is dating Brad. As the hotel opens, profits seem to be draining away.
The family is suspicious of Phoebe’s new fiancé Braxton and Olivia begins to date the handsome pastry chef Harry
Where is the money going? Will Olivia overcome her past and find love again? Can the magic of Christmas make things better?
Thank you to the author for this ARC. This review is my honest opinion.
Get ready for a real doozy of a read! I don’t want to over share but Katie Winters really puts an incredible spin on this story. It starts out fairly benign, then the storyline kicks into high gear; the characters become larger than life; then the crazy plot twists and turns really have you spinning from character to character—and it just gets better snd better! This crazy good story even has not one but two beginning HEAs. The Albright Hotel really belongs on your TBR shelf. It’s amazing! (I voluntarily reviewed an advance reader copy and was greatly impressed by this story!) ❤️❤️❤️
I was happy to have this book focus on Olivia. This book really fleshed out who she is and what a big heart she has! She has such a capacity for deep love, but sadly, it is always put of her grasp... there were several storylines and both somehow sent you chasing shadows in different directions and I NEVER thought they would pan out as they did. This was a heavier story than I expected, but, WOW, very exciting!! It made the end even sweeter. I read this in two sittings!
Loved this family story about Olivia, Maya, Phoebe and Aunt Veronica who are opening up the house as the Albright Hotel. Olivia and Maya find out they are sisters when Maya finds her way back to the Albright family. Olivia fell in love with Robby and on a Vermont week in the fall they end up breaking up . This will seem like a set up as you read and see workers that were at the Vermont Inn show up for employment at the Albright Hotel. A VERY GOOD READ.
Troubled past relationships make it difficult for Robbie and Olivia to fully trust. After many hours spent together readying the Albright Hotel to fruition, they have fallen, however, some deceitful people could ruin their happiness. Always a few twists and turns to find the happiness, love and special family relationships.
I love this series so much and I'm gonna be so sad when it comes to an end. I love the storyline and jyst when I think I have it figured out surprise! Love Katie's writing.
I am amazed at the stories Katie Winter’s can weave. Although this was slow at times and a little unrealistic, I loved the twists and turns she incorporated in the story, The Albright Hotel, and could not wait to see how it ended! A great Christmas Read!
Love the dream of turning the mansion into a hotel.
A realistic story of the problems involving a hotel Olivia finally got her man whose she stopped jumping to conclusions. Robby is the better man. Love that they help Vermont
Going away to Vermont turns into a breakup for one of the Albright's and her handyman boyfriend, then when they get home separately they don't talk. Things start going wrong after that but no one can figure out how. Good Read.
Great Christmas read! I love the characters and the twists in the story line! The scenery and details to places in the book are certainly realistic! Great series!
I couldn't finish this book...barely made it to Chapter 6...the characters are awful. Olivia probably got on my nerves the most but none of them made we like them.
Loved the intrigue of this one even more . Espionage and thievery and broken romances all to end with happiness . Don’t wait to read this one .get it now
The Albright Hotel is booked 4 in the Frosty Season series by Katie Winters and a nice addition
Getting ready for the opening of the hotel for the holidays but as usual chaos happens..secrets, second chances, not all is what it seems, money goes missing, heartbreak and more…
I voluntarily read an advanced reader copy (ARC) of this book from the author. All thoughts and opinions are my own.
