After losing her man and her job, Leah Powell, decides to return home to the Cape. Leah decides to open a bookstore in town. What better then a bookstore, is a bookstore on the Cape. I enjoyed this story, and the characters.
I won this book on Goodreads! It was somewhat relatable since I also suffered a broken engagement. The world building was cute and cozy. The multitude of POVs gave my ADHD a run for its money but I was left a little confused at times.
The Sandy Page Bookshop is a great summer beach read with a nice setting on Cape Cod and of course, a bookstore. The story brings several people together and we see each one's story as the POV changes with different chapters. Leah Powell goes home to Chatham after losing her job and her fiancé in Boston. After seeing a historical house/landmrk up for rent, she decides to open a bookstore. She reconnects with her brother's old friend, who does renovations and hires a couple of people who have their own stories, along with some locals who attach themselves to the shop. We see some healing, resolutions, romance, and new beginnings. Sweet beach read. I received a copy for an honest review. These are my thoughts.
It is hard not to enjoy a story about a small beach town and a bookstore. We are talking about a huge percentage of women readers who love this new beach read genre I am creating, and McKinnon crafts a feel-good, cozy story that warms the heart.
With a warm community surrounding the up-and-coming bookstore, everyone has a quiet story they are working hard to hide and escape. Finding themselves drawn to the old captain’s house, they soon become a part of a pseudo-family.
Written with vivid descriptions that allow you to envision the ocean, beach, people, and town, the story is a delightful escape. It is made even better with a blossoming love interest underfoot. Luke is a sweetheart!

Small town, new start on life, book about books, and summer vacation town vibes!
This book follows a woman who loses her job in publishing and loses her fiancé, causing her to need a new start on life. She heads back to her hometown to start over and ends up opening a bookstore/cafe.
I loved the messages in this book about starting over, and thought it was so great that the main character got the help of locals to make her dream happen. Reading about her building her business and create her own new purpose in life was so wholesome. I also loved how many characters we got to know in this book! Such a great summer read.
The Sandy Page Bookshop is a quiet, character-driven story about healing, rediscovery, and the hope that comes with second chances. While the setting is charming and the themes are heartfelt, the pacing was a bit too slow for my taste. It took a while for the story to fully hook me, but by the end, I found myself enjoying it more and more. 📚 My thoughts:
I love a book about second chances. Whether it is second chance romance or just a second chance at the life you want, I am here for it! This book is full of heart and resonance. We may not have gone through the hardships that Leah has but we have still experienced hardships and sometimes we are just looking for somewhere to land. When given the chance to go back to the life that she found comfort in, she chose a place that now feels more like home, and that’s something that personally warms my heart. It’s not always the easier choice but it’s the right one. I really enjoyed this story and the personal growth we get to see in this story making this a book I’d recommend! If you’re looking for a warm read then look no further, The Sandy Page Bookshop is out TODAY 7/22/25.

This small-town story really took me by surprise with how much depth it held. Set in Cape Cod, this is the perfect beach read if you’re looking for cozy heartwarming vibes wrapped around some heavier emotional themes and plot lines.
We get four main POV and at first it’s unclear how they will all weave together. We have Leah, who is returning to her childhood home on the cape after life took some tough turns. Luke, the dependable local who never left. Eudora, the widow and retired guidance counselor who struggles with anxiety. Lucy, the teen whose sister is in rehabilitation after a terrible car accident. And a cast of side characters who all add something special to the story.
What brings them all together? The opening of a The Sandy Page Bookshop.
This book had some really sensitive and emotional topics that the characters were living through, which took us on journeys of self discovery, recovery, and resilience. And yet despite this, it was also somehow cozy, sweet, and heartwarming at the same time. And who doesn’t love a story centered around books and a bookstore 🥰

She finds help to remodel it from local contractor, Luke Nickerson. As they work together to fix it up, a natural friendship blossoms, and something more develops. The other people in town who come to love The Sandy Page are also a part of the story. There's Lucy, the high school student whose family has suffered some trauma, and Eudora, the retired teacher. This is a sweet, small-town romance about second chances and new beginnings. I love the way each chapter focuses on one character's backstory as they all unfold together. There was a long list of mismatched characters who would never have met or interacted with one another if it weren't for the old captain's house turned bookstore, which was a character in its own right. Who doesn't love imagining renovating a historical building into a cozy hub for the community as a bookstore?!
A perfect summer read at the beach or lake in an afternoon. If you are a fan of found family and beachy coastal towns, you'll love this book. If you love books about books or have ever dreamed of opening your own indie bookstore, you'll find this book hard to put down. If you are looking for a clean romance, then you have to put this one on your TBR.

The Sandy Page Bookshop is a heartwarming beach read set in the charming and idyllic town of Chatham on Cape Cod.
The FMC, Leah, has to regroup and start over after she loses her publishing job in Boston and her fiancé subsequently ends their engagement. With nowhere else to go, she returns to her childhood home in Chatham. She quickly decides to rent a historic home and turn it into a bookstore. Along the way, we meet various other characters and the novel alternates POVs. These include the handsome contractor Leah hires to help her renovate the house, two staff she employs to help her run the store, and an elderly widow who becomes one of their primary customers. Each character has their own struggles and secrets they are navigating during the summer.
I grew up in Chatham and it was clear reading this that the author really knows the town and included several real businesses and locales in this novel. For the first time in several years, I won't be spending part of my summer in Chatham, so I enjoyed living vicariously through Leah! However, you don't have to be familiar with Chatham or the Cape in general to enjoy this quaint coastal setting and the complex characters created by McKinnon who become found family.
Regarding the audiobook specifically, the narrator was great at voicing several different characters, despite them being different genders and ages. Overall, if you're looking for something that is a step up from a cookie-cutter beach read, I can't recommend this heartwarming story enough!

“Summers in Chatham turned slowly like May leaves unfurling on branches, like a tide rising beneath a waxing moon…Hydrangeas burst forth along picket fences, the village swarmed with tourists, and the heat drove everyone to the shore.”
It is almost as if the author jumped inside my heart and my childhood and wrote a story encompassing all of the special things that make the Cape the Cape. And then added books. Always the special addition of books. From the Chatham Fish Pier to the Candy Manor and Ridgevale beach (I spent ALL of my childhood summers on that beach) this book couldn’t be any less than five stars.
Ohh my heart. I adored it. This was the most precious story and one I will keep with me and treasure. As soon as I get back to the Cape I will be buying the physical copy to keep on my shelves. I highly highly recommend it!!

I thoroughly enjoyed this sweet summer beach read set on the shores of Cape Cod.
Leah returns to her hometown of Chatham, MA, after having lost her coveted job in publishing and being dumped by her fiancé. At a crossroads, she feels aimless and rudderless until she stumbles upon a stately but abandoned old captain’s home that had served different purposes over the years but had fallen into disarray due to an absentee landlord. Everyone has a memory associated with the place, and she wants to give it new purpose. Her immediate impulse is to rent it and breathe new life into a much-needed community space—a local independent bookstore she names The Sandy Page.
Through this rehab project we meet Luke, a talented local craftsman and friend of Leah’s brother from their childhood who serves as a desirable new love interest for Leah; Brad, a Boston PhD student spending the summer on the Cape with his grandmother and whose sharp wit and sense of style give Leah the partner in crime she needs; Eudora, a local, widowed, retired high school guidance counselor with a crippling sense of anxiety, who can never turn off her innate sense to guide and advise; and Lucy, a local high school girl whose sister is in a rehab facility following a catastrophic car accident. The bookstore brings all of these people together, forming a pseudo family and providing each of them the comfort and support that allow them to heal.
A buttery lobster roll, the beach, and a good book evoke a sense of summer in this thoroughly enjoyable reading escape to the Cape.

My thoughts: 🔖Page 25 of 374 Leah - It's off to a slow start, I'm going to have to switch it up. 🔖115 Eudora - Of course as soon as I get into it I have to stop for dual book club meetings. 🔖243 Leah - I was expecting these storylines to be further along by this point.
I don't think this qualifies as Romance but it was definitely a feel-good growth novel. I plan on reading this author's catalog, slow start but once that roll picked upit was smooth sailing till the end, which I wasn't ready for, and I've been reading this book all day a few pages at a time.

Leah Powell returns to her hometown in Chatham, MA on Cape Cod when her life in Boston falls apart. Her fiance' kept delaying their wedding date, Leah's mom passed away, and she lost her job in publishing when she backed an author who lied. The engagement is now off and Leah is back in her home, that her Dad took off the rental market, for her to use. Her Dad is living elsewhere and keeps the house to get rental income. Leah isn't sure what she's going to do, but knows she'll figure it out here.
On a walk into town, Leah notices a For Rent sign on a historic sea captain's home. The building looks rundown, but Leah is drawn to it, and thinks it would be a great place for a bookshop. Leah decides to rent the space, renovate it, and call her bookshop The Sandy Page. Leah is given Luke Nicholson's name as a contractor to talk to. She's already hired a young man that's in town for the summer and isn't sure she needs help. Everyone knows she needs more help, major help, and finally she talks to Luke. Luke has lived in Chatham his entire life and recognizes Leah right away. Luke agrees to help transform the building into the perfect bookshop for Leah. There are many people in town that need a place to gather, get out and be seen, and The Sandy Point becomes that place.
The Sandy Point will heal people, bring people together, and become the focal point of the town. Will Luke and Leah be able to help themselves as much as they've helped others? Leah must decide if she's ready to move on from her fiance' once and for all or trade everything here to go back to her old life. You will root for Leah, feel like you are there beside her as she renovates the building, and cheer her and others on in this magical book. The Sandy Page Bookshop is another wonderful read by Hannah McKinnon. I’ve read several of her books and always enjoy them. This story centers around the life of Leah Powell. After losing both her job in publishing and her engagement to her longtime boyfriend, she moves home to Cape Cod to live in her family’s cottage. While out walking and trying to find her footing in life she stumbles upon an old run down and dilapidated historic home with a for rent sign in the window. Through the years this house has been home to many different businesses and Leah decides it would make a great bookstore for her. From here the reader is introduced to a variety of characters that all bring the story to life. Each character is dealing with their own personal life issues that add to the stories dimensions. The characters are all depicted really well, I loved them all, and from my reading it’s like they all came to life. This is a story that covers many different topics but is done in a way that makes it very realistic. I just loved reading and spending time in this small, quaint little town and would love it if the author decided to write a sequel so I could see how life goes on for all of these characters. This book is a beach read with a hint of romance that I will be recommending to all of my reading friends. I'm not normally a beach read type of reader, but I was pleasantly surprised how much I LOVE this book! This book was enjoyable to the point where I could barely put this down! I became so obsessed with having to know what they characters were doing, what they were up to, how they were and what was going to happen to all of them. I love when books have a chapter that's dedicated to that one character so we see that chapter in their point of view. I feel like I get more involved in their lives and get to enjoy the stories more. It feels less like I'm reading a book, more like I'm reading a diary or a story being told to me in person by those characters. I felt a part of the story, as if I could just hang out with Lucy or Leah tomorrow. Or go check up on Luke and Leah (see what you did there & I love it!) to see their budding romance.
I was born in Massachusetts so maybe that's why this book was such a pleasant and an indulgence for me to read. I felt like I was right there in that bookshop with all those characters, like I could walk to that beach one day & feel like I was in that book along with them. Anyone who's ever been to New England will enjoy this book as such a walk down "memory lane" for them. This book describes the town(s) as if they're a real place that we can adventure to.
I've read another book by this author and I wasn't so impressed. I feel like this book, she wrote from her experience and made the characters so much like people you could actually meet in that beach town. The story progressed so well and ended so nicely (no spoilers) that I want to read more about those characters, like catch up with them in a series or something (think about it). The author definitely did a great job writing out the stories about each character that you felt like you were in the book, not just a reader reading it. Thanks again for letting me read this book, it was such a pleasure.

It’s told from four POVs that starts with Lucy who loses her job at a publishing house in Boston, breaks up with her fiancé, and moves back to her hometown in Cape Cod. After coming across an old house for rent, she decides to turn it into a bookshop - The Sandy Page. How cute is that?! Y’all this is about how some TLC goes a long way because Lucy’s impulse decision to do this impacts 4 other people and her community. There’s Eudora, a widow who suffers from anxiety, Lucy, whose sister was in a car accident, Brad who’s in the closet, and Luke, a high school friend who’s now helping her get the bookshop up and running. Each person is going through something painful, and they come through it with each other’s support.

I won this book off of a Goodreads giveaway. I thought it was a cute, light hearted story. At first I was confused about all the different characters and how they were connected but once that was explained the story blended nicely together. I had mixed feelings and went back and forth a few times about certain characters but loved the guessing game. I loved how each character had their own issues or secrets and how they unfolded around the others. The story also made me want to open my own bookshop, although I don’t have the means, ideas or help that Leah had. I loved how all these different people came together and bonded in different ways over this bookshop and how their own problems vanished once inside the Sandy Page Bookshop, which goes to show that books or being around books can save your life. “It’s a place where people come to gather”. Overall this was a nice, easy and enjoyable book reminding all of us of the multiple stories that surround us and how we can start a new chapter at any time. I used to work at a family owned independent bookstore and the team really become a little family, like at the Sandy Page, and you support each other and know all about each other’s personal lives, from the ups and the downs. It’s nice to be reminded that you can have a family support system anywhere, and a plus when books are involved.

Leah loses her dream job and her fiancé ends their engagement. Returning to her hometown in Cape Cod seems like the only option for her. Then on a whim, Leah decides to rent "the Captain's house" a building with lots of history, but also needs lots of work. Leah plans to fix it up and open a bookshop. As Leah is working hard to open the bookshop we meet different characters who are struggling with their battles and come to find refuge in the bookshop.
I enjoyed this heartwarming story. Has multiple POVs, a small town setting, and characters looking for a second chance at different stages of life. I love a book about books and I enjoyed the popular book titles mentioned here and there. I also loved how the bookshop becomes a main character in this story.
The narrator did an excellent job with different voices and adding a personal touch to each character to embrace their personalities (I could see Brad's sass and loved it).

I am glad I read this book because I had not appreciated as previous book by this author. However, I am a fool for a book about a bookstore and I loved how this book came together. Leah Powell loses her job and her fiancée in one fell swoop, so she moves back to her family cottage on Cape Cod. She sees a derelict home and decides to refurbish it and make it a bookstore. With the help of Luke, an old friend of her brother's, and Brad and Lucy, she proceeds. Luke has had a crush on her almost his whole life, Brad is gay and afraid to tell his grandmother, and Lucy's sister was in a car crash and is in very bad shape. Add Eudora, who has has anxiety attacks since her husband died, and you have the cast of characters. Chapters alternate between these characters, so we know what is happening in all their lives. I wasn't sure where all these stories were going, but each had a satisfying ending. I really enjoyed the book. Thanks to NetGalley and Atria books for the EARC. This is a good summer read. This is my honest review.

This is a great summer beach read especially for those of us who love books and book stores.
After losing her job and her fiancé, Leah Powell returns grudgingly to her home, Chatham on Cape Cod. Lost and not sure what to do, she sees an old home for rent that holds many memories of her childhood there. On a whim, she decides she's going to rent it and open a bookstore.
Luke Nicholson was a best friend of Leah's brother growing up. We all know how big an age difference is though when you are a kid! Now Luke looks WAY different and has made a name for himself on the Cape as an elite contractor. He can't believe the woman that desperately needs his woodworking skills is none other than the girl he crushed on when he was a teenager.
This is a cute story of Leah's bookstore, The Sandy Page Bookshop, and what it's like being in a small resort town full of memories. And the things you leave behind to make new memories.

Hannah did an incredible job bring four strangers story to life, where I felt a strong connection with each character. Did I cry? Yes! Did I want to through my kindle? Yes!
Leah who had everything going right then in one day everything came crashing down. Lucy whose summer turns upside down when a tragic family accident happens. Eudora who struggles with anxiety right after her husband passed away. Luke whose childhood crush moves back. With all their struggles The Sandy Page brings all four of these strangers together turn a historic building into a local bookshop.
The Sandy Page Bookshop is as lovely as the cover and title. I really enjoyed the characters in this story as well as the plot. I would love to read more about the characters in this novel. I loved how Leah stepped out of her life in publishing to open this bookshop in her home town. The other characters in this story add to the story in a way that makes me want to read other Hannah McKinnon books.

Highly recommend this heart warming read filled with lots of memorable characters! I absolutely loved the setting of a new bookstore in Cape Cod - I am a sucker for any small town bookstore story. Beyond the setting though, the characters were all so endearing, and you can't help fall in love with them. There is a wide range of characters who are all going through a difficult time, and they all find solace in the new bookstore in town. This is definitely not a tear-through-the-pages book, but I will remember these characters for awhile. I'm not sure if this is my first book by McKinnon, but I will definitely be checking out more of her writing in the future!
