I am an admitted Grace Callaway fan girl. I’ve read 13 of her novels and novellas, and almost all of them have been 4 or 5-star reads for me. So I was stoked to receive an eARC of this book, which is the first in a new series, the Blackwood Legacy.
What I Loved
* The MMC, Lord Ethan; a handsome, grumpy, bitter man, both physically and emotionally damaged from a devastating fallout with his younger brother. But an honorable, good man. A very commanding, sexy man. Oh, and a master-class dirty talker. Damn he had his game down and I was there for it.
* The FMC, Mrs Jane Wood/Xenia Loveday; a strong, resilient young woman with a heart of gold, on the run from a truly villainous family member. She, too, was damaged in her own way, by her mother’s cruelty and a string of heartbreaking losses which forced her to lead a double life of sorts. (And she had her dirty talk game down too. I swear I would read an entire book filled with nothing but these two sharing fantasies and talking dirty to each other. Yes, they were that good!)
* The unusual, super smokin hot way they first crossed paths. Their first “meeting” was incredibly erotic and steamed up my kindle and my glasses! Sublime.
* I loved how as they spent time together and got to know one another, each gradually became the other’s “safe” harbor and it was so satisfying to witness them bringing out the best in one another. Each was a healing balm to the other’s lonely, wounded spirit.
* The little village of Chudleigh Bottoms (Chuddums) and its inhabitants added an enjoyable bit of flavor to the story.
What Didn’t Quite Work For Me
* Bloody Thom – I was initially very much into the little taste of a gothic ghost story vibe but I was disappointed that this story line devolved into what I can only describe as something that was so Scooby Doo, I half expected Shaggy to pop out and holler “Zoinks!”
Likewise with the feelings of déjà vu experienced by both Xenia and Ethan, and Xenia’s visions and sense of dreaming someone else’s dreams. These played a key role in the confrontation with the villain but I wanted more of this vibe. (Or maybe I’m still patiently waiting for the sequel to Abigail Jones?)
I’m very much looking forward to reading the stories of all of the siblings. Owen, especially, intrigued me and I can already feel the angsty goodness that will be his story.

Xenia has made a reputation for herself as Sirena, telling dirty tales for patrons of a high-end brothel—while on the other side of a curtain. Temporarily out of a job and seeking shelter, she takes on the persona of your typical housekeeper, taking a post at a gloomy mansion with a gloomier boss. Ethan is hiding away from the world after a tragedy that changed his life; and he has no time for the perky, mousy girl who can't even seem to cook. But as danger lurks beyond the walls (and maybe within) they're forced to work together... among other things.
The Review:
If there's one thing Grace Callaway knows how to do, it's write a ROMP. This is her take on a Gothic historical romance a la Northanger Abbey (which is to say, kind of a loving spoof of Gothic romance with a real, warm love story at the center). Arguably, other Grace books have actually been a little heavier on the Gothic; I'd actually call this one of her lighter outings. But you get spooky stories, you get terrified servants, you get creepy things that go bump in the night and also non-creepy things that go bump in the night by which I mean OUR LEADS.
Speaking of, if you're a fun of grumpy/sunshine, this is about as Grumpy/Sunshine prime as I think you'll ever get. Ethan's not an asshole, exactly. I mean, he kind of is, but in a sympathetic way that really doesn't get that heavy. He's not mean, he's grumpy. And with good reason, even though he needs to straighten up (and does). Xenia is sunshine personified, sweet and perky and funny in a way that Callaway writes so well. It's no wonder he's charmed by her. You, the reader, are charmed by her from the jump.
Ethan and Xenia have both been through it. As someone who enjoyed The Lady Who Came in from The Cold, Ethan's parents' book (would recommend) I was a little worried about what would have him so torn up as this novel opens. Fortunately, it did nothing to ruin the general Blackwood HEA (and I should have figured as much). But it is a very valid issue, and I really liked both the classic Gothic drama of it all and Ethan's very real insecurities and loss of identity.
Xenia... has quite a backstory. I can't give any of it away, but BOY was the climax of this novel (besides the other climaxes) crazy. Which is what I want from a Grace Callaway book. I want sexy, I want funny, I want feelings-y, I want... yeah! A little zany! In part because of the removal from the hub of London (we're squarely in Chudleigh Bottoms, from whence one of Callaway's favorite historical romance families hails) and in part because of the madcap Gothic plot, this one reads a bit more "adventurous" to me, whereas Grace's previous series had more of a mystery/potboiler vibe.
You get some secret identity shenanigans, which I'm personally into—but if that isn't your thing, don't worry. It isn't dragged beyond its logical conclusion, and honestly? Once these two are really on the same page, they're rather adorable together. They have this fun, sexy relationship, and Ethan clearly cares about making sure Xenia feels respected. There's something kind of doting about the way he cares for her, and I'm personally about it.
In all, I'd say that though there is pain and a satisfying emotional arc, this is one of Grace's less angsty installments compared to a book like Pippa and the Prince of Secrets or Regarding the Duke. There's angst, but it's definitely more on the fun and sweet side.
The Sex:
OKAY.
Grace Callaway sex scenes always stand out, but this one really goes to a different place with it. Because yeah. Xenia is a virgin. But she certainly has a filthy mind, and she put its to good use weaving erotic stories for her clients. And yes. Ethan does get in on that action.
The way it's written, especially in the scene where they... do the full nine yards with it... is both hot and fun. It's over the top in the most self-aware, delightful way possible. I was kicking my feet all the way through it.
And the more "standard" sex scenes are of course, a lot of fun as well. Callaway simply writes sex scenes like she actually enjoys writing them, which I appreciate.
I noticed more attention paid to the safety aspects surrounding sex in this one, which I also appreciated. Definitely seems to be a trend I'm seeing more of in historicals recently, and it's done here in a way that fuels the tension rather than taking away from it.
It's adventurous, it's light, it's got a bit of an autumnal thing going with the Gothic of it all. And it's kicking off a new series, with fabulous teases for the next siblings. (One of those brothers is going to destroy someone's heart. I just know it.) I am MORE than game.

Devil take it. As much as he doubted her sincerity, he had to admire her boldness and ingenuity. “In my household, the Rule of Five Seconds does not apply,” he said sternly.
My first book by Grace Callaway was fine but not exactly a hit. Callaway seems to be one of those modern HR authors who don't care much about historical accuracy and plausibility. I can live with that, but it's not my preferred kind of HR. Admittedly, I'm also not a fan of gothic novels or mystical things like visions, so those aspects didn't help either.
Another issue was how fast Ethan healed (mentally) under Xenia's care (after three years of misery) and how fast they fell in love despite the circumstances. That happens when the sex is steamy and passions meet, obviously. They deserve it though, as they are likable main characters–almost too normal, considering their tragic background.
The biggest problem for me was the overall writing style and the tone of the book. It's an easy read and quite entertaining, but it's too light to match the darkness of the subjects and the damaged heroes. I just expect more brokenness and drama from this kind of story.
This is one of the few ebooks by Grace Callaway that I've read. I mostly listen to the audiobooks (available on Kobo Plus but I ended my subscription), which is probably why I noticed more anachronisms in the book than I typically do.
The first chapter is steamy and something new for this author. After that, I skimmed through the first few chapters until their next steamy encounter. They begin an affair. His sister crashes at his house along with two of his friends. I thought the hero was going to be grumpy for a little longer, but I was surprised when he wanted to marry the heroine. She's hesitant due to her past (and evil, homicidal mother).
There are gothic undertones to the mystery, which is also new for this author. I don't know how I feel about it since I don't read gothic novels.
Wonderfully written with lots of feel. I was totally emersed in the story. Ethan was a tortured soul battling his past and present. He wants his purpose in life. He is struggling with coming to terms with his new reality. In came Xenia, a true warrior who heals him . She doesnt deem herself worthy of happiness or Ethan's love. They had great chemistry. In truth they were kindred spirits. Loved the whole Blackwood clan . So close and loyal to a fault. The parents raised honorable children. Gigi was fun and I was eager to read her story. James and Owen are waiting for their own respective stories. All in all a very well written, wonderful ,feel good story.
If you loved "The Lady Who Came in from the Cold" as much as I did, then have I got good news for you: Grace Callaway is writing in entire series starring Pandora and Marcus's kids! *Everybody cheers*
This book surpassed my expectations because I didn't think anything could surpass Pandora and Marcus's books.
The plot: This book follows Lord Ethan Harrington-Pandora and Marcus's middle son- and Xenia Loveday, his new housekeeper with a mysterious and dangerous past. Lord Ethan escapes to a village called Chudleigh Bottoms after his fiancée runs off with one of his friends (not to mention he's still grappling with a life change changing injury caused by his younger brother, Owen) All he wants is to be left alone, until he comes across mousy yet feisty housekeeper named "Mrs. Jane Wood" *hint, hint* that's not her real name. "Mrs. Woods" also happens to be the same woman he left standing in the rain on his way to town. OOPS. Despite all this, Ethan keeps "Mrs. Woods" on even though she's obviously never been a housekeeper and her food could be used as weapons because there's just SOMETHING about her: her brown eyes are really pretty and oh no! is she a red head? Ethan has a thing for red heads! And she also reminds him of the woman he's been having phone/curtain sex with at a brothel but that is purely coincidence! Right?!?
I loved this book: Ethan was my favorite genre of historical romance hero; tortured yet kind, protective yet still trusted the heroine's ability to take care of herself, he's also a pianist.... which unfortunately is my catnip (both in books and real life). Seeing him go from an angry, temperamental person to a man who was able to forgive his younger brother for accidentally ending his music career was incredible. I also loved that despite all his pain and anger you could see how much he loved his family.
Xenia Loveday was a fabulous heroine: generous, forgiving yet still stands up for herself. When she crosses a line, she's willing to apologize and admit when she's wrong. A lot of authors seem to think that "strong heroine" means that she can't ever admit when she's wrong and I think that's dumb. Xenia had a horrific childhood and she's still open and warm to others. Despite her keeping secrets, she’s remarkably honest. And when she does lie, she’s not lying for the hell of it, she’s protecting her loved ones.
She's also really good at setting up traps to capture villains. An efficient, multitasking queen.
Also, there’s no third act break up! *everybody cheers*
You don't have to have read "The Lady Who Came in From the Cold" to enjoy this book but I would highly recommend reading that book anyway just because it's great, and you'll understand why Pandora and Marcus are very much like "DON'T KEEP SECRETS FROM THE PERSON YOU LOVE, IT WILL LITERALLY BITE YOU IN THE ASS"
I can also tell that Owen's book-whenever we get it-is going to be absolutely heartbreaking. A tortured hero if I've ever seen one.

This book had all the right gothic ingredients for me: - a dilapidated (and haunted?) manor - a disguised housekeeper with secrets - a broody injured hero - a cursed village - a ghost by the name of Bloody Thom
I had so much fun reading this fun and steamy romance. The gothic vibes elevated the story, in my opinion, and made my reading journey that much more fun and delicious. I had such a soft spot for Xenia because of her difficult past, and I cheered so much when she finally got her justice at the end.
It was soooo nice revisiting the Blackwoods and getting to know their grown children 🥹 This series is a departure from Callaway's previous high-stakes spies series, but there's still a good dose of heart-pounding action during the climax. Overall, One Kiss to Desire was a great first book, and I'm so excited for the other Blackwood children to get their happily ever after!!
P.S. Since I read this book while on vacation, I will forever associate it with good memories. On that note, this is the perfect book to read on vacation!

I was super excited when I heard the Blackwoods would be getting their own series. I love Penny and Marcus from The Lady Who Came in From the Cold. Their children really take after their parents in looks and temperament.
Ethan Harrington has really suffered with an injury that no longer allows him to play the piano as aficionado, a damaged history with his ex-fiancée and strained relationship with his family he has every reason to be brooding in the run down village of Chuddums. He is in desperate need of staff to get his also run down home a new makeover. Here comes Xenia Loveday that is also running from her past and over exaggerated a bit on her resume to get a job as she was previous a salacious storyteller at a brothel.
Ethan is a Mr. Grumpy Pants and needs someone to cheer him up. Xenia dives right in to do what she can to keep her job though cooking is not her strong suit. I really love them together because Ethan just needed someone to believe in him, same with Xenia. She has been put down and abused by her mother for years and doesn’t feel worthy of love. They really needed each other and they pick each other up in kindness, care and passion.
Plot was great and didn’t think the ghost bit would creep me out like it did. I love how it played out. I love seeing James, Owen and Gigi who have very different personalities, along with their parent as well. I’m very much looking forward to Gigi’s story. She seems like a really fun and meddlesome character that is so up my alley.

A spinoff from the Blackwoods was always going to be amazing, but after reading it, I'm even more convinced and can't wait to read the full set. Ethan and Xenia's story has so many fantastic tropes, it's hard to know where to start. Hidden identities, class differences, recovering from mutual trauma, and a ghost??? Perfectly done, a fantastic couple, no notes.
Even better, you get more of the Blackwood family dynamics which was masterfully handled. Occasionally in romance series that are sequels to another book, the family will come across as just a little too perfect so that there is no question that the leads got their happily ever after, but if The Lady Who Came In From The Cold showed anything it was that Grace Callaway was intrigued by a flawed family that still loves each other and fights for each other. That remains true in the Blackwood Legacy, though I won't say the specifics because that would get into spoiler territory. Suffice to say, there's a lot going on between this family and I'm so excited that there will be four books to explore it all.
I can't wait to read what the other siblings get up to, especially James who you get a lot of hints about in this book but it's hard to say what his storyline will actually look like.

I really enjoyed this book and there were parts of it that I wholeheartedly loved. I adored the dynamic between Xenia and Ethan. I was a bit nervous at first because Ethan was so angry and snappish but the change in him as he and Xenia grew closer was profound. I loved seeing the growth and character development of both Xenia and Ethan as they learned to trust one another and move beyond the pains of their pasts. I loved that Ethan was so insistent on having Xenia trust before they went to bed, but he didn’t push her. When she was finally ready to confide in him, the whole situation was handled with no angst between the couple, just honesty and love and that sold me on this book. Ethan’s family was also top notch, and I am now looking forward to reading his other siblings’ stories, especially Owen’s.

One Kiss to Desire was a delightful read. It starts off steamy and continues on that way. I loved meeting Ethan and his siblings and getting to see his parents again. Xenia is a wonderful heroine with lots of tenacity and grit. She and Ethan are a terrific couple. As is typical with a Grace Callaway book, there's a perfect mix of romance, steam and mysterious adventures. We got to know Ethan's siblings enough to set up the rest of the stories and I'm looking forward to the rest of the series.
I skimmed most of the story, there was something missing, I did not feel the connection between the MCs. I did like the h although she kept her secrets unnecessarily.

I really liked this book not liked i mean I LOVED this book, it was everything i wanted in a story when i first applied for it i thought it was just a bout a man who needed a housekeeper to work for him at his estate, but there was so much going on that I just loved it, also the rumors about the estate being haunted by a ghost was just perfect and one of my favorite plot lines in books lol.
I think our main character named Xenia had a difficult past her mother wasn’t that nice to her, she was working as a working girl/prostitute also was afraid to tell people what she did so she made up some other past jobs that she was a book keeper to get the job as a housekeeper. I Think her relationship between her and the owner of the home Ethan was a little cold at first but he started to really have feelings for her even though he was grumpy and brooding half the time but he had his reasons and some things he tried to hide from her. When he gave her the job she lied about her age and some things about her because she thought nobody would like her for who she was, also there is a curse in the house and she kept asking him about the ghost and he kept saying he didn’t believe in ghosts. He gave her the job and told her not to go to the room at the end of the hall she would not like what she sees and she ends up being nosy and still going to check it out and he gets mad and flips out at her but then apologizes after in the middle of the story, they end up both falling in love, He tells her about his past, I think the love scenes are very spicy and the book was just very very good. This was my brilliant introduction to Grace Callaway and this tale was everything I wanted it to be! Fast-paced, action-packed, humorous, thrilling, exciting, wickedly scrumptious, clever banter and just great fun with big feelings - pain, fear, lust, love, anger, forgiveness and so much heart - real emotional struggle, real danger, colourful folklore and locals, and an excellent grand finale! Both MCs instantly got under my skin! They get off on the wrong foot, but once that spark’s ignited, they didn’t dawdle around. This book is the grab-a-fan oh-my on-fire kind of scrumptious, yet she remains a virgin till near the end. It’s so good and so delicious! I loved it! And I love it even more because there’s also growth and depth; these MCs are complex, multi-layered, tormented and completely fascinating. Add an enthralling ghost plot and you have a page-turner I devoured in one straight sitting; I could not put it down! An exquisite read I highly recommend!
Grace Callaway has been one of my favorite author discoveries this year and I've inhaled a lot of her backlist. I'm thrilled that she's starting a new series which is also a spinoff second generation series involving the 4 kids of the couple from The Lady Who Came in From the Cold. This is the story of Ethan, the second oldest of their children, a renowned pianist who, due to an accident involving his younger brother, has an injured hand and can no longer play. He's also been left by his fiancee for his best friend and is angry at the world and especially at his younger brother.
Xenia, who showed up as a. bookseller in one of the Angels books is running from her past, specifically from her awful mother who heads up a crime ring. She pretends to be a housekeeper and since Ethan is in desperate need of one, he hires her.
I loved the romance and how it played out, Ethan has a lot of emotional baggage to work through and Xenia has a lot of secrets and past trauma to grapple with. Both off these characters were struggling in different ways and found healing and comfort and a sense of home and security with each other. I'm super excited for the rest of the series and also loved reconnecting with their parents.
I wish the ending was not quite so abrupt but I also loved the 4 siblings spending time together and repairing their relationships.
A new series starring 2nd generation children of Penny and Marcus from The Lady Who Came in From the Cold. I’m glad I listen to the audio as a refresher not too long I had begun this book.
The beginning sure starts out quite different than I’ve read before in which Xenia plays as a Sister (in a brothel) and tells naughty stories in a confessional to make money to run from her dark past. She loses her job but ends up making her way to Chudleigh Bottoms the village, also impersonating as a housekeeper (but hey she really does try) to Lord Ethan Harrington who is being a recluse at this worn down estate. He has suffered a hand injury and is getting over his engagement who his former fiancée left him for another man. So he’s in a tragic, grumpy wallowing mood.
So these two are in a bit of close proximity for a bit. Ethan’s siblings and parents do appear which were fun. There’s also mystery and I will say there were some parts of the story that moved slow for me. Gigi story is next but I’m still looking forward to what the each sibling story will bring.

This is my 25th book by Grace Callaway and I have been reading her since 2016. She doesn’t write a ton of books a year (which is sad) because she writes so damn good. The last book was in Jan, 2024 and she only had one book in 2023. She is on my "favorite authors" list.
So some of you know I read a book a day or two at the most. Don’t take that it took me so long to read as any indication I didn’t like it. My parents were in town all weekend and just been so tired and busy I haven’t been able to read as much. I really liked Ethan and Xenia’s story. I heard some say in my steamy FB group that it was very different trope than usual ton stories and it definitely is but that is what makes it so interesting. The whole story line was interesting. Xenias past was also interesting and unusual from my normal reads. I like how much depth she got in both the story and characters. I really loved Ethan and Denial as a couple. I love how understanding he was to her circumstances. Just a great read.

ethan is a grumpy soul because of his past, but he’s truly a softie inside. as he interacted with xenia, she realized that life has more to enjoy and the past should stay as the past. xenia is a badass just trying to survive and avoid the eyes of her mother’s henchmen. she doesn’t have an easy life and used her talent in storytelling to spin tales of seduction as sister sirena. to earn more, she got herself hired as ethan’s housekeeper. despite the difference in stations, ethan and xenia will fall in love while uncovering the curse that plagues chudleigh bottoms.
overall, i had so much fun watching them fall in love. they got to be each other’s support system and while they didn’t know it, they were healing each other.
The dirty talk in this book from the get go. This author writes just some of the most erotic scenes. This is not a slow burn in anyway. I was loving our couple. I liked Xenia but I would have liked her to be a non virgin not cause she did sex work but just cause I’m very over virgin women. She figured out life and rolled with the punches. I was laughing about her cooking. Oh Ethan our grumpy and wronged man. I might actually say this is the first time a man’s grudge really made sense. And his family, who wasn’t to love? This book set up the series without taking away from the story we were here for. I also kinda wish there was more to the ghost story. I can’t wait for the next.
This was a fun read. There is a ghost story, arch criminal and a spicy romance. The romance between Ethan and Xania starts before they know who they other is. Ethan is struggling to come to terms with an injury that changed his life and Xania is trying to hide from her past. I like that the Blackwoods are in the story. You don't have to have read their book but it probably helps to understand their immediate acceptance of Xania. Can't wait for the rest of the series.
This is a sexy steamy read. Xenia is running from her past and looking a place to start over. Ethan is hiding out trying to recover from his injury and a jilting. The plot is very interesting as it involves ghost stories, criminals and the oldest profession in the world. Readers will love the heated dialogue between Xenia and Ethan as they share their deepest desires. Get ready to go on a wild and romantic adventure as they discover the truth.
One Kiss to Desire is the start of Grace Callaway’s latest series ‘The Blackwood Legacy’ which follows the children of Penny and Marcus from ‘The Lady Who Came in from the Cold’. I’m loving that Grace is giving us stories about the offspring of beloved characters in her latest series. A life changing injury has caused Ethan Harrington to retire to his recently acquired rundown manor in the country in an attempt to find some solitude. Not only has he lost his purpose in life but his fiancée has jilted him to wed his former best friend. He hires a housekeeper to manage the house so that he can brood in peace. But the more he sees beneath her mousy façade the more his own desires ignite. But as Ethan realises he wishes to spend his life with her – it is also apparent she is hiding secrets of her own. Xenia Loveday needs a temporary place to hide and the manor in the back of beyond seems the perfect place – if only she can stop herself from falling for her grumpy employer. For if her secrets become known he will be in danger. Additionally, the local folklore about a ghost haunting the manor and the inexplicable attacks hinting at a very real curse create complications for Ethan and Xenia. “One Kiss to Desire” is a captivating, fast-paced, and intensely passionate tale about two individuals escaping their life circumstances, only to discover that they are actually running towards their destiny. I absolutely loved it. Grace is an auto-buy for me, and I’m absolutely loving how she’s expanding the world she’s created. Ethan’s life seemed perfect until he faced a double tragedy, which made him lose his way for a while. I really loved how Xenia helped him re-evaluate his situation and realize that all was not lost. We met Xenia in Charlotte and the Spymaster and I was intrigued to see what her backstory was. Xenia is definitely not your typical Victorian heroine. She is resourceful, clever and really mired in a shady world but she did not lose her sweetness. The closeness of Ethan’s family dynamics is truly heartwarming. Even though there is a rift between Ethan and Owen, you can feel the strength of the bond in the family as a whole. Marcus and Penny have raised some remarkable children, and we get a glimpse of what the future holds for them. I’m so intrigued by James and his relationship with his wife, Evie [who is often referred to but we don’t actually meet on page]. My heart ached for Owen, and Georgiana seems like she’s going to be a lot of fun. It’s wonderful to see that Marcus and Penny haven’t lost their spark and it’s a great feeling to realise we know things about them that their children are not privy to! The world of Chudleigh Bottoms is wonderful with its quirky characters and there is always the hope that we might glimpse more beloved characters (Ambrose anyone?) since they live just up the road in Chudleigh Crest! The only thing I felt was a little unresolved was the actual fate of the ghostly lovers – we can guess but I would love to have a solid conclusion. It looks as though more will be revealed in Gigi’s story though. I can’t wait! I received an advanced review copy, and I am leaving this review voluntarily.
A great start to the new series that is a spinoff of Marcus and Penny‘s story from the book „The Lady Who Came in from the Cold“ („Hearts of Enquiry“ series) and tells the stories of their children! This installment is about their middle son Ethan who has lost his zest for life after a tragic accident in which he lost is ability to play the piano. The engaging and fast paced plot has grumpy-sunshine, secret and hidden identity, scarred hero and class disparity tropes and is full of emotion, lots of very steamy love scenes, more dirty talk, humorous banter and LOL moments, danger, action and a ghost/curse mystery that makes the story even more enjoyable. I loved the characters and the sizzling hot chemistry between them. Ethan is a scarred, brooding and protective alpha hero and Xenia is strong, brave, smart and imaginative who brings back joy to his life. Her work as erotic storyteller was fascinating and reminded me a bit of a Victorian sex hotline. I also enjoyed to meet the other members of the Blackwood family (again), their bond and their dynamic was great and I can’t wait for the next book in the series.

When his older brother brings him a new housekeeper, he hires her immediately, even though he soon realizes that she is underqualified. The two soon feel attracted to each other and Xenia realises that Ethan was one of her customers in the brothel, the only one with whom she really felt something. Ethan also feels calmer and less angry in Xenia's presence. But their budding liaison is overshadowed by Xenia's lies, her dark past, mysterious incidents, superstitious villagers and their class difference...
Overall, a very spicy and enjoyable story that I am happy to recommend!

Grace Calloway is an auto buy for me. Her books always pack a lot of heat and have a lot of heart. And oh my, God did that prologue take my breath away. It was so hot it had me sweating.
What I love about Ms. Calloway’s characters is that they’re complex people full of hope despite whatever obstacles they have in front of them. Xenia and Ethan are no different. Both long for a real and meaningful connection and they find that with each other.
After being betrayed by his fiancée and the horrible accident which took away his ability to play music again, Ethan has shut himself from family and from the world. He broods in his dilapidated mansion which the villagers believe is haunted. When Xenia arrives looking for a housekeeping post, he finally finds someone who understands the devastating loss he suffered when he lost his ability to play music. He’s a bit of a grump at the beginning, but, like most of Ms. Calloway’s strong female characters, Xenia does not shy away from his gruff exterior.
The chemistry between the two is off the charts. I had to fan myself a few times. There’s also a lot of communication and consent between the two characters, which was important given the power imbalance. There’s a lot for them to overcome, especially because of Xenia’s very real and dangerous past. I appreciated the grounded reasoning behind Xenia’s fear of committing to the relationship, even though I wanted her to tell him about it so many times. Ethan was a lot more patient, than I was.
This gave me Beauty and the Beast vibes. The background story regarding the cursed mansion and village was a fun addition, and I wondered where Ms. Calloway was going to take it. I enjoyed the scenes of them working together to solve the mystery. Ethan respected Xenia’s point of view and opinions as to who could be behind the warnings found around the house. The mystery gets solved fairly easily, and Ethan and Xenia get a well deserved HEA. I’m looking forward to reading about the other siblings. I’m most curious about James and his wife Evie.
This is a cozy grumpy/sunshine romance with *spooky* small-town vibes. It does feel more low-stakes than Grace Callaway's recent books, but that certainly doesn't mean lower heat.
I believe Xenia is the first sex worker heroine Grace has written; she works at a brothel where she tells erotic stories through a curtain for clients while disguised as a nun. One of her clients was Ethan, but because they never saw one another, they do not recognize each other when they meet again.
Ethan is a former piano virtuoso who was shot in the hand and became depressed from the fallout. He's trying to get a fresh start in his decrepit country home he bought on a dare, and hires Xenia to manage the place. Sparks fly even though Xenia is basically the opposite of him personality-wise (a classic spunky GC heroine),quite inept at her job (but she's learning!) and a bit of a brat (but he's super into that, obvi), and the two of them begin an affair.
I LOVE a no-strings relationship where one person deeefinitely wants strings, and that's Ethan here for sure. And it's not like his aristocratic family (our favorite milf/dilf couple Marcus and Pandora from The Lady Who Came In From the Cold, and Ethan's hot mess express siblings) have any issue with the class difference either. It's mostly Xenia's past familial relationships that have her shying away from intimacy.
As for the plot, it turns out Ethan's new home might be haunted and there are lots of incidents that certainly make it seem that way. Story-wise, it does take a while for them to make any headway on who is causing these disturbances, and why, and and it's the same with the villain; though they're alluded to quite a bit, they never actually make an appearance until the tail-end of the book, and I wish there was more build-up.
The sex:
Ethan is STERN—bossy and a disciplinarian in the sack, and Xenia is kind of a brat so of course there's a spanking scene. Other than that, it's the return of all the Grace Callaway classics: a masturbation scene while fantasizing about their love interest, a champion blowjob from the untried but eager heroine, and face-sitting.
The most novel aspect was definitely Xenia's story-telling-slash-masturbation sessions which got quite creative and the dirty talk was great.
Also, I do like that PiV sex isn't treated as the be-all-end-all, and there are plenty of other avenues for Ethan and Xenia to explore.
Overall:
I'd recommend this book for anyone looking for a cozy, small-town romance with appropriately seasonal ghost mystery vibes.

This is a brilliant first book in a new series by Grace Callaway. It’s a wonderfully written love story with a bit of mystery solving thrown in of grumpy and scarred recluse Lord Ethan Harrington and born survivor Xenia Loveday. There’s lots of humorous moments in this story and lots of angst too which makes a really compelling read. As with any Grace Callaway book I’ve read, it has plenty of steamy moments too, which I love.
At the beginning of the book Ethan is angry and mourning the permanent loss of the use of his hand in an accident. He was a piano master, music and playing the piano was his life. Now he lives in the crumbling, supposedly haunted Chudleigh Manor House in the middle of nowhere, nearest town- Chudleigh Bottoms so he doesn’t have to be around others who pity him but he’s lost his self worth.
Xenia has been running from her past since she was a teenager. Her childhood was tragic and she had very little happiness until she was able to escape but it didn’t break her, it did leave her physically and emotionally bruised and battered. Her latest job was at a brothel where she dressed as a nun, took confession from her clients and recreated their fantasy using a very sexy voice. The brothel had to shut down for a while so Xenia applies for the job of housekeeper at Chudleigh Manor, something she is totally unqualified to do but her positive motto and attitude gets her the job but she is ready to bolt again if she thinks her past is catching up with her.
It becomes very clear to Ethan that Xenia isn’t a housekeeper but keeps her on as he’s intrigued by her. They work together to find staff for the manor and she starts to make real improvements to the house, Chudleigh Bottoms and Ethan himself. He can’t resist her and they overstep their boundaries and get closer. She heals him and he saves her. They also have to try and work out the mystery behind the ghost haunting the manor. The past also catches up with Xenia and she has to decide whether to keep running away or finally make a stand with her new friends. There are many great secondary characters, some not nice at all but they all enhance the story and I hope to read more about some of them in future books.
This was a fantastic start to the series. It’s a fun, sexy read which had me laughing, shedding sad tears, angst at Xenia’s troubles and ultimately left me with a heartwarming feeling that love can conquer anything and good friends and family are important to cherish. This book is perfect for anyone who loves a love story with steam with a smaller second storyline. I received a special copy from the author. I’m voluntarily leaving this review.
