Donna Jay has created another very unique romance that is as hot as it is sweet and romantic. The story’s romantic relationship began with perfect strangers in a date-rescue situation. Next was confusion over being asked to sign an NDA! (Wait until you learn why!!)
What resulted was the revamping of a deserted old hotel into a beautiful, top-notch hotel for women only, with each room decorated in a different theme. Of course this provided an opportunity for loving couples to enjoy a getaway, possibly live out some fantasies, renew relationships and any other reasons for a naughty or just a nice holiday.
My experience with this book was just how much fun I had reading it. Donna always weaves in her humor and sprinkles in opportunities to enjoy the beauty of New Zealand. The characters were diverse, some even causing unwanted tensions, but they all created immensely to the richness of the story. This is a reading venture I encourage you to enjoy as much as I did.

I love the characters and the premise of the story. From the beginning date night, I knew this would be a book with humour, heart, and surprises. Oh, you won’t ever get spoilers from me!
I would love to have a hotel like Rosewood. But it would have to be in New Zealand because I can’t picture it anywhere else.
The author develops characters who are complicated and strong women—yet willing to be vulnerable to each other. The dialogue flows and is well balanced with the narration. If you are like me, you appreciate it when a story isn’t so heavy on narrative that it overshadows the characters and their interactions.
I think for me, it was a story of finding family. Finding where you belong. Not giving up on your dreams. Learning to let go of things you cannot control. Accepting good things and people when they come your way. And so much more. My words seem inadequate in relation to how this story made me feel. And some images I cannot get out of my head *lol*
Don’t worry, Donna Jay fans, there is plenty of heat and kink to spice things up in here. Again, no spoilers. I think you’re going to want to grab your copy though and be ready to be entertained! Just sayin’!

Donna Jay did it again, bringing us a fabulous, steamy story from New Zealand. The chemistry is off the charts from the initial meeting. I loved the interactions between the MCs. Jay brought out laughter from the beginning as well as a whole range of emotions. This book has found family, resilience, and determination. I love the concept of the book. The characters are well developed, every day people that I could relate to. I loved the angst aspect and how the characters addressed it. I appreciated that they had a plan when there was an issue. It was refreshing. I look forward to more books in the future by Donna Jay, I have never read a book I haven't liked. She is one of my go-to authors. I can’t wait to see what is in store for us in the future.
Rose is out on a date that goes weird. She is rescued by Alex, a stranger she meets in the bathroom. A few days later Alex contacts Rose to meet up and to ask for a very unusual favour. This ends up with the two woman jointly running a luxury hotel specifically for women. Different rooms have different themes, most of them for playacting their guests’ fantasies. This is a sweet but also sexually charged story. Both Rose and Alex show their kinky sides, their dominance and submission. We also see Alex’s insecurities, her problems with her family. Overall a lovely story.
The first date that opens Reservations is one of the funniest, most awkward scenes I’ve come across in ages. It was so clear that something was wrong with both the date and the rescue from it that I was instantly drawn in, desperately curious to find out what other surprises were in store. Of course, it helps that Donna Jay is such a wonderful author when it comes to establishing strong, likable, endearing women. By the time true motivations we revealed, I already cared so much for Alex and Rose that my curiosity deepened into need.
Unlike Rose, I haven’t been sworn to an NDA, but I’ll still keep my secrets to myself and avoid any spoilers.
The first third of the book is all about establishing the characters and planting the seeds for the forced-proximity romance. The second third explores setting up the women’s only hotel, designing the kink-themed rooms, and struggling with the flirting, teasing, and temptation. The final third then explores the lives and loves of the hotel’s guests while seeing the romance realized . . . and, of course, tested with a wild twist I so did not see coming!
While there is some darkness behind the lives of the women, mostly to do with secrets and family, the overall theme of this is playful and fun. It’s a delightful read, from beginning to end, that not only takes a positive approach to kink, but beautifully redeems the theme of family. I always enjoy Donna’s work, but this is my favorite since Arms Wide Open or The Temp.
Another wonderful book by Donna Jay. This starts with humor and carried on from there. Alex rescued Rose from a horrible first date. There is an easy first connection between the two women. For different reasons. Alex and Rose are both beautiful women who want to empower women to fulfill their fantasies. Alex dreamed of a women only hotel with different room setups. There are plenty of spice and sexy times. Laughter and upsets. And there are wonderful descriptions of New Zealand as always. Highly recommend.
Another well done story by Donna Jay! Interesting concept was well paced and the lovely spice flowed with the story. There were some obstacles to overcome, a twist I didn’t see coming (but maybe should have?) and a connection so worth exploring! Recommend!
I didn't like the pacing and the way the story was told at all. I just felt extremely disconnected from the characters and the story. I didn't really see the point honestly. The two main characters were cute together and I enjoyed the latter part more than the first. Also Rose and Alex kinda read the exact same and sometimes I had trouble following who was who.
“Reservations” was a great spring/summer read. It manages to be light and playful while also incorporating heavier topics. Donna Jay masterfully throws her main characters, Alex and Rose, into a plot that neither of them saw coming. Rose bumps into Alex while on a miserable date with another woman. Alex has the opportunity to make her dreams come true, but she needs help, and Rose seems to be just the right person. The plot revolves around the planning and opening of a women-only luxury hotel, where themed rooms allow for every fantasy to come true. I loved the sizzling tension between Alex and Rose as they try to navigate their “purely professional” relationship, and I loved the process of how the hotel rooms take shape. We even get a glimpse through the first customers’ eyes in one chapter. And then comes the twistiest plot twist I’ve ever encountered in a sapphic novel. No spoilers, but rest assured, my jaw was on the floor for quite some time as I tried to process what I’d just read. What I loved most about Donna Jay’s writing: the small moments that could easily be overlooked but bring so much depth to the plot (and to the love story). Like the vulnerability in the moment Alex says she’s never been to a certain tourist hotspot. That moment says everything about how she grew up with a mother too dysfunctional to take her kids on a day trip. And Rose… simply takes her there. The novel was so rich with those small moments, but this one was my favourite. And, as usual in Donna Jay’s novels, we get some free education about NZ culture and sights. This time on the menu: steampunk and sheep!
There were so many good points in this book. First your main characters starting with Rose. A women loved by her family, a job she was good at but hated, Mom to two sweet birds and constantly on the look out for her someone. Then you have Alexandra, a woman estranged from her family, her two best friends filling that roll, hiding a big secret and the woman who came to Rose’s rescue during a very bad date. Following along with Rose’s plan, Alex still had her number and I very big hope in her head that Rose was a trustworthy person who she definitely needed to help implement her plan. You get taken on the adventure Alex has been dreaming about and with Rose as her partner, her dream starts to take off. Although an agreement to keep things business to not get messy as they venture into the world of fantasy has them both questioning that decision. Rose is determined to win Alex’s heart and prove they can have it all. Not an easy task. The story is so fulled with love, respect and humility that you start to root for the main characters but also the secondary characters that you start to feel for. I definitely see more coming with Rosewood Manor.
Playful and delicious is how I would describe this super hot romance. I thought the idea of including the entire creation process as part of the romance was original, but there was also a lot that came out of it that I personally found really sweet and playful. I don't want to give anything away, so I won't go into the plot in detail. It's too good to ruin it with a spoiler. The circumstances of how they meet and what follows are also original. Both are strong women, but of course they have to deal with difficulties and challenges and with external influences that make their lives difficult. Emotional and, as always, very beautifully written! Donna Jay has once again managed to write something new and fresh with the usual amount of hotness and explosive, naughty scenes! I loved every second of reading it! Thanks to Donna Jay for this ARC!
When Donna Jay writes a new book you need to drop everything and read it! Reservations: Rosewood Manor is the perfect example of why! It’s got humor (I actually laughed out loud more than a few times), romance, kink, lovable characters and Donna’s gorgeous descriptions of places in New Zealand!

I have been a huge Donna Jay fan for a long time now and have read all her sapphic books and have more than a few favorites, but Reservations has just pushed its way to the top of my list!
Meet cute…Alex rescues Rose from an awful date. Alex has a proposition for Rose and it’s not the kind you’re thinking. Alex wants Rose to help her to open a women’s hotel. Not your every day hotel…yes the rooms are luxurious, but there are also “play rooms”. There is constant sexual tension between the two and Rose has agreed to a strictly business arrangement. As time goes by it becomes overwhelming for both of them to maintain that arrangement. Very unexpected plot twist about two thirds in. Very steamy! This book has humor, sexual tension, in front of the beautiful scenery of New Zealand, and the beautiful and creative remodel of the hotel. When can I check in to Rosewood Manor? I definitely recommend this book.
This is a story with lots going for it and in it - saved from a disastrous date by a stranger who then asks you out but not for the reasons you think or want it to be sets the two MC’s on a path neither expected. A fantasy hotel comes to life, found family, HOT sex scenes, upset in the shape of an older woman and you have the wonderful journey of Alex and Rose. I really enjoyed reading this book and it made me smile, laugh and blush in varying degrees and all in a beautiful New Zealand setting which is described wonderfully. Thanks to Donna Jay for the ARC - this is my honest review - without ‘Reservations’!
You are never disappointed by Ms Jay’s books, they are always a good read, but I did especially like this one. Started as a bad date rescue; then a romantic misunderstanding and then a working relationship and finally the happy ending. Rose is on the date from hell and enlists a complete stranger to extradite herself. Alex is happy to help and proposes a business arrangement of helping her renovate a old hotel for women only to live out their fantasies. Minimal aghast and interesting characters. Ms Jay really captures the essence and beauty of New Zealand and this just adds to the books interest. Would highly recommend.
I’m just going to say, Miss Donna, you knocked it out of the ballpark! I love Alex, she reminds me of my best friend and Rose is so sweet I can’t help but love her too. Your storyline is so unique and I can’t wait to see more of the hotel, please!!!! I won’t give anything away with spoilers. (Hint, hint fellow reviewers) But there was one moment where I said, WTF, out loud! 🫣😳 Donna you got me good. I truly enjoyed this story and fingers crossed we get to see more of the Rosewood in future stories.
This is a charming story of two women who join together to run a hotel targeting upscale couple who both happen to be female. An excellent setting for romance and sex. The back stories for the leads supports the evolution of their relationship. The one angsty bit is almost amusing by the convergence of unlikely events, and is quickly resolved.
DJ pushes the boundaries by exploring light BDSM without getting too intense - sexy but with only a little tension.
There is one interlude that hints at how this hotel can be the basis of continuing stories, which I look forward to.
Asset stores of two women that come together from one having a bad date. Rose was grateful that Alex helped her. Alex who was celebrating her divorce that finally went through. Alex needed help and Rose was the perfect person to help make Alex's seem of owning a hotel come true. But this become blurred and lines cross they fall for each other. Read along and see what created rooms they come up with and use to help make the hotel the best place to come and have a fantasy.
I really love Donna Jay's books. The characters are real, you can almost feel like you know them yourself. The story of Rose and Alex is so real and sounds so true. I love the trust that builds between them. The love and attraction that is shelved at first and then effortlessly comes together. I love that Rose is a switch (after my own heart). I loved the zinger part way through (i'm sure I should have seen that one coming!) The way they both work through difficulties as adults. It's just a great story of real life and how it's really busy! I truly love these two <3

This book pulled me out of a month-long book slump! It was everything I needed, all wrapped up in a sweet and sexy story. I read it in less than a day and I was letting nothing get in the way of me reading it! The story was fun, flirty, and jaw-dropping at times. I am not one for long descriptions in books and Donna Jay manages to hit my 'comfort level' of description easily and create a great sense of place. I often feel like I have visited the locations in all of her books.
This was my first time reading a book by Donna Jay and it won’t be my last! The book hooks you from the start with humor (a little date surprise 🐁) and takes you through Rose and Alex’s adventures in the hotel business. It’s spicy and sweet all at the same time. I couldn’t put this book down! 2 days and I was done! This book solidifies my desire to go to New Zealand! Maybe I’ll find my own Alex or Rose there!
This book is a really sweet read. Our main characters are strangers who meet during a really bad date. They meet again for coffee and spend the day chatting, and it just gets better from that point. With plenty of great side characters this book will drag you in so quickly. And of course, this is a Donna Jay book, so expect the heat to go through the roof. I’m hoping we get more from this setting.
A spicy and kinky romance that is told with much lightness but has quite a bit going on beneath the surface. Loved the bratty banter and the acceptance in the main relationship. While the MCs are cautious at first, they don’t let their reservations hold their tongues as they openly flirt with each other. It was so much fun to read this. Loved the spicy scenes. Well described and wonderfully delicious. I am hoping for a sequel…
Alex and Rose are fully developed MCs who develop a work relationship which benefits both of them. They develop a very special women-only hotel. Don’t want to spill too many secrets of the plot…the story is great and takes place in New Zealand which I love. There are some surprises and a wonderful relationship with a HEA. And some hot scenes (as usual).
A woman with a dream finds the perfect person to help make that possible. Alex knows what she wants with her hotel, and Rose can help with running the financial/managerial piece that goes with it. The chemistry and banter between the woman is fantastic. It’s spicy, funny, and throws in a little bonus. Thoroughly enjoyed the book and hope we get even more on this couple and some other characters.
Without spoiling the story too much , every lesbian I know would love to get a reservation here. The story had so many lines where I would burst out laughing. I loved the characters of both Alex and Rose, the back and forth between them had me smiling and laughing. This story had enough heat in it that I couldn't put it down.
