Enjoy this sizzling side story based on a character found in Zee Irwin's It Happened Series.
I came home to Texas thinking I’d finally get my happily ever after—with him. My first love. The guy I’d been dreaming about for years. But instead of rekindling old flames, I walked straight into heartbreak. He was engaged to someone else.
I tried to hold onto my sunshine, even in the sweltering heat of a Texas summer, but part of me dimmed. Until Hudson stepped in—his brother. The quiet, grumpy firefighter who’d always been in the background.
I never expected him to truly see me—and to step forward with a slow, smoldering kind of devotion that rekindled my soul. He reminded me what it felt like to be wanted, cherished… loved.
He claimed he spent years pining for me in silence. Now he was ready to prove how, in this summer's Texas heat, a steady man like him could be sizzling in the sheets.
Could I finally admit that the one I never saw coming was the one that was meant to be?

One Boiling Summer by Zee Irwin, part of The Texas Summer Series, is an enjoyable and wonderful story about not always seeing what’s in front of you. From the first page, this short story grabbed me, not letting me go until I turned the last page; reading it one day.
After ten busy years in New York, Lacey is returning to her hometown in Texas, excited to reconnect with her best friend Carson. When they were teens, they made a pact that if they weren’t married by thirty they would meet up. Carson had moved on and is getting married; engaged to Emma. When Lacey arrives she discovers she has crashed Carson's engagement party; upsetting all of her plans.
That’s when Hudson, Carson’s older brother, steps in. Hudson has secretly had feelings for Lacey, all these years and decides this is the perfect time to show Lacey he’s always been there for her; even if she didn’t notice until now. Lacey thought she was coming home for one guy, but it turns out her heart was always meant for Hudson, who has patiently been waiting for her to see him. Funny how what we sometimes think we want is not what turns out to be what is right in front of our eyes and we just don’t initially see it. Sometimes we need a bit of older wisdom to point us in the right direction and realize that someone from her past will become her present and her future.
This was a wonderful story about dealing with loss, moving on from the past, taking a leap of faith and finding what home really means. Hudson was such a cinnamon roll hero while Lacey was the reverse grump, but together they were perfect. I enjoyed all the brothers, but Mama was the best. I look forward to reading about the rest of them.

Get ready for a heartwarming read with *One Boiling Summer* by Zee Irwin, the eighth book in the delightful *Texas Summer* series! This sweet summer love story follows Lacey and Hudson as they find their way to each other and create their own happily ever after.
You might remember Lacey from the *It Happened* series. After ten busy years in New York, she’s returning to her hometown in Texas, bubbling with excitement to reconnect with her best friend Carson and maybe even spark an old flame.
But things take an unexpected turn when she arrives and discovers she’s crashed Carson's engagement party! That’s when Hudson, Carson’s older brother, steps in to show Lacey he’s always been there for her, even if she didn’t notice until now. Lacey thought she was coming home for one guy, but it turns out her heart was always meant for Hudson, who has patiently been waiting for her to see him.
This charming instalove story is just another wonderful offering from Zee, who has a true gift for crafting characters you can’t help but love. The banter between Hudson and his brothers adds a fun touch that will make you smile and laugh out loud. I found myself wishing for a series about them finding their own happily ever afters! So grab a cozy blanket, settle in, and enjoy a lovely evening of reading!

I wasn’t sure about the MFC, Lacey when I started One Boiling Summer. She seemed a bit self-centered but, as the story progresses, I realized that she’d been through a lot of loss. She had reasons for her attitude towards life. Loss and disappointment can really wear a person down. Enter Hudson, the eldest brother of the man Lacey always thought she’d end up with. He takes care of her when she begins to spiral a bit and offers to help her repair her deceased mom’s house. Let me just emphasize that Hudson is the ultimate book boyfriend. Hands down. A hunky, take charge, cinnamon roll, fireman… excuse me while I fan myself… who’d always yearned for Lacey, while she only had eyes for his little brother. Their love story is totally swoon-worthy and I loved every second. I also enjoyed the secondary characters and am thrilled to discover that the author is planning a series about the seven Goodson brothers. Yay!! In the meantime, Lacey is a character from a book in the It Happened series, and One Boiling Summer is part of the Texas Summer series. A lot of books to enjoy while I wait for more good sons. 😉.

This book pulled me in and I read it in one day. Lacey leaves her job in New York City to return to her hometown. Lacey and Carson made a pact as teens if they weren’t married by 30 they would meet up. But Carson has moved on and is getting married. His brother Hudson has secretly had feelings for her all these years. Despite her being his brother’s ex he can’t let this chance pass him by. It was a wonderful story of dealing with loss, moving on from the past, taking a leap of faith and finding what home really means. Hudson was such a cinnamon roll hero and Lacey was the reverse grump but they were magic. For a fast read it had all the feels. I loved all the characters especially Mama and can’t wait to read about them all!.

I don’t think the author could have given me more of what I wanted from this book if she’d tried. A spin-off from the It Happened series introducing a bunch of incredible new heroes that I already can’t wait to read more about. Unrequited love. A love triangle that wasn’t. A grumpy first responder who fell first so hard for the sunshiny girl of his dreams. And, being able to go home and find what you’d always been searching the rest of the world for. Nope. Don’t think the author could have fit one more thing for me to love in here. As it was, I'm pretty much speechless over how much I loved Lacey’s story and the detour it takes her on. I can’t wait to read what’s next. I received a complimentary copy of this book through Booksprout.
Coming home I absolutely loved this story. It was a really quick read but totally worth the time. I enjoyed the storyline, family dynamics and all the side characters. Everything changed for Lacey the minute she decided to upend her life in New York and head back to her home town. Once there the plans that she’d envisioned came tumbling down around her, but waiting silently in the wings was a gorgeous firefighter ready to prove that he was the man for her. Lacey and Hudson were perfect for each other and their road to happiness together was lovely to read. I look forward to reading some of the other brother’s stories.
A delightful introduction to the Goodson “boys”. Lacey comes back to her hometown, Poppy Valley, hoping for a new direction to her life. A pinkie promise made in the past is crushed but brings a surprise direction to her life. Hudson was absolutely swoony as he supported Lacey irrevocably but with the intention of making her his. Zee wove a heartfelt story of loss, facing grief, expectations, small town vibes, humor, found family, sibling banter, roots, vulnerability, hope and forever. Cannot wait to see more. I received an advance review copy for free, and I am leaving this review voluntarily.
Oh. Let me catch my breath. This is just one of those stories that you invariably end up reading with a lump in your throat and burning eyes. My goodness, how does Zee do this? Lacey and Hudson are *chefs kiss*. Endearing, solid, real and absolutely sizzling. He falls first, way first, but they find each other when they are ready and all of it is perfection. HEA guaranteed. Highly recommend!.

This story of Lacey and Hudson is a great HEA. This is a related to the "It Happened" series, in that Lacey worked for Archer and Brooks, but this is a stand alone, new story.
Lacey quits her job in New York and heads home to Texas. She has expectations of what life will be like when she gets there, but the best laid plans...
Enter Hudson. Someone from her past who becomes her present and future. A great love story.

This was a quick read but so much going on. Lacy is coming home expecting to reunite with her best friend and old boyfriend. Little did she know he is now engaged and moving on. But wait, his older brother Hudson is there and has been waiting for her. Enjoy their story. And also there are several other brothers we meet and can’t wait for their stories. Enjoy
Loved Lacey and Hudson. Lacey came home to rekindle with her ex but instead found him engaged. So who helps her through it, his older brother of course who has held feelings for Lacey since she was 18. A short ‘fake’ dating that turns real and Lacey is all Hudson’s.
Oh, mercy, mercy, mercy! This spin-off from the It Happened series and the beginning of the Good Sons series featuring the seven Goodson brothers has all the charm of a small town, all the humor of seven close brothers, all the wisdom of a good momma, and all the steamy romance that Zee Irwin is known for in her books plus some and it included a big surprise for me. Lacey Andrew’s has left New York, with a crushed heart and unfulfilled dreams and is headed back home to her hometown of Poppy Valley, Texas where she hopes to find comfort with her old friend Carson Goodson. He has been her friend since kindergarten, her high school boyfriend and when they separated with her going to school in NY as he went into the Army they had made a promise that if both were still unattached when they reached thirty that they would marry each other. She’s returning to her childhood home, now empty with the passing of her mother, and hoping that maybe Carson can help her find a future. When passing through town she notices a celebration going on and decides to stop but runs into Carson’s older brother Hudson first and it’s then that she realizes that what she had thought might happen would never be. This book had me pulled in the moment Lacey bumped into Hudson who is my candidate for book boyfriend for the month with his grumpy big brother, protective fireman, charming, loving ways. I loved how Zee Irwin describes Lacey’s reaction as she enters her hometown: “My heart fluttered awake, as if seeing the town sign reinvigorated it. The slogan ‘ Welcome to Poppy Valley, where wild things bloom, and hearts find home,’ blared like a reminder, already drawing me into its arms for a warm, familiar embrace.” Isn’t that the exact feeling of going home? The seven brothers are all different and bring so much humor and good southern hospitality to the book. The air conditioner repair scene with the three brothers arriving had me laughing with tears. Doesn’t every armchair repairman have a box labeled “might-need-this”? The brothers are great and we know they learned from a better Momma. Mama Goodson is the woman who brings the warmth and compassion to the book with her caring words, comforting hugs and big muffins all with a twinkle in her eye and an all-knowing smile. Zee Irwin has done it again! Delivered a book with small town charm, humor and emotional depth, and a love story too sweet to miss.

He's always been there for her; she's just never seen him.
Lacey Andrews had fallen in love with her boss, not realizing that he was already in love with someone else. So ten years later she's returning to her hometown of Poppy Valley, Texas. Of course her mom is no longer there to greet her, but she'll visit her gravesite soon.
At least Carson will be waiting for her. They'd been friends since kindergarten, dated in high school, and made a pact to marry each other if they were unmarried at age thirty. He'd been such a help to her and her mother when her dad had been killed in a fire. He was there for her again when her mother died. Maybe it's time to collect on their promise. But she hasn't returned any of Carson's messages for ages, but he's always been there for her...
She sees a gathering at the park as she enters town, so she decides to join in the festivities. Looks like an engagement party for Carson and Emme. Who's Emme?
Hudson, the eldest brother, has always had a thing for Lacey. He's also always known that Lacey loved Carson more than he loved her. Maybe this might be his chance to go after Lacey for himself. But it seems as if she only sees him as a friend. That is until...

A brilliantly written novella that puts a woman who doesn't know what she wants out of life with a man who has been wanting her since she was younger even though she was fixated on his brother at the time. As soon as she found out that what she wanted wasn't going to happen she thought about going back but she decided she would stay at least for the summer. Throughout this time the two got closer with him helping her with fixing things at her family home. He winds up telling her how he feels but a call stops him. Her family home burning and he getting hurt while saving a fellow firefighter causes him to need treatment. During this time she has time to think about what she wants, she gets some help by his mother who took her in after the fire. She also talks to his brother and finds out some interesting facts. The two come together and stay with each other. She gets a job and they figure out what they will do to be together. At his brother's wedding they tell each other that they love one another. He proposed to her and she accepted. The couple is happy and in love. Outstanding characters is what makes this easy to read page turner stand out as well as the sweet romance between the main characters also the happy ending makes this novella a wonderful read.

A Boiling Summer is part of the It Happened series which i love. We met Lacey in It Happened Again. Lacey is headed home to Texas after her life crashed in New York. She needs to decide what she wants to do next. She wants to surprise Carson, her first love and rekindle their relationship. She is in for a shock surprise of her own,Carson is engaged. Hudson Carson's older brother and a grumpy firefighter, has been pining away in the background for Lacey. He sees how upset she is and comforts her. He steps in and helps Lacey with whatever help she needs. Lacey realises Hudson might be the one she didn't see coming. As the chemistry and feelings grow between them,Hudson tells her how he has always loved her. They get to their sweet happily ever after.I was so happy for Lacey after all the heartbreak she went through and i absolutely loved Hudson for the way he was there for her. Loved Mama Goodson and Hudson's brothers how they were all there for Lacey. A great read with lots of laughter, sibling banter, heartbreak, tears, steam, swoony moments, romance and a happily ever after. I cannot wait for the rest of the Goodson brothers books. Thank you Zee for another heartwarming read.

Love a good short read and this is one of those. Lacey was coming back from NY to reset herself. She feels in NY she fits in, yet she doesn't, so she needed some time away from it all. Coming back to a very small town where everyone knows who, what, where and why seemingly is a bit difficult for her. And she was kind of hoping the high school pinky promise flame might still be available.
Carson, her pinky promise, was engaged to Emma who did not take Lacey coming back as very positive initially. Regardless of how much Carson said the town liked drama and fed the mix for a while. Now Carsons older brother Hudson helped her out with many things around the house and with making it look like she was coming back for him.
Funny how what we sometimes think we want is not what turns out to be what is right in front of our eyes and we just don’t initially see it. Sometimes we need a bit of older wisdom to point us in the right direction and restart the love engine. This was a really good short read, highly recommend it. Just don’t start it too late in the day, it keeps you flipping the pages till you’re done.
What a heartfelt must read! I had so many tears in my eyes! This book was not only a page turner, but proved love is out there. It may not be with the one person you thought or imagined to be with, but we all deserve happiness.
Lacey has come back to Poppy Valley Texas. She’s been away about 10 years. In that time she has had some family tragedies that have brought her home, but she never stayed. She’s coming back in hopes that her first love, Carson and her can cash in on their pinkie promise from high school-unattached at 30 they would marry. Unexpectedly, when she gets home, she sees an event going on and her hopes and dreams are gone. What could possibly be happening? Hudson, Carson’s older brother and a firefighter, happens to be at this events. He’s holding back a secret. What could that be? It seems he may be Lacey’s night and shining armor. He sure does try to prove himself to her. Even when a pact between comes about, it seems there chemistry is on fire. What pact is that? In the end, is there a happy ending in store for Lacey and Hudson? Wait til you find out.
One Boiling Summer is part of the multi-authored Texas Summer series and part of Zee's It Happened world. OMG, as usual, it is so good! It's a steamy, friends-to-lovers, he falls first, reverse grumpy-sunshine, curvy girl gets her best friend's older brother romance. Lacey is a smart, sassy, and curvy girl who has returned home after 10 years, hoping she and her bestie Carson can honor their pact that they would marry at 30...but Carson has moved on and she just crashed his engagement party...Oops. Que downward spiral until Hudson, Carson’s older, somewhat grumpy brother, steps in. He has always had a thing for Lacey and is determined to show her how good they can be together. He is a hot and hunky firefighter and is #bookboyfriend goals. I loved everything about this one. Hudson may just be one of my favorite Zee boyfriends ever...talking about a sexy smokeshow wrapped into a golden retriever. As usual, expect hot chemistry and a happy ending after some drama. I love love loved it!!!.

A cross over from the It Happened series. Lacey was Brooke's secretary and whilst she yearned for him, he yearned for another and her outspoken, blunt opinion and comments were not well received. She has now had to return to her home town and is surprised to find that Carson, her long time friend is to be married. She has walked into his engagement party and their pledge to marry, if still single at thirty, was not held by him. She is a little pretentious at times. Returning home due to lpassing of her mother has more than a fair share of loss and disappointment. Hudson has been aware of her for years, but as Carson's older brother he hid his feelings, or so he thought. Lots has happened, is happening now, only this time Hudson is determined to get the girl, by any means he can. Lacey is a little blind to things, but an incident causes worries and brings it all into perspective.

One Boiling Summer is slow burn sweetness with all the feels! I laughed, I cried, I swooned, and I could not put this one down. Hudson Goodson is a stellar leading man—hardworking, dedicated, caring, selfless, humble, and so darn sweet. He is absolutely stunning and everything Lacey could ever need or want in a partner. Lacey is such a beautiful person inside and out—even through all of her tragedies she keeps her head held high and keeps going. Kind to a fault, caring, and so sweet, she is adorable and it’s easy to see why Hudson has been carrying a torch for her all these years. I love these two build something greater, watching Lacey open her eyes to what’s really right in front of her while Hudson steadily works for what he wants. The chemistry is intense, the writing beautiful, and the storyline gripping and heartfelt. This one really touched my heart; it’s my new favorite Zee Irwin story!

Tropes: * Small town * Unrequited * Ex/Friend’s big brother * Fake relationship * He falls first
Hudson…. I liked him. He was a golden retriever for Lacey… and early signs said he had been for a long time. Lacey… Well, she was a bit of a mess, but her history sort of justifies it. Leaving town for 10 years to escape the memories and make something of herself, she came back hoping to honour a marriage pact with Carson (her ex/ex-best friend).
Onto Carson…. No matter how the story finished, I was not a fan of him. Or Emme. Seems like Lacey thought more of the friendship than he did. Then, Emme causing problems… Small town drama with small-minded people… ugh…
This was a quick read, I fell in love with both Hudson and Lacey. They were gorgeous together and like Mam Goodson, I was rooting for them from the first page.
Love the universe that Ms Irwin is creating. So many crossovers and connections… I can’t wait to see what else comes…
Small town romance. Lacey is a young woman who left her hometown after her mother's death to live her big city dream. But now, several years later, she's back in her hometown, hoping that her ex-boyfriend will accept their promise to marry if they're still single at thirty. However, she didn't expect to arrive during his engagement party. Luckily, Hudson, her ex-boyfriend's older brother, is there for her. Hudson is the eldest son in the family, managing a lot of things since his father's death. But when he sees Lacey again, his secret crush on her becomes even stronger. Will Lacey realize that the man of her life has always been by her side but isn't necessarily who she thinks he is, or will she return to the big city…
As always, a great book from Zee Irwin.

Just can't say enough about this outstanding author. She will have you laughing and crying. Lacey Is coming home to who she thinks she was made for but she doesn't see what's right in front of her. Hudson has carried a long kept crush on Lacey for a long time. She's even more gorgeous than ever. Hudson isn't sure how long he can keep his feelings for Lacey a secret. Will Hudson and Lacey realize that fate brought something bigger into their lives? What will happen with Lacey's ex when they talk? So many surprises so much grief and many decisions to make . All of these questions and more will be answered. I highly recommend you get this fantastic sizzling hot witty 5⭐️ hit. You'll absolutely love it. I really did.

I must admit that I didn’t understand Lacey in this book at all. She comes back into town to meet up with an old friend thinking she can just pick up where they left off years ago. She never communicated with Carson after she left and she’s heartbroken. What kind of so called friend does that? Did she think time just stands still? I understand grief impacts everyone differently, but simple communication goes a long way. I truly had to wonder if she was even using the brains she was born with. Then, she gets drunk at the local bar. Did she actually think that drowning her sorrows with alcohol was the answer? To me, Hudson could have done so much better than her. Lacey was too immature for my liking. Hudson made the story.
Zee Irwin delivers again! I was pulled into this story from page 1. Lacey returns home thinking to rekindle her relationship with her childhood best friend (and marriage pact partner) only to find him engaged to someone else. Luckily, he is not her true love, his brother, has loved her from afar for years.
But it's more complicated than that... fake relationships, sexy firemen, and found family are a few of the tropes that make this story so engaging. It seems like this may be the introduction to the Goodson brothers series, and i am on board with that! This is a great series interconnection, and if the rumors are true, a new series starter!.

From the ❤️ Growing up in a small town can be hard and yet you never know what you had until it’s gone! Lacey and Carson Goodson have been best friends and a romantic item most of their lives. Having moms who were besties and fathers that worked together helped. Tragedy, pain and growing pains struck and separation happened but the connection remained except it took on a new spin! When Lacey finally left NY and the big city lights she never expected her world to implode or for her ❤️ to be saved by a very unexpected brother. Can Lacey become who she’s supposed to be or will she run once again? Will Hudson have a chance or will Carson have a change of ❤️? Grab this book and settle in. Maybe some tears but definitely some smiles.
One Boiling Summer is part of the It Happened and Texas Summer Series.
This was such an amazing story. I loved Hudson and Lacey. We met Lacey in a previous book and now sh eis going back home where she reunites with Hudson, her ex's brother. Lacey thinks when she goes home she is going for one thing, but quickly finds out what she wanted isn't necessarily what she needed.
This is my favourite story from the It Happened Series. They are all good in their own way, but these two had such amazing chemistry. The story flowed so well and it was an amazing read. How could you not finish this and love the story between Hudson and Lacey? Utter perfection!.
Lacey returns home from being in New York for years. She is hoping to rekindle with ex Carter. But walks into his engagement party. His brother Hudson is there for her. It seems he has always been there but in the background and unseen by her. He helps her fix her deceased parents house. Rumors are flying she came back to break up Carter and Emme. To stop these rumors Lacey asks Hudson to pretend to date her. Feelings develop. But will him getting hurt at work scare her away. What upsetting thing to happen to her parents house.
I can not wait for Asher's book.

One Boiling Summer by Zee Irwin is part of the multi-author Texas Summer series. This book is a sweet and hot romance between Lacey and Hudson. Lacey has come home to Texas after ten years in NYC. She is ready to reconnect with friends and family, and especially Carson. He was her best friend and when they were teenagers they made a marriage pact. But Lacey discovers that Carson has gotten engaged and she is left wondering what she is going to do now. What she was not expecting was for Hudson, Carson's brother, to appear and show her just what love and forever can be, without a pact.
