What a cute, and hilarious romantic comedy. I absolutely adored this from start to finish it had me giggling, kicking my feet, crying and everything in between.

There was a great story that unfolded between Jack and Scarlett, their built up tension, rivalry between agencies and their overall banter was hilarious as it was swoon worthy. The characters had great chemistry, and the tension/slow burn from ‘sworn off relationship’ vibes to ‘in love’ was executed so well. The conflict on top of that was intriguing, and followed through really well with a very entertaining finish. I will have to say I think I’ve found a new most hated ‘villain’ if you could call them that.

I loved the drive and ambition Scarlett possessed, she knew what she wanted to achieve and she strived to get there. I do think she was selfish and at times ‘bitchy’ which resulted in unsavoury conversations but her growth was admirable and she realised there were flaws to what she originally wanted that she couldn’t live with and rectified those challenges but still stood her ground until the end. And let’s not forget Jack Shane!? handsome, funny, strong-minded, and thoughtful, he was truly a character to remember. Despite the rift between agencies he never appeared unprofessional, or stooped to low levels to achieve success. Despite having a sad backstory, and a drive for success much like Scarlett he never lost sight of what was most important to him and kept a close relationship with his family.

Some side characters I could absolutely not forget: Vivian and Mr Anderson 🥹 were two absolutely adorable and loving characters. Vivian was Scarlett’s best friend and co-worker and Mr Anderson was like the grandfather she never had.

So much appreciation goes out to Nicki Bell for sending me an advanced copy of her book — I had so much fun reading this one and I look forward to its upcoming release 😚

I want to start with saying if you generally like “Billionaire Romance,” this will probably be right up your alley. If you enjoy the hardened business woman trope, you will probably like this. Forced proximity does the trick here as well.

Snappy, fun dialogue. Well strung together, for sure.

I’m sorry to say, however, I do not believe this author has ever been to New York City, let alone worked there. While I found that their actual command of language and writing style is better than more than 75% of writers I’ve received ARCs from, the lack of setting accuracy continuously pulled me out of what I was reading.

Now, I will admit, there will be a large swath of people who may read this and not care. If you don’t know New York, maybe you won’t notice?

That said, the lack of believability in what’s meant to be mostly realistic was hard for me to get past. Spoiler alert: characters have wild changes out of no where or appear with no lead up (or convoluted lead up). Where was anything to show why Mr. Anderson liked her so much? Why did he have so much money? Why the whole thing about Denzel cheating out of literally no where? Confusing. I needed more…logic. L

Anyway, like I said, one of the best ARCs I’ve read despite all this.

Honestly, this book is a must read, I was cracking up from the very beginning. I was so happy when Nicki reached out and asked me to read her book. I'll be looking into her backlog for sure. I just had so much fun reading this.

I found myself relating to the FMC Scarlett even though we had nothing in common on the surface. And that's what is magical about this book. Her life was chaotic and messy, but she was driven by her past to achieve her one goal, and she nearly sacrificed everything for it.
Jack and Scarletts rivalry and banter were elite, and I was giggling away at their text messages. I think the relationship bloomed quite naturally, and the tension was perfect.
I loved that this book was shorter than 400 pages, tbh I think some romance novels are way too long now. This book kept me engaged throughout with its fast-paced plot and hilarious dialogue, especially from the best friend Viv.

Scarlett has put work above everything including family and relationships, and it is finally about to pay off, all she has to do is sign the biggest contract of her career, the only issue is she has no choice but to partner up with her nemesis, Jack Shane, a rival real estate agent and her biggest competitor.

I really enjoyed this read. It was a fun and easy read, something I could shut down from the day with. The storyline was cute and different from anything I've read with some of my favourite tropes, forced proximity, work relationships, enemies to lovers, grumpy FMC, and sunshine MMC. The twists I kinda had an idea would happen, but I still loved them!

The characters were perfect, fun, and enjoyable to read. I love it when a strong, independent woman finds her match, someone who supports her. Which is exactly who Jack is to scarlett. The banter between the two was hilarious.

Overall, this book was a fab read. I would definitely recommend it as a series breaker, or if you need something to just get lost in, that isn't difficult to follow. It was a very fun read.

Look, I’m not usually a workplace romance girlie, and I really dragged my heels starting this, but I’m glad I did. This was a really cute, fun, spicy story told from the FMC pov only.

It was close to a 4⭐️read, which is why I put it down as 4 on here. I just wish there was Jack's POV as that would have really intensified their connection for the reader, as I did question their connection a little further into the book, and his POV would have helped this a lot.
I don’t think I helped myself by taking so long to read, but life got in the way and I didn’t have a lot of time to just sit and read for an extended amount of time so it was all read in small chunks.

It's a true enemies to lovers, workplace romance full of banter with some great side characters. I also loved that it was set in New York.

Overall, a GOOD book and I'll definitely be checking out future releases!

This was such a cute book! It was packed full of drama and was fast paced. I really liked Scarlett and her story. Viv was a great friend and I liked the scenes with her sister too. I also loved Jack. He was so charming and sweet! Such a cute romance that I really enjoyed.

It was so close to being perfect—right up until I hit the 90% mark. And honestly, there was no need for all that to happen. A little bump in the road during the third act is fine, but this felt like driving through the potholes of Belgium.

That said, it doesn’t take away from the fact that 90% of the book was amazing. When I say I want a slow burn, this is exactly what I mean. The looks, the stares, the touches, the teasing comments, the flirting, the challenges. Every single detail. The chemistry was off the charts.

“I love you, I trust you, and I fucking need you. You are my emergency contact.”

Scarlet is such a complex yet incredibly relatable character. She’s a breath of fresh air compared to the usual “strong-willed women” archetype. Not quirky, but someone who never backs down from her opinions, laughs in public but cries in private, stress-binges despite having IBS, has trust issues, and still craves an emergency contact.

“Me opening up to you and giving anything away would be dangerous. It would be giving someone bullets for the gun.”

And Jack? He’s that guy. Add him to your book-boyfriend list ASAP. He takes the blame for you at work, knows exactly what upsets your stomach, reads you like an open book, helps you conquer your fear of heights, and somehow makes you feel both safe and wildly horny at the same time.

“Because being around you is like standing in a lightning storm. I never know when I’m going to get hit, but I know when I do, it will be like nothing else.”

I also can’t skip sharing some love for Viv. She brings the no-filter vibes and gives voice to all of our dirtiest thoughts.

First I’d like to thank Nicki Bell for sending me this ARC. It was for sure one of the best & most enjoyable ARC I’ve ever read/ received.

This book was sooo entertaining and I was really into it since the beginning. It was quick, fun & easy to read. I was also really amazed by Nicki’s writing. It was the very first book I read from her and I’m really satisfied! It was the first time I read a romance based on the real estate world. I have to admit it was kinda refreshing. Reading something different than most of the popular books. And like I said, it was really fun & I had such a great time reading it!

I didn’t really got attached to the characters or connected with them maybe because I’m not from the real estate world and doesn’t relate to the plot. Or maybe bc the book was too short. But I also think the book being short was a good thing because it wasn’t boring! I’m also really glad we got an epilogue otherwise I’d have thought the end was too rushed.

But I truly adored Scarlett! She the representation of a strong, ambitious and determined woman in a world ruled mostly by men. I loved her personality and how she wouldn’t let anyone walk on her. Really inspiring!

Anyway, if you love competition rivals, forced proximity, workplace romance, real estate world and ennemies to lovers then this book is for you! And if you want a quick and fun read then you definitely should pick this one. ✨

Enemies-to-Lovers but give it Million Dollar Listing vibes - that's what The Love Development is. This book is enjoyable with some great tropes (forced proximity, black cat FMC, enemies-to-lovers) but for me, there wasn't a strong connection between the MCs. There was some chemistry that led to them getting together for the first time but after that, I was confused by how strong their feelings were or what led to some of their actions. There were times when the story slowed down and then all of a sudden it felt like it sped up. This is told from only the perspective of the female MC so we are missing the thoughts of the MMC to truly understand where he's coming from.

The banter here is enjoyable and there are many good moments between the two MCs. I also love the character Viv - she was so fun and her ping-pong banter with Scarlett was a highlight for me.

Despite some of the hangups I had over the story, this was witty and enjoyable. If you're looking for a new enemies-to-lovers rom com with a NYC real estate twist, this one is for you.

my first read from this author and I just want to thank Nicki for sending me a copy of this arc💘

A quick, easy and fun read. With a very strong headed FMC, which we love🫶🏻

Tropes:

we all know im a first POV girlie so this book got major brownie points for that and I loved the fact it was set in the NYC real estate world. Yet, I felt we should’ve had some chapters from the MMC as the book was told only from the FMC POV. Enemies to lovers but add money into the equation, stunning. The book was enjoyable and I did like it, however, I felt like the two characters lacked a connection between them. There was the chemistry for their first get together but after that it left me questioning how strong their feelings were for one another and why they made the decisions they did. As said above, I feel like MMC chapters would’ve added more depth to the story and possibly strengthened the connection they had for one another or even made it clearer for the reader.

Apart from the above, the banter was fun and very ping pong like always back and forth but there was parts which slowed down and maybe dragged on slightly.

I did think this was a fun, quick read and would read more from this author 💘

This was the first book I’ve read by this Nicki Bell, but won't be my last. This was a cute and fun forced proximity, enemies to lovers, workplace rom com with a couple of spicy scenes but nothing too deep.

Work rivals Scarlett Munroe and Jack Shane are battling it out to become the Crystal’s new real estate agent with an estimated commission of $10 million, turns out the owner David, has other plans when he selects them both to work on the project together. The two stumble along “hating” each other and overcome a few obstacles, before finally succumbing to their actual feelings. Jack fell first and enjoyed riling Scarlett up, but once Scarlett fell, she fell hard. I enjoyed the banter between Scarlett and Jack and Scarlett and Vivian (her assistant).

Favorite Scene:
When Scarlett first meets Jack in Chapter 2

Favorite Quotes:
“Oh, you’d know if I screwed you.” (Jack to Scarlett)

“You never got this worked up when Denzel made you mad.” (Viv to Scarlett)

This was such a fun read! I really enjoyed the enemies to lovers banter, the tension between Jack and Scarlett was 🔥 I loved Scarlett’s character as a badass FMC working at all female real estate agency smashing it in New York 💪🏼 she had her own trauma she was dealing with having grown up in the foster system 💔 Jack too was dealing with his own grief and family pressures but boy did does he give Scarlett a run for her money and I couldn’t get enough of the alpha, silver haired, bright sock wearing man 🔥

Highly recommend for anyone looking for a quick easy HEA with banter, sass, swoon and a little bit of spice 🌶️

This book was honestly hilarious and so addicting! I was lucky enough to have loads of time whilst travelling home from Egypt so I was able to devour this book in less than 24hrs! There were a couple of moments on the plane that I had to shield my kindle from people’s view (when the spicy scenes were going on) I could feel my cheeks blushing but couldn’t stop reading as this is what I was totally rooting for!

Scarlett Munroe is such a boss woman! She was an awesome, strong FMC! I just absolutely adored her. A strong, independent woman who ain’t got time for nobody else’s bull… I did also really like Jack and I’m always a sucker for a good enemies to lovers trope.

The book was jam packed full of sarcasm and dark humour. It was just an overall fantastic read!

I really enjoyed this one and I would highly recommend it to fans of romantic comedy’s and to those who love a good enemies to lovers story.

This was a fun wee romance between two real estate agents that just couldn't stand each other...until they were forced to work together and feelings started being thrown around.

In addition to the romance, I loved the friendship between Scarlett and Viv, the bestie we all need but maybe don't all deserve.

The last act of this book was where it all kicked off and things got wild! I had some sneaky suspicions but could not see some of the twists coming!

I shed a wee tear or 5, this got me in the feels!

Summer is the season where I read the most romance novels and I think this was a great start to my romance reading season

Thank you to Nicki for reaching out to offer me a copy of this book, it comes out on Monday and I recommend checking it out if you fancy a romance with forced proximity, enemies to lovers, and strong female characters

If you are looking for an easy, summertime read.to have you laughing and enjoying a bit of witty humour and some romance woes and gos, then this book is a must read.
Like so many of us the main character has made work her whole life, and mostly at the cost of her personal life and happiness, but as the competition at work heats up, so does her personal life. The author creates a funny and very interesting storyline that has a great blend of adult life and worries, as well as the tensions between a couple that is starting to build their own feelings.
I really liked the flow of the story. The pace was very realistic and the details throughout were perfectly dotted along, really bringing their story to life. Both the characters were a lot of fun to get to know, making the overall story lovely and perfect for summer reading.

This is my first read from this author and I’m grateful for the ARC being sent to me.

This is a fun, quick and easy read with a lot of banter and back and forth from the FMC and MMC.
A very strong headed FMC who knows what she wants and her main focus is her job. I really did enjoy seeing her walls break down and realising there is more to life than her job and she can find love, have time for her family and still work!

Jack is another strong headed MMC who got hurt badly by his ex so thought all women were the same, enter Scarlett. From both wanting to be the better estate agent to finally giving into their feelings.

Good, easy fun read!

Great read - fun, easy, good banter, and a few plot twists (some predictable, others not) to boot.

I liked the characters and wanted to know even more of their backstory, yet appreciated that excess info wasn't dumped on the reader.

A few minor elements struck me as not quite believable (cashmere carpets, but for all I know those are a thing?!), but that didn't take away from the story.

If you enjoy Ali Hazelwood, I recommend The Love Development and keeping an eye on future books by Nicki Bell.

If you enjoy those real estate "reality" shows, this book is for you. This was a fast paced, cute romance read.

Grumpy/ sunshine
Work rivals

I really enjoyed that this was a bit different than the usual work place romance reads that are out there. I enjoyed the relationship development that happened as the story progressed. Hearing a bit about the real estate business, that I don't know much about. There was some humor along with romance, a great read!

This book is getting a 4.5 ⭐️ from me. I thoroughly enjoyed this book. I laughed, I cried, I got angry. I went through the whole range of emotions. The FMC is amazing.

- Career is important to her
- Cares about her friend and sister even though she says she won’t let anybody in.
- Has stomach issues but has to power through (I’ve never seen a main character with actual stomach issues. I love it.)
- Is realistically flawed.

I do wish we got to see more of Jack’s POV, but even without it this book is amazing! I can’t wait to read the next book!

This book was pure entertainment. You have your typical work place romance with all the flirty banter. Competition between rivals. The back and forth comments. The last half of the book was great. I wanted to sit here and eat popcorn while the characters had it out with each other. Again pure entertainment. I enjoyed the finding youself concept that Scarlet went through. Jack was a charming and understanding guy. This was a fun book. I had a wonderful time reading it.

Firstly, Thank you Nicki for the ARC opportunity 🩵

This book was a little different from the usual workplace romances that I had read in the past (as it is about Real Estate work) BUT it’s always good to try new things 😉

This was an easy, quirky and fun read and I enjoyed reading the book and getting to know the characters and a little bit of the Real Estate world which I know very little about. 🙈

The characters are really lovable and I enjoyed getting to know them and watch the relationship develop 😍

I really enjoyed this story, it held my attention from the beginning. There were a lot of pop culture references which made it relatable. As a curvy girl, I really wasn’t sure if it was about a curvy girl or not-I just assumed because she likes to eat? Overall it was a great enemies to lovers, workplace romance!

I really enjoy reading this author and this book was no different. I absolutely loved Scarlett and Jack. The two of them were so work focused and they definitely weren't looking for the chemistry they shared. It made it that much better. I couldn’t put this down and I always love an enemies to lovers, love to hate relationship! I can’t wait to read another book by this author!

This book is a quick, funny, spicy read and I really enjoyed it. I loved the dynamic between Jack and Scarlett, there was so much tension between them from the very beginning. They were both great well written characters that you can’t help but love.

This was a fun read with lots of strong female characters and all of the Selling Sunset energy I could ask for! Viv and Scarlett’s friendship was one of my favourite elements of this book and I obviously loved Jack as a MMC too!

This was an easy read that had great banter. I appreciate a strong FMC, which I got from this book. And whilst predictability might be too much, I found it a comfort when reading this.
Besides some minor unbelievable elements to the book, I found that I enjoyed it regardless.
