There isn't really a way to review this book without spoilers, so I'll keep it vague!

The Guy Next Door is a story of intrigue, following Zane and Leif as they try to unravel the mystery of who is behind the disappearances of several young men on campus. Along the way things *heat up* between them, leading to an unexpected bi-awakening for Leif and a steamy romance full of first times.

The story as a whole was entertaining, with an interesting premise. However, I did feel that the pacing was a little off, and the ending for me was anticlimactic. Knowing Devon McCormack, I was expecting some more plot twists, so the big reveal for me was kind of flat and resolved too quickly. Perhaps I would have enjoyed this more if the story had focused more on the mystery and external drama, as opposed to Leif and Zane's relationship.

Overall though, it was a quick fun read.

Okay so not a lot to say about this one... The Guy Next Door was not my book at all?! I had certain expectations of it but was let down by the pacing, the dialogue (which was definitely cringe at some points) and the plot. Granted Leif and Zane had some cute moments but I cannot believe I am saying this... the spice was sometimes a bit awful to read it and I actually skimmed through a lot bc of the dialogue mostly and the wording the author used. Nothing wrong with people liking The Guy Next Door but this was not my vibe. 🤷🏼‍♀️

The Guy Next Door is a fantastic suspenseful romance between neighbors Leif and Zane. I was so curious about the trajectory of their story because it has such a fascinating premise, and I was not disappointed. Leif is shy and unassuming while Zane is direct and unorthodox in his relationship approach. Together, they make a strong pair who will go to great lengths to defend and protect one another.

Overall I really enjoyed this story. There were many surprises along the way as the mystery unraveled. I loved seeing Leif and Zane's feelings grow and become quite strong as they defended one another from the growing threat. This story is full of emotional moments that are further anchored by the strong connection between Leif and Zane.

I haven’t really read a lot of books by this author but when I read the synopsis it sounded interesting. Overall I really enjoyed the plot and this little bit of mystery behind it. Was there a stalker or was it all in Zane’s head? I will say that early on I kind of figured out who it was if there legitimately was a stalker and I liked the way it played out. My main negative regarding this is the 2 MCs, I just didn’t feel all that much chemistry between them. Overall it was a good book but not one of my favorites. If you’ve read this author before and enjoyed their books then I’m sure you’ll enjoy this one as well.

Tw: stalking, relative kidnapped off page prior to story, survivors guilt.

This book had it all...mystery, suspense, intrigue, lots of steam, some light kink and some sprinkles of romance. I could not put it down. I absolutely couldn't tell what was real or not and who the bad guy would be and how it would all end. It had me on the edge of my seat the whole time guessing but never knowing if I was right. The book is definitely mysterious but I still found it easy to read with no angst and I just wanted to read it all in one read to solve the mystery.

Both of the main characters were interesting and very likeable. They are described as opposites but they really came off as completely the same, given their mutual past trauma and ability to relate and understand each other. They had great chemisty and really hit it off right away. Leif is quick to realize he wants Zane even though he thought he was straight so there is tons of steam.

My background is in psyc so I really enjoyed that aspect of it and the accurate portrayal of the characters. The author did a fabulous job. Though I'm not surprised. I love this author and all their prior books. Highly recommend.

A suspenseful romance between neighbours, with a very protective MC. There is a lot of mystery in their story.. Zane is determined to protect Leif when he realises he may be next on a psychos list, dude didn’t expect to fall for the guy though - but that’s always the best bit!! Both mc’s feel a connection that grows as they try to solve the mystery of college kids disappearing. Overall, this one had a very interesting premise and is quite unlike most other romances, with a pretty good dose of spice!!

While a psycho killer awaits in the shadow for the righ moment to rape, abuse e off them too..
Sorry I didn't feel the romance, too worried about the brother being already dead or still being abused

“I think you’re very charming for being awkward as fuck.” As soon as I say the words, I regret them because his eyes are on me again.”

This is a romance with suspense. The two main characters suffer from mental health and it leads to questions of what is the truth? What is the reality? There’s two missing guys, will Leif be next?

Leif has a stalker or two. He’s received a letter from a secret admirer.

“Yeah, there’s a guy who claims he’s protecting me from a serial abductor.
Oh, and I made that guy dinner the other night.”

He also is under Zane’s surveillance.
“I try to build my schedule around watching him. ”
Zane is stalking Leif because of the similarity in letters involved in the disappearances . The secret admirer sends poetic letters to young men before they disappear , describing them as Greek statues and leaving no signature.

Leif warily befriends Zane in this quest to find this secret admirer as well as trying to protect himself from danger. The police seem suspicious of Zane, not taking his concerns seriously because of a previous wrong accusation made by Zane.

Zane is also VERY attracted to Leif but knows Leif’s straight.

“Why did he fucking tease me like this, knowing I’m gay, knowing I’m lusting after him?”

Leif is sexually curious about Zane. Zane is happy to help him explore his bi-curiosity. Sexy times abound.

“That initial curiosity for his cock has turned into an obsession…”

“Oh, Leif, you fucking incubus.”

Shit gets locked down - they are exclusive and boyfriends . A title they both love saying.

“I’m not saying it because you said it. I’m saying it because after the past months, I can’t imagine not having your creeper face in my life.” I take his hand and place it on my chest. “I love you too. And I’m not accepting your heart unless you take mine.”

This is not a happy go lucky book. It’s not a feel good book. There’s mental health issues, childhood trauma, and a bittersweet ending with mysteries solved. Leif and Zane are still in love and together .


“We’ve been through some shit—Zane especially—but after what we’ve survived, feels like together, we can sort out whatever else comes our way.
Wild to think that when I first saw him around the neighborhood, he was just some creepy guy next door.

This is a new to me author and I’m not a big fan of suspense in my romances because they usually aren’t all that interesting or are predictable. This seemed to be pretty straightforward and was a bit more on the fluffy side than dark (even with the themes), but I still really enjoyed it.

This was an opposites attract, bi-awakening, hurt comfort read and I really enjoyed Leif and Zane’s relationship development. That was probably my favorite thing about this—communication is my new favorite kink and they had that. The way they both opened up to each other and supported each other was beautiful.

Even though this had me tearing up at moments and my heart broke for these two broken boys, it was also an easy read that I could find myself going back to for something that I didn’t have to fully invest in; so I can see myself trying out something from this author again.

MM Romantic suspense? Yes! I found out just how much I enjoy a bit of suspense in my romances this year. And when you include the mental health aspects that make me so intrigued in understanding the characters more? I'm more than sold.
MM Romance with plenty of delicious steam.
Lovable MMC's that have gone through it, had issues with their mental health, and show their vulnerability.
A mystery of missing boys (one of them being the brother of one of the MMC's).
Also, can I just say how much I actually love that Leif calls Zane his "short king?!"

The way it's set up you spend the majority of the book wondering if there is actually a "bad guy" or if it's something maybe in Zane's head.
I wouldn't call this dark because the majority of the book revolves around Zane and Leif getting to know one another and talking about what's going on and falling in love. But the last 10% is the hardest part of the book and definitely dips into darkish territory.
It's definitely a study of characters that have different mental health issues. And I love that.

I need more of this please!

“Zane, of all the things I could have expected to come into my life, you definitely weren’t it. My little creeper next door.”
These guys had me melting into love puddles they were so precious together. I loved their relationship and while there was painful situations happening to them & around them their actual relationship was lovely & completely non-angsty.

This was truly a unique story. The kidnapping/murder mystery & their extremely hot romance both existed evenly. I love true crime/thrillers & I love romance so this was a perfect mix.

This was an absolutely addictive read. I loved the characters and the plot and the spice. The only reason this wasn't a 5 star read for me was the ending. It felt rushed. Besides that, this book was fantastic.

This is a neighbours to more suspense romance, featuring Leif and Zane, and is a standalone book.

Leif and Zane are neighbours but Zane has a secret, but he has been watching Leif, stalking him, be he has his reasons and it’s to keep him safe. After Zane interrupts a break in at Leif’s home, and reveals he installed night vision cameras, Zane is sure Leif won’t want to talk to him but he couldn’t be more wrong. BAM, YEAH BABY!

This book, wow, just wow, I LOVED IT!!! I don’t want to give anything away but highly recommend you read this one. The build up and suspense is fantastic and the relationship development between Leif and Zane is full of heat, chemistry, spice, trust and caring.

Make sure you check content warnings before jumping in.

Narration on the audiobook was performed beautifully.

I was completely glued to this book from the very first page and left guessing the entire way through.

Zach and Leif’s journey is very different and interesting than your regular romance. Zach moves in next to Leif and is determined to keep him safe after finding out he is in trouble. A strange meeting brings Leif and Zach together and even after all that has occurred, Leif and Zach develop a strong relationship.

I have not been so intrigued by a book in such a long time. There were twists and turns that I was not expecting and while reading, I experienced many different emotions. There is so much I want to say about the book but I am afraid of spoiling it.

The Guy Next Door is a great story! This is suspenseful romance between Leif and Zane. Their story was fascinating, I was on edge the whole time reading this book, both Leif and Zane have been through so many difficult things, their mental health was an important part of their lives and their relationship was have a very unorthodox beginning. But I love how they get for one another the strength to be what they need and their relationship was worth protecting. This was an amazing and suspenseful story, I was so invested in the story and how they navigate through of their crisis and how Zane finally came to resolve the mystery of his brother’s disappearance. There were an few intense moments and have me on edge but I enjoy how things turned out. I love the connection between Zane and Leif, they were perfect for each other! This was an amazing read!

Devon McCormack dives deep into mental health and obsession, about the fear when you’re uncertain if you can trust your own mind and instincts. Every moment is fraught with tension and I could not get enough.

Leif and Zane meet in the most unexpected of ways and are immediately drawn to one another. The building relationship is artfully portrayed and skillfully woven.

I love love love how they decide they can be not-fine together; taking away the expectations of acting like everything is ok at all times. Their connection is so gritty and true.

Fully engrossing. And absolute page turner. Five stars.

This book is different than others written by this author. The premise of the book is romantic suspense but there is plenty of obsession and stalker vibes in the story. For those looking for a bit of an unorthodox take on a love story this will be catnip to you. Mental health is very strongly represented in both main characters. I enjoyed this book because it is so different from what I normally read.

DNF at 30% on 15th Nov, 2025. Starts great and by the looks of it, the book is actually good! It’s completely a me problem. i don’t like the bedroom dynamics it’s veering towards, esp if the top is constantly called as “cute” cuz he’s short and thin. Just not my jam but hey, if it’s yours, by all means pick this up, cuz it’s good! But for me, i’m gonna have to give this up. Sorry. Lately all the books i’ve been picking up (blindly) are having this trait. What’s happening?! 😭😭

But look at all the good things this book has. Really i would probably read it later when i'll be in a better headspace!

🔹So, Zane is the stalker and has bipolar 1. It’s my first time reading about this. Leif has chronic depression and disassociation with reality.
🔹The book has a solid mystery where Leif spends a good chunk of time convinced Zane is the bad guy. It's a fascinating look into both their minds as Leif slowly changes his views about him while learning about Zane's.. stalking proclivities (for a damn good reason too). Oh and then, there IS an actual bad guy.
🔹But no one believes Zane that there’s a serial killer on the loose. This gives me One That Got Away by Nicky James vibes.

🔹Narrated by Tim Paige!!!
🔹i loved Leif and his “short king” Zane. Zane stalks Leif and the latter likes being stalked!!
🔹They bond over trauma. And Zane’s protectiveness makes so much sense, especially with his brother being one of the serial killer’s victims.
🔹Leif is straight so there’s bi AND bottom awakening. His change from being scared of Zane to openly flirting w/ him and teasing him across the window was interesting.

the joke about fast and the furious having so many movies was great. i really thought we would get a brother reunion, especially when the body they found first belonged to jason. it was a bittersweet ending for me. yes, zane has leif as his family now. i really didn’t think i would be that sad that mike died, as we didn’t really have any scenes with him (other than in zane’s nightmares from being separated in the foster care system. but when it was revealed that he was really dead, i was very sad. i just know zane will always feel like he failed to protect his brother, especially with the killer taunting him about how his brother was a crier and already dead.

like i said, the ending was bittersweet. i’m so glad that zane and leif found each other. and were able to protect each other to come out alive and together at the end. but!! why would you give me hope that mike was alive with that false ID of the body and then take it away at the end? i really didn’t believe it until leif narrated that mike’s body has been found.

i haven’t felt this sad about a book since i read “a mark on my soul” by jordon greene. though, that book made me sob my heart out. this one just left me feeling sad and happy at the same time (no tears shed… yet).

i really enjoyed the darkness of this book. and how well zane and leif worked together. their relationship was cute and maybe a bit fucked up, but that was the point wasn’t it? i would love to see a short story of them getting married. it would be nice to see them still together and a bit more healed from their experience than when the epilogue takes place.

It's been a while since I read an MM romantic suspense. Actually, I think Devon's last solo release was the last one I read, and there's a good reason for that. Romantic suspense must be one of the hardest genres to write well. It's difficult to find authors who write a well-rounded suspense story that keeps you guessing and also delivers on the romance. This story ticked all the boxes for a good romantic suspense.

It's hard to decide what to say without giving any of the plot away, so I'll stick to the bare bones. Awkward and quiet Zane has moved in next door to Leif, who is currently living with his parents after struggling at college (check the trigger warnings for mental health rep info). When Leif realizes that Zane has been watching him, he's scared, but surprisingly open to listening to Zane's reasons.

I thought both MCs were really interesting and I loved the way Devon was able to write from first person perspective with two somewhat unreliable narrators without losing control of the plot. I was second guessing myself the entire time about what was real and who to believe. There was a bit of truth in everything, but not all was as it seemed. The MCs different mental health struggles played a big part in that as well, and I thought Devon did a great job in his portrayals of those struggles.

Zane and Leif were well matched and I really liked them together. I felt like Zane was a bit more developed, but I still liked Leif. I enjoyed reading this story and will go back to it again because I'm sure there are little nuances I missed the first time.

Zane’s brother has been missing for a while and he is convinced he knows the culprit. But when he tries to solve this case himself, all he does is make the police think the opposite. They can no longer believe him. And when Zane gets a clue that the culprit could have a new target, he is going to do his protect him and hope that maybe he can finally find his brother. Leif isn’t sure what to make of his new neighbor. But when there is a break in at his house and his neighbor is there to rescue him (though maybe doesn’t do it in a normal way), he can’t deny that something is going on. But he doesn’t dismiss Zane. He listens and in doing so, he comes to realize that as outlandish as some of this could be, he doesn’t think Zane is crazy. He’ll let Zane protect him. But the more time they spend together, the more the attraction between them sparks. Leif has never looked at a guy before, but there is something about Zane that has his attention. As the two of them figure out what happened to Zane’s brother, they’ll also have to watch their backs. I really liked this story! The suspense was great as you tried to figure out if Zane was right or if in his desperation he was looking into something that was no longer real. I also really liked the relationship between Zane and Leif and how it naturally developed between. How they met was anything but normal, but it worked for them. Really great story all around! Kept me on my toes the whole time!

Leif is home from college after having a mental health crisis. He keeps seeing the new guy next door everywhere. He has tried being friendly and saying hi but never gets a response. His parents are out of town, so he is alone in the house. He hears something while in the shower. He wraps a towel around his waist and looks out the window seeing someone creeping in his back yard. But then he hears something in the house. The next thing he knows, someone has a gun to his head and forces him into the closet.

He tells Leif to stay put, he wants to see if the intruder is still around. Then the cops show up. After placating them, the guy explains to Leif why he is there. Zane’s brother went missing and he thinks his disappearance is connected to one about a year ago. The police don’t believe his suspicions after some shady stuff happened. But he came across a post online about a letter Leif had received, just like one his brother received before he disappeared.

He thinks Leif is the next victim. They start spending a lot of time together. Leif doesn’t understand his instant attraction to this man. He has never been interested in men before. But wants to explore this immediately. They become intimate. The y keep trying to figure out clues to help in finding Zane’s brother. The kidnapped/murder finally makes his move.

I really enjoyed this. The spice was spicy, the suspense was suspenseful, the story was unique.

What drew me to this book was the mental health representation. And since both characters have mental health issues, I guess you can say it was represented. But I feel like a big opportunity was lost there.

Zane is the strange guy who moved in next door. Leif is taking time off of college after being hospitalized for mental health issues. Zane is definitely sketchy, even after his explanation. His whole reason for moving in next door just didn't ring true.

I also didn't feel a lot of chemistry between the 2 guys. Especially since Leif has always identified as straight. And the weirdness coming off of Zane.

That being said, I did like the basic premise of the story, I just wish it had played out differently. It wasn't all that cohesive of a mystery.

Ultimately, did I think that Zane and Leif were cute together? Yes. Leif exploring his sexuality was fun. And the truest thing with the mental health rep (at least to me) was Leif's parents checking in on him a little too much, which annoyed him.

Devon McCormack can write well, no doubt. The story just lacked a little for me.

Leif Anderson is minding his parents’ place while they’re away and he can’t help but be creeped out by his new neighbour, Zane, who seems to stare at Leif a lot. One strange night, Leif is confronted by Zane who is wielding a gun and claiming someone is out to get Leif. Leif discovers that Zane’s brother has gone missing and that Zane suspects foul play. The two become more than friends but both have had mental health issues in the past that have damaged their reputations, isolated them, and caused them to lose trust in others. Can Leif trust that Zane is not suffering a paranoid delusion and that there really is a killer out there?

I liked the premise of this high-steam instalove thriller a lot and I really appreciated the backstories but found the pacing an issue. The story starts dramatically with Leif in danger for someone, then most of the story is taken up with Leif and Zane’s developing romantic and detailed sexual relationship before we revisit the danger subplot at the end. It seemed unlikely that Leif and Zane could so easily set aside Zane’s missing brother for 85-90% of the book. 🎧 Tim Paige always narrates well and does so again here!

This was such a great read! From the very first page, the suspense kept me intrigued, and I found myself unable to put it down. The plot twists were masterfully woven, keeping me on the edge of my seat as I eagerly turned each page to see what would happen next.

I absolutely loved the characters, especially Leif and Zane. Their chemistry was palpable, and I appreciated the depth of their development throughout the story. Leif’s complexity and Zane’s charm made their relationship feel both authentic and compelling. The author did a fantastic job of portraying their struggles and triumphs, making me root for them every step of the way.

The writing style is engaging, with vivid descriptions that really brought the setting and characters to life. McCormack has a knack for creating tension and emotional resonance, which made the reading experience all the more enjoyable.

Overall, I highly recommend "The Guy Next Door" to anyone looking for a captivating story filled with suspense, rich character dynamics, and a touch of romance. It’s a book that will keep you hooked from start to finish!

In The Guy Next Door, Leif is living at home with his parents after leaving college the year prior due to mental health struggles. He’s started on a medicinal regimen and is working on healing himself and gaining his life back. However, due to events surrounding a subreddit thread and a random letter Leif had received, his healing journey is about to take a massive detour.

Zane is a 5 foot 4 inch ball of awkward chaos and he’s moved in next door. Leif doesn’t know the first thing about him, except that he’s different. That all changes in the blink of an eye with the assistance of a gun and a closet. What Leif learns not only about Zane but about himself will forever change the trajectory of his future.

The Guy Next Door was a fun read. The banter between Leif and Zane was phenomenal and I was laughing throughout much of the book. This book has a ton of mental health rep from both MMCs. Devon did a great job showcasing the struggles, especially from Zane’s perspective.

The Guy Next Door is a bi-awakening with medium angst. I would say it’s equally plot and character driven but I was left wanting a bit more character development, especially from Leif’s angle. I enjoyed both characters but I did feel Zane’s character was a little more rounded out in the end. Overall, I gave this book 4🌟.
