If you can't stand the heat, get out of the wedding!
From New York Times bestselling author Stephanie Rowe comes a hilarious and smart romantic comedy featuring a high-stakes fake engagement between a sassy wedding planner committed to being single and her reclusive, widowed landlord whose shadowy cop past makes him the worst possible match for her.
Three-time runaway bride Piper Townsend believes in four things: her friends, her career, staying single, and fulfilling the promise she made to her mom before she passed away. But when a series of wedding mishaps turns Piper into the viral hashtag of #weddingkillerpiper, she must resurrect her reputation before she loses all she's fought for. The solution? A high-profile fake engagement to her grumpy, anti-social, deliciously hot landlord.
Declan buried his heart three years ago, along with a secret that still haunts him. All he wants is his sledgehammer, his privacy, and his job back. Dating? Never. Romance? Forget it. His sassy, sparkly tenant? She's the one breath of sunshine in his life…not that he'd ever admit it.
When Piper proposes a fake engagement, it's the solution Declan needs. But can he kiss Piper senseless, "accidentally" get caught in bed with her, and still keep his heart locked down?
Of course he can. He's an ex-cop. He can handle the heat.

A life-long reader, she began crafting stories at age ten, but didn't realize it was her dream until she was an adult.
Once the light dawned, she immediately left behind "work" as the world defines it and went to "work" as she defines it, which means getting up every morning with a smile in her heart so she can spend the day doing that which makes her spirit sing.
Stephanie believes in learning to listen to your heart in order to figure out what your dreams are, and then opening yourself to the inspiration that will direct you there. She believes we all deserve the right to enjoy life, and for the ride to be as easy as we want it to be, and that we all should accept nothing less than making our dreams come true.
Stephanie lives in New England, and spends every day doing her best to fill it with people, observations and activities that uplift her soul, which include writing, tennis, dancing, friends, and her amazing family.
When We Least Expect It by Stephanie Rowe Contemporary romance, romantic comedy. Loosely connected to the Hart Ranch Billionaires series which is connected to the Wyoming Rebel series. Name dropping really but it does set the atmosphere and location. Dual POV told in third person. Piper Townsend is a wedding planner for the elite. Sadly, when three of her past brides make it known they are getting a divorce and Piper herself is a run-away bride, her career takes a major hit. With Declan’s help, she’s going to spin it as being a bride protector instead, wanting only the best for any bride she works for. Piper really wants this job to work. It’s what her mother wanted for her the most. Declan Jones has buried all his feelings for the loss of his job and his wife into being a loner and working by himself on a house he bought. He’s a grumpy landlord and a part time bartender. His tenant is sassy and always smiling. Until her work reputation gets ruined and he finds himself willing to do anything to put a smile back on her face. And when she smiles, he feels just a little bit better himself. Agreeing to be her fake finance on a temporary basis should be easy. But he finds himself healing and then kissing and then more. Their arrangement was supposed to be temporary. Maybe they can have more.
This author can write a very emotionally fulfilling story. You know exactly how he feels from being out of sorts, to waking up to his surroundings to feeling lighter having kissed his girl. You know how she feels from the struggle to be enough doing a job, to the satisfaction of helping someone to do the right thing, to feeling his kiss just melt everything away.
Unfortunately, the more I like a book, the slower I read, reading paragraphs and pages over and over again in the process. That’s not helpful when I’ve got other books to read! Or a deadline to meet! The past few days I keep finding myself doing other things instead of reading this book, while it’s in my hands! Yes, I’m one of those, saving the best for last.
All that, I love this book, the banter, the couple, their connection, the angst, their kissing, the feelings, their falling, their happiness. I’m swooning. And it’s going to be a bad hangover.
Too much? A fantastic romance by a brilliant writer of romance. All the stars.
Oh my gosh I could not put this down. I loved every page, from the crazy start through the suspenseful twists to the happily ever after. Piper and Declan are adorable as they try to keep their distance from each other while working together. Both come with baggage and yet both fall head over heals. The secondary characters are amazing and contribute to an truly entertaining story. The author has such an enjoyable voice with extraordinary humor, this book will satisfy the reader on many fronts. Pick this one up for sure!
Stephanie Rowe has done it again! Her newest series is a spinoff from the popular Hart Ranch Billionaires with characters we've met and now get to know better.
Wedding planner, Piper, and her grumpy landlord, Declan, are as different as can be. But when circumstances present themselves, they get wrapped up in trying to do each other a favor. But as so often happens, they find themselves tangled up in more than a fake relationship.
Stephanie is a master at weaving a great romcom filled with adventure, mishaps, laughter, intrigue, and love. This story made me feel all the feels and I look forward to the series as it unfolds.
If you love a sweet love story, plenty of doggy kisses, heartpounding adventure, belly laughs, and a happily ever after, get this book!
Stephanie Rowe has another wonder book. Wedding planning, steamy sex, adventure, and fun await you in this book. Piper and Declan are the most unlikely couple to enter into a fake engagement and then, the fun starts. Piper is a three time run away bride and Declan is a former cop recovering from an injury that resulted in the death of his wife. Neither Piper nor Declan expect to find love again. They just want to take one day at a time, plan weddings, and return back to their normal lives. Friends, family, and circumstances have a way of changing their minds and hearts.
What can I say about this book that others haven't. Fun, entertaining, fast paced, heart warming, complete. Piper and Declan are two souls lost to their pain and even though they live on the same property they don't SEE each other. Then one deal opens their eyes and life floods back in. This book has all the fuzzies and the banter is hilarious. I've been reading Stephanie Rowe's books for years and love all her genres. Can't wait for the next!
I loved, loved this book and these characters. Piper and Declan just crawled right into my chest and made themselves at home. I think they might live there now. Piper and Declan are portrayed as such real, relatable people who have flaws and really high steel reinforced emotional walls, but are really just trying to do their best as messy humans. The story as shown through the eyes of these two passionate and intense characters had the perfect balance of humor, heartwarming love, real life issues, light danger, and spice. Piper is a vibrant wedding planner and because of her past, she is firmly anti-relationship for herself. Declan is a grumpy reclusive ex-cop and her landlord. Due to his past, he is also firmly anti-relationship for himself. When Piper needs to save her professional reputation and Declan needs to get his mom off his case, they agree to a fake engagement. Since they’ve been sort of friends for several years and there’s no chemistry, faking it will be easy peasy. Until they kiss. Their chemistry sizzled off the page and it pulled them together no matter how hard they tried to resist and insisted it was fake. Phew. What follows the not jellyfish kiss, is a wonderful and emotional journey to get from fake to real and it was chock full of baggage unpacking, truth telling, inner voice finding, trust building, and life course correction. This heartwarming and empowering book was well written and included engaging dialogue, big feels, three dimensional characters and a captivating storyline. I’m excited to read more stories starring Piper’s friends and the Harts.
When We Least Expect It by Stephanie Rowe is a rom-com and it radiates joy. No sure why. Piper had been living in the carriage house for a while now and didn’t really expect to see her half-naked landlord, Declan Jones in her shower. He’d said Wednesday. Was it Wednesday? No, he’d needed to work and this was the job. He told her to go take a shower at his house. She did. It was beyond gorgeous. Had he done all of this? Then on her way out, wrapped in a towel, she ran into his mother. His mother jumped to a conclusion, an untrue one, but she seemed thrilled. Piper us a wedding planner, seeking desperately to start her career. She didn’t need complications. She’d had a bad week, as far as wedding planning went, but as far as saving brides from making horrible mistakes, she was batting a thousand. Her boss wouldn’t see it that way. She was the wedding killer. So she and Declan hatched a plan. He would be her loving fiance. That would get his mother off his back and Piper could prove she liked men and believed in love. It could work, but when does that trope ever work out as planned?
What a fun book. Appearances by members of the Hart family, always a good thing. Helped save a woman from an abuser. A better thing. And all the time it was fun. Things got out of hand, but when don’t they in a romance? Terrific characters, as are all of Rowe’s and a decent enough plot for the genre. Based in reality? Sometimes. Joyful? Always. Thanks Stephanie Rowe for a terrific book!
I was invited to read When We Least Expect It by the author. All thoughts and opinions are mine. #Bookfunnel #StephanieRowe #WhenWeLeastExpectIt
This is a fab new Romantic Comedy series. It's an offshoot of the authors Hart/Stanton family series of cowboy/western/billionaire romances, using secondary characters who deserved to have their story told!
I love a romcom told in dual POV - you can really see what is going on in the other MC's head - it's usually hilarious! Piper I must admit has the worst luck - Wedding planning has been her dream for so long but now everything is going pear-shaped! Her landlord is an unreasonably attractive, grumpy ex-cop and now his mother wants to pay her to date him!
Declan has thrown himself into bar tending and renovating his home since he lost his wife and his career as a cop. He both wants and dreads going back to being a cop but doesn't want to give up on the one thing that connects him to his dad.
Talk about grumpy/sunshine! These two should be oil and water but they are more gasoline and matches! I love Piper's honesty and the way she just can't stomach faking her relationship with Declan. Declan could easily be a layabout playboy but he's just not the kind of man and he is actually a really complicated but compassionate character. Can I just say his mother is a complete hoot - she'd be a brilliant mother in law!
This may be a romcom but it's steeped in all the feels and shows such character growth for both Declan and Piper. Piper's friends are squad goals and they are like a hive mind when they get together!
I'm so excited for book 2 when we get to see more of Piper's reformed bad-boy brother Roman!
It totally took me by surprise. I love the author and everything she writes. When this book came about I was like oh cute it’s a fake finance kind of romance. Sure I’ve read those before…
OMG! This book was amazing!!!!! I laughed my bottom off throughout the entire book. It is anything but the “normal” fake finance books you’ve read. This book is hilarious! It grabbed me right from the beginning.
The couple is totally a mess but in the best way. At first you think, no, not so sure about this. And after the first major interaction I was seriously sold. They were really magic together.
I really love Piper. I swear the sass was absolutely perfect on her. Sometimes it can be too much but Piper totally owned it. Her off the wall comments and humor made her such a lovable character.
Declan was awesome. His development throughout the whole book was amazing. He totally stole my heart. The chemistry he has with Piper is fabulous. Their banter was perfect.
It’s funny bc I thought the book would go left and it went right. I was thrown for a surprise with the ending. There are a few awesome nods to the Stockton and Hart families (check out Stephanie Rowe’s books to track with this reference).
Oh and Kitty was freaking hilarious and I need her in my life. Promise once you read the book you’ll see what I mean.
I really loved this book. Take a chance on this one, I highly recommend it! It’s definitely worth it and it’s a great summer read.
A delightful romantic comedy with an ex-cop and a wedding planner.
This story had me laughing at the opposites attract, grumpy/sunshine, fake engagement story of Declan and Piper. Piper has a problem, and the grumpy ex-cop landlord Declan can help her. No one wants to be called the wedding killer if you’re in the business of creating happy endings for your brides. Declan doesn’t want any part of it, except it will get his family, particularly his mother, off his back from his own heartbreaking past, so he agrees.
I love how Stephanie Rowe builds a story. First, you become so captivated and involved with the characters, that you become their first row cheering section. Then she creates a story that sucks you in from the beginning and with the twists and turns that occur, you can’t put the book down until it’s finished. Once you’re done, you’re just waiting for the next book to come out. I love this new series, that Ms. Rowe has started. I love this more light-hearted, humorous, yet emotional spin-off from the Hart family series. There’s lots of excitement, intrigue, emotions, and humor; all classic elements of a Stephanie Rowe story that combine for a five-star read. I’m looking forward to the next book in this series. I received a beta copy of this book, and this is my honest review.
This first story of the series and its characters will be one you’ll fall in love with. Piper Townsend is a wedding planner with a past no one knows. She has reinvented herself and is determined to keep the promise to her mother. Be the best wedding planner of the rich and famous. Currently things are a bit off mark, since wedding problems have her labeled as “the wedding killer”. Her landlord is former cop Declan Jones. A man whose devastating loss and injury three years ago, have left him a shell of himself . Needing a boost to her career, a fake engagement with a Declan seems to be an answer for both. She gets the door opened to wealthy brides, and Declan gets his mom off his back to find a girlfriend. What neither expected was secretly having feelings for each other. While Piper is bringing life and sunshine to Declan, Declan is showing Piper she is strong and can succeed in anything she desires. Meanwhile, someone from her past puts her in danger as does helping another. The story was engaging, and the main characters as well as the secondary ones are wonderful . If you’ve read some of the stories of the author’s Hart series, you’ll get a chance to visit with them as well since they make cameo appearances. Can’t wait for the next book in the series. I was entrusted a copy of this book. The opinions expressed are solely my own.
From wedding planner to wedding killer! Piper has to grab a perfect wedding or the perfect gimmick now or lose the dream she shared with her mother from the time she was a girl. Recovering cop, grumpy landlord, and hot widower, Declan wants nothing to do with wedding or romance. So, how do they end up engaged? His mother, kind of. An engagement, fake of course, to a hot guy with the right family name is just what Piper need to quell the malicious rumors that she is death to weddings since several of her brides have broken off with what looks like the perfect groom. She knows that the truth, these brides were almost pressured into making a big mistake, isn't going to impress the big money mommas, not to mention that Declan has given her tingles ever since she first rented from him. Hilarious, sweet and sexy as hmmm, these two offer a not to be forgotten romantic adventure with a little danger to keep things edgy. Stephanie Rowe has done it again. She has brought us a couple to love with the spin off from the Holt Family of hotness. Stephanie Rowe has done it again. She has brought us a couple to love with the spin off from the Holt Family of hotness in the new Mr. Inconvenient series.
TITLE: When We Least Expect It AUTHOR: Stephanie Rowe SERIES: Mr. Inconvenient SERIES ORDER: 1 of ??? RELEASE DATE: 7/19/2024 GENRE: Romantic Comedy RATING: ❤️🔥❤️🔥❤️🔥❤️🔥 ----- DISCLAIMER: I voluntarily read and reviewed an advance copy of this book. All thoughts and opinions are my own.
When We Least Expect It is Stephanie Rowe’s newest book that released on July 19th, 2024. It is a laugh out loud, romp between a “wedding killer” and her grumpy, ex-cop landlord.
This book will have you laughing and swooning at Piper and Declan’s quest to sell their friends, family and clients on their fake engagement. These two fight hard to keep feelings for each other from blossoming, and it was so fun to watch them not succeed!
I fell hard for Declan Jones in this book! The things that man says (internally) about Piper…swoon!
When We Least Expect It is the first book in a new series called Mr. Inconvenient. This book is loosely tied to A Rogue Cowboy’s Heart, 4th in Stephanie’s Hart Ranch Billionaires series, as Piper is best friend’s with the heroine in that book. You do not need to read that book to understand what is happening in this book.
This Hart/Stockton adjacent romance was fun and entertaining with a little spice and romance. Piper is one of four besties who support each other through everything. She’s trying to fulfill a dream she imagined with her mother of becoming a wedding planner for the elite, but she’s had a run of bad luck. She convinces her sexy landlord to stand in a her fake fiancé to put a positive spin on her circumstances to win over some nervous brides.
Declan is an ex-cop, son of a former pop star and Piper’s landlord. He has some PTSD after the being shot in the line of duty on one of the worst nights of his life. He has been trying to heal and recover the last few years. Piper and her sunshiney attitude have kicked him back to life. Having her in his life even as a fake fiancé has brought him happiness.
When danger brushes into Piper’s life, Declan’s alpha protective streak takes the lead on keeping her safe. These two are so perfect for each other and to help heal past emotional trauma.
This was such a fun read! I received a free ARC from the author; and I am voluntarily leaving an unbiased review.
This is an A+ start to a new series, and I love that it is connected to the Hearts!!
Declan and Piper have just jumped to the top of my favorite couples list! Both Declan and Piper have some serious issues from their past, which makes them completely uninterested in being in a relationship for the foreseeable future. At least until they make the mistake of faking an engagement. For Declan, it's to get his mother off his back.. and to stop her from paying someone to date him, and for Piper, it's to help her failing wedding planner business. Right off the bat, their chemistry is off the charts, and their banter had me giggling and full-on laughing out loud. I loved seeing these closed-off people opening up to each other and helping each other move past... well, their pasts lol. Angel is adorable, and Declan's mom is a force to be reckoned with and I loved both of them immediately.
I can't tell you how excited I am for the next book. If I hadn't already seen our new couple in this book and wanted their story, the first line in the synopsis would have had me pulling out my wallet... ahem... All fair in love and tacos.
Piper is determined, loyal, and caring. These qualities should make her a successful wedding planner, however a succession of thwarted nuptials has her unfairly labeled as a wedding killer. Declan has endeavoured to stay under the radar, much to the consternation of his family. When Piper suggests a fake engagement, it seems the solution to both their problems. Sounds simple enough in theory. Piper and Declan are both dealing with personal issues that must be dealt with. In each other, guards are dropped, emotions develop, and secrets are shared. What ensues is an engaging, at times funny, emotional journey to happily ever after. The book is enriched with a cast of supporting characters worthy of their own stories.
A rom com is supposed to have love, laughter and friends and this book has it all. The romance is there and so are the chuckles from Piper and Declan's interaction. So many new wonderful characters and the appearance of some of our favorites from the Harts. This book has it all, the love, the romance and some danger thrown in to keep life interesting. It doesn't need a long review, suffice to say everyone who has read Ms Rowe's books knows that this is going to be another winner and she absolutely does not disappoint. Looking forward to the rest of Piper's posse and the women of the Harts finding true love.
I love everything this author writes and this story was no exception. Piper and Declan are the perfect fake engaged couple. Their smexy banter was so cute. They had me giggling all the way through. Both think they are done with love and happy ever after but love is not done with them. They are truly relatable characters. In some ways Piper reminds me a lot of Mia in another one of this author’s series and Mia is one of my favorites.
There were some cameo appearances of a few Strocktons and Harts and of course some danger thrown in there. Some things took me by surprise (in a good way). And now I can’t wait for Piper’s brother’s story.
I love reading books from Stephanie Rowe. She never disappoints. When We Least Expect It is the story about Piper and Declan.
Piper is a wedding planner wanting who has been declared the "wedding killer." She comes up with a plan to save her career by having a fake fiance and becoming the "bride protector."
Declan wants to be back on the force or does he? He feels this pressure when thinking of going back to the force and keeping his mom's matchmaking schemes.
What happens when jellyfish and cactus kisses become more? Can Piper and Declan open up to each other? Get this book and find out. You will love it.
This book had a surprise attraction between Declan and Piper when they went from landlord/lessee to fake engaged for the benefit of each one. It had humor, action and a rising, heat that was fun and sexy. It also had a visit from characters from another series that was definitely something I always love. As an avid fan of this author, I was familiar with them, but if you haven’t read any of her books, you wouldn’t be lost. I highly recommend this book for those that love a romcom with a little action thrown in. Book gifted to me.
This was such a fun story. Piper Townsend is trying to get her career back on track after a string of bad luck. Her grumpy landlord, Declan Jones, is looking to get everyone to leave him alone. They decide to fake an engagement. Her career would benefit and he would be able to get on with his life. Unfortunately things don’t go as planned and they end up actually liking each other. A string of unusual events take place and their feelings grow stronger. I really loved the characters and story was fun and fast paced. Really looking forward to the next book.
Stephanie has done it yet again!!!! When you take a wedding planner with a past she'd like to keep hidden and an ex cop with his own personal trauma, well you get a whole lot of fireworks. Piper needs a fake fiance to rebuild her business and Declan needs his overbearing Mother to back off. What could possibly go wrong??? Find out when you read this absolutely amazing book!!!! I could not put it down
Jellyfish! This book is a spin-off of the Hart series and the banter is fabulous between Declan and Piper. Loads of shenanigans and a bit of intensity with the heart stopping rescue that I didn’t expect in the story. Kitty is an awesome character/mom! Like dating a plant is not something you want to hear about yourself. Darts, ping pong and air hockey all towards a girl’s night out and tacos. All around a very enjoyable story, made me smile, a LOT!
Absolutely loved this book. The two main protagonists are such a hoot to read. They obviously love each other but are so afraid of it. The surprise appearances from other characters in other series is definitely a plus. Loved visiting with them and seeing how they are doing. Cannot wait for the next book in the series as it was hinted at towards the end. Yay, another winner by Stephanie Rowe, with plenty more to follow!!
This was a fab opposites-attract romance for wedding planner, Piper, and landlord, Declan. These two find themselves doing a favour for each other that ends up with them in a fake romance. Well, you know it’ll only be fake for a while. Lol! Expect a sweet and steamy romance filled with friends, family, adventure, humour, intrigue and lots of doggy kisses ;P This story made me feel all the feels and I look forward to the next book. So fun!
Wedding Planner Dreams. A branch from the Hart series finds Piper Townsend, Maddie Vale’s best friend, Loft Squad member, and tenant to former cop Declan Jones, her full story. We get a glimpse of these characters in Maddie’s story, A Rogue Cowboy’s Heart. Comedy. Romance. Cactus and Jellyfish. Real intense scenes and heartfelt healing from past trauma grip this story in all its feels. It has hopes, fulfilling dreams and stellar friends. It has a happy ever after that is amazing.
The best thing about enjoying a book is learning that it’s part of a series and there will be more to enjoy! I have enjoyed reading Stephanie Rowe’s books for a few years now and “when we least expect it” did not disappoint. With characters you want to root for, witty banter, emotions, and a little spice it was an amazing read. Bonus points because I couldn’t quite guess where the story was going which is a difficult feet when you have a fake finance trope. Well done I highly recommend.
Wow!! I just love Stephanie Rowe and her ability to draw readers in with her writing. I love Piper and Declan’s story and Declan’s mom is just amazing! I could not put this book down I just love it so so much! If you like romcom this is a series for you! It has everything you could ever want in a read!
This book was just what I needed. From beginning to end I was scooped into the absolutely amazing storyline and taken on a journey of adventure, hilarity and passion. Love the chemistry between the two main characters. The added bonus of the Hart’s is just the icing on the cake. I’m so freaking excited for the next instalment. I highly recommend this book.
And she does it again, giving her readers another great read!! Neither Piper nor Declan are looking for love but a fake engagement helps them both. This is the beginning of a romance both need but don’t want. Add some suspense, a fun mom, and family she hasn’t spoken to in a while it’s a story you’re going to love!!
