WORKING WITH THE ENEMY had some refreshing story elements as well as set a good foundation for the small town setting of the series. I really liked that the main characters are in their mid to late 30’s/early 40’s. There are not enough romances featuring characters that aren’t just out of college.

The meet cute was epic. It really started the story and relationship off well. Some of the plot was a little predictable as were the fairly common small town elements - the bakery/coffee shop, a book/crochet group for the women, the local pub, the three close friends, and the “villain” that is an outsider.

I read an early copy of the book and my opinion of it is that you’ll enjoy it if you are a fan of spicy small town romances that has a guy that ends up groveling a bit.

They lost me in the first scene

They lost me in the first scene when she falls through the floor into his apartment below and they don't report anything to anyone. He thinks "the property manager is gone for the day", but we find out later that the guy who dies maintenance lives on the first floor. Charlie goes back upstairs and puts a *towel* over the hole. Really?? No thoughts that the whole floor might fall in? No calling the Fire Marshall to see if the building is safe? No calling the EMTs to check her for injuries? He's the new building owner and he isn't worried about liability?

I did keep reading and it did get better, until he betrays her in the worst way, because he second guesses his feelings and runs roughshod over hers. Then in the makeup scene, he makes a grand gesture, says he loves her and he's sorry, and wow, that's all it takes? We had weeks of her being depressed and betrayed, but now, convenient wrap up and happily ever after, the end. Sorry but she deserves better.

Getting a 5 star rating from me isn’t easy. I did not going into this book thinking it was even going to be possible. This book is first time author reads for me , and although a book friend recommended, I thought it would at most be a 4.

I. Was. Wrong. Very very wrong.

I had to check the author names again , I thought I slipped into a New KA world, ya.. it was that good!

I laughed, I cried, I fell in love with the sass and sarcasm, they felt like best friends who live in another city. I too have experienced Sebastian’s trauma and reading his view/actions on it, made me not feel not so bad about my reactions and honestly, as weird as it sounds, made me feel not so alone , even though he’s a fictional character!

I cannot wait for book 2!

History buff Charlie has one thing on her mind - keeping her memories of her parents intact by all means necessary. Real estate mogul Sebastian has one thing on his mind - demolition to avenge his mother. These two were just perfect when they worked together. Can’t wait to read more about this town and the people in it.

What a fun, flirty, enemy boss to friends. When you least expected it, you literally fall for your enemy. This two are at odds most of the time, but realized they aren’t that much different in their own ways. Beautifully written story. Both have history of memories to get past, to see their future.

What happens when a real estate developer swings into your small town with plans to demolish a few landmarks? Well, if you're the town's historical preservationist, you stop him!

I happily settled in with this one, knowing that any story by Lilian Monroe is a good read. These impassioned characters have solid reasons for wanting things to go their way, and Charlie is just as strong willed as Sebastian, something he will find out about her in a very entertaining way!

The emotions in these pages are easy to connect with, and enjoy. I appreciated how this storyline unfolded and resolved.
This is a steamy page-turner that I recommend reading. Once finished with this, I would suggest grabbing another one from this author's catalog of entertaining stories! You won't be disappointed.

I’m finally catching up but still have loads to read up on. I set this book aside a while ago, well since it’s been out for a month. I enjoy the enemies to lovers trope and I loved how these authors did a different take on it. Instead of having Sebastian and Charlie work against each other, they had them work together, though it started off as both Sebastian and Charlie bumping heads and on opposite sides. This goes back to my first point. Normally I love the enemies to lovers trope but this one took it too far and had it go on for too long. It felt like I was watching the second season of Bridgerton but in book form except instead of the older sister wondering what the hero’s intention was with her sister, it was both Sebastian and Charlie wondering each other motive’s and what the bigger picture is. This happened all the way until past the halfway point which is too far into the book if you ask me. I wish they had set aside their differences about 40-50% in instead of in the 60-70% range which is basically the end of the book. I got tired of reading about how each of them tried to get ahead of the other and play these games. I hate when games get played. Why do you have to drag this out!? Just let them fall in love on their own terms and stop beating around it. There is certain sweet spots in the book that you just let happen naturally and I felt like these authors kept finding different ways for them to fight and question each other. On top of this, I think Charlie was too set in her ways and didn’t want to entertain the idea of change. I get where she’s coming from, because I too, hate change but at the same time, you have to roll with the punches and understand the trends. There is nothing wrong with finding common, and middle ground. Sure, you hate the initial shock of it but then eventually you just see the potential. I liked how we got to this point with the theatre that Charlie loved so much but she just couldn’t let the dilapidated house she lived in go. If I were in her shoes, I’d want to be safe in my own home with the best safety precautions and go to sleep at night not worrying if the house will be standing when I wake up. It seemed like she just wanted the house to stay as it was. This is fine to preserve history but at the same time these things need to be up to code and have some modern qualities to it. My last complaint about this book is how quickly Sebastian’s thought about indulging in his desire towards Charlie changes. It was almost like a switch was flipped for his emotions and all of a sudden he decides he wants to give them a try and see where it goes. Don’t get me wrong, I’m glad he did but it seemed so quick, there wasn’t a lead to it. Normally the minute the hero decides he wants to explore the chemistry and connection, there’s an inner thought that just leads into it. This time he just indulged and went for it. I guess this is the quicker way to get there but I couldn’t help but feel like something was missing. Overall, I wish there was more romance to this story other than this competition to see who will get out on top and prosper. If you want an example of characters who don’t let attraction and feelings interrupt their plan, then this would be the book to follow because it rarely happens. The authors have you going all through the book about it wondering if Sebastian is really going to go through with his plan, stringing you along when you already know the truth. It is with all these events leading up to the end of the book that I can only give this a 4, because there wasn’t enough romance and too much competition.

Working with the Enemy (Small Town Sizzle Book 1) by Lillian Monroe and Mandy Michaels is between a small Virginia town’s chief Preservation Officer, Charlie Washington Reeves, and Sebastian Anderson, real estate developer and heir to two of the town’s historical landmarks personalities clash and set off spectacular fireworks in the aftermath. It all begins with an unusual meet cute where a stipulation of Sebastian’s’ grandmother’s will for him to inherit is that he has to live in her first property, Radcliffe Apartments, which is genuinely falling apart when attic apartment resident Charlie falls through the flooring when she gets out of the tub and ends up on the second-floor apartment in the same bed as Sebastian. Mutual admiration happens until Charlie gets it together and covers it with her towel. Sebastian picks out splinters and hunks of wood embedded in Charlie’s behind when Sebastian comes to a meeting with the mayor and the town’s preservation officer since he wants to tear down the town’s Monticello Theater and build a hotel to bring in revenue to a dying city barely surviving even though surrounded by vineyards and wineries discover their true identities as the “girl or crashed through his roof as the same one who denies him permission to tear down the Monticello Theater as well Charlie realizing her email correspondence was with her downstairs neighbor not a faceless rich stick in the mud who wants to destroy historical buildings including the one she has lived in for most of her life.
After clashing in the meeting, the mayor orders them both to work together to get Monticello Theater restored enough to make the town festive. Both proposals will be considered at that time. Sebastian and Charlie have both experienced traumatic but different childhoods that still impact how they react to and live their lives in the present. Because of the hurt Sebastian’s grandmother imposed upon him and his family, he wants to destroy all that belonged to his grandmother and sell out to an unsavory vineyard owner to maximize his profits. On the other hand, Charlie, being a foster child, wants to hold home close to her as it is physical proof she is loved and matters. How each navigates and muddles through anger to admiration and discovers the sparks that flame their passion into outstanding fireworks is quite a story. Will the Monticello Theater be torn down for a fancy hotel? Will Sebastian destroy the Radcliffe Apartments, the only place Charlie has ever called home??? This author duo, Lillian Monroe and Mandy Michaels write a sizzling small-town romance in Working With the Enemy that I loved and can’t wait for their next book in the series.

OMG I could not get enough!
Charlie loves her town. She loves the history of her town. No slimy developer is going to tear down historic buildings in her town. Not if she has anything to say about it.
Sebastian hates this town. Has hated it for 30 years. Ever since his grandmother drove his family out of town after a tragedy. Ever since, he's been dreaming about getting back at his grandmother, and getting his mother what she deserves. Now his grandmother has passed away and left him properties in town. And he can't wait to tear them down. Who needs an old theater, anyway? It would be way too costly to bring up to code, and it hasn't turned a profit in years.
Until he meets Charlie, and she refuses to budge.
The mayor gives them each 30 days to come up with a proposal for the future of the theater, and the town council will vote on it. But there's a catch. They have to present their proposals at the wine festival gala. The gala will be held at the theater. And they have to work together to fix it up and get ready for the gala.
Oh, the hatred! Charlie won't back down. There's no way she'll allow the history of her town to be demolished. All Sebastian can see is an old, unsafe deathtrap. Not to mention, he wants to tear down anything that has grandmother owned.
As they work together, though, they see a different side of each other, and start thinking about a compromise. But what will happen when Charlie finds out Sebastian's real motives? Why he wants this deal so bad? Will it tear down everything they've built together?
Oh this was so much fun! They were practically spitting fire in the beginning, but as time went on, things changed. They reluctantly learned to work together, and find common ground. But that ground gets pulled out from under them, and choices have to be made. What is more important? Thirty years of hatred, or a month of embracing the past?
There was plenty of intrigue, and maybe some shady deals. There were also loyal friends who would do anything for you. The push and pull between them was delicious, and considering their first meeting, definitely charged with more than hatred.
This was a great small town, enemies to lovers story, with plenty of twists and turns, and a grumpy guy who softens up to the woman who tries to change his mind. It had me laughing and crying, and put a smile on my face!

Well, that's not what Charlie Washington Reeves, Esq, sees. Charlie sees a stuck-up SOB hell bent on destroying her small town's history by demolishing its priceless historic buildings. As the town of New Elwood's historic preservation officer, she makes it her life's ambition to be the pebble in the shoe of Sebastian Anderson. With her trusty red rejection stamp at the ready, she blocks his constant bids for demolition left, right, and center. That is until a historic theater is on the chopping block, and the mayor has decided she needs to work with him to renovate the lobby for a gala. In order to protect her town's heritage, Charlie is forced into... Working with the Enemy.

Baby's first ARC read, y'all!! And I'll be honest, I completely forgot I signed up for this one. When I saw I got selected, I re-read the synopsis and immediately characterized it as "yet another future Hallmark book." After having read it... I've changed my initial judgement from Hallmark to Summer Rom Com from the 2000s. Right up there with Failure to Launch and Raising Helen, this story has a comfortable familiarity with humor, emotion, and a loveable storyline. Not to mention two main characters that were absolutely believable and in no way caricatures. One of my FAVORITE details is that this one isn't just a couple of barely legal adults either. Ladies, grown ass woman alert! MFC is 36, and MMC is in his 40s. It's so hard to find good stories where the characters are MY age! And the spice? Woof 🥵. While this book is by no means a smut piece, I still give the spice a rating of 🌶🌶🌶🌶🌶. Last, as an archaeologist, I could definitely tell the authors did their homework surrounding cultural resource and historic preservation law. Sure, there were a few minor places where Charlie had a bit more authority and influence for a town level employee, at least in my experience at the federal level, but it's fiction. I can certainly appreciate a world where the preservation officer can have the final say and a fine is enough to scare off developers. Well done, ladies 👏.

I absolutely love the vast majority of Ms. Monroe’s novels, but this time, she’s teamed up with a co-author, Mandy Michaels…and the result is the same. I ABSOLUTELY LOVE THIS NOVEL!

These two authors have crafted a hot, pedal-to-the-metal story that kept me engaged and ravenous for more.

As always with Ms. Monroe, the plot was believable, the humor was always around the corner, the characters and their motivations/behaviors believable, and the human insights left me wondering how she consistently digs into my soul to come up with stuff that sets me on my backside for a full 24 hours.

The addition of Ms. Michaels was SEAMLESS! For all I know, the plot, humor, character development/evolution, and insights were hers. It amazed me to not realize when one author was “talking” and another took the “hand off.” That is an accomplishment to be applauded, because, in the past, I’ve usually been able to identify co-authors’ individual narrative voices. Not here. Their individual “voices” meshed so well as to be INVISIBLE. Brava, ladies!

And, did I mention the Scoville unit of the heat between the two main characters – “Sebastian” and “Charlie”? Plus, the 0-to-60 beginning of the novel? Love it! Just absolutely LOVE IT!

So, contemporary rom-com fans – do yourselves a favor and get your hands on this novel however you can. And, give a round of applause to such a successful collaboration of Ms. Monroe and Ms. Michaels. I’m hoping to see much more from these two!

This story starts off with a great meet cute. What could be better than falling into bed with a handsome stranger, via your bathroom floor.
As the story continues you findout that Sabastian and Charlie are both tied to the past, but in very different ways. Charlie has great memories of the adoptive parents who raised and loved her. Sebastian has memories of a tragic home fire and a bitter old grandmother who turned her back on him and his parents.
This had the potential to be a great read, but it is hard when both the mcs are not likeable. Sebastian was a good person at heart. He wanted to give back something to his parents. Charlie was selfish. She was so focused on getting what she wanted because of fond memories that she used her position at work to manipulate things in her favor. Sebastian grew as a character. He realized where he went wrong and tried to make amends. Charlie did not change. Everything was still all about what she wanted.
The story was repetitive. Although the characters were all in their mid thirties to early forty, it was hard to believe based on their actions. Charlie's best friend reacts irrational to things that have nothing to do with her, and doesn't seem to see the harm.
If you like a small town, instalove romance, you may enjoy this book.

What happens when the woman of your life falls from the sky, or better said, the ceiling? Anderson had no idea that the woman who fell in his bed would be the enemy he was going to deal with the next month. Anderson was the heir and a real estate developer and he just wanted to sell the landmarks and left New Elwood. Charlie is the town´s historical preservation and just wanted to keep all the historical buildings, including the one where she lived. Two people.Different points of view. Different backgrounds and childhoods made them who they are and what they are fighting for. They had a deal and working together was the only way to achieve their goals. Easy peasy.Not at all. Feelings can change. Love can happen. The past should be buried there, but some ghosts can be back to haunt the present. An incredible story. Not about second chances or fairy tales, but real life. The book is everything, but predictable. I love that this story made me laugh and cry and this is the reason why I give 5 stars. Thank you so much Lilian Monroe for writing amazing stories and letting us be a part of your books as readers. I can´t wait for the next one.

This book is your dream rom-com come to life! The fact that Charlie literally fell into Sebastian's lap? 100% wild, crazy, and I loved it.

I will say that it did take me a hot minute to get into the book. It reminded me of a Hallmark Christmas movie in essence - it wasn't bad by any means, just predictable, which was fine because that's why you go for a romantic comedy; You know the basic plotline and that there is a guaranteed HEA. It was entertaining and I LOVED Sebastian and Charlie's banter and innuendos back and forth.

Where the story changed for me was about halfway through the book - that's where I was truly won over. I really enjoyed seeing how Sebastian and Charlie's individual trauma affected their perspectives of their surroundings and their work. And I thought it was truly beautiful how each other's thought process bled together slowly.

Once I was 75% of the way through, I was in tears from the inner monologue of both Charlie and Sebastian, and I was happy with the ending.

Bottom line: I would recommend this book! The story is sweet, the banter makes you laugh, the innuendos will have you blushing, and you will also feel something.

Charlie (Charlotte) and Sebastian meet under interesting circumstances (to say the least), however any potential attraction to each other is nixed when Charlie finds out Sebastian is hell-bent on demolishing the small town's historical buildings and sell it all off to a shady developer to assauge some long-held anger against his grandmother. Charlie is the historic buildings officer, and is immediately at loggerheads with Sebastian about his plans, both of them too stubborn to see the others' point of view.

For a while there, it looked like neither of them could get out of their own way, let alone find interest with each other, but ultimately they found some common ground to work with. I liked both the main characters, and found them to be similar, in that they both come together from a position of early loss, even though it's different types.

I enjoy Lilian's writing style, I first came across her through her book Dirty Little Midlife Crisis, which is definitely worth reading.

Enjoyable small town/enemies to lovers romance. Charlie is the champion of the historical landmarks in her small town, when she comes up against ruthless developer Sebastian in a battle of wills that, on the surface, only one of them can win. I loved the way the story starts when her apartment floor collapses dropping her naked onto the bed of the handsome resident of the apartment below – the situation is made especially delightful by the fact that each doesn’t know the identity of the other! Seb thinks she is just the attractive girl from upstairs (he’s in town to do battle with an individual he thinks is a man) and she is just embarrassed at the whole situation. The scene where he helps removes the splinters from her body made me laugh out loud! I liked the way the story recounts their battle of wills, each fighting their undeniable chemistry – especially as they are forced to work together by the town’s mayor. A readable romp as, despite misunderstandings and outside influences, they find their swoon worthy HEA. A good read.

Quick Read

Sebastian and Charlie’s story was a very quick read. She’s trying to make sure the history of her small town is preserved by protecting the historic buildings. She has her reasons for doing this.

Sebastian is intent on selling the properties he inherited in that same small town and get back to his life in the city. He has his reasons for doing this.

They’ve been communicating via email for months, as Charlie has continually denied his requests to demo certain buildings, but they’ve never spoken or seen each other. Sebastian actually believes Charlie is a man, because of her name.

Their first meeting is a surprise to them both. Charlie falls through the ceiling in Sebastian’s apartment underneath hers, right after her bath, and seeing each other in their bare skin starts the spark of attraction between them. It isn’t until the next day that they realize who the other actually is.

As mentioned, this is a quick read and I can see the future books being set up with Charlie’s two friends.

“I hate you,” I mumbled against his lips. He grabbed my hips and dragged me up against his thigh. “Hate me harder, then.”

This was so so good! It had all of my favorite tropes: enemies to lovers, romcom, groveling and so much banter. The chemistry between Charlie and Sebastian was impeccable, and their banter was sooooo good. Ugh, there is literally nothing bad I can say about this book. The beginning was so funny, and I could not stop laughing. This is definitely one of my favorite romcoms. I also really like how it was dual POV, and Sebastian chapters were so cute. I could not stop smiling as I read them. I loved how independent and stubborn Charlie was and how protective and loyal her friends Abigail and Sophie were, especially when Sebastian messed up. He definitely had to grovel a lot to be forgiven, but reading his perspective helped. I was not ready to forgive at first, but the groveling was so good. He really made up for it. I loved the ending, and the epilogue was so cute! I can’t wait for Lilian Monroe and Mandy Michaels next book!

A must read! This book is excellent and so hard to put down! The beginning of the book is hysterical, two strangers collide with an instant attraction. Upon their next meeting they find themselves opponents in a heart based battle. As the story progresses you find Sebastian’s not as heartless as he seems. But he is extremely hardheaded and solely focused on putting the past firmly behind him and totally burying his grandmother’s legacy. Charlie’s an amazing woman whose past defines her she’s got amazing strength and huge heart. I love her confidence and her acerbic tongue. Their sparing adds humor to the story. Sadly, Sebastian’s still holding back. Breaking Charlie’s heart in the process. But, the heart wants what it wants and triumphs in the end.
I absolutely loved this book and can’t wait for Rex and Abigail’s story.

Amazing!

I loved this book! This story by Lilian and Mandy is an absolute must read! Sebastian comes to town to right old wrongs and Charlie is determined to stop him at every turn. The way the two bicker and antagonize each other is one of my favorite parts of the book. Charlie gives just as good as she gets and the part where they meet is an absolute hoot! Time will change the feelings they have for each other and it will take a talk with his mother and seeing the dreams he thought he wanted come to pass to have him realize just how much Charlie, and what is special to her, means to him. I love the way their story ends and I highly recommend this story!

I absolutely love Lilian Monroe's newest book, Working With the Enemy. It has an hysterical beginning and Charlie's sarcastic wit continues throughout the book. Charlotte Washington Reeves, Esquire, (Charlie) is quite outspoken in her goal to preserve historical landmarks in her small Virginia town. Sebastian Anderson, a wealthy real estate developer from nearby Arlington, VA, wants to demolish said landmarks in the name of progress. They immediately butt heads only to feel a simmering attraction to one another. Things heat up as the book progresses and their HEA is finally attained after many bumps in the road. It's a wonderful story that everyone will love to read.

Charlie & Sebastian’s HEA
Sebastian is back in his childhood hometown. Hopefully, he won’t die in the next 30 days living in a house that’s falling apart. The bright side, a beautiful neighbor falling through the ceiling into his bed. Even with all her sass and trouble blocking his dreams he can’t help falling for her too. Charlie loves history and persevering memories. She’ll fight for what’s right for her town and her house but maybe some compromise is needed. Anger, animosity, chemistry and spiteful but loyal friends. Good story and characters, a few explicit scenes, a HEA and no cliffhanger.

What a cute enemies to lovers story. Charlie and Sebastian go head to head as they have to work together to restore a dilapidated theatre in her home town. She’ll do anything to protect it while he’s determined to level it and sell the property to the highest bidder. Sebastian wants nothing to do with the town of his younger years. Betrayed by his grandmother when they needed her most she wills him so old properties but put a stipulation of staying with one of the properties for 30 days. It’s because of this new residence Charlie falls into his lap quite literally. Tradingheatedeails for the previous few weeks, his plans for complete demolition of said properties makes one very nervous.

Another short but sweet small time romance in one of my favourite tropes enemies to lovers. Sebastian and Charlie are so hot together, it definitely takes them some time to overcome the obstacles in their path to true love tho.
The fiery intensity between them whenever they meet is so good to read, they both have so much passion behind them. That first meeting was hilarious and definitely one to break the ice.
The pair constantly spark of each other and can’t resist the mutual attraction even when opposing sides. This gives us some super hot scenes that Lilian always delivers.
Loved this story full of small town goodness and issues.

It was Okay.

I was expecting more of a RomCom but the only funny thing was Charlie falling thru her floor into Sabastian's bed. For one I get the Historic stuff especially with the Monticello Theater sort of. But that house should have been condemned from the get go. Like I said it was an okay read, there were some touching parts that broke your heart but the book really didn't do much for me. Usually Lilian Monroe's books are pretty good. This one was just average. It did end well and like I said the house should have been condemned yet after a chunk was taken out Sabastian still lived there. I will buy the next in the series because I'm curious about Rex. LOL

Working With The Enemy was written by the new dynamic duo of Lillian Monroe and Mandy Michaels. This romantic comedy places Charlie, a small town chief historic officer, and Sebastian, a real estate developer and mogul who comes to his grandmother's previous home and meets Charlie in an unusual manner. They begin as enemies but as they work with one another begin to understand their motives even though it is a clash of beliefs and home values. I recommend this enjoyable book with its witty banter, hilarious situations, some emotion and angst, a clash of values, past traumas, and steamy chemistry.

Awesome start to a brand new series, I thoroughly enjoyed reading Sebastian and Charlie's story.
Enemies forced to work together to restore local architectural buildings belonging to Sebastian's family......
Sparks fly long before Sebastian and Charlie ever meet... but spending time together, they each begin to appreciate the past of one another!!
Wonderful storyline with great characters and absolutely loved the HEA.
Can't wait to read Rex and Abigail's story next....

Working with the Enemy. This small town enemies to lovers romance book was a great read. Charlie’s passion for preserving her towns history going head to head with Sebastian’s bull headed need to give something back to his parents while destroying his grandmothers legacy made for a read I didn’t want to put down. You’ll have to read it for yourself and see how Sebastian reacted when he realized Charlie pain in the ass esquire was actually Charlotte his upstairs neighbor whose ASSets he couldn’t seem to get out of his mind. I can’t wait to read the next book in this series.
