For all my enemies-to-lovers fans… this book is perfect for you! And when I say enemies, these two characters go AFTER each other. They thrive on arguments and getting the last word in. I was laughing through all their banter because I KNEW it was the build up to the inevitable.

Harper is the CEO of her late father’s construction business. You find out early on that she struggles to run the business because her family is very invasive and always feels the need to give their input where it’s not needed. Harper’s mom is stuck with the mentality that her daughter needs to step down from being CEO and start a family so she can fulfill her “womanly duties” and Harper’s cousin is out to straight up steal her position in the company because he wants the power.

Reid is a designer who used to run a show with his brother on how they fixed houses. After a brutal accident with his brother that left Reid injured, the show was shut down and their work slowed down.

Harper and Reid meet when they both are hired to work on a brownstone in Park Avenue—one as the contractor, the other as the designer. Except the first meet doesn’t exactly have the smoothest start. What starts as attraction, immediately switches to hatred as Reid unknowingly insults Harper straight to her face when he complains about the contractor for the project because he assumes it’s a man.

As they continue working alongside each other and constantly butting heads, they realize that maybe there’s a reason they are always at each others throats… there are more than sparks of anger between them—there’s MAJOR attraction that’s being denied as well. And as soon as they decide to act on those feelings, all of a sudden they start to see different sides to each other.

I absolutely loved how therapy was portrayed in this story and how beneficial it can be to those who experience it. The support the side characters had for Harper was otherworldly. I love how open the communication was when they encouraged her to look deeper into why she was reacting and feeling certain ways. And my favorite part was how Harper finally took a stand for herself and put herself before her family that was dragging her down. She had so much on her shoulders and slowly learned how to let go of other people’s burdens so she could live HER life.

Also the plot twist at the end… I am definitely going back to read the first two books in this series because I NEED to have a closer look on Harper’s friend’s lives.

Built to Last delivers a stylish Manhattan romance filled with snarky banter, fiery clashes, and a dash of workplace rivalry. The backdrop of a glamorous brownstone renovation adds charm, and although I hadn’t read the previous books in the series, the strong friendship dynamics between the supporting characters still shone through, adding warmth and heart to the story.

Harper and Reid’s romance has its sweet moments, but their banter often veered into unkind territory, making the enemies-to-lovers dynamic feel more mean-spirited than playful. The tension between them sometimes felt a little forced, and their insta-love connection didn’t fully deliver the emotional build-up I was hoping for. The villains, particularly Harper’s family, felt over-the-top and one-dimensional, which made their role in the story less convincing.

That said, the renovation backdrop was a fun and creative setting, and the chemistry between Harper and Reid had its charming moments once they moved beyond their initial hostility. While this book wasn’t quite my cup of tea, fans of fast-paced, dialogue-heavy romances with a workplace twist may enjoy it.

I’m in love. I was so captivated by this cover and then I started the book………


I love how different the plot was and how that it supported feminism. We love girls who support girls!!!!🩷✨
This is a prefect example of grumpy x sunshine.
Reid was amazing!!!! I LOVE him and NEED him soo badly!!!!!
Harper is such a strong MFC and loved her attitude towards stuff.
I love that when she took over her dads business she hired women BECAUSE👏THEY👏 ARE👏JUST👏AS👏CAPABLE👏AS👏MEN👏

The romance in here was perfect. There was also the perfect amount of drama !!!

I loved this series so much - it’s hard for me to write a review without spoilers so I won’t.. I would just say to start with Start Us Up. These women and their men are some of my favorites!

Obsessed!

The only book I haven’t read in this series is Book 1, but Lexi does such a fantastic job of making each story stand on its own that you never feel like you're missing out. That said, I’ll definitely be going back to read Start Us Up, because Ivy, Anika, and Harper are absolute #squadgoals. The found family they’ve built is truly gold standard.

What I love about this series is how it blends light, fluffy rom-com vibes and sharp banter with just enough emotional depth to make it meaningful. This book is no exception. Reid and Harper come from very different kinds of painful pasts. Reid is trying to protect a family that hurt him, and Harper trying to save one that keeps tearing her down. (side note: the way that Reid handles Harper's family IS EVERYTHING!!!)

Reid and Harper are basically the same person, and I loved how everyone joked that they were “grumpy x grumpy” because it’s true. They know exactly where to hit to make it hurt, and their back-and-forth quips carry just the right emotional weight. They push each other in all the wrong and right ways, which makes their dynamic so compelling.

Cece is my spirit animal! Can I be her or at least have her in my life? And Jeremiah... sweet, wonderful Jeremiah. I adored him from the start. Can we please get a whole book for him? There was definitely a door left open for his HEA, and I’m ready to walk through it.

Super super cute! I really really enjoyed this book. I got to read book 2 in the series as an ARC, and was super excited when I saw that Built to Last was coming up. I really loved reading the found family, as well as the grumpy/grumpy dynamic. I loved that we still got to see a lot of the rest of the sisters, as well as the moms. The family relationship with Harper‘s family was quite stressful for me to read due to some own family issues, but I loved how it was resolved in the end. Cece absolutely gives me life!

This would have been a solid 4 stars if it weren't for the last 20% of the book. The whole blackmailing thing was completely unnecessary and took away from the romance. I hate when a couple is finally coming together in a slow burn and drama hits at the end and the final thought I'm left with is Is this even worth it?. Also it ruined Jeremiah for me and made me question if Blake actually wanted us to like him. He was by far my favorite character (more so than even the main couple) and then she wrote the "twist" and I just think he's a bad person. Not just a bad character. Just morally bad. I would've liked this more if I had DNFed.

In the third book of the Park Avenue Promise Series, construction CEO Harper Ross takes on the renovation of a historic Manhattan brownstone after her best friend buys it to flip live on TV. Harper is determined to preserve the home’s original charm, but when she meets designer Reid Dorsey, the two immediately butt heads over his modern take on the design plans. Their constant clashes over design quickly spark tension, and what starts as creative conflict soon turns into undeniable chemistry.

This was my first Lexi Blake book, and I loved it! While this was the third in the series, I had no issue jumping right into this world! Harper and Reid’s dynamic pulled me in from the start with their strong tension, and I couldn’t wait to see how their relationship would evolve. The design debates added a fun layer to the plot, and I found myself invested in how the renovation would turn out. Once they got together, their romance was super sweet, and I really enjoyed watching them grow together both personally and professionally!

The story also had a serious undertone with the struggles of Jeremiah, and I was very intrigued by his background. His struggles added moving element to the book, and I loved seeing his relationship with his brother grow stronger. I was curious about his secret the entire time, and the whole plot point unfolded perfectly. The found family aspect on Harper’s side was beautiful to read, especially after seeing how her biological family treated her. This made me want to go back and read the earlier books in the series to learn more about the other characters.

4.5 stars.
This can be read as a standalone but is book three in the park avenue promise series.
Harper is our FMC in Built to last and the two previous books are about her best friends who are most like sisters.
I suggest reading them in order. This book was definitely my favorite of the three.
Harper is the CEO of her father’s construction company and is taking on a project that is super indulgent for her. She’s working on a historical home that has been significant to her and her two best friends.
She gets the opportunity to renovate it while she films a show for her new production company.
The designer for the home, Reid, is known as a celebrity in the designer world. He comes with baggage as he’s dealing with a super model ex girlfriend.
Harper and Reid find instant attraction to one another that serves as a bit of a problem while working in close proximity. However, that will be the least of their problems as Harper’s family constantly hounds her for more more more and Reid’s ex is up to no good.
This book is filled with family drama, secrets of the past, found family, hard working women, and streamy romance.
I had such a fun time reading it and I’m sad to see the series end. Definitely recommend!

A historical home renovation setting with an enemies to lovers romance between the contractor and designer. This is the 3rd book in the series and I started here and had no issues with jumping into the story but wish I knew the background of the other couples and knew the friend group a bit better. I’d recommend starting from the beginning!

Read this if you’re in the mood for…
- he falls first
- enemies to lovers
- meet hate
- “let’s just get it out of our system”
- friends setting them up
- workplace forced proximity
- soap opera drama vibes

Overall, I was entertained and enjoyed! The design process was fun to read and reminded me of Love Redesigned by Lauren Asher! If you liked that book, try this one!

Here are a few of my favorite things…
- anytime she stood up for him or defended him
- the restoration details…I need to buy a Renaissance mansion lol
- banter! They had a great dry humor with each other
- he fell soooo hard

I would recommend!

I didn’t read the previous books but it wasn’t necessary because I could follow along well enough.
Hammer meets the designer as Harper and Reid clash about how to rehab a glorious NYC brownstone.
Of course amid the construction dust the two are hot for each other.
It wasn’t until the end that it finally dawned on me who the buyer was.
I thought Paul and the harpy mother should end up in the same place as Jimmy Hoffa.
I want an Ivy in my life who can hack into anything!
My favorite person was CeCe because she was the master fixer!

I enjoyed it but something was missing...

Harper and Reid really need to figure out how to work together!
Their intense personalities and completely opposite characters make things a bit tricky at work — but absolutely entertaining for the reader!
From the very first page to the last, the book is full of hilarious scenes, fantastic banter, and snarky comments.

Harper’s challenges in a male-dominated profession and Reid’s touching relationship with his brother added depth to the story.

Even though the books in the series can be read as standalones, I’d definitely recommend reading them in order.
I haven’t read the first two yet, but they’re already on my TBR!

I really loved this book! It mixes light, fluffy rom-com vibes with sharp banter and just enough emotional depth to make it feel meaningful. Reid and Harper come from totally different and painful backgrounds. Reid is trying to protect a family that hurt him, while Harper is dealing with a family that keeps bringing her down. The stuff with Harper’s family was pretty stressful for me to read because it hit close to home, but I appreciated how everything got resolved in the end. Cece totally brings the energy!

The renovation setting was super fun and creative, and the chemistry between Harper and Reid had some really cute moments once they got past their initial hostility.

*Audiobook and paperback

This book is part of a series but can totally be read as a stand alone book. This is the first book that I’ve read in the series and I enjoyed it.

It was giving #bossbabevibes.

I really liked getting to know the cast of characters. There was a lot of drama and problematic relationships. I enjoyed seeing the growth of the characters.

There was also an element of mystery when you find out a pretty big secret which added another layer of intrigue to this one.

I can see myself reading more books in this series.

DNF @ 30%.

I really, really wanted to love this book but unfortunately I had a hard time connecting to the characters and the story. Even though I feel the “renovation theme” was extremely well detailed, it completely overshadowed the romance and the development of the characters.

This book was a slow start for me, which is why I gave it 3 stars, but once it picked up, I found it to be a well-written romance. Built to Last was my first read from this author, and even though it’s the third in a series, it worked well as a standalone—I didn’t feel lost at all. The story was light, flirty, and fun, with a good amount of spice and some emotional depth that didn’t weigh it down. While the plot was predictable, it was still an enjoyable, easy read.

This was such a great book. I loved all the characters, they each have a distinct personality. I love that the three women have been friends for so long and that they are sisters. I also love how Reed and Harper both have grown up in a terrible dynamic and work to be better and more loving to the friends that are family. The ending was great I was in tears. I will be reading the rest of this series now.

Loved it! Loved it! Loved it! I even teared up there at the end.

This was a great series. I loved that we got the same side characters in each book with a few added in book two and then more in this book. I came to love this odd found family and I'm envious of what they all have with each other. I'm looking forward to when the audiobook comes out so that I can do a re-listen.

Lexi Blake perfectly opposites the vibrant joy of skyrocketing with the anticipate of falling, as well as risk and reward, reading these characters Harper and Reid choose love is fascinating, because it's worth every chance, the romance Built to Last beautifully and delicately gathers each emotional beat, although a house may consist of wood and walls, this story proves that a home is composed of people who stand by one another, make choices, and have faith in one another, and it seems like this love is built to last!

Sharp, memorable abrasion is the heart of Built to Last from the first page, the renovation site becomes the story's setting and its beating heart thanks to Lexi Blake's careful and delicious word choic, with her boots on the ground and blueprints in hand, Harper displays pride and accuracy as she intelligently sets the line between power tools and brittle hope, our MMC is Reid, the polished designer with a history of heartbreak and strong opinions, who confidently opposes her every move, under their professional differences, heat bursts in every conversation, which is an arrangement of stubborn hearts!

However, this novel is about the layers that make them up, the cellars they've clawed out of, the ceilings they've broken through, the tension in Harper's family saga seeped beneath every choice she made, like a soft thunder in the background, each contact with her parents had an emotional cost of being needed but never fully appreciated, however, the caring is most noticeable in her found family, closest friends, and the women who have supported her since high school! Reid also has dark sides, including a troubled history, a protective heart, and a deep-seated need to be accepted, finding someone who sees behind his immaculate exterior was more important than losing control as I saw him dissolve!

The sense of life that each character has is what makes this novel addictive! Even though I only met the sisters first time, they felt like old friends, and Cece is the type of person who can steal the show with a simple smile, the relationship between Reid and Jeremiah brought a tender and quietly poignant element to the plot, witnessing a man love severely, quietly, and in a way that communicates via actions is incredibly captivating! Terrificand mind-blowing, the pacing alternates sweeter moments that do not try too hard to impress with sudden bursts of stress, even without reading the first two books, I never felt lost, only intrigued how the plot was outstandingly designed and comprehending the powerful topics really shattered my heart!

🍿 𝘍𝘪𝘳𝘴𝘵 𝘐𝘮𝘱𝘳𝘦𝘴𝘴𝘪𝘰𝘯𝘴: I love the Park Avenue Promise series and knew I was in for a treat with Built to Last. Lexi Blake knows how to blend humor and serious topics perfectly and this was no exception!

🤩 𝚃͏𝚑͏𝚎͏ 𝙱͏𝚎͏𝚜͏𝚝͏ 𝙱͏𝚒͏𝚝͏𝚜͏: The strong female friendships are one of the best parts about this book, and I love that this time we got Harper’s story. Reid Dorsey has some serious Mr. Darcy vibes (and note that last name! 👀), and while he is a bit of a jerk to start, we quickly learn he is actually a sweetheart. The romance was fiery with tension and the crescendo is a little spicy without being over the top. Just the way I like my romance!

🎧 𝒜𝓊𝒹𝒾𝑜𝒷𝑜𝑜𝓀 𝒩𝒶𝓇𝓇𝒶𝓉𝒾𝑜𝓃: Kitty Bang has narrated all 3 of the books in this series and while it would be nice to get a different narrator for each (different MC’s and all) she does a really great job. Her pacing does feel off throughout which bugged me a tiny bit, but it wasn’t horrible. Plus, her narration for the characters is just so dang good.

💭 𝘊𝘭𝘰𝘴𝘪𝘯𝘨 𝘛𝘩𝘰𝘶𝘨𝘩𝘵𝘴: I loved that Blake tackled some major topics in a way that ultimately made me cry, and this was definitely an emotional read to say the least. Every character feels fully developed and each of these ladies is unapologetically themselves which makes for some empowering reading. You don’t need to read this series in order, but I would recommend it to get maximum characterization.

This is why workplace romance is one of my favorite tropes!

Harper and Reid were perfect together; they started rocky, but that only made the first time more combustible. There is a HUGE incident between the two at the beginning, which makes them instant enemies. Still, they have to learn to work together for the sake of the project, bringing one of the magnificent brownstones of Park Avenue back to its glory...only there's a wrench thrown into Harper's plans and she's not happy about it at all.

I loved both the main storyline and the secondary one, with numerous twists and turns. I must admit that I had figured out some of the plot points before they were revealed, and I was thrilled to be correct on the biggest twist. Just follow the clues, my friends, and you will know what I mean...or go with the flow and be surprised as all is revealed.

Girls supporting girls is my favorite thing—and this book completely nailed it. The found family vibe was everything. I loved how Harper’s friends showed up for her over and over again—it made the story so heartfelt and empowering.

Harper was such a strong, hardworking character. Watching her hustle in a toxic family environment (ugh, her mom and cousin…) made me root for her even more. She really earned everything she achieved.

And the tension with Reid? Chef’s kiss. From snarky coworkers to something more, their dynamic was super satisfying. The banter between them 🔥
This book had the perfect mix of ambition, friendship, and romance.

Highly recommend if you’re into boss women, slow-burn enemies-to-lovers, and supportive female friendships 💪💕

Le donne che supportano altre donne sono la mia cosa preferita — e questo libro ha centrato in pieno il tema. La found family meravigliosa. Ho adorato il modo in cui le amiche di Harper erano sempre lì per lei, con un sostegno costante che ha reso la storia ancora più interessante.

Harper è un personaggio forte e determinato. Vederla lavorare duramente in un ambiente familiare tossico (ugh, sua madre e suo cugino…) mi ha fatto tifare per lei ancora di più. Si è davvero guadagnata tutto quello che ha costruito.

E la tensione con Reid? Senza parole! Da colleghi pungenti a qualcosa di più, la loro dinamica è stata davvero appagante. La tensione tra loro alle stelle dall’inizio!
Questo libro è il mix perfetto di ambizione, amicizia e romanticismo.

The place holds countless memories with her best friends, and while she’s sad they won’t be creating new ones in the same way, she’s happy to be working alongside them on this dream project. The only issue? Reid—the designer whose ideas clash with Harper’s at every turn. Who wins in this battle of visions? Read the book to find out!

I absolutely loved reading this book. It reminded me so much of my own best friends. Just like Harper, Ivy, and Anika—we’re also a trio, always dreaming of doing everything together. While reading, I imagined us in their place, and that made the experience even more special 🥹 Their friendship was hands down my favorite part of the book. And the bond between their partners—Luca, Heath, and Reid—was just as wholesome. What a perfect squad!

Not to forget about The Moms (Cece, Lydia, Diane) and Jeremiah and Patrick? They all have my heart. But Cece? That woman is my absolute favorite, The Queen herself 🛐 You’ll know exactly why once you read it!

Of course, there were a few characters I truly hated as well... but let’s not give them the attention they don’t deserve. Just know: I hated them with my whole heart 🥰

The banter between Harper and Reid? Pure gold. The way they insulted each other was next-level hilarious 🤣 and don’t even get me started on their chemistry—hot as hell 🥵 The drama? So fun and entertaining.

Now I’m dying to read the previous books in this series. No way I’m missing Ivy-Heath and Anika-Luca’s stories 🤭

If you're looking for a story filled with drama, fun, spicy banter, and the most heartwarming found family vibes—this is it. Go read it!

I am voluntarily leaving this honest review after receiving an advance reader copy of the book. This is the third book in the series, and it is written in first person from Harper’s POV. This book is driven heavily by dialogue, and I personally did not miss having the male POV. Though it fully contains the love story of Harper and Reid, I think readers will gain the most value from reading this series in order. The friendship and found family relationship between Ivy, Anika, and Harper are what truly makes this series shine. You don’t want to miss one single moment of this story about their dreams and watching them come true.
Set in a Gilded Age Mansion in NYC, the story begins as Banover Place is being renovated on a reality TV series. Harper is a hard-working contractor hired for the job. I adore her spunk, her capability, and her authenticity. Her blood family is over-the-top obnoxious and downright mean to her. Thankfully she has her girls, and her “adopted moms” that make up a family that really cares about her as a person, her hopes, and dreams. Reid is old money with skill as a decorator/designer and experience in reality renovation TV. Under his arrogance and his walls is a man with a heart he tries valiantly to protect. There is solid banter and spark between Harper and Reid as they establish dominance on the project and finally come to a truce to work together for the greater good. A little heat, some angst, a few secrets, and a lot of loving support later, they find their HEA. Harper really grows into her own in this book. She finally figures out the direction she wants in her life and loves herself enough to stop taking the cr@p her blood family keeps flinging her way. The confidence she gains when she gets there, fights for her relationship with Reid, and cherishes her found family made me warm and fuzzy and left me with a smile on my face.
This is a special series. If you are looking for three woman who are like sisters and hang tights through thick and thin: read this series now.

The chemistry and snark were strong with this one.

Reid and Harper got off on the wrong foot, but they just couldn’t stay away from each other. These two had plenty of explosive moments, witty banter, and mutual desire. And both had challenging burdens weighing them down.

Harper’s family, especially her mother, was just too much. I wanted to pelt them with tomatoes and yell “boo!”. But it was very clear that Ivy and Anika (and the rest of her friends) were her found family. Reid’s questionable ex wasn’t much better. That was a truly sticky situation and left me frustrated on many occasions.

The ending was a beautiful and fitting closing for these three friends. I can highly recommend this book if you like a steamy romance that combines complex family dynamics with a bit of light-hearted fun. This is book three in the series, but each book stands well on its own.

Cute read!

When three best friends get involved in a reality show renovating a home that they've loved since their teenage years, they are in for a big surprise.

Ivy, a computer hacker, Anika, who's in charge of the show, and Harper, the contractor are best friends. When they get to work on the historic home, Harper needs to make friends with the design team, Reid Dorsey. Their attraction runs hot, but they clash at every turn in their opinions.

Both Harper and Reid grew up in emotionally abusive homes, so having a chip on their shoulders is nothing new. But when they get to know the real person behind the pain, they slowly fall in love.

But Reid is hiding a big secret from Harper. When an ex from his past shows up, he tries to get rid of Harper by any means possible. But Harper is just as stubborn as Reid. And she decides to finally fight for what she wants for once.

Built To Last is a cute grump/grump, enemies to lovers story with a side of renovation drama. Think HGTV meets The Proposal (but meaner LOL).

Haper has been given a chance of her lifetime to renovate the house of her dreams. An opportunity to put herself, and her father's construction company at the top of the map. All is good in the world, right? What Harper wasn't prepared for is the opinionated and stubborn designer, Reid, to push her at every turn. Sparks fly as visions clash and what begins as rivalry slowly gives way to something more. This was lighthearted, fast paced, and full of chemistry and heart.

I enjoyed the first two book in this interconnected triology. I was excited to jump back in. I absolutely adore this trio of besties who refer to themselves as sisters. Their connection and support of each other created the perfect found family - especially with the drama with the main FMC’s family. Each book in the series is about a different friend and are written as standalones.

Enemies forced to work together for a fixer upper reality show, a strong found family, messy family conflicts, and an unexpected twist! This was a fun rom-com! Like most rom-coms, it slowly builds…and then suddenly, you can’t put it down. The banter is fun, the spice is there, and the characters are complex.

This was a cute story of hate to love. It was a bit hard to get into at first but the second half was easy to read and entertaining. The plot twist was good towards the end - something a little different compared to many of the romance novels I read.

I really liked that this book was not only a love story in finding true love but also a love story for the power of friendship/sisterhood. Both main characters found their people and although they weren’t relatives the love and compassion they shared for one another was unmatched. Harper and Reid were both so let down by their childhood and their families. It was nice to see their happily ever after not just between themselves.

Overall the story was good. I think if I had read the first two I would have enjoyed it even more - I didn’t realise it was an interconnected series.
