My landlord is a grump and good-looking to boot. I want to get along but I should never have become this firefighter's roommate.

My online jewelry sells like crazy but Maria wants us to open a shop in Lantana. So I rent a room in a nice house. But my landlord doesn't seem so nice. He's grumpy and has no time for my curious questions.

He's rarely around. Gone for two or three days at a time when not fighting fires.

With his good looks, short dark hair, and fit body, he probably has a girlfriend. But he throttles my efforts to find out.

This is book three of The Delaney Brothers series and the main characters are nurse and part time jewellery maker Jade Santana, and wealthy firefighter Jesse Delaney, who has a house in Lantana near where he works, but spends his off days at his family ranch a few hours away. He worries about his house being left empty all the time, especially when he sleeps in the fire station when on duty. He tries to place an advert quickly, before making his way to the ranch, but finds it a lot harder to do than he thought. When he checks a few days later, he only has one applicant, even though the rent is at least half the current rentals in the area! Jade’s best friend and fellow nurse, Maria Underwood, has found a shop in Lantana for rent, and wants to know if Jade is serious about wanting to make her part time on line jewellery business, full time and give up on the nursing, to go halves with her on the shop. When she gets the details, she then has to find somewhere to stay, as Maria only has a one bed. She jumps at the chance to rent the top floor in Jesse’s house, but she had no idea of what sort of a housemate and landlord he would be! He is extremely grumpy and doesn’t even want to answers any questions she has, that she would ask anyone she finds herself shearing a house with. He walks away from her, slams doors and makes it very unpleasant for her! Not something she really needs when started out in a new town and with a new shop opening to get ready for!

Due to family commitments, for the first time, Jesse has not taken annual leave for the upcoming fire service fundraiser and doesn’t really want to take part, hoping he will be on fire duty whilst others works with the local shops and service providers. Unfortunately, he is matched up with Maria and Jade, angry at her for surprising him about her participation, but he hadn’t allowed her to get a word in sideways the previous night, or that morning! He also makes some derisory comments to her face, about her jewellery, which really upsets her! Even his own parents have commented to him about his behaviour and isolating manner, much like his brothers. He has scars from his job, but it is his mental scars that hold him back and he doesn’t like to talk about it to anyone. It takes a while before he even tells her he spends his days off working on a ranch, not mentioning anything about it being his family ranch. Jade thinks she has finally cracked his shell, only for him to disappear once again. It is only something that happens at her shop putting her in danger that finally makes Jesse realise the depth of his feelings for her. The two completely opposite characters manage to make it to a HEA ending as the loss of another, makes him realise he can’t afford to lose the woman he has been trying to deny he has fallen for and he opens up about his past and why he had been the way he was. Jade doesn’t put up with his rubbish attitude and is the perfect match for him. I received an ARC copy of this book from BookSprout and I have freely given my own opinion of the book above.

She grinned, and it might have been my imagination, but I think the sun got a little brighter.

As I drove, Jade fell fast asleep in the seat beside me. I didn’t mind it. She had had a long week, and to go do this after what had happened at the store was a testament of her strength to me.
As we drove down the road, I figured she just might be the most wonderful person I’d ever met.

“Jade, over the time we’ve lived together already, I have become a different man. For the better. My father says I picked a line of work that left me feeling down and gloomy. Perhaps that’s true. But with you at my side, the world doesn’t seem so bad or so depressing. I can’t even begin to describe what I owe to you. Using my family’s wealth to pay for your hospital bills or to get you a lawyer… it’s the least I can do after how much kindness you’ve shown me. And, for that reason, I’d like to introduce you to my parents tonight when they get back from town.”
I felt my jaw go a little slack. My heart beat so fast, and I wasn’t sure, but it felt like I was floating.
“But I want to introduce you to them not as my girlfriend,” he continued as he pulled something out of his pocket. “Jade Santana, I’d like to introduce you to my parents as the soon-to-be Jade Delaney. Will you marry me?”
“I would be honored to become Mrs. Delaney,” I said.
“I’m glad to hear it,” he said as he embraced me. “I don’t want to go back to living my life without you, Jade. Thank you.”
He gently kissed me. If I hadn’t known before, I was not even more certain that I was madly in love with this man. Not only was he so very handsome, but he was kind and compassionate, and he was my superhero. I never imagined I could be so in love.

Jessie and Jade, the main characters of this story get themselves into a difficult situation when they try to live as roommates but see each other through the filters of past relationships and life difficulties. They learn quickly how to push each other's buttons and make life uncomfortable. They each have preconceived ideas of how their situation should go, but of course it doesn't. It is only when they have to spend enough time together to truly look at the other and determine to change themselves and share some of their real thoughts and feelings that things start to change. It is a fun and interesting read in many respects. In my opinion, the thing that could have made it a great story is to eliminate some of the introspection and extra information at the beginning of the story to move it along a little more smoothly with maybe a little more detail toward the end of the story.

Jesse was looking for someone to share his house as he hated for it to sit empty while he was working. He had two rooms upstairs and the rest of the house who could be used by renter, the only exception was no one was allowed in the master bedroom. He was a firefighter and gone 24 hours at a time and then worked at his father‘s ranch also. So he was hardly ever home and didn’t want his house not to be lived in.
Jade was a nurse and also made jewelry that she sold online. Her best friend Maria wants her to go in with her on a store in Lantana near Houston, Jesse can sell her jewelry there. She sees Jesse’s ad and applies to rent the house. Jesse is a hard person to get along with.

This is a great story, I really enjoyed it.

Is a clean sweet romantic read with a HEA and no cliffhanger. Jade's friend Maria wants to open a shop in Lantana and sell their handmade jewelry, purses, ect. Jade searches online for rentals in Lantana and finds the add Jesse put online to rent the top half of his house. Jade moves to Lantana and finds that Jesse is very grumpy, hard to talk to and gets upset very easily.

The chief asks Jade and Maria to help with a fundraiser for the fire department. Jesse is assigned to work with Jade and Maria and is upset about it. What will happen with the fundraiser? Will Jade and Jesse get together?

I received a free ARC and this is my honest option.

Jesse, a single Firefighter, works a second job at his family's ranch a few hours away. Rather than his home being empty so much he decides to run an ad to rent his home. Jade is the only reply Jesse gets. So he interviews her and agrees to rent his house to her ASAP. Jade tries to be friendly by making conversation with Jesse, the non-talkative house owner. Jesse does not like Jade asking him questions so he either gets angry or leaves the house. They travel a bumpy road until Jade's life is in danger and things start to turn around. I enjoyed their story and hope you will also give it a try.

This was cute read to cleanse the book pallete more.

Slow burn for sure I think the last two chapters is where they become an item

This follows Jesse a rich fire fighter and family ranch worker and jade who has her own business in making jewellery etc.
Jesse wants a new house mate so he posts an advert BUT! Only one person applies which it's jade.
She moves in and Jesse is literally a complete utter grump towards her, he is hardly home is always working either at the fire station or the ranch.

Things happen throughout the book and Jesse and jade get close especially when she is put in danger and Jesse has to rescue her.

The ending is super cute for Jesse and jade.

Ms. Finn has written a sweet book with engaging characters. This is the first book I have read in the Delaney Brothers series. I do wonder if I would understand more of the backstory of the Delaney family if I had read the two previous books in the series. It did not take away from the enjoyment of this story; however, I will go back and read the first two books as time permits. The author's writing style is engaging, and the characters are relatable. It was a very enjoyable read.

This book is a case of extreme grumpy vs. sunshine mixed with forced proximity. Honestly, I wondered how the author was going to bring them together. As the story unfolds, we discover why Jesse is so closed off and angry. As Jade starts to break down those walls with her sunshine and stubborn side, we see a different side to Jesse. The story's twist brings them together and forms a beautiful bond. I really enjoyed this book and am looking forward to going back to read the previous books in the series and what she writes in the future.

This was such a good read. I loved every second of it. Jesse having the career of a firefighter and seeing everything that he had made him withdraw from people to help protect himself better. Jade was a nurse who wanted to pursue her craft more and when her friend had the suggestion to open a shop she took the chance to move to a small town and open a shop. Through so rough conversations Jesse finally opened up to Jade and she saw who he truly was. I loved how Jade helped him move past all the stuff he had lost in his past.

Wow, what a great story. Jesse Delaney is a firefighter who is struggling with the loss of his friend's death. He decides to rent the top floor of his house and Jade who is starting a new business with her friend moves in. Jesse is very closed off to people so the first few weeks the two of them do not get along. It is great how the story leads us to where they come together as a couple. If you like HEA books then this one is for you.

firefighter down

Touched on the horrible things a firefighter sees and hears, the loss of life and pain. Our hero chose to turn away from everyone and turn in on himself. His new roommate made him confront his loss and deal with constructively, by talking it out and admitting his loss, saying goodbye to his friend.

He is a fireman and she is about to become roommates with him. He is as grumpy as hell but that does not stop her heart jumping when she sees him. Will it go any further? Can it ever work? Will she have to move out? See how it will go

Realistic

I felt like it was right there. Sharing their ups and down and daily grind. He's lucky to find someone as unique as Jade. As terrifying as some things were it is a feel good story.

This was a fast paced quick clean romance! I really enjoyed how Jade was able to be understanding and patient with Jesse! This book is part of the Delaney Brothers series but is a stand alone!

dnf at 40%. there was absolutely zero chemistry between jesse and jade. everything was very matter of fact no description or elaboration just. “i was tired but i made the drive home. the end”

Jesse decided to rent out part of his home since he's rarely home not thinking about how it would affect his life. Especially when the tenant, Jade, ends up being his opposite. What happens when you mix a reclusive grump and little Miss Sunshine? Why has he withdrawn from the world except for when he's working? How do they handle working together? When tragedy strikes will it bring them together or be the end?.
