First with Rafe and Brooke getting engaged, and then Mia and Ford finding each other again.” Max gave a warm smile to the rock star who would become his son-in-law and Mia blew her father a kiss. I'm a big Bella Andre fan. Her books are pure romance. I found this book lovely. It was an instant love book. I don't mind them per se because I do believe in love at first sight.

This book..... it's sweet, it's romantic, it's sexy but it's also a little too predictable. I loved Dylan Sullivan, the renowned sailboat maker, and the instant love he felt when he saw Grace Adrian and her 10 month old son Mason. Dylan jumped in hook, line and sinker and the story was basically a race in love, trust and commitment with the hero doing all the work. I appreciated Grace being careful but Lordy Girl, Dylan Sullivan has declared his love......jump on board my dear!!!

I love Bella's books on The Sullivan Family. I love that in each of her books, the entire family plays a small role. It's one of my most favorite things in reading her series. If you are a Sullivan fan, you will enjoy!!

Ian Sullivan, the eldest of the Seattle Sullivans has always been married to his job. As a CEO of Sullivan Investments, there is little time for dating or even rest. Much of his life involves endless meetings and business contracts. But when Tatiana Landon always manages to capture the attention of the vigilant and constant workaholic, Ian wonders if he will be making another mistake and ruining another beautiful woman with his habits.

For Tatiana Landon, meeting Ian Sullivan was like an epiphany. She knew she belonged with him. However, with work taking up most of Ian’s life, she finds a way to weasel her way in while not disrupting what means so much to him. As the next upcoming and coming actress for a unique role, Tatiana wishes to shadow Ian at his work to watch what he does so well for her own role in a movie. At first, Ian is reluctant as he doesn’t need a distraction. But Ian is finding it difficult to say no to the woman who has always been a gem to him.

First off, I have to mention Bella Andre’s writing in this book. Simply put, it’s flawless. It’s amazing how deep and emotional Andre can write her character’s POV without bogging down the story. She is so readily able to convey emotion without really trying. Even though Ian tries his best to remain cold and detached, you don’t have him for it. Inside there’s this passion that burns bright for Tatiana and though he hides it, whenever you read the story from his POV, it shines and comes through so well because of the way Andre writes it.

Similarly, Tatiana’s frustrations are greatly explored. I won’t lie and say that Ian is the perfect man, but he is the perfect man for Tatiana. Ian makes his mistakes in this book and it cuts Tatiana deep, but it only makes for a more entertaining and heartwarming read as you root for these two characters who share the same feelings, but aren’t willing to admit it just yet.

Naturally, family is a huge part of this series. Mia Sullivan is back in action in this one and readers also get a chance to read more about Dylan, the youngest brother of the Seattle Sullivan siblings. I absolutely cannot wait to read more about this sexy sailor! In addition to that, there’s also a quick announcement about a new New Adult series Bella will be tackling after this series wraps up. I’m so excited about the Morrisons!

What can I say, I’m a sucker for heroes when they are brought down to their knees by their heroines. Bella Andre thrills and excites with the latest in the Sullivans series. JUST TO BE WITH YOU breathes life back into a detached soul. When you read this, you’ll see why Ian has become one of my favourite heroes of the series!

This was okay, had to push myself to finish reading it.

Can't say what exactly didn't work for me.

I did love the family aspect of the story.

Wow.... yes that is my word for this love story... Wow.

Ian Sullivan, the handsome, divorced business man who is focused on his career and not looking for love. Tatiana, the beautiful young,actress that is totally focused on her career yet wants love to be a part of her life someday.

It was so awesome to see how Bella allowed the characters of Claudia and Max become very important in this love story. And I am also very happy that Valentina was not a main focus. As I continue to read the Sullivan series I am very thankful that Bella Andre makes sure you do not forget the previous characters in her series, they are all so important in the lives of one another.

The Island adventure was a welcome surprise and made me smile. And as most of you know I am not one to write spoilers so I will not start now.

I can honestly say that I have yet to be disappointed with any of the books in the Sullivan Series and if I had to pick my favorite one it would just be impossible because the author writes so much emotion and passion that each book just pulls you in and you cannot put it down.

I totally Recommend this book to all romance readers. Grab your copy now and enjoy this awesome story of love as it unfolds as only Bella can tell it.

Wow! Ian and Tatiana are now up there in my favorite Sullivan couples! The story flowed smoothly and quick. I couldn't stop reading and I want more! And... The bathtub! And the barn! Whew! H-O-T! Another winner for Bella! Can't wait to read more of the Sullivans!

I like this author, and the two books in this series that i have read are sweet and the relationships fairly healthy (not at lot of White Fang-ing or enemies-to-lovers); however, there is a pattern I really don't like. The H is damaged about something rather garden-variety and the h chases and chases and becomes an armchair therapist and even enlists his entire family in her efforts. (Considering how many of them are #TepidlyTormented, why would you enlist the family that helped make them that way?)

I seem to have hit the motherlode of books with heroines who become self-sacrificing angels of mercy and therapy to land their pouty man.

Candidly, I have people in my life who have needed everything I could give --my time, my nurturing, and my encouragement. They are my MINOR CHILDREN, not my romantic partner.

I look forward to recommendations for a book with this exchange:

H: I can't be with you-- I'll hurt you, the way I hurt everyone who loves me.

There are not many authors I always trust my heart with unconditionally and irrevocably, but Bella Andre’s stories not only never disappoint, they seem to leave me in a blissful state of day-dreaminess for days to come. I’ve said it before and I’ll say it again – The Sullivans series is my personal brand of poison when it comes to romances that are ‘good for the heart’, and there is nothing like the ‘Bella magic’ when your heart is in need of some tender loving care.

Tatiana is perhaps my favourite Bella Andre leading lady to date, her fearless determination and willingness to risk breaking her own heart for what she believes to be true, makes her a true heroine in my eyes. She never loses her child-like innocence and even soul-wrenching heartbreak never hardens her – she simply keeps loving and believing in love.

I adored this story, it made me feel so many different emotions, it made me love the characters and every one of their traits, and it left me smiling ear to ear. Very few authors know how to warm my heart time after time, but when it comes to Bella Andre, it’s always a sure thing.

“I wasn’t looking for you, Tatiana. I didn’t see you coming. I didn’t expect you to burst into my life and turn it upside down.”

If Bella Andre never puts another pen to paper, if she never writes another Sullivan book, I will die a very happy woman and have my all time, feel-good, go-to book to read. A Happily Ever After that had me crying my heart out and so much in love with both Ian and Tatiana.

There is no possible way that I will spoil this book for anyone. The story is emotional, fun, sexy as sin and a joy to read.

Bella Andre wrote an eloquent story about two people with determination and the guts to go after what they want most in the world. The only difference between them is that one has no fear and one has enough fear for the both of them (even though he won’t admit it to anyone, including himself).

Ian knows that there’s an attraction to Tatiana … he knew it from when he first laid eyes on her. But, he also knows that she believes in Fairy Tales, happily-ever-afters, true love and he does not have anything to give her except sex. He could love her body but does not have time in his life to give anymore of himself.

Yes, Tatiana has dreams of the perfect life with the perfect man and knows that she found him in Ian Sullivan. Her goal in life – get him to open up, to accept her, to accept her love, to let down his walls and let her in to his soul. Researching her newest film has her “shadowing” Ian in his every day business dealings. She’s hoping that this is enough to get him to accept her.

An unexpected problem lands both of them together, stranded in Vancouver without anyone else around, no out-side influences. Just the day- in and day-out of two ordinary people living an ordinary life. Is it enough for Ian to finally admit his love for Tatiana?

The story of Ian Sullivan and Tatiana Landon is the classic “You Had Me At Hello” story. I never fell in love with two characters as quickly as I did them. Unbelievable doesn’t even describe Just To Be With You. Ian was one tough cookie but, when the cookie crumbled, you held your breath, you cheered for both of them, you cried and you yelled “Thank God”! He took control, he dominated both Tatiana and the book. He lept off the pages and right into your heart. Then, when he realizes what he had done, he breaks apart. Who can’t fall in love with a man that can be both domineering and loving in the same breath?

The ending did me in. I cried like a baby when Ian finally proclaimed his love for Tatiana. When all the walls came tumbling down, when he finally let Tatiana and the rest of his family back into his life, when he held her and kissed her … Bella wrote this in such a way that you could feel the love floating off of the pages and into your heart. I kind of felt like a Peeping Tom watching such an intimate moment in two people’s lives. But, that’s Bella Andre for you … she draws you in and then doesn’t let you go until she’s wrung you dry.

Words can't describe how much I have fallen for the Sullivan's clan. Hence, this review will probably be short because I'm still speechless after just finishing another great book.

Even thought JUST TO BE WITH YOU only made my third favorite of all the Sulllivan's (the first is From This Moment On and the second Come A Little Bit Closer), it will always have a special place in my heart.

How shall I describe Ian Sullivan? Let me see... Jade by love wouldn't be how I want to describe. It's more like he's jaded by marriage, which leads him to also have disillusions about love and happily-ever-after. After a failed marriage, in which he felt that he was the reason of the failure, he was convinced that love and marriages wasn't for him after all. Which was kind of ironic after seeing how all eight of his San Francisco Sullivan cousins fell in love as well as two of his siblings. Ian is a serious and driven almost-billionaire CEO and he shouldered his responsibility just as great as he thrived in it.

But what made me respect and love his character is why he became the man he was, starting off in a attempt to save his family from losing everything. It also helped greatly that despite his nasty divorce and the guilt driven by his failed marriage, he didn't take it out on his ex when she turn up throughout the story. If anything, he treats her like better than she deserved. He handled it with flourish, which amazed me because I'm a firm believer that it takes two to clap in a marriage, and one shouldn't shoulder all the blame for failed one.

Tatiana is an amazing woman who I can strongly relate to. We shared the very same values and belief regarding love and saving ourselves for the man we love. I like the beautiful way she viewed the world and everything else around her. This, of course, made her the perfect match for a man like Ian Sullivan. Is it any wonder that the people around her cherish her and wants to protect her at all cost? I love how well Tatiana handled Ian and his the cynical way he viewed himself in regards to love and marriage. She followed her heart and pushed only when she felt she needs to.

As usual, Bella Andre spun a heartfelt and beautiful story that turn my emotions and brought all the characters to life. I can't wait till Dylan's story and summer couldn't come fast enough.

Damn it, I think I butchered this review because there's so much more I want to say but I just can't form the words in the my. But can't you really blamed me? I stayed up all night reading and slept in most of the day before getting up to write this.

Story of Ian and Tatiana. I had been anticipating this book very much but the end result was nothing like I expected. Very disappointed with this one.

The biggest thing that bothered me was how the author didn't even mention the age difference between the two leads. If one reads From this Moment On (2nd book in this series), the two leads and supporting characters in that one, all make a huge fuss out of the age difference. The age difference is even bigger in this one, Tatiana is 23 whereas Ian is 38. Yet, no mention of it anywhere.

The second thing that bothered me was that I didn't connect with either leads. This is a first for me regarding the books of Sullivan series. I always find the either one (or both) of the leads charming. Both Ian and Tatiana really fell into basic stereotypes without any depth.

I feel like the series has become stale now. I had been fearing this since the extension of the series to Seattle Sullivans. The main reason I anticipated this one was because I saw great potential in Ian and Tatiana's story in the previous book, It Must Be Your Love. I think if Bella does it right, she can nail Adam's story as well. I don't see nothing special about Dylan's character. I hope the Adam's story doesn't disappoint like this one.

While I have enjoyed the entire Sullivan saga, my favorite has always been Sophie & Jake's story. During Smith's story we were introduced to Tatiana and I just *knew * there had to be a Sullivan out there to give her the HEA she deserved.

Ian, a workaholic , damaged in many ways by his first marriage and the continued manipulation of his first wife doesn't know what to make of the young ingenue. Can someone in "the biz" really be as true and gentle as Tatiana? Is her innocence just an act honed by years perfecting her craft?

While she recognizes her feelings early on, it is Ian who truly struggles.

Can she convince him to take her at face value? Can Ian release the demons of his past to let love into his life?

This page turner will pull you into their world and hoping until the over last page. Thanks Bella for another wonderful addition to this clan's tale, can't wait for more.

I don't do the begging type. When Tatiana keeps begging Ian for a chance (even though he keeps saying no) I lost all interest. She is like a lost puppy trying to win him over.

I am consistently surprised with how fast I can devour a Bella Andre Sullivan book. I get started reading them, and I JUST. CAN'T. STOP. I get sucked into this family and the amazing characters that make it one of my most favorite series EVER. I am so thankful that she has continued with the Seattle Sullivan's, because I would heartbroken if it was over. I am completely, head-over-heels, in love with Ian and Tatiana. She was so refreshingly innocent and honest. I thought her straight forward way of asking questions and expressing her emotions was brilliant. I already thought she was a great character from Smith and Valentina's book, and she continued to shine here. Although Ian was reserved and held strong to his well built walls around his heart, he was also very honest about his feelings and limitations. It would most definitely take someone as sweet and radiant as Tatiana to help Ian see the light. Their story was full of laughs, gasps and tears. I felt every emotion Bella conveyed with her words. Theirs is one to read time and again, and I can't wait to dive back in. I am also very excited for Dylan's journey to his HEA next.

“Tatiana, will you be my happily ever after?’

What can I say, Bella Andre did it again. The Sullivan family stories just keep getting better and better. Literally you melt into her books, her words, her story telling and her couples.
Ian first met Tatiana at his cousin Marcus’s wedding. There was definitely an attraction to her immediately. Tatiana knew immediately Ian was her happily ever after. Tatiana believed in the fairy tale myth of love at first sight. She was a renowned actress yet totally down to earth, sweet and innocent. Ian thought it was all a well honed act. No one could be that innocent especially in her line of work. Oh was he so wrong.
When Tatiana landed a part of a female who just inherited a large company and became CEO she needed to research her character. Her sister’s fiancé Smith also in the industry and also a Sullivan recommended she talk and shadow his cousin Ian.
Ian is a self made millionaire with aspirations of becoming a billionaire. He had a big deal in the works that would push him to his goal. He was a workaholic and his business was his life. One of Ian’s dreams was to play football but that never came to fruition. While in college his parents fell on some hard times and he took a job to help them out. Then he started his own company with the sole intent to make as much as he could and make sure his family was financially secure. That all the kids would have college funds that his parents would never have to worry or want for anything. He succeeded. While building his empire he met and married a gorgeous model and everything went south. Ian never had time for his wife; there were always deals to be made. When they divorced Ian blamed himself for the marriage going bad and closed himself off to everyone and everything but his company. That is until Tatiana came crashing into his life.
Ian had just ended a meeting and was heading back into his office when he stopped at his door to admire gorgeous legs draped over a chair with the back facing him. He took in a deep breath and had a déjà vu moment when he recognized a familiar scent. When he made a noise and there was no response he swung the chair around to the shock of his life. There sat Tatiana with earbuds in and jumped out of her skin. The one person since he first met her was always on his mind. The one person he totally tried to convince himself was not as innocent as she appeared. After both their initial shocks Tatiana explained why she was there and what she needed, and Ian’s answer after much debate in his head said flat out NO. It wasn’t until the dinner at his family’s house that night when his brothers were flirting with Tatiana did he change his mind unbeknownst to her and announced she would be shadowing him and to be at the office first thing Monday morning.
Tatiana always wanted to know the why’s to everything and always asked a lot of questions. She was so innocent and honest with her feelings and never held anything back. So you can imagine the surprise of Ian’s life when she told him straight up she had feelings for him. Wow and the iron gates around his being came slamming up.
Ian couldn’t fight the feelings he had for Tatiana but he tried like hell. When he first kissed her that was it he was done for. And when Tatiana gave up her innocence to the one man she’d been waiting for, the one she loved, the one she just knew was her happily ever after things didn’t go as she’d hoped. The next morning Ian said some pretty cruel things basically to protect her from him. He didn’t think he could be what she needed or wanted. She deserved better. He simply held onto the guilt of his first marriage going down the tubes. Well we all know how that goes. Tatiana is a fighter and she wasn’t going to give up (or does she).
When Ian finally finally let’s go of his guilt and realizes it wasn’t all his fault for his doomed first marriage he rushes to try and fix everything he messed up with Tatiana. Was he in time? Will she forgive him? You’ll need to read for yourself the heart warming, tear jerking love story of Ian and Tatiana.
Here are a few of my favorite quotes/statements “The first time I saw you in the middle of the vines in Napa Valley, I knew you were special, but I couldn’t let myself believe it. I wasn’t prepared to let someone as unexpectedly bright and beautiful as you into my life I’d arranged so carefully. Or behind the walls that I’d worked for so long to build so high.” Here is the one that made me cry, “When I told you life isn’t a fairy tale, it was because I’d never met anyone like you, and I honestly didn’t think you could exist. You’re everything I’ve ever wanted, needed, dreamed of.” And now for the one that broke the damn, “Tatiana, will you be my happily ever after?’

Bella Andre is such a comfort read. Just to Be With You had some sexy, some sweet and as usual was just a good time spent reading.

The Gist: Tatiana's been smitten with Ian Sullivan since meeting him at a wedding. When she realizes she needs help figuring out an upcoming movie role she's all over asking the handsome CEO if she can shadow him for a little while. If she can convince him to fall madly in love with her, too? Even better!

Ian and Tatiana were both very likable characters and their romance was easy to fall into. They're both incredibly dedicated, talented and successful, loving in their own ways. Tatiana's pretty much an open book. She gives freely and isn't shy about expressing her feelings. Ian...was a little more closed up. A past relationship has left him well past gun shy and even keeps him somewhat isolated from his family. Almost an outsider looking in when it comes to relationships. He was a spot stubborn with the whole falling madly in love with Tatiana bit that's for sure. lol

I really enjoyed seeing them when they were on the job. Seeing him working deals and projects, her running lines, meeting with other actresses. And seeing them off the job when circumstances strand them for a little while and they have to set their workaholic tendencies aside and just have fun with each other. It was just a nice read and one of those leave you smiling romances.

The Narration:

This was my first time listening to Eva Kaminsky and she was pleasant. I listened on 1.20x speed and finished the 9 hour book in 1-2 days (I've listened to it twice now) Nice pacing and an easy voice. It was easy to settle into her narration. She is a little more on the feminine side but still enjoyable overall and one I'd listen to again.

After buying and reading It Must Be Your Love in November of 2013 it felt like forever waiting for Just to Be with You, Ian Sullivan and Tatiana's story. The wait was well worth the great satisfaction I had in reading this book. First let me say I love Bella Andre's Sullivan Family series. Each book in the series is a stand alone but to read in order you get a continue update on previous family members, that you fell in love with, from the other books.

As I mentioned,this is Ian Sullivan, the oldest Seattle cousin's story. Ian is a wealthy driven CEO. he has a great love for his family and feels a great responsibility in the financial well being of the family, since his father's heart attack many years ago. He left college which ended a promising football future to take over the family business. He has shut out any personal life and emotions and after a failed first marriage has pretty much directed his life away from personal involvements and limits himself to temporary shallow relationships. Then he meets Tatina at Smith Sullivan and Valentina wedding at Marcus Sullivan's vineyard. She is Valentina's sister. Tatina is beautiful, warm,sweet and friendly along with being a successful movie actress. The attraction sizzles between Ian and Tatina but left unspoken or acted upon, until months later when Tatina decides to go to Ian to ask a favor. What unfolds is a beautiful love story.

It is a gift when a writer can draw a reader into a story so that you do not feel you are reading but watching the story unfold before your eyes. I can not wait to read the next Sullivan story in the series, Dylan Sullivan's story which will be out late summer. Can't come soon enough for me.

What is it with Bella Andre and the whole insta-love plot line? Jesus that shit is just NOT believable at all.



I couldn't relate to Ian and Tatiana at all. Tatiana was literally just a baby with stars in her eyes, dreaming of fairytales and her Prince Charming and Ian was a divorced 38 year old. It really just wasn't that good. They were so different and literally had nothing in common. The whole conflict about Ian being scared of ruining her and hurting her because he works too much so he'll never have time for her, like what? She's a movie player buddy, you probably won't see her too much because she'll be on set so that's a total shit excuse.



AND BY THE WAY Tatiana is a virgin. So when they finally have sex, Ian feels all guilty because he took her too "hard" and hurt her and he's all like "I'm corrupting her innocence". So then instead of facing up to it and talking to her about it or just working it out with her, he decides to end it. Hurting her MORE because she'd told him she loved him and had basically just given herself on a platter for him.



The whole plot line and book just weren't really my favourites. I think that it had potential but I think that when a women is constantly chasing a man who does not want to be caught it just makes her look desperate and that's what happened here. Plus I just could not believe that Tatiana would be head over heels in love with Ian after just shaking his hand. It wasn't realistic at all.

Bella Andre's managed to do it again. You'd think that the 12th story in a family saga would start feeling old or re-tread but this is fresh and does a good job in giving you warm and fuzzies. One thing I really appreciate is how well the author incorporates characters from previous books to her current one. Then again, with a warm, loving family like the Sullivans, you expect them to pop in and out of each other's lives. While you don't need to read the previous books to understand the overall relationships, why wouldn't you want to?

Ian is the big brother of the Seattle Sullivans and has been running the family business from London for the past few years. Tatiana we met previously. Her sister Valentina is engaged to Smith Sullivan. Tatiana met Ian at cousin Marcus's (Smith's brother) wedding. Instant love at first sight chemistry. But it's been a few months and neither can quite forget the other. Tatiana starts shadowing Ian for a role she's researching. Did I mention she's an actress? Keep up with me here. Valentina met Smith on a shoot he did with Tatiana. So... Enforced time together, a little bad weather and... You'll just have to read the book yourself! It's just hard not to fall for these characters or want to be part of their world.

Everyone has that one relationship that has hurt you so bad that you feel like you have let the other person down. Everyone also has the dream that no matter how much you love a person that they will love you back. In this book you have all and more. You will find that in passed relationships things may not go as planned and you have put the blame all on you. No matter how much you want to keep that pain in, stop from hurting someone else or failing at something so important as loving someone other than family it is hard. This book makes you think how much passed relationships may not have been your fault. It also makes you feel like there is a chance for love after being hurt so bad.No matter how much you push love away or even family at that matter love is still going to be there. You should really read this book because in live these days this happens so much. This book makes you see that there is room for forgiving yourself.

This book fell way flat. I don't know if I've just read a lot of other authors since I first found Andre's series, but I was disappointed in the lack of substance in this book. The MCs were already head over heels with each other in their heads at the very start of the book, zero build-up. I actually quit reading about 48% of the way through --> during... the sex scene! It was SO unrealistic and annoying ("I just knew it would be this way with you..." ugh, seriously? ?). I even tried skimming words in the hopes that the story would be less about the MCs head worship of each other and more interaction and dialogue, but it didn't get there. I enjoyed reading the Sullivan series previously, but after taking a dive into some great authors in New Adult fiction and realistic contemporary romances, this book left me sad and irritated.

Tatiana and Ian meet at Marcus and Nicola's wedding in Napa Valley. There is an instant attraction between them, but Ian doesn't trust it or her as he has just gone through a divorce and Tatiana is an actress.
Comments: No one writes fairytale love stories like Bella Andre. Every time I read one I think of Cinderella, Snow White, Sleeping Beauty, Repunzel, The Princess and the Pea etc.

After coming from reading ONE book for almost a month, I thought I was broken and I wasn't a bookworm no more! But picking this book up, I now know that I misdiagnosed myself. I am still certainly the bookworm that I usually am, as I finished this book in less than 24 hours for sure.

This is my second favorite Sullivan book, first one being Kissing Under The Mistletoe, which was Mary Sullivan's book. This book had so many swoon-worthy moments. I am telling you that my eyes still have that dream-like quality!

Bella Andre is now my go-to author to get me out of that book-funk.

love Ian and Tatiana and their story! what an amazing and strong characters, so full of life, and fears and all the feelings between.

I just can get enough of this wonderful family.!

I find the name Ian SO HOT. I don't know why, it's right up there with Nick and Caleb. I just... *purrs*

Minus 1 star for all of Ian's self-flagellation. That shit gets old REAL DAMN FAST.

This was a good read that leaves the reader feeling happy and excited! I haven't read the previous books in this series and I was able to start here and be fine. I will be looking into the previous books in the series and one-clicking them for sure!
