The Boat House is a gripping thriller which grabbed my attention from the beginning and never let go. There are secrets, lies, obsessions, a boat house, and a dog! What more could I ask for?

Max has arranged a week away with Emily, his girlfriend, at boat house on the Norfolk Broads. Things have been rough. Emily's father has been ill and passed away. Plus, there are secrets and lies. This is a time for them to reconnect and focus on just themselves (and their dog, Scout). Their weekend away soon becomes a nightmare. Strange things are happening which have Emily on edge. Max is getting irritated but soon even he can't deny that maybe, just maybe there is someone out there...

This became a captivating, fast paced page turner. As the tension mounts and more is revealed about all the characters involved, I was glued to the pages. I enjoyed how Beevis lets readers in on just enough information at certain parts in the book to keep thing moving, addictive, and shocking. This book takes a sinister turn as things begin to happen at the boat house. I feared for Max and Emily and was on the edge of my seat as the danger mounted.

Beevis has written another book and picked the perfect setting with the secluded boat house. I enjoyed both Max and Emily. They are flawed and make mistakes, keep secrets, and don't always use the best judgement. Then there is a character that is twisted and dangerous.

This book was pure enjoyment. I enjoy reading Keri Beevis's books. They are hard to put down, full of twists and turns, fast paced and hard to put down. I'm already looking forward to her next book.

Gripping, well written, addictive, and fast paced!

Emily is our main narrator. She and boyfriend, Max, are on week long holiday to reconnect after some misunderstandings. But can they reconnect with all the secrets and lies they both keep? I mean what kind of relationship do you have if you keep important things from each other? Not a super healthy one in my opinion.

In the before timeline, Emily's estranged father is dying from cancer. They grew apart after her mother and sister were killed in an accident years ago. She is by his side in hospice for his final days, though, where she meets a volunteer. Connor soon becomes obsessed with Emily and stalks, drugs and r@pes her. Do I like the choices Emily made? Not at all, but I felt her and his actions, and his character, were well written.

There were some tense moments and the atmosphere surrounding the Boat House gave me the nice, creepy vibes that I enjoyed, and the cover captures it nicely.

Most characters were pretty unlikable, especially Emily and her choices I didn't agree with. I really liked Emily's friendship with Francesca. She was really there for her when she needed her the most, a true bff. Unlike, Max, who could have been a better support system, although, he did believe and support her when it mattered the most. As terrible as it is to say based on what he did, Connor was probably my favorite character. And, of course, I loved the faithful dog, Scout. She does get kicked, which I didn't like, but she was protecting her person, so I'll let it slide.

Overall, I was not as gripped as I had hoped to be. This book had a different vibe, which Keri writes about in her acknowledgments. I can understand her reasoning in going this route, but it wasn't what I was expecting after loving The Summer House so much. I'll for sure be reading what she writes next.

Plenty of 5 ⭐ love, so don't let me deter you.

Max Hunter, my boyfriend, booked the beautiful boat house on the Norfolk Broads as a surprise autumn break. A week away to heal after a fraught few months following my father's death. A chance to put all the secrets and lies behind us and to start afresh. But in the silence, it feels like someone is out there. Watching, Waiting, taunting me. When strange things begin to happen, I know this isn't going to be the relaxing break it's supposed to be.

The characters are well developed, and the plotline has been perfectly thought out. The tension and suspense build with each turn of the page. The twists kept coming. I was pulled in from the first page of this steady paced read. After the death of her father, Emily's boyfriend Max decides to take her to a boat house on the Norfolk Broads for a relaxing holiday, but it's not long before it turns into a horrific ordeal. Secrets are being kept, lies are getting told, and creepy messages are left. This creepy read had me on the edge of my seat.

Before writing my review, I want to thank NetGalley, Keri Beevis, and Boldwood Books for gifting me the ARC of THE BOAT HOUSE! It was such a privilege to read this before publication. And I appreciate you trusting me with an honest review!

This was such an engrossing, intense, suspenseful read!! I had an incredibly difficult time putting the book down. I could have easily finished it in a single afternoon, but life makes that impossible! I love love Keri Beevis’s writing style and the way she helps the reader feel the character’s emotions through the inner dialogue and narrative. The chapters flowed brilliantly between past and present, causing no confusion as often happens in such instances.

The characters were well developed, especially our protagonist, Emily. Her relationship with her boyfriend, Max, wasn’t perfect, and both were flawed, making a few bad choices they later regretted—but this only humanized them and helped the reader relate to them more. You felt Emily’s pain and anguish, and celebrated her when she found the strength she needed in the end. And Keri Beevis wrote our antagonist brilliantly, allowing us to see what appeared to be a compassionate person turn into a monster right before our eyes.

And we must not forget Scout, their sweet collie, and my very favorite character in the book. She was so loyal and brave in the face of danger, as only dogs can be!!

If you haven’t read Keri Beevis yet, don’t waste a minute picking up one of her novels. You’ll wonder why you waited so long!!

Another great read from Keri Beevis.
Max and Emily book a quiet retreat on the Norfolk Broads to try and rekindle their relationship.
Things have been difficult for the couple so a get away in a quiet location is just what they need. However, from the moment they arrive things start happening and Emily doesn’t feel safe in the quaint little boat house.
Max tries to dismiss the incidents but eventually he acknowledges that something is going on.
We also have chapters from the past where Emily is visiting her father who is dying from cancer and we meet Connor who has taken a shine to Emily.
This is a gripping psychological thriller that will keep you on the edge of your seat.

A very creepy book. I did guess quite early who was scaring the young couple but it was still a great read. This would make a good film with some well known actors. My thanks to netgalley and the publishers for giving me the opportunity to read this book in return for an honest review.

2 Stars! ⭐️⭐️ (Because I finished it)

Not only was this a book club pick, but it was my book club pick. I’m hosting this month. This is a different type of book than what they are used to and frankly, I’m embarrassed I asked everyone to read it. I hope I’m forgiven after everyone eats my chicken pot pie soup!

1. I guessed who the “bad guy” was the second they were introduced - which was very early
2. Boring - nothing happening and no action
3. Overuse of the word “creepy”
4. Hated all of the characters - except Scout the dog - and didn’t really care how it ended - especially that piece of shit “boyfriend” Max. What an ass. I could create a laundry list of reasons why I would kick that guy to the curb - and you will see it from the very beginning

Beevis a new author for me. I don’t get the positive reviews for this one. Sorry to say - but this is my first and last book by her.

Such a creepy read.
With a lot that turned my stomach with some delicate issues in the writing of this book from Keri Beevis it's one of her best.
Connor Banks this man is a stalking twisted dangerous rapist that will make you freak out.
Wroxham Norfolk Broads the Stone Boat House is the perfect getaway, for couple Emily Worth and Max Hunter, a cute little boat house a perfect quiet place to get away from their work and spend quality time together, with a tiny cottage opposite with a jetty the place has a tranquil feeling, it's perfect for their border collie dog Scout too, as Emily takes him out for a walk before dark, she was safe here wasn't she?
But from day one things start to happen.
A gripping absolutely gripping read that will make you freak out, I just could not put it down chapter after chapter.
A page turning Psychological thriller, a dark secret, a deadly obsession with no place to hide.
Beevis is a unique story teller.

Another gripping story from Keri. There hasn't been a book I've not loved.

This book had me gripped from page 1. My heart went out to Emily and everything she had been through over the years.

This book had me on the edge of my seat towards the end as I didn't know how it would end. As with all of Keri's books I've read, I can't wait for the next one.

Picking up a Beevis book, I know it’s a guarantee that I am in for a good read… and once again, Beevis does not disappoint. Although there is only one book by this writer that I have yet to get my teeth into, I can’t believe how much of a great track-record this author has: there is quality writing, an immersive plot and plenty of twists that come into a formula that works every time.

I liked this story because of how creepy it is. With the isolated boat house setting combined with the time of year – Halloween, misty, long nights – this works perfectly to intensify Emily’s suspicions that she and her boyfriend are not alone. Strange occurrences are dismissed by Max and it just makes Emily feel like a fool, but not that she is wrong. Eventually Max agrees with Emily that there is someone at the boat house who is most definitely not welcome, but this realisation comes with the knowledge that this couple are not as secure as they thought.

There are plenty of secrets between Max and Emily that are gradually revealed over the course of the novel. Although there is no real secret about who might be at the boat house, I enjoyed the truths that come out and the structure of the novel added to the atmosphere. Mixed with a timeline leading up to the romantic getaway, readers see how Max and Emily’s relationship deteriorated – and the events that transpired along the way. I was a bit frustrated by how trusting Emily becomes but reflected that it is her emotional circumstances that drive some of her decisions.

Being a victim is a key theme to this story. I sympathised with Emily’s emotions and was saddened by her reaction to some plot developments. I liked the writer’s note at the end of the story and I think this reinforced how this tale is not just a work of fiction, but a reflection of how so many people can be victims like Emily. The importance of recognising when one is not a victim and then acting appropriately, is a lesson that I think we can all learn.

The ending of the story was effective because it was so open-ended. I think this metaphorically represents how similar perpetrators are always out there and I found myself screaming at the new character – too trusting and easily convinced by such a welcoming stranger.

This was a great tale and perfect for an autumn night. I could not imagine how terrified Emily felt when the sinister events start happening, especially considering the remoteness of the boat house. Suddenly a romantic break away becomes a scene for being terrorised for the secrets you keep…

I went back and forth on whether to finish this or not. I did end up finishing it. There is not a lot of dialogue. There is not a lot of action. So much description that is not necessary. The exciting parts don’t really happen until 80% and then it’s quickly rushed to the end. And then it’s not really resolved.

I’m not even sure where to start.

If this author described something as “creepy” one more time, I was going to scream as much as the main character did through the entire book. Which was a lot.

This was my first read by this author. The premise was really cool but the blurb really didn’t accurately describe what was taking place in the story, which is frustrating.

The atmosphere was not well described and the characters were so superficial and honestly, just dumb and constantly making poor decisions, it was hard to feel any emotion towards them other than irritation.

I found myself rolling my eyes continuously throughout this one. The author did a lot of telling us how the characters felt instead of showing us. It felt a lot like listening to your friend with ADHD retell a story. It was all over the place and very convenient. I most likely will not read another one by this author.

Keri Beevis you did it again!!!!
I absolutely love your writing and so glad I got the chance to read this ARC due to be published August 24, 2023.

Emily and max and their dog Scout are the main characters. Emily and Max have a good little life until she starts visiting her dad who’s dieing and meets this really sweet man named Connor.
Or so she thought he was nice! Things start going down hill will Emily be able to keep her little family safe?

I 100% recommend reading this book you will not be disappointed at all!!

this Author is just so good. All her books pull you in from page one. this one is also.an addictive read. I devoured it in a day. A very talented writer. Emily has never had it easy in life. She lost her mum and sister in a car accident. her father could not cope so her aunt, and then one day she bumps right into Max. and she know he the man for her. they move in together. then her father gets ill and a lot of changes for Emily Max wants to take her away and he finds the boat house as their trip as usual a very creepy read someone will stop at nothing to get what they want I so recommend this author she keeps you gripped until the very end.

Have you ever ordered something at a restaurant that wasn’t cooked exactly how you ordered it, but not bad enough to send back? Maybe they forgot to leave off the sauce, or the steak was just a little over cooked. The meal was still edible and tasty even, but just wasn’t what you expected. That’s the best way I can describe for how I felt after finishing this book. Also, why are all my book analogies food related 😋…ugh.

There were a lot of 5 star reviews on Goodreads so I was extremely excited for this book. For me, the story was a bit predictable and was lacking the twists I so crave in thriller books. I found myself unable to sympathize with the characters because they had multiple chances to get themselves out of the situation they were in, but kept to making poor decisions over and over.

With that being said, there were plenty of positives. I loved the fact that the author incorporated a dog as one of the main characters. Scout was part of the storyline from the beginning to end and was my favorite by far. The chapters were short and I found this such an easy quick read. If you are looking for a popcorn thriller with some stalking vibes that reminded me of “You”, then I’d say give this one a go.

Things had been difficult and it was time to start afresh and for Emily to relax and put the secrets and lies behind her.
Strange and sinister things start happening freaking her out and she starts worrying that the past has come back to haunt her. What will the outcome be and will they get away?
An absolute brilliant and chilling suspenseful thriller by Keri Beevis which kept me hooked and page turning the whole way through. Keri is a fantastic author and I love how she keeps her readers gripped to the story and on the edge of our seats !

I was disappointed by this. Been loving Keri Beevis but this one just didn’t live up to the mark in terms of suspense and intrigue. Didn’t care for Emily or Max enough 🤣 3*

I just put this book down, and I am honestly still speechless. Talk about pulse pounding, looking over your back while reading, nail biting thriller! This book was so intense, I just simply couldn’t stop reading.

Emily isn’t having the greatest year. First, her Aunt who was like her second mother passed away unexpectedly. As she’s dealing with her Aunts death, she finds out her Dad has been moved into hospice with only a few weeks left to live. Determined to spend as much time as possible with her estranged father, she begins to spend each day after work at the hospice center with him. While all of this is happening, her and her boyfriend Max have hit a rough patch in their relationship. She’s convinced it’s due to all the stress she’s been under recently, and has hope that with time they will be okay.

During her visits to the hospice center, she meets a volunteer named Connor. He appears at just the right time when Emily is vulnerable and emotional, and knows just what to say to her. They strike up an unlikely friendship, but does Connor have ulterior motives here?

In the aftermath of her Dads death, her boyfriend whisks her away to a remote vacation at the Boat House. He’s hoping they can spend the week together, and finally get their relationship on track. But that’s not possible, because as soon as they arrive creepy things start to happen. Someone is watching them, and someone has been in the Boat House with them.

If you’re looking for an addictive thriller, with crazy plot twists, and an ending that sends chills up your spine this is the one! My first book by this author, but now that I’ve discovered her writing, I am excited to read all of her work!

Max takes Emily away for a week in the Norfolk Broads, along with their beloved dog Scout. They both have secrets that they need to put behind them and need time away together to reconnect, especially as Emily is still morning the recent loss of her dad.
Weird things start happening in their holiday home, The Boat House. Items move unexpectedly, and it starts to freak Emily out, whilst Max isn’t convinced that Emily isn’t imagining it. On a walk with Scout the couple come across an abandoned cottage opposite. While there are no signs of life, Max and Emily believe that somebody is definitely squatting there, when they find a ruck sack containing belongings, including a sleeping bag.
As the strange goings-on escalate, Emily is forced to face her past and confess all to Max.
I whizzed through this book in a matter of days. It’s such a thrilling read, and the plot fell cleverly into place as the story progressed. Another truly gripping psychological thriller by one of my favourite authors.
I highly recommend this book – an easy 5 stars!

You are never let down by a Keri Beevis read and the Boathouse didn’t disappoint. Max and Emily are going to a holiday home in the Norfolk Broads, staying at the Boathouse. With the house being so isolated and items appearing that neither of them brought, Emily is really unnerved, but Max is trying to be more practical about the events. Soon the are both spooked and want to leave. With flashbacks to past, it is clear both Max and Emily have their secrets and they start to unravel during their weekend away. A creepy read with chilling aspects will keep you wanting to read one more chapter! The characters and sub- plot are well thought out and provide plenty of detail for you to become submerged in their action. A perfect standalone thriller book.

Thanks for the ARC NetGalley. I did enjoy the book overall, but I didn’t have any attachment to any of the characters. I felt like Max needed smacked repeatedly because of his on-stop gaslighting. My favorite character was probably the dog. I don’t think I’d call this book creepy like so many others that have reviewed it. It was an interesting read. There were not any big surprises at the end for me though. I’d read more by this author.

Thank you to Netgalley for allowing me to read this book in return for an honest review. Keri Beevis is one of my favourite authors and I always look forward to reading her new books. The Boat House had me hooked from the very first page. It was a fantastic thriller with a very well written plot and background for the characters was exceptional. I was so invested in the story that my heart was pounding at certain points! I don’t want to give any spoilers but I did have a few gasp moments. Every book just gets better and better from Keri, fabulous writer. Looking forward to the next book. Highly recommended and a massive 5 stars from me.

Another fantastic 5* read from one of my favourite authors.

Keri's books are addictive and suspenseful and this is no different. Emily has had a very difficult few months, but her and her boyfriend Max are hoping a week away will help them both. They didn't know they wouldn't be alone and their break turns into a living nightmare.

I couldn't put this book down and have just finished reading it in one sitting. It was exciting and fast paced and I loved the narrative and storytelling. I was also very invested in Scout, Max & Emily's dog, he sounds like a real cutie.

Perfect way to spend my Saturday. Excellent 5* read and a book - and author - I highly recommend.

An absolute cracking thriller, Keri Beevis is fast turning out to be one of my favourite authors!
This fast paced novel, told from a few different viewpoints is original and sinister, set perfectly at a beautiful but memory laden Boat house with well written characters, that were fleshed out more and more throughout the book.
Writing style is great, I could see this page turner as a movie and it would be a good one!

Wow! What a fast paced thriller! I absolutely devoured this one.

Emily and Max are on a vacation at a boat house after a rough year. Someone’s been breaking into the house and Emily is terrified. Could this have anything to do with everything that’s happened since her father died?

The twists in this book were amazing & believable. Everything made sense, but you didn’t see it coming. Both Emily and Max had their faults, but for the most part were likeable enough. The location was claustrophobic which gave it an extra element of terror. This was an easy read, I enjoyed the authors writing style.

This book had me on the edge of my seat, I could not get enough. 10/10 recommend!

I was so looking forward to this book!! a couple stuck in a house with unresolved issues but still in love with each other and wanting to work it out with creepy elements. However i was extremely disappointed!! I'm sure mant readers can agree on me regarding what i will say.

2 things: 1 is Francessca is the mvp of this novel!! i love her and i will protect her with my life(she was right to say Emily forgave too easily)!!!
2: Max was the worst character in the book!

i have freshly finished the book so it will be a bit ranty so sorry about this! but i really wanted to love this book badly!

Honestly their issues/problems they had in their past never bothered me and was understandable as the death or sickness of someone you love can pull people apart. but Max not owning up to certain things enraged me.

Signs you need to dump your boyfriend:
He completely DISRESPECTS YOU PART 1:
1-Emily was clear to Max that Leah is bad to her and might be into him. Not only does he counteract that, he knew Leah had fancied him!
2-He always let Leah come over and didnt ever spend time with Emily nor give her any words of comfort during her difficult time. Rather he spends time with another woman and dares laugh at her jokes while Emily is in real pain. HOW SUPPORTIVE.
3- Even though boyfriend would be bored and it would be pointless to be with Emily at the bedside of her father, it is a a supportive and comforting role he shouldve taken.
4- He doesnt pay mich attention to you when he says he loves you and clearly cant see that your in pain. WOW THATS REAL LOVE RIGHT THERE ISNT IT!!

Part 2: MAKE UP- BUT REALLY YOU SHOULD BREAK UP
1-Max should have immediately gone to her fathers house to find her!! definitely not letting it sit overnight about what she walked into!!
2-Never once acknowledging that Emily she was right about Leah. Only saying sorry and that it stroked his ego!! i mean seriously!! she is going through hell and he was not taking care of her or trying to help her nor having sex with her, instead focusing a different girl! A SORRY IS DEFINITELY NOT ENOUGH FOR THIS NEITHER IS HIS EXCUSE(which actually isnt even an excuse)
3-I loved Emily and could understand hger trying to connect with someone and get someone to understand and help her deal with whats going on. so i was so mad when she just forgave him in 5 seconds flat(or maybe it was less than that!)

Part3: NOT BEING EMPATHETIC AND CARING WHEN YOU GO THROUGH A TRAUMA
1- Max never seemed to focus much attention on her, it was always others that made him see she was not ok. yes he could see it as her grieving about her father but come on, after they got back together shouldnt he put more effort into reading her or paying attention to her.
2-Continuing to be agitated by you whenver your worried or scared someone or somethings in the house. even though he just found out what terrible thing Emily went through. Not once did he comfort her, while she continuously said sorry(like this pissed me off!!! nothing was her fault!! and he should've told her that!) i mean she was scared he would end things with her because of how he did that with his mom. Yet he kissed Leah even though he didnt want to0. he gets a pass for treating her like shit, honestly poor Emily!!

To me, they never reached an understanding but just sweeped their issues under the rug! where was their development in each other and towards each other? Wasnt that the point of the book? to work on their relationship. they just fought until connor appeared so yeah.

I only ever felt Emily's love for Max and never once felt Max loved or cared about her. He was just acting like Emily's rape was normal conversation. and it was weird because compared to Beevis other books we barely got Max's POV and im wondering if it was done on purpose to make us hate him. We got his probably 2 times? and nothing was redeeming. His mind said and knew it was his fault for everything that happened yet he has no problem continuing to act like nothing happened to her continuing to be a jerk when all she wants is to be close to him.

Honestly Emily was distraught so i wouldnt have felt bad if she had cheated on him that night(and i dont blame her for the kisses she gave in to.) those make complete sense. especially with her loneliness. I wouldnt mind it if they book had gone in that direction instead of a rape. I was honestly rooting for Conner over Max.

The whole book i was waiting for Max to Man up yet it wasn't happening until the end and well he needed to for them to survive. Max needed to earn her forgiveness because we keep seeing Emily's perspective that "hes trying, he's trying" WHERE?? he was always bracing for a fight and getting annoyed with her. and lying to her face. Emily deserved a hell lot better than she got and it was hard to finish this book. There needed to be more conversation between them and it just feels like theyre together now because well shared trauma will bond people for life. I wouldve liked to see Max acting better and more responsible but it was never there even in the epilogue.

This was a different kind of book to the usual Keri Beevis. Not a murder mystery, instead an absolute chilling story of obsession. Lots of potential triggers here to be aware of, as lots of difficult subjects are raised.
The protagonist, Emily, is in Norfolk on holiday, trying to reconnect with her boyfriend Max after losing her father. Strange things begin to happen, noises are heard, cryptic messages are left. Eyes are watching and someone is waiting.
The difficult subject areas are written with incredible sensitivity, also reinforcing an important message around consent.

Awesome!
Another brilliant read from Keri Beevis!
This was an instant page turner with lots of little twists and turns. It had me hating certain characters who actually turned out to be heroes!
I couldn't put this down and read it in under two days. I definitely recommend this book to anybody and everybody. Keri Beevis just gets better with every book she writes.
