I received a free copy of, Welcome to Pennycress Inn, by Sarah Hope, from the publisher and Netgalley in exchange for an honest review. Laura is 38 and living at her parents house, after divorcing. Laura is definitely stuck in a rut, and needs a change in her life. Laura is a really great character, I enjoyed her. This was a good read.
Welcome to Pennycress Inn is the first of a new series by Sarah Hope, a new to me author. The story has a fun setting of an English village and the renovation of an inn. Laura purchased the inn after falling in love with it. She needs a fresh start after a divorce and this is perfect, being a couple hours away from her family and fulfilling a longtime dream. What she didn't expect was to find her brother's best mate living next door. Jackson is an old crush and a great family friend, also her only friend in a village of unfriendly people. Laura runs into a plethora of problems with the inn, a place that is supposed to be ready to open. This one has lots of ups and downs, frustration, and dilemmas. But it has also has some romance and some fun family events. I am looking forward to more in the series. I received a copy in exchange for an honest review. These are my thoughts.
Welcome to the Pennycress Inn, the first book in the Pennycress Inn series offers a charming story set in an idyllic village.
This is my first book by the author, Sarah Hope.
What stands out about this book is how quick and easy it is to read. The village sounds lovely, and an inn in such a location definitely sets the stage for a romantic story.
At first, I found Laura to be a relatable character, but her whiny nature eventually became grating. She feels more like someone in their early twenties rather than someone who’s gone through much in life. Her constant need for validation and her obsession with proving herself were hard to get past, they were her only motivation.
The other characters were okay, nothing worth mentioning, the story lacked character development.
The story line is quite predictable and simple to follow.
The love interest, Jackson, was mildly intriguing, but unfortunately, there was no chemistry or genuine romance between him and Laura.
I would recommend this as a transition book after a heavy read or for casual reading on a moody day.
Since it’s such a quick read, I’d likely check out the next one in the series.
Welcome to Pennycress Inn is a sweet read that left me feeling happy. I really liked Laura, the protagonist. Laura wants a new start after her divorce so she decides to follow her dream and open an Inn, but it isn't an easy job and she wants to prove everyone (and herself) she can do it. I like seeing a character who, despite her insecurities and doubts about her abilities, knew what she wanted and pursued it, even when everything seems to be going from bad to worse. It's refreshing to read a story where the lead isn't in her twenties but rather someone more mature and relatable.
Initially, I struggled with some of the supporting characters, particularly Laura's family and the townspeople, who came across as rather rude and insensitive. However, the story's saving grace was Jackson, the love interest. His kindness, patience, and empathy provided a lovely counterbalance to the challenges Laura faced, making the romance both sweet and fulfilling. The story’s happy ending left me with a warm feeling.
This was my first time reading Sarah Hope's work, and I thoroughly enjoyed her writing style. Her ability to weave a heartwarming narrative with relatable characters has certainly piqued my interest. I'll definitely be seeking out more of her series in the future.
Welcome to Pennycress Inn is a charming romance that I'd recommend to anyone looking for a story with heart, depth, and a happy ending.
A sweet book, with the main character struggling to make a new start in the Cotswolds, especially when she discovers her neighbour is her brother’s best friend.
Taking over a ramshackle inn, Lauaa struggles to fit in with the local community and is wracked with self-doubt.
The story progresses well, but I would have preferred a little more depth in characters and also in the description of the setting. I did get invested in Laura’s story and the renovation of the inn.
Cute, summer read set in the idyllic Cotswolds. One of those books that leaves you feeling fuzzy and warm, like a hot chocolate. I believe there are a series of books following life in Pennycress Inn, so I will read the rest of them!
This is a sweet book about starting over. I enjoyed the set up of the Inn and the unhelpful villagers.
It was the romance that felt flat. While Laura and Jackson have known each other since childhood, the romance felt very insta-love. They lacked chemistry and the complication of Evie just made the story messier.
This was an ok read that I do think people would enjoy it just wasn't for me.
I received an arc of this book via Netgalley in exchange for an honest review.
Welcome to Pennycress Inn is a heartfelt small-town romance that was so enjoyable to read.
Y’all know I love a cozy English small-town romance. There is just something about them that makes me feel like I am being wrapped in a cozy blanket. I am new to Sarah’s books, which is great because I adored this book, and now I have her entire backlist to read and enjoy. This story is perfect for those bookworms who love Jill Steeples, Sarah Bennett, and Maxine Morrey’s books. This is a heartwarming and charming romance that is so easy to sink into. I love a good renovation story because I know the renovation is going to be a source of chaos and a reason for the two MCs to spend more time together. Poor Laura dreams of starting over after her divorce and cannot wait to open up the cozy Inn she bought. The problem is that the Inn is a little more run-down than she realizes, and for some reason, the townspeople seem to be hell-bent on running her out of town. Laura is determined to make it on her own and doesn’t want any help from her family (who think she made a huge mistake and will fail) or her gorgeous neighbour Jackson, who is also her brother’s best friend. The renovation parts of this book added that extra entertainment element to the story. It was great watching Laura learn that she is capable of succeeding in this new venture and that it’s okay to ask for help when she needs it. The small-town parts of this book were a bit different from other romances I have read. Normally, the townspeople are incredibly welcoming and quirky, and I love watching the heroine interact and create bonds with the people in town. That wasn’t the case in this story. We don’t really get to connect with the townspeople until the latter half of the book. In the first bit of this book, we see a group of people who are determined to make Laura’s life hell, and she doesn’t understand why. I’m not going to give away any spoilers, so you will have to read this book to find out what all the drama is about and how it all gets sorted out.
Laura was a great character, and I enjoyed spending time with her. Her excitement and passion for opening up the Inn are contagious, and you cannot help but want her to succeed. Laura’s journey is one that is filled with highs and lows. We see her when she feels like she cannot go on and wants to give up, but Jackson is there to help her push through those tough times. Those low moments showed Laura that she doesn’t have to do this on her own and that being too independent is not a good thing.
The romance in this book is sweet, and my heart fluttering at times. You will love the blooming romance between Laura and Jackson if you like a good brother’s best friend trope. As we watch Laura and Jackson navigate through these new feelings, they are aware that Laura’s brother may not approve of their relationship, which becomes a hurdle they have to overcome as the story progresses. I liked these two together. They have been friends of sorts since they were kids, so they already have this connection with each other. I like the chemistry between them. It felt real and believable.
Welcome to Pennycress Inn is a charming romance with a lot of heart.
Newly divorced and making her own way in the world, Laura is doing something that she has always dreamt of doing for herself, that is, running an inn. From her first steps inside and finding the previous owner had just left it and gone, she is thinking that maybe this is going to be a bigger job than she first thought. When she finds out that a friend of her brother (Jackson) lives just next door, she also wonders if her parents have sent him to spy on her and to tell them what she's doing. Her parents do think that this is too big a task for her on her own and have told her this so many times, and everyone seems to think that she wasn't capable of doing anything remotely successful. But before long she realises more worryingly, that almost everyone in the village is either ignoring her or turning their back on her and refusing to talk to her, serve her in the shops or even do any repairs for her. But why, what has she done to cause this. She is eventually glad that Jackson lives next door and can help her with tasks such as repairs to her washing machine, but why is everyone giving her the cold shoulder? No matter what she does, everyone shuns her or ignores her completely. Does it have anything to do with the previous tenant of the inn? But whatever the reason she has to make the inn work, she definitely doesn't want to go back and live with her parents again, the main reason being she would be close to her ex, and she definitely doesn't want that! A sweet and easy to read book, and I was immediately drawn into the storyline. The characters are very likeable, and you can't help but care about them. I was wondering what it was that had caused the villagers to shun Laura, no spoilers, but you sort of understand when you find out. Set in a lovely location in the Cotswolds with cute cottages aplenty. This certainly is a book that keeps you turning the pages. I really enjoyed reading it. A well-deserved five-star read from me.
"Welcome to Pennycress Inn" is an absolute gem of a book that had me smiling from start to finish. Sarah Hope masterfully crafts a story that's equal parts heartwarming romance and empowering journey of self-discovery. At 38, Laura is a refreshingly relatable protagonist who proves it's never too late to start over, even when that means buying a dilapidated inn in a picture-perfect Cotswolds village.
The author brings Meadowfield to life with vivid descriptions and a cast of memorable characters. From the not-so-welcoming locals to the wayward sheep causing chaos, every scene feels authentic and engaging. The crumbling Pennycress Inn itself becomes a character in its own right, and I found myself deeply invested in its transformation alongside Laura's personal growth.
The romance between Laura and Jackson, the charming chef, develops at a perfect pace. Their chemistry sizzles while remaining sweet and genuine, and Jackson's support of Laura's dreams adds depth to their connection. Hope expertly weaves together the challenges of renovating the inn with the blossoming romance, creating a perfect balance of personal and romantic storylines.
What sets this book apart is its honest portrayal of starting over in your late thirties. Laura's fears, determination, and moments of self-doubt feel incredibly authentic, making her eventual triumphs all the more satisfying. The mystery surrounding the villagers' resistance adds an intriguing layer to the story that keeps you guessing until the end.
A perfect read for fans of feel-good romance, this book offers everything you could want: a beautiful setting, endearing characters, sweet romance, and just enough obstacles to keep things interesting. Sarah Hope has created something special with this series opener, and I can't wait to return to Meadowfield for the next installment.
Highly recommended for anyone who loves cozy romance novels with substance, heart, and a generous sprinkling of humor.
Thank you so much to NetGalley and Sarah Hope for providing me with a complimentary digital ARC for Welcome to Pennycress Inn coming out January 11, 2025. The honest opinions expressed in this review are my own.

This is the first book I’ve read by this author. I thought it was a really fun, cozy book. I love the setting. I thought Laura was a relatable character. She had some struggles to get through. I thought the Inn was a new start for her. I know she’s know Jackson for a while, but it did feel a little rushed. I would like more of a slow burn. I would read more books in this series though.
I would recommend this book to anyone who enjoys cozies!
In the first book in Sarah Hope’s new cozy romance series, readers meet Laura, who is turning her life around as the new owner of the Pennycress Inn in Meadowfield, a village in the Cotswolds. However, the inn is in need of a lot of repairs, from dangerous woodwork to loose roof tiles, and the locals in Meadowfield are surprisingly unfriendly, even bordering on hostile. As she negotiates with her new home, her new neighbors, and her struggles with her family, Laura must find out if her handsome chef neighbor Jackson is too good to be true, given her past luck. With a fun cast of characters and a charming village, readers will love this fun new novel for its adventures and whimsical atmosphere. Laura is a relatably flawed and complicated protagonist whose struggles will resonate with readers, as will her desire to make something of herself and her life. Her relationships with her relatives are particularly charming as they evolve over the course of the novel, and her relationship with Jackson is, of course, charming and heartwarming despite them getting off on the wrong foot. With all the classic cozy rural romance tropes, readers will love the rural whimsy and charm of the Pennycress Inn and the locals in Meadowfield in this fun new release.

My Opinion
Welcome to Pennycress Inn was such a delightful read and a great introduction to the series. Sarah Hope has written a sweet book that had me hooked from the beginning. A beautiful setting with welcoming characters.
Laura is determined to prove herself after her divorce. Buying the beautiful Pennycress Inn in the idyllic Cotswolds village of Meadowfield could be just the opportunity she needs.
However, getting the inn ready for its first guests proves to be easier said than done! With crumbling walls, dangerous woodwork, loose roof tiles, unfriendly locals, and even errant sheep, Laura soon fears she may have made the wrong choice.
As she stands at the threshold of her new home she opens the door with a hopeful smile, she is surprised to find that it is Jackson, a family friend from her past. Jackson has been her brother's good friend since her childhood and is her new neighbour. A wave of mixed emotions washed over her; this unexpected reunion suggested that her fresh start might not unfold as she had imagined. She couldn't shake the unsettling feeling that the villagers seemed to harbour a strange resistance toward her. Why was it that she felt so unwelcome in what was supposed to be a new chapter of her life?
Though I found the chemistry lacking and the romance not quite as engaging as I would like, the story is a quick and easy read. Laura can sometimes be frustrating, but the book maintains a clean romance.
After divorcing her husband Laura decides to have a fresh start and buys an inn in a Cotswolds village, the Pennycross Inn despite only a cursory inspection and no previous experience in running one. On arriving she finds that it's in a poorer condition than she remembered and all the locals are giving her the cold shoulder. She is also surprised to find that her brother's best friend Jackson, who she has known and fancied for years, is living next door. I do enjoy stories set in small communities and this one is no exception. It also shows the downside of living in them if you aren't accepted by the locals, which Laura is struggling to understand why. There is a simmering attraction between the two, however there is competition in the shape of the local estate agent. It was good to see how Laura, despite all the obstacles in the way, begins to get the Inn ready for visitors, with the help of Jackson. Throw in a ex-husband who won't keep out of her life, an over-protective family and the end result was a story that I did enjoy and am looking forward to reading the next book in the series. I received an advance copy of this book from the publisher through Netgalley, however this did not influence my review of the book.
I'm reviewing this via NetGalley, as part of a tour with Rachel's Random Resources.
This book is the first in a new series. At the start, we meet the protagonist, Laura. Hoping to make a fresh start after her divorce, Laura has moved to Meadowfield, a village in the Cotswolds. She's purchased Pennycress Inn, and hopes to set up her own business, as well as making her new home there. Unfortunately, not everyone seems supportive about her decision, and she's concerned that as a newcomer, she won't be accepted by everyone.
When I first started reading, I was excited for Laura, and at the same time, I sympathised with her. I thought about how I might feel in her shoes; excited for the future, and hopeful, but also anxious, and maybe even a little bit lonely. I really wanted it all to work out for her.
I enjoyed the village atmosphere, as it felt like an escape. My favourite character was Jackson, and I enjoyed getting to know him better as the book progressed.
I found this heartwarming and emotional at the same time. It's the sort of book that I might choose if I was in the mood for something feel-good and cosy.
Thank you to NetGalley, Rachel's Random Resources, Boldwood Books, and to the author, for the opportunity to read and review this.
This is a great start to a new series with the arrival of Laura to the idyllic Cotswold village of Meadowfield. She is determined to make a fresh start after the breakdown of her marriage and feels that she has to prove to her family that she is as capable as her siblings of living a successful and independent life. Despite her feelings, they are a close-knit family who are trying to support her with this drastic change of direction she has chosen. Pennycress Inn turns out to be in need of more repair than she realises but she sets out to do as much as she can, despite her total lack of DIY knowledge.
Laura soon realises that the villagers are giving her the cold shoulder and needs some determination to fathom out why. The only friendly face seems to be her brother's best friend and her childhood friend too, who lives nearby. She is torn between wanting to see a friendly face and starting completely new. There are plenty of characters who are introduced to make you feel that the series will be well served with interesting plotlines. Family, friendship, community and finding love in unexpected places fill the pages. There is a lot to enjoy!
In short new starts all round Thabks to the publisher for a copy of the book
Welcome to Pennycress Inn is the first book in a new series from Sarah Hope, who is a new author to me. I was drawn to this book by its beautiful cover and blurb. I found this book via NetGalley a new company for me. I found this book to be written extremely well I loved the characters who felt real while reading. The storyline is believable and very well could happen in real life.
Pennycress Inn is set in the village of Meadowfield in the picturesque Cotswolds England. Pennycress Inn is a new beginning for Laura, who has been divorced from her husband Harry for two years, and living back with her parents she wants a new start. The locals in the village don't seem to want her there, why is that? but there is one person who is pleased to see her, her new neighbour Jackson, he also happens to be her brother's best friend and whom Laura had a secret crush on while they were children.
I was engaged from the start with Welcome to Pennycress Inn, I highly recommend this book to all. I am looking forward to reading the next book in this series from Sarah Hope.
Reasons I enjoyed this book: Easy-to-read, Entertaining, Happily Ever After, Inspirational, Page-turner, Romantic, Realistic, and Wonderful characters
After her divorce Laura has been living with her parents and has decided that now is time to take back control of her life and she does so by buying Pennycress Inn in the Cotswold village of Meadowfield. In getting the inn ready to reopen she discovers there is more wrong with the building than she first thought, that and she hasn’t been given a warm welcome to the village. She thinks she has someone on her side when she realises her new neighbour is a familiar face, Jackson, her brothers best friend.
I really enjoyed reading Laura’s journey, from her getting the keys to Pennycress Inn the start of her pursuing her dream, the self-doubt she faces from her history and there being more work on the inn than she expected, to her finding her feet and confidence in moving forward and getting the inn ready to open. Jackson was also a lovable character, his kindness and support to Laura when she moves in next door, helps her realise her potential.
This is the first book by Sarah Hope that I have read and I really enjoyed it. It was a heart-warming, nice easy read and perfect escapism.
Welcome to Pennycress Inn is the first book in a new series by Sarah Hope and I look forward to reading the next instalment.
This was my first time reading a book by Sarah Hope, and I really enjoyed her writing style. It was quick and easy to read, so I would love to try more of her books. However, this particular book just wasn’t for me. I had a hard time connecting with any of the characters, and the romance felt sudden and lacked chemistry.
The story follows Laura, who decides to buy an inn after divorcing her husband and moving back in with her parents. Despite knowing nothing about running or renovating an inn, she is determined to prove to her family that she can do it on her own. Upon moving in, she discovers that her brother's best friend lives next door, and it’s easy to predict what happens next.
My biggest problem with this book was how whiny Laura comes across. At 38 years old, her desperate need to prove herself to others feels unrealistic. The entire narrative revolves around her complaining about wanting to handle things herself. I might have been able to overlook this annoyance if the romance had been better, but to me, it just wasn't convincing. I believe many readers will enjoy this clean, closed-door romance, but it simply wasn’t for me.
Pennycress Inn is going to be another, thoroughly enjoyable series from Sarah Hope, and she is fast becoming a must-read author for me. Laura is our protagonist and I found her brave, independent and a woman who knows just what she wants. I loved her spirit, as she makes a new life for herself, taking on a new business challenge which proves a little - well a lot - more complex than she originally thought.
I'm not sure that I'd have been as strong as she was when the villagers turned out to be a little hostile, and I admired this from her. She's proving that if you have the drive and determination, you can do anything you put your mind to, and overcome the obstacles in your way.
There is humour, romance, tears, laughter and sheep (yes you read that right - sheep), along the way and if you need a fun, cosy book to get you through these dull January days, then get yourself a copy, grab a cup of your favourite hot drink and curl up on the sofa in front of the fire and disappear to the village of Meadowfield for a while.
Thank you to NetGalley, Boldwood Books and Rachel's Random Resources for the opportunity to read and review Welcome to Pennycress Inn by Sarah Hope.
Deciding to follow her dreams Laura buys an inn - but all is not as it seems! She's not confident in DIY and is shocked to discover Local tradesmen are all too busy - try another!
When a neighbour comes round to call She just can't believe who it is at all. Jackson was her brother's best friend He's the last person with whom time she'd like to spend!
A teenage crush she should have outgrown by now Seems to be refreshed somehow. She's determined to be independent and so Declines his offers to help with a firm, "No!"
Why do the villagers seem unfriendly to her? She's sure she's not done anything to give them a scare! But with a sheep causing havoc and so much to do Can she get things sorted and see her way through?
A gentle, funny and lovely read, A gorgeous book to escape into, just what I need! I really enjoyed it and have to say I hope you will do too some day!
For my copy of this fabulous book I say thank you As I share with you this, my honest review.
Laura Price is 38, recently divorced and is looking for a fresh start, which she is hoping to find when she purchases the Pennycross Inn. However life in the little Cotswold village is not as idyllic as she was hoping, with the villagers being quite rude to her and the Inn literally crumbling to pieces. The only bright spot is discovering that her neighbour is her brother's best mate, Jackson, who she has has always had a crush on. Will Laura be able to salvage her fresh start?
I picked this one up because I received an ARC of the second book, and well I always have to read in order. I found it so delightful, that Sarah Hope has made me a fan for life. I love cozy romances in little british villages, especially the Cotswolds and this one was so sweet.
The reader is instantly rooting for Laura and Jackson, who seem so perfect for each other! Add in a mischievous runaway sheep called Claudine, and it was so so cute!!
A delightful book to spend cold and icy nights in , Welcome to Pennycress Inn is a lovely story about fresh beginnings, starting over and taking chances, especially faced against initially unhelpful and not quite so friendly villagers.
Laura and Jackson have known each other since childhood and I loved how the friendship just fell back into place anc you could feel the chemistry building, then we have some complications, I loved how likeable the characters were and you couldn’t help but like most of them.
This is set in the Cotswolds and was described so well I felt like I was back there, enjoying a nice break and escaping again, I do love a great book that can make me think I’m in my happy places. Looking for an escape yourself , then read Welcome to Pennycress Inn.

3.5/5⭐️ Post-divorce, Laura embarks on a new chapter in life and becomes the new owner of the Pennycress Inn in the small town of Meadowfield. She is looking for a fresh start away from her overbearing family and to prove to herself that she is capable and independent.
To her surprise, Jackson, her brother’s best friend, is her neighbour. Despite her insistence to be fully independent and to rely on herself, Jackson worms himself into her life.
Soon, she discovers that she is hated by the town and I really felt sorry for her when the truth was revealed! Thank God for Jackson who was always there for her. Unfortunately, I didn’t quite enjoy the love triangle element which was irritating and difficult to read.
The beginning of a new series by Sarah Hope Welcome to Pennycress Inn gives us Laura who has just gotten divorced. This gives her the chance to start over again and she decides to buy Pennycress Inn in Cotswold. She doesn’t have any experience owning an Inn and she soon discovers that the one she bought is in a sadder condition than she thought it was going to be. She starts to work on the state of the inn, and she soon finds out her brother’s friend Jackson lives next door, and he agrees to help her spruce up the inn. This is an excellent start to a new series, and I am eager to read the next book in The Pennycress Inn Series. Thank you NetGalley, Sarah Hope and Boldwood Books. This is my personal review.
I really wanted to enjoy this book but holy moly could she not get out of her own damn head. And then the way the ENTIRE town just ignores her? And all because of ONE person? Nonsense. And, of course, how the love interest just brushes off her concerns all because the town welcomed HIM with open arms? Gaslighting baby girl. Don't do it. AND then he goes from "lets tell them" to "I could never do that to you buddy" in the blink of an eye? Again I say, DON'T DO IT BABY GIRL. Will I read any other books in this series? Yes. Will I get mad at the ridiculous characters all over again? Probably. Three stars. Girly pop was better off on her own.
