Tracy Lorraine what are you trying to do to me? I don’t do emotional reads and By his Play is a huge red flag in that department. BUT… Kieran and Effie are so good together. Their support structure is great, their chemistry is steaming and the banter is bantering. If this book was written by anyone else I’d have shut it after the first chapter but it’s a Tracy Lorraine book… that’s something I don’t do.
Effie has put her life on hold to spend time with her sick grandmother. To make her happy she tells a little lie. Her gran wants to see her happy so she tells her, Kieran is her future husband. She never thought anyone would find out and it gave her the chance to plan a fake wedding with her gran to give them something to focus on. When a nurse gets ahold of the story, Kieran has some decisions to make. Does he go along with the lie? Does he try to help Effie with what she was trying to achieve? Or maybe he finds a new way to help her escape her sad situation.

i’m so sick of these manwh*re x “nerdy/good” girl trope. LIKE IT HAS TO STOP. “i love you from the moment i met you but i had to f*ck around first for super long before I can commit to you fully” that’s pretty much what the trope is and it needs to be abolished!!!
Effie and Kieran are goals! They are not only best friends but also the epitome of soulmates! They have a relationship that pretty much any woman wants. As always It's a 5 star read for me. I couldn't put it down!! And I absolutely loved seeing Brax and secretly hope for his book!
The first like 50% was good. Overly angsty and dramatic but good. But past that? Downhill. Quickly. Good lord these two are TOXIC with each other, Kieran especially. This man is a baby in a grown up body. If my husband pulled 1/3rd the crap he did, we’re over. He was insufferable to read through and GOD FORBID ANYONE in this book COMMUNICATE. Holy hell you’d think I’m reading about middle schoolers. The forced forgiveness arc in last 80% was so annoying too. He called her an actual w*ore, he belittled her, cut her off, yelled at her, degraded her, then took off. And she immediately was contrite and sad like him losing his mind and refusing to talk is her fault. Did she lie? Yea. But I thought these two were bffffs or whatever? You’re telling me this man is so stupid he can’t handle 1 minor heartbreak for 20 seconds and IMMEDIATELY Jumps to name calling? His knee jerk reaction to being upset is lash out and verbal abuse????
And don’t get me started on female lead. God. “Time to get my life together time to move on” - proceeds to enable every bad decision she’s ever made about Kieran and refuse to talk to him about anything. Just TALK. Stop crying and TALK. This would’ve been 4 stars but the forced miscommunication made it 3 and then her bending over(literally) to appease him randomly AND THEN TAKINF HIM BACK WHEN HE WAS THE WORST EVER makes it 2.
Also we glossed over her being public enemy #1 due to fake engagement leak soooo fast. Like what was the significance of that? Ruin trust??? He explains the issue in 10 pages and there is 0 tension from that. Stupid plot point to hit a quota I guess. Nothing makes the algorithm hit like “fake engagement” even though that is NOT what happened here. They weren’t faking for anyone and it resolved itself after like 15 pages and had NO impact on either character again. Was a waste of time.
While I enjoyed the first two books in this series, I found this to be dull, frustrating and uninspired. First, it’s barely a ‘fake engagement’ story- if you read it, you’ll understand. Both MCs were boring and had no identifiable personalities- all the FMC’sinterests came from her grandmother, and the MMC is a total cipher. Oh wait, he was a jerk to her and she was a doormat for him. Are those personalities? The writing was fine and the spice was good but both the plot and the characters were so unremarkable I can barely remember anything about the story and I just finished reading it. And it was so long. If you’re looking for a book where the characters grow and become better people because of their love, maybe look elsewhere. If you want a cliched friends-to-lovers story with absolutely zero depth, this will work. If you like stupid third act break ups, you will love it.
I liked her previous books. I enjoyed the brothers’ stories along with their wives. This one hurt my brain. The ending especially was mind boggling. I wanted to throw something. This is what happens when you have more smut than you have storyline.

Effie and Kieran have been best friends for a decade - they tell each other everything, she sees him with a lot of women, and he even has to have her in the stands for every NFL game as his pre-game ritual. She has loved him more than a friend but thinks he ‘friend-zoned’ her a long time ago. Until he helps her through the grief of losing her grandmother ‘Grams’ who pretty much was her mom (her parents are cold, uncaring, and left her at boarding school). She lied to her Grams that they were engaged to make her dying wish come true but didn’t tell him. It leaks to the press, and he’s mad she didn’t tell him but understands it was for Grams, and decides to go along with the fake engagement. They share a moment where she thinks he is going to kiss 💋 her. He promises her 4 steamy days of being his until he has to return to Chicago for 🏈. When a story gets out that she lied about their engagement, she is hurt by all of the hateful comments about her, and tells Kieran to return to Chicago without her. She returns to Chicago a few weeks later and doesn’t tell him right away because she’s scared of her feelings and how their friendship will survive but he doesn’t allow her to push him away.
I loved their relationship, how it developed, how they each had to struggle to figure it out, and how Effie allowed Kieran to be his true self that nobody else got to see. ❤️

Love Kieran and Effie romance so much and love that they were friends before everything changed. Kieran plays for the chiefs and loves football and effie works for the KC foundation and Kieran is a playboy and doesn’t do relationships. Love that Effie was close with her grams before she died and had a lot of memories with her and not a big fan of Effie parents in the book. Love that Kingston, Tate and prince, Kian and Lorelei appear in this book. And Effie lies to her grams about being engaged to Kieran before she died. This book makes me an emotional mess and good ending to the series and love the spicy scenes between Kieran and Effie and love that Kieran and Effie are both friends with Brax. Kieran loves being in control in the bedroom and love that Kieran’s calls Effie luck. Love that Kieran, Kian and Kingston have a boys night and love that Tate and Lorelei visit Effie and have a girl night. And love that Kieran’s mom knew that Effie loved Kieran before he worked it out and Effie comes back to Chicago for her job and there is some drama near the end with Kieran, brax and Effie. But I love the ending with Kieran actually proposing to Effie and then them getting married and Effie is pregnant at the end and her parents aren’t at the wedding. And I just cried a lot reading this book so much and Tracy Lorraine can never disappoint me with the spice and the emotions and I just love all three couples and love that Kieran is sporty and Effie is nerd and Effie has always loved Kieran but never said anything and I love it when Kieran takes care of Effie after her grams died and she takes dance lessons to remember her grams and I just love this book so much and I’m going to need at few today to put myself back together after reading this book and I just love Tracy’s book so much

As usual when it comes to Tracy's books I didn't want to put it down. It's literally impossible because at the end of every chapter you think oh this is a good spot to stop so you know get some stuff done around the house. Forget about it there is no good spot to stop. The book is constantly keeping me entertained.
I love the easy friendship that has developed over the years. As well as that Effie is Kieran’s good luck charm for when he's playing football. In the beginning you can definitely see there is potential for something more between them but neither want to take the chance on something more and lose their strong friendship.
I love a good best friends to lovers! I live for the moment when they finally realize they want more than just friendship. The moment of its been a long time coming, for them both. Love every second of the journey to something more. Strong friendships are built off of trust and since they both have such strong trust in each other, you just know that the possibility of something more could happen.
Side note: I also loved getting more time with Brax. There is something about this man that screams we need to know the full story and want to know more about him.

I could not wait to read Kieran's story. He is the youngest Callahan brother, not in Callahan's corporate world; he is a professional footballer. Kieran has always wanted to do his own thing and not be stuffed into his father's world.
Kieran feels his family does not truly understand him, but his best friend Effie is his lucky charm. He turns to her whenever he is down or even loses a game.
Effie is on a sabbatical from work since her grandmother is sick. Gran raised her like her own daughter. Now, she has requested on her dying bed that Effie find herself a husband. Effie decides to fake an engagement with Kieran, who Gran loves. Unfortunately, she does not know how to tell Kieran what she has done until it is too late.
When Gran dies, Kieran supports Effie, even though he is confused about why Effie would lie to him. However, he does propose a way to get her out of her grief for a while. They spend time together and realize that they may have more feelings for each other than they recognise. Can they take their best friendship status to another level?
This story is steamy, covers grief and it written in true Tracy Lorraine style, which makes it a page-turner.
By His Play ( Callahan Billionaires Book 3 ) Perfection absolute perfection!!!! That’s exactly what this series is . But then again it’s written by the queen of romance Tracey Lorraine so that’s really no surprise!!!! First we met Kingston Callahan in By His Vow !!! Then we were lucky enough to get his brother Khians story in by his rule . And I have to say the degree to which i ended up becoming equal parts obsessed and in love with both no words can possibly express. In fact if you had asked my prior to reading Kieran’s story in By His Play to choose a favorite it would have said Absolutely not possible!!!! But now after reading Effie and Kieran’s love story well they just might be my favorite couple yet . The friendship that Effie and Kieran Have - best friends who would do anything for each other , always there through the good and the bad , each others ride or die . How protective he was of her . Omg the way it pulled on all my heartstrings. It was just so beautiful and so emotional watching that friendship grow into the type of love we all hope for . All the angst , the humor , the witty banter , the love , the passion, the pain , the obstacles and drama , the heartbreaking and heartfelt moments, the family and friendships. I cannot remember the last time I smiled, laughed, cried and cheered as freaking hard as I did while reading By His Play !!! It truly is Chefs Kiss 💋 a minute ago

These two have been best friends for over a decade.
Effie is loosing her gma and it’s extremely hard and emotional. Her parents are not the greatest and her gran was more like a mom to her.
Everyone around them knows that they are meant to be together and are just waiting for them both to realize it..
She tells her gma that they are engaged but they definitely aren’t and when Kieran finds out he is very upset. They don’t keep secrets from each other…
He understands why she did it… He just wishes she would have said something…
Effie is dealing with grief and is loosing herself… It is breaking Kieran’s heart seeing her like this and knowing he can’t really do anything to help…
Things drastically change between them and what they have is 🔥 but he doesn’t do relationships and they are both still in denial about their feelings…
They agree it’s just for the next 4 days and then they go back to normal…
He has to go back to Chicago things get a little tense and they aren’t on the greatest terms…
She goes back home and things still aren’t the same…
They miss each other like crazy.. They both just want their best friend back…

If you've known me, you would know that I love Tracy Lorraine's books even when she wrote tropes I don't like such as whychoose. But this is the third book of Lorraine that I aren't impressed.
I've waited for Kieran's book because he is funny to read while I was reading his brothers' books. And when Lorraine announced about tropes of his book, I was excited because one of them is friends to lovers which is one of my most favorite tropes. So... I thought this, this is the book that will pick me up from the bottom line after the last two books I wasn't impressed. And it has a potential to do so... yes, it has.
Kieran and Effie's love story is an angsty friends to lovers and fake relationship sports romance. I didn't have a problem with an angst and I totally understand why Effie did what she did. My problem happened when Kieran and Effie finally overcome their fear and jump right in to their sexual encounters though. I think it's too long and slow the story for nothing. At that point, I was engaged in their relationship and wanted to know more but I felt like it was stopped by the sex scenes which is unnecessary for me. So I felt boring and after that I couldn't pick my mood up. At the end, I gave up and skimmed reading the book through the end. So yeah, I think this book is not for me.
Anyway, I decide to give the book 3 stars because I appreciate the first part of Effie and Kieran's relationship while they were still unsure of their feeling and had an unrequited love.
Wow! What a beautiful but heartbreaking story that takes you on an emotional rollercoaster. From the start you get to see the wonderful friendship Kieran & Effie have how they have always been there for the other and now more than ever when Grams is very poorly he is there for his best friend. In her final days he tells Grams that the wish she always wanted has happened that she & Kieran were engaged which is a lie as all they ever will be is the very best of friends & he doesn't see her as anything else. When her lie is announced publicly in the media everything between them blows up & he cannot believe that one of the most important people in his world has done this to him, unable to handle her betrayal he leaves broken hearted & she is devastated at losing her best friend. There's pain, secrets, strained friendships, friendship to lovers, steamy times. grief but the hope that they realise that they are more than just best friends & that they love each other something that everyone around them has known & seen for all the years they have been friends.
I can't recommend this book enough but a warning that you have a box of tissues with you & are not around anyone else as there will definitely be tears. This is a book that I'll be reading again many times.
This is definitely my favorite book in the series Kieran and Effie are ahhh! I just love them! So effie and Kieran have been best friends for the longest time they've never tip the scales never seen each other in any type of romantic way. But when things start to crumble for Effie Kieran is there to put Effie's needs , emotions and grief first . As I'm sure a lot of friends who have been best friends for that long do for each other. But in Kieran's quest to put a smile on effie's face, the scale that's never been tipped gets a little push, next thing you know lines are crossed emotions are high and they don't know what to do next. All the while Effie deals with her grief she worries about everything that's happened between Kiran and herself did they destroy that friendship that they had for so long that people long for or is it everything just get tossed in the dust?
Okay so as I said this is probably my favorite book out of the series I love how even though that scale did get tipped the both of them still cared really cared about each other's needs before their own and at what length they were both willing to go through even though it made each other happy and they would be miserable it was spicy made me laugh made me cry this was just what I needed.
I think this book might be better than I'm giving it credit for, but the best friends to lovers trope was harder for me to get into. Maybe I'm just more of an enemies to lovers girl...🤷♀️
Kieran and Effie have been best friends for 10+ years, with Effie harboring deeper feelings the whole time but stuck in #friendzone. When Kieran comes to St. Louis from Chicago to support her during her grandmothers last moments, one thing leads to another, and comfort turns into something way more physical 🔥 He goes along with the fake engagement (see blurb) while in St. Louis, but when someone spills the truth, Effie gets painted in a bad light in the tabloids. Kieran has to return to Chicago and he's pissed that he found out this way, but also wants to protect Effie.
The book has three parts: setting up the fake engagement, all the spicy friend-zone crossing, and then the messy aftermath where they figure out if they can go back to friends or if they can have more, the last part being half the book. Plenty of angst before they get their HEA.
I did like this couple, but 500 pages felt LONG. Not my favorite in the series, book #1 holds that title (By His Vow), but it had it's moments that kept me turning pages, and overall I really enjoyed the Callahan Brothers.
Effie's little innocent lie is all to bring a smile to her grandmother's face in her final days. She wants to see Effie and her hot, footballer, billionaire best friend finally tie the knot. She lets Grams believe it because it makes her so happy. The only real problem is that she hasn't told Kieran yet. And before she gets the chance to her grandmother's nurse spills the secret to a tabloid and blows everything up. Kieran loves Grams too so he decides to play along.
In the face of Effie's grief, Kieran's kiss sparks the start of something new. One super spicy, sweet, and romantic extended weekend together before they have to face their real lives back in Chicago is what they agree to. But things never go as planned. Now they're left with confusion, trust issues, and new feelings to mess with their previously perfect friend dynamic. As they figure out how to navigate this new situationship between them, they have to face their feelings and where they want their lives to go.
I absolutely loved these two together. I was rooting for them the whole way even when there were moments I wanted to smack some sense into Kieran. I loved their whole emotional, meant-to-be journey. I also hope we get to see more of Brax in the future somehow.
Tracy never fails to just suck me into her books from page one and keep me hooked til the end. I absolutely loved Kieran and Effie’s story. Kieran is the baby of the Callahan brothers and plays pro football. Effie has known Kieran for years and they are best friends. She is his Luck. She has had feelings for Kieran and wishes that he didn’t friend zone her. She tells a little fib to her Grams since she is very sick. She tells her that she and Kieran are engaged and it makes her Grams happy. Kieran finds out about it and they keep up the charade, but what happens when the truth comes out? You need to read this to find out all the twists and turns in this one. These two are absolutely perfect for each other. If they would just admit it and communicate better, things wouldn’t have spiraled so out of control. I was taken on quite the emotional rollercoaster ride. They have an already strong connection Darle to their friendship and oh my, is their chemistry off the freaking charts hot. 🥵 So very hot and steamy. I think Kieran may be my favorite Callahan brother even though he needed a bop upside the head at times. 🤣
The last brother gets his story too. And it is fantastic! Sometimes I wanted to kick someone’s butt and you’ll find out why. Kieran and Effie. Kieran and Effie have been best friends since school. They were partners in Science class. The two most unlikely pair but it works for them. They keep in touch especially before his professional football games. She even tries to be there to watch and cheer him on. But recently she has been focused on her grandmother. Her grams is having trouble with her memory and failing health. She is in a facility and Effie has a secret. Her grams always thought Kieran and Effie would get together. So she tells her grams that they are engaged. Oh boy, this could really be trouble if it got out. Kieran surprised Effie with a visit and she is shocked! Especially when her grams keeps hinting about their special day coming up. Wonder if Kieran has any inkling about their special secret? Sure they are great friends but will this fly with him? With him being in the spotlight things could blow up quickly. What would do? Guess we’ll just have to see what happens next, right?
“Hey, Grams,” I say, hating that she doesn’t react to me in any way. “You don’t need to worry about holding on. I know you’re worried about Effie. But I promise you that she’ll be okay.” I try to swallow the lump that crawls up my throat, but it doesn’t shift. “No matter what happens, or where life takes us, I’ll always be there for her. I love her. I always have. She’s my girl. But you know that, don’t you?”
This was a heartbreakingly beautiful story. My heart broke as tears streamed down my cheeks when grams passed. Kieran was an amazing friend, so attentive and thoughtful. Effie made a mistake, but her heart was in the right place. The only family member who ever showed her love was at the end of her life. She was never the popular girl and the only friends she had were people she’d met through Kieran. When someone dies eventually everyone goes back to their lives and you are left to grieve on your own. It’s how you pick yourself up that defines your personality and although she asked for a message on what to do. She’d already made up her mind, it was just a gentle push that made her take the first step.
I don’t know which fear is worse, the fear of actually crying throughout the story, or the fact my kindle might actually melt because the story is so hot. Because both are true with this one.
This is the third book in Tracy’s Callahan Billionaire series, and it just might be my favorite. Kieran is a lot of things, but at his core he is Effie’s best friend, her ride or die, and when she needed him the most he was there, ready, willing and able to give her whatever she needed. But what he didn’t realize is by doing that he uncovers his needs that he never thought could be met, but Effie steps up and now he sees her in a whole new light.
Kieran and Effie’s story is filled with genuine emotion that is going to keep you engaged and make it really hard to do nothing else until you read the last word. I love how Tracy tells a story, she’s not afraid to go there, no matter where “there” is, and this is why I will always read whatever she writes. You should too!
Tracy Lorraine knows what she's doing. Because she emotionally wrecked me with By His Play. And so far Kieran Callahan is at the top of my Most Swoony Book boyfriend list . He was so loving and caring with Effie . But dominant and alpha male Kieran ... Wow , just wow . I'm speechless. Effie is his girl but her white lie changes everything between them . And those two were incredible together. They have that crazy chemistry and were steaming hot together. Because Kieran choose to reveal himself in front of Effie and she showed him her vulnerable side . They were so true and real and they wrecked me . Their story is so emotionally loaded than it will keep you reading till the last page . And you'll need the day off to recover from it. Because By His Play will play a number on you and you won't be the same after reading it. Or you'll be busy looking for a real life Kieran. Now excuse me while I go and re-read my favorite parts of it and daydream some more.

This story follows the last brother of the Callahan family. Kieran and Effie finally get their romance written down. Their love story is all about friendship, angst, emotions and obstacles on the way to a happy end. Effie is the nerdy good girl. Not someone her friend Kieran would look at in a special way she is sure of. But to make her grandma happy she spins a story about a wedding with Kieran so she is occupied. Never would she have thought that word came to Kieran. And that he is willing to help her. Kieran always did what he wanted and never let him force otherwise. Effie is his good luck charm, his friend. Along the way in helping her, he discovers something about him and his friend that might change a lot for them forever. With heartbreaking moments, swoony times and a beautiful happy end. One that was highly rooted for.

This is a friends to lovers, romance that will leave your heart both happy and sad. I really liked this book, but at times felt frustrated with their lack of communication. If you have read the rest of the series don't miss this book.

He decides that he is going to go spend some time with his best friend and her grandma that is in poor health. When the unthinkable happens and Grams passes, Kieran is determined to keep Effie together. He suggests a 4 day "no strings" arrangement to get Effie out of her head.

By His Play is the third book in the Callahan Billionaires series. It is about Kieran and Effie and is told from both of their points of view.
Kieran and Effie have been best friends for a long time. When Effie's grandmother, who helped raise both of them, is rapidly declining, Effie decides to pretend she's engaged to Kieran to help her know that Effie will be okay when she passes. When Kieran finds out, they decide to have a few fun days together, but then return to normal.
However, Effie has had feelings for Kieran for a long time. What happens when their fun time is over? Can their friendship go back to normal? Can Effie and Kieran realize they may have more feelings for each other than just friendship? Can Kieran get past his fear of relationships?
I enjoyed this book, but there were times these characters frustrated me. I would still recommend it. They both grow a lot through this book. I'm excited to see what will come next from this author!
Final book in the Callahan series. This book compared to the other brothers was nice however, I felt it revolved around the same things too much prolonging the book unnecessarily.
However, I wasn’t expecting for this Callahan brother to be so kinky 🤫. I did enjoy the friendship that Kieran & Effie shared. The protective and caring way he cared for her always.
