My lord, this is my first book of Jolie Day and I absolutely loved it from start to finish. I was grinning so much when I read this one and I just adore the happy, bubbly vibe of female lead Jess. And I loved Sean's grumpiness at first, but I also adore how lovey dovey his soul really is.
The book starts with Jess locking herself out of her house. She is in a towel and has a facial mask on. She doesn't want to ask her creepy landlord for help. So she decides to knock on her new neighbour's door. A friend said he was super grumpy, but she's taking her chances. When she knocks and nearly screeches for help his door flies open and she is face to face with the hottest and butt naked man she has ever seen. I just adored this first few seconds where she checks him out haha. But quickly she regains her composure and asks him if she can use his balcony to get upon her own and get back inside. They bicker and argue and eventually she is able to climb over. She is so smug and proud of herself she doesn't notice her towel falling and now he has a good look at her. That first scene was just bloody brilliant and sets up the rest of the story perfectly.
They bump into each other in a bar a day later. Getting hot and dirty in the bathroom. And the day after that Jess is preparing to meet the new owner of the other half of her hotel. And when she walks in and sees her delicious neighbour in the chair things change quickly. He wants to buy her out and she flat out refuses it. She also vows not to touch him inappropriately again. And that is what really kickstarts this story.
Sean, the hot neighbour and new co-owner, wants nothing more than to buy her out and implement his new rules in the hotel. But he wasn't prepared for his sassy neighbour who turns out to be a fierce and strong woman who doesn't fall at his feet. And I loved seeing how passionate Jess is about her hotel and how far she has come since she bought it.
This book is so incredibly funny and so, so hot. I just loved their banter, the intimacy and the connection they share. I love how their relationship evolves and I love how fiercely Sean held on to her at the end of the book.
It felt like a great romcom that you rewatch a million times within a year if it was a movie.
4.5 huge stars from me for this funny and delicious book.
I listened to this book! It was a duet narration and the production of it was great! I will say I think the male narrator was a bit… breathy? Is that a thing? 😂 but man he had some big breaths in there. Kinda drove me batty.
But this story was cute! I enjoyed the storyline and found some of it quite funny! It was VERY predictable but it’s basically just your typical rom-com, you know? A cute, funny, predictable read. Sometimes we just need those!
Audiobook 🎧. Meh. It was cute but I wasn’t a huge fan of the fmc. Normally I love the narrator andi arndt but she sounded too upbeat or fake. I couldn’t put my finger on it. I love Jacob Morgan as always. But the storyline was just ok. Silly meet cute involving a bird, yogurt facial and accidental nudity. But the MMc started off grumpy and ended up being a golden retriever. Also I can’t stand miscommunication trope and third act breakups. So this was just a meh read for me. Oh! The spice was decent 🌶️🌶️.5/ 5

Sean is everything, literally. He's tall, gorgeous, a little grumpy, charismatic, not to forget a billionaire CEO (that's my type😫🔥) and has a filthy mouth that is my downfall. Most importantly he loves hard and the way he fought for their love and Jess made my heart swoon and warm.
Jess is a strong, intelligent woman who's a ray of sunshine (and the warmth to his heart😫) She's protective, a fighter, has a dirty mouth too, and loves even harder. She's against dating CEO's but Sean proves to her that she can trust and love him 🤭
Sean is a Hotel tycoon who's in the process of acquiring Westerlyn Hotels and is awaiting the second shareholder so he can buy her shares too. To his absolute surprise it's his new neighbour and the woman he can't get out of his mind since their night at the bar 😏 Jess is the equal shareholder at Westerlyn Hotels and helped make it a success over the recent years. She's upset when she finds out that her long-time friend has sold his shares. She walks into the boardroom and to her surprise she finds the guy who's been on her mind since the day she knocked on his door 😏
Pssst he opened the door naked so you can understand why Jess and I are so flabbergasted 😏🤭🔥 Their chemistry is sizzling hawt, their banter laughter inducing. They're both mature individuals and it's perfect. The mouth on Sean 😫 Omfg and add to the fact that Jacob Morgan voices him in the Audiobook, I'm dizzy already 😫🔥The writing style kept me intrigued and constantly wanting to turn the page. I finished this book in a few hours, no kidding and I have no regrets 😌❤

Jess’s partner in the business sold off his shares to Blackwood Inc. Now she is forced to work with someone she doesn’t know Mr Blackwood wants to buy her shares. Finally meeting the mysterious CEO it turns out it’s her grumpy arrogant neighbour. What could go wrong?
I loved this book, also the audiobook is brilliant in duet style. Sean may be an arrogant ass at the start, but this man quickly changes my mind. What he does for Jess even though trying to buy her out with pressures from his father. Sean is patient and working with her to make it a smooth transition but on Jess’s terms. But falling in love and opening up was something new for Sean. Jess has some trust issues but doesn’t want to give up on the hotel that easily. The chemistry was fantastic. I enjoyed the story and characters with the devouring delicious spice. Highly recommend this read.

📖 Story review 📖 If you're an enemies-to-lovers fan and love undeniable chemistry, this hotelier romance is one you won't want to miss. The story kicks off with a totally awkward but nakedly adorable meet-cute between Sean and Jessica that sets the stage for the sparks to fly.
The plot thickens when she walks into her boardroom, only to discover that her business partner has sold his share in their hotel business. To her shock, the person ready to take over is the last person she expected to see. What follows is a rollercoaster of emotions, sharp exchanges, and a growing connection that's as endearing as it is electric.
I loved the way that Sean fell head over heels for her, going all in to create the ultimate power couple. Their dynamic was full of all the right chemistry, but also deeply satisfying as they learned to work together and build something even stronger than before. The nods to Spider-Man throughout the story added a fun and unexpected touch. Overall, this was a cute and fun listen.
🎧 Audio review 🎧 Jacob and Andi is a pairing I won’t ever pass up, because they’re both fantastic. Andi captured every bit of Jessica’s positive and upbeat, sweet and sassy character effortlessly. Her pacing and inflection were spot-on, making Jessica come to life in a way that felt natural and engaging.
Jacob took Sean’s character and ran with it, emphasizing all the deadpan humor in exactly the right places. His Irish accent and old man character voices were fantastic, adding depth and authenticity to the story. And oh dear lord, the whispery goodness for the spicy scenes!? Why does it always sound dirtier when he says it!? This duo nailed it, as always.

The CEO Enemy is my first read by Jolie Day, and it did not disappoint. I really enjoyed this story! I was locked in and laughing out loud from the start.
Jess shares ownership of Westerlyn Hotels with a long-time friend. She is less than thrilled to find out her partner is retiring and thus has sold his shares. Jess is surprised that the incoming shareholder is her new next-door neighbor—the same neighbor she asked to help when she was locked out of her apartment—the same six-foot-something, grumpy, dark-haired, green-eyed man who answered the door without any clothes on. Yep, Sean, this good-looking man, is her new business partner. Sean is the CEO of a company owned by his father. His company wants to buy all shares, so they become the sole owners. Sean thinks this will be an easy task, but Jess has no intention of selling what she has worked hard for.
The CEO Enemy is a fun love story. Jess and Sean had great chemistry, and their banter was hilarious. The development of their relationship from workplace enemies to lovers kept me listening and turning the pages. I loved the fake dating element and how Sean just went it. Sean is so swoony-worthy! I'm a sucker for a billionaire romance. I loved that he recognized Jess's value at the company and did not try to dim her shine. He fell hard for Jess, and I loved every second of him showing her how much he cared. There truly was never a dull moment in this story. The story is well-written, and the characters are well-developed. The CEO Enemy has a fun plot, tension, drama, heat, humor, and heartfelt moments.
NARRATION: Jacob Morgan and Andi Arndt performed a duet-style narration. They did a phenomenal job voicing Sean and Jess. Jacob and Andi gave the characters the perfect personalities and brought them to life. I got completely lost in this story while listening and didn't want it to end, which is truly a testament to their amazing performances. Jacob and Andi captured the emotions this story elicited, making it easy for me to feel them while listening. This was an entertaining audiobook, which enhanced my experience with this story.
This book starts off with a bang! Jess gets locked outside her apartment in her towel and she knocks on her new neighbors door to ask if she can.... you know.. jump across his balcony to get back to hers... He opens the door, stark nekked. So yeah, great first impression. He may be a grumpy jerk, but he's got a hot bum, so go figure!
Things get more complicated when she discovers he's with the company that bought out her co-owner in the hotel she runs. And his business plans don't include letting her stay on in her current capacity. So it's going to be a challenge to see if they can both come out winners. Especially when their crazy chemistry boils over and complicates everything.
This was a fun, snappy, and spicy little Office Romance. It was high powered business people going head to head. I thought the environment was so cool and even the side characters really popped. I have a hunch who book 2 might be about and I really hope I'm right.
This was narrated by Jacob Morgan in Andi Arndt in duet style. They kept it snappy and fun the whole way through. I listened to this in pretty much one sitting because they just made it fly by.

Another fantastic audiobook down! This one was so fun. It’s produced by Lyric Audiobooks and narrated in DUET by Jacob Morgan and Andi Arndt, and I can never get enough of these two. They portrayed the characters perfectly, and duet style is my favorite. Sean is a grumpy, dirty talking CEO of a hotel conglomerate, and Jess is a sweet but strong and independent (also a bit of a dirty talker) owner of a boutique hotel in NYC. After being screwed over before, she isn’t very trusting of men, especially ones who carry the title of CEO. It turns out to be a small world for these two as they’re forced together. I loved their hilarious meet cute, the banter and chemistry between them, and the development of their relationship. The business aspect and drama between Sean and his father added another interesting layer.

This book was really so incredibly enjoyable. At first, of course, it took me a while to get into the book (as almost always). It was sort of enemies to lovers, but also neighbours to lovers and business partners to lovers 😂. Do you still get it?
This book read really wonderfully easy and there was enough tension built up to make you want to keep reading! I read and listened to the book at the same time & this made it even better!

Very cute book. Spicy! The audiobook production was great! But my goodness, the male narrator sighed about 50+ times during the book. Not sure if that was necessary.
This was my first Jolie Day book, and I will definitely be checking out more.
I will say, I thought this was a fun book, but I didn't find it particularly funny. It could just be my sense of humour. Darn that Britishness. I enjoyed listening to it though. It is a great workplace rivalry to fake dating to lovers romance. Jess and Sean are neighbours and meet under interesting circumstances. Jess, the sunshine to Sean's grumpy. When Jess returns to work to find out her business partner has sold his portion of the business to someone who wants her portion too, she is a little stunned to find out it is Sean. Sean is equally stunned and has pressure from his father to make the sale. Through the course of the book, we see the ups and downs of their arrangement, including an ex-boyfriend who also wants to buy Jess's portion, throw in a little fake dating to help Jess with the ex situation, and sparks soon begin to fly. Sean is swoony and is not going to back down, if that means a showdown with his father or refusing to walk away from Jess, he doesn't care, he is willing to risk it all for her. And who doesn't love that? He is the hero we all deserve. Jess has been hurt before and carries some baggage from that and it impacts her decisions, but in the end, can she really resist the swoony Sean? She is the type of heroine most readers love; because they can see parts of themselves in her. She is all of us to some extent. And I adored her.
Jess and Sean's romance is one swoony affair that will keep you glued to your device until the last sentence, and may just leave you craving more. Oh, and my spicy content lovers, fear not. There are plenty of steamy scenes to keep you happy.
This audiobook is performed in duet narration by Andi Arndt and Jacob Morgan. Both Andi and Jacob are top-tier when it comes to voice acting talent. I thought they were fantastic as these characters. The only issue for me, and I know it is a personal one, is the groan/ grunt that Jacob did that was so over the top, it took me out of the story to just laugh. I don't know if that was the intended reaction, and I know others didn't have that reaction. But other than that, a thoroughly enjoyable listen. It is produced by Lyric Audiobooks, and the production was brilliant.
💭Jessica had an interesting meet-cute with her new handsome neighbor that involved her climbing out of his balcony. They meet again at the bar later and have a steamy encounter, only for him to leave her high and dry. Lo and behold, said guy turned up the next day as the CEO who bought half of the hotel she’d worked her heart out to build. Jess quickly turns hostile towards Sean, since she has no intention to sell her part of the hotel, and Sean is a ruthless businessman who will do whatever it takes to get what he wants. Somehow, they end up pretending to be engaged (because, of course, they do🤣).
✨I love Sean and Jessica, from their meet-cute and fun banter, it was freakin’ hilarious! Their chemistry is on fire, and the tension between them just builds and builds. Let’s just say, the spice levels do not disappoint (that office scene—whew!🥵). Sure, I saw the third-act drama coming a mile away, but I loved how Sean handled it all in the end.
✅Overall, this book was such a blast to listen to! If you’re into fun, fiery romances with plenty of laughs and heart, you’ll love this, highly recommend it!

Sean needs to impress his board, and that's the only thing on his mind at first. I loved how Sean immediately picked up on the fake fiancee thing and took the whole thing to heart. One of my favorite parts was how Sean recognized what Jess brought to the table business wise, and still wanted to keep her a part of things.
Andi Arndt and Jacob Morgan are perfect together as always. I do believe this was my first time hearing them together in duet narration and they nailed it! Can't wait for their next one.

Listen, if I had read this with my eyeballs instead of with my ears, this would’ve been three stars instead of four stars. Jacob Morgan? Duet audiobook? Automatically gives this a whole extra star. Honestly, this has some issues. Glaring issues. The way that the corporate takeover was handled didn’t seem realistic. The fact that the FMC supposedly had worked in that field for years…but didn’t know who the MMC was when he is some big shot CEO in the field on magazine covers? I dunno. Makes her seem less credible.
Anyway, great audiobook experience. Nice palate cleanser if you’ve been reading heavy books. Really liked that they just got right into the tension between MCs. The opening scene had my jaw on the sidewalk while I was walking my dog. Spider-Man, indeed. Good amount of spicy scenes without it being obscene. HATED the miscommunication and third act breakup. Just felt unnecessary, tbh. There was already a good amount of drama and tension.

Plot/story: ⭐️⭐️⭐️⭐️⭐️IT. WAS. SO. GOOD. It hooked me from the start. The FMC was relatable and charismatic. The MMC was a jerk, which I would assume most CEO billionaires are.
Love story: ❤️❤️❤️ While they did fall in love, it was a bit weird on how they got there. Definitely would have like to hear them sharing more personal details about their lives. Oh yeah, and give her parents some light into this story since his dad has a lot.
This is better than I expected. Luigi wouldn’t put a cap in Sean Parker, because Sean isn’t a regular CEO, he’s a grumpy sexy nice CEO.
I only picked it because I’m going through all of Zachary Webber’s audiobooks, but I’ve definitely read much worse. The story flows well, Sean made me holler out loud a few times, he was a tasty character. He’s a ceo not a billionaire just a rich *good* guy. Not like the other CEO’s. Anyway Zachary Webber’s voice is so sexy I’ll never get over it, he’s the best audiobook narrator there ever will be.
Jacob Morgan does it again! 🤭 The duet narration in this book really makes up for the slightly predictable plot. I still enjoyed it, and if you’re looking for a quick, spicy romance audiobook with a HEA, this one might be right up your alley ✨

If you look up ‘partnership’ in the dictionary you would find Jess and Sean’s relationship. They are truly two halves that fit together in every aspect. The respect that they have for one another is all that one could want in a partner.

Audiobook rating: 3.75 I swear I could listen to anything that Jacob Morgan says lol. The Spider-Man got me though 😐. But I mean, it was good for the type of book it was. High spice, low plot, mildly cringey dialogue. I enjoy listening to these books while I’m doing other tasks because they don’t require my full attention
This book was a surprisingly great read! I went in expecting a light, quick pastime, but it had far more depth than I anticipated. I thoroughly enjoyed both the FMC and MMC, their dynamic was fantastic. Her positivity balanced his mix of grumpiness and sweetness in a way that made me love them even more. This was my first book by JD, and I’m glad it didn’t disappoint!

Jess meets her new neighbour, Sean, in the most ridiculous situation when she accidentally gets locked out of her apartment, while wearing only a towel, and she needs him to let her go back to her apartment through his balcony. Then they meet again in a bar and neither of them can deny the chemistry between them. But when they find out they're going to work together everything seems to change.
This is a workplace romance, he's a little grumpy, she's sunshine, they have to fake date and he's also a billionaire. It's a fantastic recipe for a romance.
I really enjoyed this audiobook. I was so inmerse in the book that I didn't want it to end. The narrators were great!
The romance was really good! You can really feel the chemistry between them, they were so good for each other and also a fantastic team.
The fake dating part was so cute, they really went all in without noticing and it was super fun to follow.
It was interesting to see their jobs at the hotel too and how they complemented each other and how they learned new things.
There was a scene at the end that kind of scared me for a second and I wasn't expecting that but then everything made sense.
The ending was incredibly cute and I'm glad we got to see that part of their lives in the epilogue!
