I’m a type-A planner. Arriving at my best friend’s wedding newly single—not planned. Off-the-charts chemistry with her much younger brother—also unplanned. Agreeing to be his roommate for a few weeks—wait, was there a plan?
Jilted by my cheating ex-fiancé and left homeless in the process, it’s a no-brainer to take my best friend Jackson up on her offer to stay in her condo in Park City. The only catch? Jackson’s already agreed to let her younger brother Beau stay there for a few weeks.
Living with Beau short-term shouldn’t be an issue, except when we meet again for the first time in a decade, our chemistry is off the charts. But Beau is everything I’m not looking for in a guy: he’s unpredictable and self-centred, a known womanizer, and incapable of committing to anything besides travelling the globe snowboarding. Plus, no guy is worth losing my best friend over.
As barely tolerating each other turns to barely restrained attraction, our relationship is pushed far past the boundaries we’ve both erected. Can we keep it casual as our relationship heats up, or are we risking every plan we’ve ever made?
Author’s Note: If you don’t like adorably possessed shelter puppies, sexy roommates in gray sweatpants, family curses, unexpected trips to Las Vegas, and steamy off-limits secret flings, this book isn’t for you. But if you like all that and a happy ending, one click to download this book.
Julia grew up on the warm and sunny West Coast, but her first decision as an adult was to trade her flip-flops for snow boots and move to Boston.
She’s been enjoying everything that New England has to offer for over two decades, and now that she’s acclimated to the snowy winters and finally found all the places to get good sushi and tacos, she has zero regrets.
You can usually find her in front of her computer, but when she stops writing she’s most likely to be found outdoors, preferably with a pair of skis or snowshoes strapped to her feet in winter, or on a paddleboard in the summer.

ABOUT THE BOOK:
I’m a type-A planner, but arriving at my best friend’s wedding newly single was not part of the plan.
Jilted by my cheating ex-fiancé and left homeless in the process, it’s a no-brainer to take my best friend Jackson up on her offer to stay in her condo in Park City. The only catch? Jackson’s already agreed to let her younger brother Beau stay there for a few weeks.
If you love Puppies, guys in just Gray sweatpants, a little banter, family curses, what happens in Vegas does NOT stay in Vegas….then you need to read this!
This was an adorable contemporary romance. These two main characters are the definition of opposites attract. They bring out the best in each other. It just takes them a bit to confess it.
Winston the chocolate lab puppy, freaking adorable! I loved that Beau was there helping her with him from the start.
Beau shows Her a completely different side of himself that he doesn’t show anyone. It’s almost like a slow burn.
Another one that I struggled with. I really had to force myself to finish this one. I didn't like Beau, he was super cliche. He is super hot, gets all the ladies, doesn't do commitment. This is so typical in romance books but it just didn't feel right in this one. Maybe because it was shoved down my throat in every chapter from his POV? Or maybe it is because he says he would teach his partner to be amazing in bed because at 25 he has mastered the art of pleasure. "I'm not going to deny that I've had enough sex to have mastered just about every aspect of pleasing my partner." He sounds like a tool. That wasn't sexy or attractive to me at all. And the late intro of Helen as a plot point really didn't sit well. Came on like an after thought. Would have felt more believable if it was woven into the story earlier. But at about the 70% mark, things picked up and got real interesting. It was at this point I felt invested and had to know where Beau and Sierra's story went. It ended up with Beau being super sweet and cute. All that to say this is another one I read while sick with the Vid with as miserable as I was my state may have played a roll in my thoughts/feelings on this one so take my review with a grain of salt.
What I'm Starry-Eyed Over: 🤩 She's not in my notes, but just know I always love when Callie Dalton narrates my books. She gives an amazing audiobook performance. 🤩 Forced proximity. Extra forced proximity. 🤩 Captivating plot and witty characters. 🤩 Unwanted physical attraction. 🤩 I love a smidge of jealousy and in Alex Kydd's voice--it's so scrumptious! (Okay, I need to listen again.) 🤩 The supportive moment that makes me so full of love and longing for them as individuals and as a couple/team. 🤩 Their neediness/unwanted physical attraction is so hot, especially when it turns into shower self pleasure. 🤩 Oh my goodness, his secret crush. 🤩 The gray sweatpants discussion with Beau's party boy personality and in Alex Kydd's voice had me smirking so big. 🤩 Winston! Pet lovers, be ready! The social media photography competition between Sierra and Beau is fantastic. 🤩 I have 🫠, yessss! and Yessssssssssssssss! in my notes, but that was back in April. 🤩 So much sexual tension while trying to have so much self control. 🤩 When Beau shows up in Vegas so Sierra won't feel like a fifth wheel. 🤩 I adore their closeness.
What I'm Wishing/Dizzy About: 💫 I hated Beau in Aspen, but his apology feels real. 💫 Why did I not write this review in April?
Oooooof this falling in love with best friend’s brother romance story took it to a whole other level. I could see exactly how this was going to end but it was so perfectly written. The author knew exactly where to hit me in my feels with the turmoil of Beau and Sierra fighting their inner thoughts and feelings during their whole story.
One of the best reverse age gaps out there! Perfectly a sweet, steamy, slow burn rom.
Woo! Out of Bounds put me through the wringer! JC had Sierra and Beau bring all the angst and sexual tension to the party, and I was SO there for it. This story had me on the edge of my seat waiting for the slow burn to finally ignite…and boy did it. Let’s just say, THANK GOODNESS FOR VEGAS!
Beau started off a full on cocky hot jerk. I almost didn't want to like him, but then he grew on me, as I started to see the real Beau. A sweet, caring man with ambition with so much more to give. He doesn’t have a lot of faith in himself and it shows. He needed someone to see that, and wanted to be with the real him. Enter the beautiful, smart and completely put together, Sierra. Sierra is Beau’s older sister's best friend, who could not be more perfect for him, even though she thought he was all wrong. I love when opposites attract and they end up challenging each other in all the right ways. When they both fought for each other in the end, swoon!
Throw in a cute and crazy puppy, a family curse, a trip to Vegas and you have the recipe for peanut butter brownies… Just kidding. It's the recipe for an awesome reverse age gap romance full of super sweet and sexy moments, and double the romantic gestures that made me melt like chocolate.
This is a snowboarding sports romance that is part of an interconnected series. Though, the story completely stands alone, I do recommend reading book one because well… NATE. Nate is the best. #ONTHEEDGE
Can’t wait for JC to bring it with Petra!
FAVORITE QUOTES “You can’t love people for who they could be, you have to love them for who they are,” Petra says, her eyes distant in a way that makes me wonder who she’s thinking about.
I don’t do relationships and I don’t stick around. Since we’re living together, I’ve already spent more time with Sierra than I’ve spent with any of the women I’ve slept with since college.
I go into the bathroom and splash water on my hot face, hoping it will help wash away the picture of a shirtless Beau in gray sweatpants out of my head.
Spoiler alert: it doesn’t work, and I’m left feeling like a voyeuristic cougar.
She pauses for a minute when I hand her the leash and my fingers accidentally glide across the silky skin of her inner wrist. I feel that touch everywhere, like a spark between us that sends lightning through my veins. Given her inability to form the next words, maybe she feels it too?
I know it’s just brownies, but I don’t think anyone has ever made me dessert to thank me for anything. I wonder for a moment if it’s because I don’t normally do things for people that require a thank you.
Sierra needed me last night, and I hesitantly admit to myself that I wouldn’t give up being the one to be there for her—especially not to have sex with some random girl I’ll never see again.
I lean down and claim her smart mouth. I kiss her like I own her, like I want to possess her. It’s a need I’ve never felt before. This is nothing like the kisses I’m used to, which are only a stepping stone to sex, a means to an end. I could kiss her all night, could keep my lips on some part of her body every minute and never get tired of it.
She pulls away from the kiss long enough to pant, “Empty. Without. You.” Three words. Three separate sentences. A perfect description of my life. I’m empty without her.
There are few things in life I know with absolute certainty, but one I’m ready to add to the list is this: I’ve never felt about anyone the way I feel about Sierra. I need her, in the physical sense, but more than that, my soul craves hers.
I pull her back to me and when her lips part for me, I kiss her like I’m branding her, making her mine. Like I want her to think of me every single time any other person kisses her for the rest of her life.
And as I come, the only word running through my head is mine, mine, mine, over and over. I want to tell her all the things I’m feeling. That I want her in my life beyond tomorrow morning, that I can’t imagine being without her, that I think I’m in love with her.
“Every day, everything I do is for you.”
“You are the best, most unexpected thing that’s ever happened to me.”
Sierra's had a rough time of it lately. She found her ex cheating on her and now she's out of a place to stay. Her bestie's getting married, though, and has an open condo. Thank God for best friends. But what happens when she finds she will have a temporary roommate in the form of her friend's younger brother, Beau? Beau who's gorgeous, sweet, and has always had a crush on her? Well, you know what happens with forced proximity and attraction, but can it last? When he's practically a nomad and she's not sure which direction her life is headed?
Beau has had a crush on his sister's friend forever now. Living with her temporarily is the last thing he needs, but he can't deny their chemistry. But will she break his heart, expose things he told her in confidence?
I loved this story. Beau harbored so much damage from things in his past, and Sierra was the perfect person to help him heal, even if he didn't realize it for the longest time. And she was the very best part of this story. I loved her big heart, her willingness to always put others' needs, others' feelings before hers. This friend's brother, forced proximity romance is the reason why I like these tropes so much.
Sierra’s life changed the minute she discovers her fiancé is cheating on her. With an obligation to be in her BFs wedding she doesn’t have have a lot of time to dwell on it. She knows her friend has an empty condo and asks if she can stay there until she can find a new place to live. Her friends says yes but her little brother will need to stay a few weeks while he’s in town training for the X Games. The last time Sierra had seen Beau was about 10yrs ago, so when the mysterious man she spotted before and was drawn to turned out to be none other then her BF’s not so little brother Beau.
Sierra and Beau’s characters chemistry was off the charts. I loved their banter, their longing and their foster dog Winston. The main thing that these two really needed to do was be honest and communicate with one another.
This was a friends to lovers, age gap, best friends brother with forced proximity romance. I enjoyed it from beginning to end!
Poor Sierra, her life exploded in spectacular fashion as she caught her fiance cheating & it also left her homeless when they broke up. She shows up at her best friend's wedding alone with no place to go, and her bestie of course said Sierra can stay at her condo, but said bestie's brother was also staying there which Sierra didn't know. Beau had a crush on Sierra as a younger man, and to some extent, it's still there before he saw her, but now that they are staying at the same place, yeah, it's going to hit a new level. They have chemistry, but it's a slow burn story as they did everything they could not to not cross a line which actually frustrated me to no end. Please understand that I'm an impatient girl, so slow burn does frustrate me quite a bit (LOL) but at least I had fun with their banter along the way as it was on point! Out of Bounds was a delightful story of a best friend's brother that I HIGHLY RECOMMEND!
Out of Bounds j is the first book I have read from this author.
It was a cute read and I love a good best friends brother book. Beau and Sierra are opposites on just about every level, including a small (reverse) age gap, and due to circumstances these two become roommates. There is an instant attraction between these, but due to all the differences they both repeat over and over in their heads as well and not wanted to cross the line, they don’t act in anything.
These two develop a connection beyond the physical, a sort of friendship and trust is formed, and they have some good banter as well. This one is a slow burn for sure, and both Beau and Sierra have internal struggles they must over come, and concerns with their families that must be addressed. In the end these two opposites may just be exactly what the other needs, helping them to thrive together and be the best versions of themselves.
I did find the book to be a bit long for my liking, in the sense it felt a little slow at times and I didn’t always feel connected to the main characters, towards the end it picked up and I enjoyed the ending a lot, watching how everything unfolded.
Idk if this has any mini spoilers or not so my apologies in advance if there are any.. Anyways.. I’m so glad that Beau got his own book because I was so curious to learn about his character after how Jackson would talk about him in the first book. After reading this one, I felt so bad for him and how misunderstood he felt and when he opened up about his feelings I was in a sense extremely proud of him for that. Sierra and Beau were a perfect match and the growth both of them had throughout the book as a couple and individuals was nice. Of course there’s still moments where I hated their decision making, but that’s just part of their story. Not gonna lie… Was seriously hoping the two of them would officially end up adopting Winston together. A good and quick read. Would recommend if you like sports romances and if you’ve read any of the other books in this series already.
Not even a little surprised that I loved this one, because Julia’s writing is always amazing, but Beau… I wasn’t prepared for how amazing Beau would be. He’s a little broken, but Sierra is just the one to help him heal. He’s a whole lot swoony, and she’s also just the one to bring that out of him.
The tension and banter between these two made the whole book for me. The “I want you and I know I shouldn’t want you but I can’t resist you and now we’re living together” was so good. Also I’m gonna say this with my whole chest—best friend’s brother beats brother’s best friend all day, and I was all the way here for it in this one.
I did this in audio and the performers were excellent. Alex Kydd is always a great choice for a reformed playboy. And I think this was my first listen with Callie Dalton, but I really enjoyed her narration and I’ll be on the lookout for more with her.
Sierra is forced to ask her friend Jackson to let her stay at her condo when her engagement ends unexpectedly and her ex fiancée kicks her out. It wouldn’t have been a big deal except that Jackson’s little brother Beau is also going be staying there while he prepares for the X games. This complicates things because of what had happened a few years earlier and Beau’s crush on her when they were younger.
Sierra tries to set boundaries and stay firm on them but when you’ve got a hot, young, athletic man walking around the place in just sweats, well that is hard to do. When she unexpectedly decides to foster a puppy things just become more interesting. Winston is the glue that brings them closer and forces them to work together. Slowly but surely their forced proximity forces the lines to blur and things become a lot more complicated but fun. I had so much fun reading this book and the tension between Sierra and Beau is 🔥.
✨Best friends sister ✨Forced proximity ✨childhood friends to lovers ✨Sports romance ✨Age Gap
At the beginning of the story Sierras life is kind of a disaster, and she’s starting over. Sierra ends up staying temporarily in her friends rental home, but she finds out her best friends brother Beau will also be staying there.
Beau is a hot snowboarding player, who has no ideas of settling down or being in one place too long.
It’s not long before Sparks fly in a forbidden (and secret) romance Between the two.
Add in the complete cuteness that is Winston (a chocolate lab Sierra fosters), and the two slowly begin to spend more time together. Both agree this isn’t a permanent thing, and they’ll just go their separate ways. But will they? Or is this the real deal?
Sierra life takes a turn when she finds herself without a fiancé or a place to stay when she attends her friends wedding. The one bright spot is that her friend offers her a place to stay however the only catch is that she will be sharing it with her younger brother who is no longer the boy she remembers but a sexy man.
Beau is an athlete who is staying at his sister’s home while he prepares for his next tour. He has always been attracted to Sierra but never thought she would feel the same way but spending time together and sharing accommodations the sparks are sure to fly.
Two captivating characters and an adorable dog combine for an enchanting romance with a little turmoil that is sure to entertain from beginning to end.
Best friends brother, enemies to lovers-ish, childhood crush, reverse age gapp, forced proximity and puppy fostering parents. All the good stuff to make a good book!
The banter, spice and, relatable moments made it for a good read! Sierra was in need of an apartment which was given to her by her BFF Jackson who also promised it to her brother Beau and didn't realize it. Let the sexual tension ensue!! Beau has had a crush on Sierra his whole life and Sierra now sees how grown up Beau is 😏
Sierra & Beau made me swoon hard! Sibling’s best friend is my favorite trope and the roommate aspect added another appealing level for me.
There was so much genuine chemistry between these two. Them trying to fight the attraction made the buildup even more intense.
There was some miscommunication, but nothing major. Jackson & Nate were a bit annoying in this one as well, but they managed to mostly redeem themselves from the first book and the early parts of this one.
Sierra & Beau worked together to turn a short-term fling into a true partnership. I fully believed this HEA.
A couple of my favorite things:
-Winston (who doesn’t love a cute puppy) -The Epilogue (oh, Beau 😌)
I thought this one was much better, and I loved both characters way more. The chemistry was through the roof, and the way things played out just warmed my heart.
So anyone that knows me, I'm a huge best friends brother trope lover! This book was fabulous. I loved Beau from beginning to end. Sierra took me some time to like because how could she be so held up on 5 years lol. 😫 I messed up, though, read this book thinking it was book 1 oops! I will have to eventually read, On the Edge. Lol.
loved the best friends little brother is forbidden trope. similar miscommunication issues from the first book but I’m loving how these all are in the same world I can’t wait for the next book already esp after the epilogue of this
This entire review has been hidden because of spoilers.
4.75/5 I love Beau and Sierra!!! Best friends brother, found love, Winston!!! The banter between Sierra and Beau was everything, just like the chemistry they had!
It definitely had some annoying parts like the constant emphasis of Beau being a man ho and some miscommunication. But overall was a sweet and swoony story, especially that epilogue 😩❤️
This is book 2/3 in a series but I ended up starting here because the tropes got me: • best friends brother • age gap (she’s 5 years older) • forced proximity/ roommates • forbidden love • professional snowboarder
+ some more fun things in the book: • family curses • a puppy/“puppygram” account
I loved this couple so much. They both had family baggage they were working through and were kind of lost and floundering.
Sierra and Beau both end up staying at Jackson’s empty condo for the same three weeks while sorting out some life stuff. Jackson has told Sierra to stay away from her brother - he’s just a heartbreaking play boy. Jackson’s also told Beau to stay away from Sierra because she’s looking for a grounded guy that she can settle down with.
Slowly the little roommate annoyances turn to admiration…longing…lust…love. I mean how long can Sierra pretend she’s not ooogling at those gray sweatpants…How long can Beau pretend that he’d rather be a wanderlust than have a home base to return to?
But it’s just a three week thing, right? Just until they both move out and go their separate ways…This can never last because no one can know…Jackson would kill both of them.
I could go on and on about Beau and Sierra. Their story was a slow burn, heartwarming love story with some well worth the wait spicy scenes.
The “awwwww” moments in there will really get you. I may have shed some happy tears a few times.
Sierra didn’t expect to catch her fiancé cheating on her the day before they were meant to return to her hometown for a wedding. but that’s how she finds herself as the temporary roommate of her best friend’s little brother.
Beau has spent his adult life traveling the world snowboarding. he doesn’t intend to settle down, but when he spends a few weeks playing house with Sierra and her foster dog, he starts to wonder if maybe he could.
Out of Bounds is a sexy and heartfelt novel that I couldn’t put down! it’s a great continuation of this series, and I can’t wait to see what’s next. •
this and that: ♡ adopted dogs ♡ best friend’s little brother ♡ dual pov ♡ family curses ♡ female friendships ♡ figs ♡ forced proximity ♡ gray sweatpants ♡ he cooks ♡ he falls first ♡ no strings attached ♡ open door spice ♡ opposites attract ♡ photography ♡ reformed playboy ♡ roommates ♡ secret fling ♡ snowboarding ♡ tacos ♡ traveling ♡ Vegas ♡ weddings •

If I take 50% off the book, I would have liked it more. I'm still wondering as to how it is possible to fall in love with a known womanizer ? You know he has another girl every weekend or in another town and yet you are still thinking he is attractive?? I think if I didn't get to read his thoughts on how big of a sex god he regards himself to be or how he has been with more than 100 women, I would have liked the book more. Also, what the hell is going on with Jackson?? I mean seriously, girl let go of the interrogation, yes he is your brother and she is your best friend but back off.... I wished Sierra could have been more straight with her and hold her ground...
