This was just an OK read for me. I have read other books by this author that I enjoyed much more. I will say that it kept me interested throughout, and I was entertained and motivated to see how the plot unfolded. There were twists that I didn’t see coming and the pacing kept me interested. It wasn’t the best thriller, but it definitely wasn’t the worst thriller either. Thank you, Booksprout and Inkubator Books for my copy.

I was given an ARC copy of this book, which I finished in the early hours, prologue had me interested. Following the main character Laura. At the start we have her wedding day which didn’t happen because her soon to be husband Tony was caught doing things he shouldn’t with Laura best friend and maid of honour Mary. Fast forward couple years Laura settled in a place called Lake Pines which appears to be a nice little place mostly filled with retirees. But had some elements for the younger generations. It seemed the perfect place.

Until things started to become weird and outright bizarre. Yes she meets Graham who is considered the towns weirdo but out of all the characters I loved him! But Laura’s life just kept getting more bizarre the things happening around her. The unexpected deaths, and the fact her ex Tony becomes her new neighbour.. was just WTF… and Laura landlord is an outright creep I felt creeped out by him from onset..

It is one of those with the creepy factor, yes some bits seemed repetitive but overlooking that we have this love triangle and conspiracy theories and boat loads of coincidences, for me it kept me wanting more because I needed to know what the hell was going on with this little town.

I was intrigued by the prologue on this one, and I dove right in. Chapter 1 kept up the drama, and I buckled up for a great ride. Yes, this book was entertaining, but it was more of a domestic drama than a thriller. There were minimal psychological thriller vibes. I did enjoy the book, and I found myself constantly turning the pages wanting to know what was going to happen. The twists were mostly predictable. That didn't take away from the enjoyment of the book. It just didn't give off thriller vibes as promised.

I wanna thank Net Galley for giving me a copy of this book to review! I finished this book in basically one sitting and while it kept me engaged, I could not get behind the characters and their stories. I hated how so many people just kept showing up at the main character’s door and I feel like there was a lack of description about what the characters looked like

Overall I liked the concept but some of the details were lacking

I was thrilled to get an ARC from NetGalley for this book! I discovered Theo a few months ago and am on a mission to read all of his books! I really enjoyed The Lake House. The protagonist was very likable, and she had her hands full with the colored cast of characters. The town sounded so charming that I could picture myself visiting there. While silly at times, this made it that much more enjoyable. It is a cozy drama/mystery that is easily read in one sitting. I will continue on my quest to read more of Theo’s books, and I recommend reading them all!

Although this book is supposed to be a "killer psychological thriller" I didn't get much psych thriller vibes from it. I'd say it's more of a domestic drama, with a few murders thrown but, but briefly touched on compared to Tony's obsession with Laura. It was an alright read, interesting enough to keep you reading to the end (although the clues did give you an idea of what was really up).

I recently had the pleasure of diving into "The Lake House" by Theo Baxter, and it's safe to say I was pleasantly surprised. Having previously read Baxter's "Vanished" and feeling less than enthralled, I approached this ARC with cautious optimism. To my delight, "The Lake House" showcases a marked improvement in execution, with a compelling plot and well-rounded characterizations that drew me in from the start.

First and foremost, kudos to NetGalley for providing the opportunity to explore this gem, and heartfelt thanks to both the author and Inkubator for crafting such an engaging tale. While "Vanished" left me wanting in terms of execution despite a promising premise, "The Lake House" more than makes up for it with its cohesive storyline and believable character development.

The Lake House" follows Laura, who, after enduring the heartbreak of infidelity, seeks refuge in a picturesque small town. As she strives to rebuild her life, she encounters a tapestry of intriguing characters and forms unexpected connections. However, the tranquility of her new surroundings is shattered when long-buried secrets begin to surface, thrusting Laura into a web of deception and danger. With twists and turns aplenty, the novel delves into themes of redemption, resilience, and the enduring power of hope in the face of adversity. As Laura grapples with the complexities of her past and present, readers are taken on a gripping journey of self-discovery and emotional upheaval, culminating in a finale that will leave them breathless and longing for more.

One of the highlights for me was the protagonist, Laura, whose journey felt refreshingly relatable. Her struggles with infidelity and the subsequent quest for a fresh start resonated deeply, and I found myself rooting for her every step of the way. Additionally, the supporting cast, including the romantic interest, the small-town backdrop, and the endearing best friend, added layers of depth to the narrative, enriching the reading experience.

I particularly enjoyed the small-town trope, expertly delivered by Baxter, and appreciated the quirky charm of the setting. Moreover, the redemption arc afforded to Mary was a commendable narrative choice, adding nuance to her character and addressing initial perplexities surrounding her actions.

However, I must acknowledge a minor hiccup in an otherwise delightful journey: the motives of the antagonist felt somewhat rushed and underdeveloped. The revelation at the end seemed abrupt and disconnected from the rest of the narrative, detracting slightly from the overall immersion.

Despite this small flaw, "The Lake House" remains a captivating read that showcases Theo Baxter's growth as a storyteller, offering an immersive experience that will linger in the reader's mind long after the final page is turned. Highly recommended for fans of compelling mysteries with heart!

This is my first read by Theo Baxter and I absolutely LOVED it! I will be checking out more by this author! A page-turning, fast and thrilling read!

Healing from heartbreak and starting anew, Laura moved to a small lake town called Pine Lake. Laura loves Pine Lake and it’s small town vibes, friendly faces and peaceful atmosphere, that is until her ex-fiance and ex best friend move in next door, shattering her sanctuary,

There is something fishy in the town of Pine Lake. Rivals of some residents seem to mysteriously relocate to the quiet lake town, creating havoc and discord. So, when that same thing happens to Laura, residents aren’t surprised. Is someone orchestrating these conflicts?

So much going on this book and its all intriguing!

Fans of Daniel Hurst and Emily Shiner will love this book!

Another incredible read from one of my fav authors. The story is fresh, different and highly addictive. I can’t believe how Laura hasn’t had a break down, poor woman! I definitely wouldn’t be able to trust a human being ever again, some of these people really need a slap. They are just nasty.
I absolutely love Laura, she’s relatable and plus a writer, which is just awesome.
I was once again fully invested in the book, Theo had this ability to really create the picture from reading a certain part of the book.
Absolutely fantastic, definitely wasn’t disappointed.

First, thank you to NetGalley, author Theo Baxter and Incubator books for the ARC of The Lake House.

This was the first book I have read from this author and sad to say I didn’t really care for it. I felt it bounced all over the place and had more of a young adult theme as opposed to adult thriller.

It started off with a bang but that was pretty much it for the excitement and thrills. It was very predictable and the plot was more of a drama than a thriller.

It was very repetitive and honestly if I had to read about the main character being ‘hit on’ one more time I probably would have just stopped reading. While I understand the author was trying to make a storyline of these men and the main character it felt like a high school classroom.

I feel this book had so much more potential in regards to developing the characters more and creating more suspense in the plot.

Overall, a ⭐️⭐️ but I would like to read on her books he had written as maybe this was just a one off.

Thank you Negalley, Inkubator Books and Theo Baxter for providing me with an ARC of this book.

This was an amazing popcorn thriller that was unputdownable and will have you turning the pages at a super high speed. I will definitely be recommending this to more people.

I have no complaints about except that the end was a little anticlimactic and rushed.

All in all, this was definitely a great read!

In the book The Lakehouse by Theo Baxter, we meet bride to be Laura who walks into her bridal suite to find her fiancé Tony on top of her Vera Wong wedding dress screwing her best friend Mary needless to say it’s devastating and this is why Laura packs up and moves hours away to a quiet Lakeside neighborhood where she can recover and recoup. It has been two years and she loves sitting on her deck watching the lake and has even become friends with Brandy the quiet hermit next door. It is when Brandy is found dead that Laura’s life becomes a crazy mess. Brian owns most of the homes in the neighborhood and after the death of Brandy he buys her home as well and tells Laura she will soon have a new neighbor something Laura isn’t happy to hear in any happiness she had soon vanishes when she sees the new couple next-door is Tony and Mary. Laura is so freaked out by having them as her neighbor she doesn’t even stop to think what are the chances that these two would find the house right next to her hours away from their hometown and by the time she does stop to think about it someone else will be dead and her new boyfriend will be a suspect. It doesn’t take long for rumors to fly and there’s a lot of rumors Laura moved to the house by the lake hoping to get peace and quiet but it seems now she has the complete opposite can see figure out what’s causing all the new chaos in her life or will she have to move yet again? Let me just say I always read Theo Baxter’s books because they’re fun to scoff at but trust me when I say this is Theo Baxter‘s best. There was absolutely no eye rolling no laughing out loud at parts that should have you riveted he really has written a brilliant thriller and one I totally enjoyed. I will continue to read his books but now because they’re so good and not because they’re a fun way to lol and mock the narrative. My only question is why would he keep such talent hidden and put out the books he has in the past… Either way keep it up what a great book… So good! Please forgive any mistakes as I am blind and dictate my review.

I received an early edition of this book from NetGalley in exchange for an open and honest review.

The story follows Laura as she picks up the pieces of her life following both a nasty breakup and a nasty end to a friendship after catching her husband-to-be and her MOH doing the dirty on top of her Vera Wang wedding gown. Laura takes us to a small town on the lakes edge, and life seems to be going so well for her…until her neighbor dies suddenly and a “new couple” moves in rather quickly…just take a guess at who the new neighbors could be!

I absolutely devoured this book. I loved the whole mastermind plot behind everything, and the way it all tied together so seamlessly. The characters were so well written that it was easy to be swayed one way or another on how to feel about them.

Theo Baxter is a phenomenal writer, and I’ll definitely be keeping an eye out for more books!

3.5/5 ⭐️ I was intrigued by this story from the prologue and first chapter of Laura finding Tony and Mary. Poor Laura 😣 I don’t know that I, personally, would consider this book a psychological thriller. It was pretty uneventful on the thrill scale for the first 3/4 of the book. I knew it had to get more exciting somewhere so I just kept reading. The ending was definitely more exciting but did feel a little rushed to me. A lot of clues and “coincidences” placed throughout the book to get you thinking about what could be.

I didn't enjoy this book. I'm not a fan of this author's writing style. It lacked depth and details, and the way people talked and thought was basic and it didn't flow well. The story was so slow and uneventful that I started to wonder why this was being advertised as a psychological thriller. It was more like a domestic drama. I didn't like any of the characters. They were all annoying. Especially the men, who were all aggressively trying to force themselves on Laura. The occult was mentioned a bunch, but nothing ever came from it. Like it was thrown in there just to give the plot some flavor. Definitely not one I can recommend.

Laura moves to Pine Lake, hoping for a fresh start. She found her fiance Tony in bed with her best friend Mary, hours before their wedding. She needs to process, heal and move on.

Pine Lake is just what she needs. It's quiet and she can keep to herself when she needs to. That is until her neighbour, Brandy, is murdered and Tony and Mary move in.

Theo Baxter definitely knows how to keep you intrigued. Although this one started quite slow, it certainly didn't disappoint. The residents of Pine Lake are just something else - well one of them in particular. I actually felt creeped out for Laura and it was so hard to tell who she could trust and who she couldn't.

Thank you to NetGalley, Theo Baxter and Inkubator Books for the ARC of this novel.

Although this was a page-turner, I did not entirely get the vibe of “psychological thriller.” It almost felt more of a drama in some ways. The “twist” doesn’t really come at all until the end, and it is almost predictable. Despite this, I would read other books by this author.

The Lake House is a suspenseful mystery. After having her heart broken on her wedding day, Laura decides to give up city life and move to a remote mountain town. After a tragedy with one of her neighbors, her new neighbor ends up being her ex-fiancé and ex best friend. I loved how this kept me on edge and had me trying to figure out what was really going on. This had Freida McFadden and Kiersten Modglin vibes which I really enjoyed.

This is a well written suspense filled book with strong characters and an intriguing storyline. The author does a great job developing the story and kept me guessing with the mystery. The scenes are painted perfectly and the story flows fluidly. I enjoyed reading.

I have to say this book was very underwhelming. There was no real big plot twists or anything jaw dropping. But the story kept me intrigued and I kept waiting for something to happen. I also did really like the main character! I just wish there was more of a plot twist.

This really was not a book for me. I was really asking myself why this book is in the thriller category because in my opinion, it did not live up to that. The first half of the story drug on through the middle of the book before anything remotely thrilling happened, so unfortunately, this was not a good read for me.

When Laura discovers her fiancé Tony is having an affair with her soon to be ex best friend Mary on their wedding day, she decides its time to move on, and get a fresh start. She moves to Pine Lake, an idyllic small Town, located around a lake. She remains hidden away, and only really makes friends with Brandy, her neighbour.
When Brandy is found murdered things start to go wrong.
Tony and Mary are both awful. Both mental and despicable in their own way. I couldn't stand either. Not that I think you were supposed to like them. Then there is Brian, the unofficial town mayor, who has rather taken to Laura. Apart from the normal gossips and everything else is the town weirdo. Into the occult and has a conspiracy theory about what's going on.
I found this an addictive read, one that I couldn't put down until I found out what was going on. It was an easy and quick read, flying through the pages until the shocking and unexpected conclusion.
The beauty of Pine Lake was brilliantly written. Apart from the other residents, I wouldn't mind staying there. The gaslighting of Laura was also brilliantly written and I found myself getting angry on her behalf. She was very likeable and I hoped for a happy ending for her.

Now I make no secret about the fact that this man is one of my favourite authors and after reading his latest book, all I can say is that he’s moving steadily towards becoming my favourite.
When Laura, devastated by the astounding betrayal of her fiancé and her best friend, moves to the remote Pine Lake to begin again. But when a bizarre accident happens resulting in the death of her neighbour, the last people she expects move in next door are the two people she never wants to see again. This story is all about obsession and throughout I felt a constant underlying tension and unease. From Mary and Tony who in their own way are absolutely awful, to the especially creepy Brian, I really felt for Laura as she struggles to protect her new life. There are some other great characters including Celene and the town oddball, Graham, a man I would love to meet and listen to his thoughts. There are plenty of twists and a few truly jaw dropping moments. I could not put this book down.
All I can say is that The Lake House blew me away and although I have no idea how Theo is going to top this one, I’m really looking forward to finding out.

Yeah, no, actually I didn’t really like this book.

I got really interested in this book because I love thrillers whose cover is a house, and then the setting of a lake house sounded so appealing to me. It actually reminded me of The Couple at Number 9 by Claire Douglas. I liked that book’s setting more, but they both kind of let me down a little bit.

In The Lake House, we follow Laura. Tony and Mary, who cheated on Laura with Mary on their wedding day some years ago, now move in next to Laura. This, combined with two other main characters, makes for a perfect neighbourhood gossip disaster! 

Now, I love me some gossipy neighbourhoods, but I just feel like in this book it wasn’t done well. I felt like there were no stakes, even though two people died, but I just didn’t feel anything. I was bored; I felt like the author spent too much time on the romantic side of things that I don’t even know why it was so focused on. It felt like I was reading a thriller with a side of romance.

This is a short book; it’s like 280 pages or so, but it took me almost a week to read it. That’s how the slow pace was.

I still look forward to reading more of this author because I honestly feel like this is an outlier for sure by Theo Baxter.

This book was a joke!

The story went as expected & it was immaturely written. The characters were extremely annoying, I don’t think I’ve ever read a book where every single character annoyed me. They annoyed me even down to the ending of the book. The whole story was so cliche` & horribly written. I wouldn’t recommend this book.

Baxter is fast becoming one of my favourite authors as having now read a fair few of their books, I always know that I'm going to get a great read.

This one starts a little slower than some of the others I've read, but this didn't really put me off too much as I knew that soon enough the lace would pick up a d the tension would build and I'd be in for an exciting, intriguing and twisty read.

I again didn't love love the characters bug I think this is par for the course nowadays and usually, there's good reason for us to feel this way about them.
I'm pretty wary of all the characters here as none of them are particularly trustworthy and although Laura came across as the victim, I just wasn't sure whether she was reliable or not.

There's a lot going on plotwise in this and I do see that it's all a bit much for one little town, but you know, this is why I love these. It really builds the tension and has me on the edge of my seat throughout - it doesn't have to be overly believable to still be a great read.

Packed with suspense and twists galore - I raced through this one and can't wait for my next read from this author.

After Laura found her fiancé cheating with her best friend on their wedding day she up sticks and relocates to Pine Lakes a secluded place where she hopes she can start again.

There are some strange goings on including the death of her neighbour after an argument Laura overheard which frees her house for new tenants.

Who moved in but her ex fiancé and ex best friend and that’s where things start to get weird.

Laura has run ins with them constantly along with a near miss relationship with the landlord who thinks it’s more than it is.

As Laura grows closer to another resident the atmosphere in Pine Lakes gets stranger and things get weirder…

The Lake House is a rollercoaster of emotions and drama by Theo Baxter. I was hooked from the start and was dragged into the story. Theo has created a wonderful thriller story that has you questioning your own sanity. I really enjoyed this story and I found myself needing to continue reading to find out how it was going to end. I definitely did not expect the ending and I was enthralled.
