I loved The Christmas Eve Delivery: Festive Flames. Lydia inherited the family inn, she’s in shock especially when no sooner does she sign the paperwork, someone’s trying to buy it. Miles is determined to turn Brookdale around, he wasn’t expecting Lydia or the feelings he has for her. Business is business and he’s determined to buy her inn. Lydia has no idea who he is and is shocked when she finds out especially since she’s pregnant with his baby. She feels betrayed and he doesn’t handle his end very well. Lots of tears, drama and a good love story. I loved the storyline and the characters. His past is clouding his future. I would definitely recommend this book.

The Christmas Eve Delivery is the third book in the Festive Flames Series. A standone full-length steamy small-town Christmas romance. There's no cheating or cliffhanger and ends with a happily-ever-after. This Miles and Lydia story which is told from a dual POV. A beautifully written story with complex individuals and a twisty and fascinating storyline that captures the audience attention from the first chapter and keeps you riveted and turning the pages until the end. An addicting absorbing and unputdownable read.

Twenty-four year old Lydia Walsh has went through a lot of losses in her young life. Aunt Ruth her only living relative has just died and left her the rundown inn Sweet Mountain Inn. To the outside world it was straightforward, the great aunt who raised her after the death of her mother left her everything. A mixed blessing, an unfortunate list culminating in a reasonable generous inheritance. However, the people on the outside didn't know the truth about their relationship. It was tumultuous and Lydia thought that people who took care of children should actually at least liked them a little bit. But instead aunt Ruth was very passive aggressive and would always blame her for everything that she did wrong, now that she's gone she only have herself to tell about her mess up. Lydia didn't know if she should get a pint of ice cream or pop a bottle of champagne now that her aunt was gone. Lydia had just made it back to downtown Brookdale from Mr. Blake office, the lawyer to sign the transfer of ownership into name.
When a man in an expensive wool trench coat was waiting for her on the front porch, which caught her off guard. He tells her that she was highly recommended but before he could even finish his sentence she cut him off and tells him that there was hotel by the freeway that usually as rooms. He tells her that's not why he was there but wanted to know if she thought about selling the old place. She tells him that it wasn't for sale and neither was she. He had heard that she had just recently inherited the place and thought that she was too young to handle the place by herself. She threw his business card at him and tells him to get off her property. The man name was Jackson Philips employee for James Miles Carlisle of JM Carlisle Group and investment firm out of New York City. Miles is a thirty-eight year old ruthless and relentless silver fox billionaire. Miles wants to buy all the eighteen centuries buildings in Brookdale and revitalize them into a luxurious resort but no one is willing to selling. He thinks that because the buildings are owned by young people a.k.a. kids as he referred to them as would want to sell if he offered them a large sum of money. The mayor Dan Breaker is all about historical preservation and would want to revitalize the town. But at the same time he would not want to bulldoze the historical charm. Miles was tired of not getting results from his employees in acquiring the buildings in Brookdale because he wanted to break construction by the summer so he decided to pay the town a visit himself.
And it was not what he had expected it was desolated but there was a sense of community among the people. He was on his way back to catch his flight in Albany when the gas clerk tells him that they had already started to close down the road because they were a bad snow storm coming in. He tried getting a room for the night at a motel twenty minutes north of Brookdale but they were no more vacancy. The clerk tells him to go to Brookdale at the Sweet Mountain Inn where there's always a vacancy which is going to be good for him since he's interested in it. Miles was instantly attracted to Lydia when he got to the inn and couldn't get her out of his mind. He didn't tell her that he was the developer who was interested in buying her property and the town. They got snowed in and he decided to fix some of the problems that she had around the inn. And she decided to sleep with him because she was also attracted to him. And even after the snow stopped he didn't wanted to leave and spend an extra day with her where they continue to make love. Fast forward, two months later he came back to town and decided to let everyone know who he was when he made his proposition to the whole town.
Miles decided to take a different approach in getting Lydia to sell him her inn. He asks her to give him a tour of the town so that he could get an idea of it from the perspective of a resident then they spend some more time together where they made love because he missed her then he leaves the next day promising to return. Lydia thought that she was missing him and it turns out that she was pregnant with his child. It wasn't until she was at a town hall meeting and heard the plans that the developer had for the town that she realized that the developer was Miles because he was only one who she told about wanting to make the town a wedding destination. Miles was not getting anywhere with his plans and fast forward several months later he decided to go back up to Brookdale to smooth things over with Lydia but he was in for the surprise of a life. He was driving downtown when he saw a person who looks like Lydia and very pregnant. When he got out of the car realized that it was in fact Lydia he was shocked. She tells him that the baby was his and he was very happy and wanted to be in the baby's life. But when he got back to the city and his employee Diego told him about a woman who lied to his brother about being pregnant to get his money, Miles started to have second thoughts about helping to raise their child and questioned the paternity and got his lawyer involved who threatened Lydia with a DNA test. She was distraught because she didn't ask him for anything and she was also in love with.
Miles decided to stay away from Brookdale but tried to check up on her from a far. Although he wanted to build in Brookdale he finally had to come to the realization that it was a bust. All of his employees was gone the holidays and this only made him miss Lydia more so he decided to go back to Brookdale for the holidays he found Lydia and Evie at the library working in the freezing weather. When he took her back to the she started having contractions and couldn't get to the birthing center in Inez and Evie and Miles had to deliver the baby. Their son was a Christmas Eve surprise. The two decided to work on the misunderstanding and decided to give their relationship a go but Miles had to make a lot of compromise for his. He finally got the resort he wanted twenty miles from Brookdale where he restored a former resort.

Miles and Lydia ‘s story is an age gap, hidden identity snowed in romance. Lydia is struggling to make repairs on the inn she inherited from her aunt. She is determined to do as much as she can on her own, having little money to pay others to do the repairs. She is also determined to run the inn and not sell to the developer who seems intent on buying up most of the town in order to build some big expensive resort. So far, most of the citizens and business owners think the way she does….they are not selling. Her aunt had thought Lydia’s goal in life should be to find a husband, not to have a career of her own or be independent. Lydia is not looking for love or even a relationship at this stage of her life. Then a handsome, older man turns up at her inn.

Miles, the head of JM Carlisle Group, a development company, is not at all pleased that the people he sent to Brookdale to buy up property were unsuccessful. He decides to go and check out the town in person and ends up staying at the inn he is determined to buy when a snow storm rolls in. The woman who greeted him was sweet, friendly and decidedly curvy, spiking his libido. With the storm making travel impossible, Miles is determined to seek out the innkeeper and make his pitch to buy the inn. He ends up helping Lydia do small repairs around the inn, without revealing who he really is or making his pitch. She invites him to her room for a very passionate and intimate encounter. They enjoy a couple of days in each other’s company and then he is gone, though he says he will be back. Miles has every intention of seeking her out again, even if only to get her to sell him her inn.

The rest of their story involves being unable to forget their time together, another passionate encounter that leaves Lydia with an unexpected souvenir and his secret being revealed. Their way forward is a bit messy, and involves some rethinking, a change in perspective and priorities, as well as realizing love takes real effort, but is well worth it. Their happily ever after makes my heart happy.


I am happy to recommend this captivating book.

Lydia's aunt Ruth was dying and she wasn't sure how she felt. Aunt Ruth wasn't a caring person since Lydia's mother died years ago. Now Lydia has inherited the Sweet Mountain Inn in Brookdale,NY. A man working for JM Carlisle Group had approached Lydia just after the will was read about selling the Inn;Lydia went ballistic. Now Miles aka JM Carlisle is going to Brookdale to see for himself. Lydia is doing what she can to repair minor repairs where she can;funds are limited and she is only 24. Brookdale is decorated in March for Easter when Miles arrives in area and a snowstorm hits. No rooms available along the interstate hotels so he heads to Sweet Mountain Inn. He doesn't give Lydia his full name and he ends up staying for days. She invites him to her bed on the 2nd night and he accepts her. Days later he is gone leaving nothing except the name, Miles. Miles comes back to Brookdale to give a presentation to a group;Lydia is a committee member but she don't make it to the meeting. It's been 2 months since he last saw Lydia and he is not going to miss being with her. After he left town,she learns that she is pregnant with still no contact info. Who made a remark that makes her think about how she was feeling off normal? Miles learns the town is trying to get their older building put on the National Historical Registry to stop their destruction. Miles returns to Brookdale in the fall and discovers that she is pregnant. She says it is his. It starts going thru his mind when he returns to NYC about whether the baby really is his. He ask his attorney about what he has to do to protect himself. Lydia gets pissed when she receives letters from his attorney. Will Miles ever learns anything about the baby; is it his or not? Follow their journey to learn the truth.

Part of the Festive Flames don’t start if you do not plan on finishing in one setting. Miles sexy as all get out man use to getting what he wants usually will take it, if need be, comes into small towns recks them, then leaves them for the better in his mind, and he arrives stays at the inn meets a beautiful girl half his age leaves before morning. Lydia is sweet loves her small town, loves her inn despite the struggling to keep it, it is hers one stormy night a much older man comes in for a stay of course the attraction was off the charts so much so they spend one night and of course he disappears the next day no names exchanged but he did leave her with a gift that will arrive in a few months. Miles is known as the ruthless developer. He was in the small town to pretty much destroy it without regard to it being a home to others and Lydia was just a one night stand until he realized he left her pregnant with his child things change for him but getting her to trust him well that is another story she doesn’t trust him in any way. Miles hasn’t let anyone in really in to who he really is or why he is the way he is in a very long time but that may be what it takes because he realizes he really cares for Lydia and has no idea how to make her see it but will he be able to show her, will she be willing to listen, will he still destroy her home, her town, and where are they headed considering they started out on a lie?

BIG CITY MEETS SWEET SMALL TOWN

Lydia Walsh has lived in the tiny town of Brookdale, NY, her whole life. With the death of her aunt, the Sweet Mountain Inn, with all its faded glory and much needed repairs, finally belongs to her. She is scraping buy, putting bandaids here and there to keep a roof over her head when a big city developer, JM Carlile, comes to town to buy up a bunch of old, dilapidated buildings, her inn included, to build a big resort.

Brookdale refuses to cave and fights the developer. They form a committee and seek historic status to protect their buildings and obtain grants to restore them. Lydia meets Miles when he seeks refuge from a snowstorm and they have an instant attraction. He doesn't provide his whole name so Lydia has no idea who he is.

This is the part where I began to dislike Miles. When he does the things he does, I couldn't believe he was the same man who was with Lydia. How he reacted to the news with her and then the way he acted when he returned home was so Dr Jeckle and Mr Hyde.

He did manage to get his head out of where he had it stuck and made amends, in another snowstorm, no less and I was very happy with the ending of this book!

Difficult read

I was draw in by the premise. The storyline was a great idea. The writing, however, was just not up to par.

In the very beginning of the book, Miles makes a comment to the effect of “why would this 24yr old kid want to hold onto the inn when they could sell it to me and get money for the drugs they are probably doing”. That was the weirdest thing for him to say about someone who didn’t want to sell an inn they had just inherited. The ink hadn’t even dried on the property transfer. That was the first indicator I wasn’t going to enjoy this book.

I actually skipped to chapter 7 from the beginning after seeing comments that 7 was where the intimacy began. And they were totally right, that scene felt so out of place and ill-timed. It was awkward.

Another thing that got me was when Miles was described as a 38yr old man but the man on the cover looks like he’s 50+ with all that gray hair. Things just didn’t come together for me like I would have thought.

I skipped and skimmed all the way to the end through the rest of it. This missed the mark for me.

Readable seasonal romance. Lydia owns a historic country inn in a small town, and puts up handsome Miles during a blizzard – little knowing he is a developer intent on ruining the peace & tranquillity of her home town. This story has many enjoyable themes: age-gap; enemies-to-lovers; surprise baby etc. and is a good romantic read. I enjoyed the way Miles woos his unexpected ‘host’ in the early part of the book, concealing who he is and his true intent. Lydia falls hard and fast for his charm; there is an attractive ‘innocence’ about her that warms the reader to her character. Her sense of betrayal, when she finds out his real identity is well narrated, and engenders the reader’s sympathy due to the fact that she is already carrying his child. The couple undergo several pitfalls in their journey to their eventual HEA – largely created by Miles in his efforts to keep his unpopular plans on track! A good read.

Lydia lived in the small town of Brookdale and when her aunt died she inherited the Sweet Mountain Inn which her mother had owned. She had grown up there and loved it. Her aunt was very stingy with money and let the place get run down. Just about at the same time she inherited the Inn, some people were in town trying to buy up the old buildings to build a resort. One of them, (Miles) ended up staying at her Inn and helped her fix some minor problems. They ended up sleeping together and when he came back, they took up where they left off. She had no idea who he was at the time. She ended up getting pregnant and he was shocked and very happy about it. There were some misunderstandings that pulled them apart, but he came back just in time. This was a very enjoyable story that had a great ending.

Trust is an essential part of a healthy relationship. This is something that Miles didn’t possess with Lydia. She is much younger and very easy. Their relationship is sporadic at best. Plus he is trying to destroy the town that Lydia loves. It is not until she is extremely pregnant that she discovers who he really is. Miles has to learn to listen to his heart before they can have a successful relationship The characters feel real . I cried with Lydia throughout her heartbreak because of Miles not taking her at face value and being honest with her. This story is about a love of a town and the love of the people involved. Miles has to let go of his scars from childhood so that he and Lydia can have their HEA.

Lydia just inherited her family inn and is trying to figure out how to bring it back to life. There is a snowstorm where Miles ends up staying at the Inn, although little does she know that he is there scoping out the town because he plans to build a resort. The story itself was very cute and I really liked the characters but the chemistry between Miles and Lydia wasn't very obvious in the beginning. In the end, you could feel the chemistry and how they felt about one another and how they were beginning to make a life together. I love how Miles grew as a character and changed his plans to what was better for the town as its citizens.

Aunt Ruth had suddenly died and Lydia was now alone and also the owner of Sweet Mountain Inn according to the will.
She loved living in Brookdale, it was her home and the whole town liked it how it was.
Most if the town was s bit run down and that includes the Inn but it was well loved by all.
Unfortunately a company called MJ Carlisle wanted to buy the town, he wanted the old buildings taken down and new buildings in there place.
When nothing appeared to going his way Miles went to Brookdale and met up with Lydia.
I loved the idea of this story, he lies about who he is and keeps leaving her and months pass before he arrives again.

Small town girl.

Lydia inherited the Inn after the death of her aunt. It was run down and needed a lot of work she could not afford. But, Lydia had no plans to leave the inn or her hometown of Brrokdale. Miles is a property developer and has set his sights on Brookdale for a resort. Unfortunately the town folks don’t want him there. When Miles and Lydia cross paths, there is an attraction. But Lydia does not know who Miles is or why he is there. Their attraction leads to an unexpected surprise, mistrust, misunderstandings, anger, separation, and finally acceptance, forgiveness, and understanding.

Miles and Lydia. Hes a developer. She owns an Inn. Its snowing and he takes refuge in her Inn for the night and they both stay warm. But like the night disappears so does he. But when he returns to make an offer for her Inn sparks fly and not just the good kind. Then they get caught in another snow storm and secrets are revealed. This story was amazing. Theres misunderstandings, trust issues, heartach, secrets, hurt and passion. When things come full circle .. well you have to read you wont be disappointed.

A Family Inn and a Forever After! This is about Lydia and Miles. Her aunt left her the Inn where she was raised, but it needs a lot of work. Upon returning from the lawyer's office, a man is waiting to make her an offer for the property, which she refuses. The man waiting works for Miles needs this property for a more significant project. Miles ends up visiting the town and has to stay at the Inn because of the snowstorm and his inability to drive back. The story has some funny moments as she has a backbone and we can't forget her friend Evie, who is something else!.

This was a good read. I like Ava Gray’s books. This one was a nice story of a small town girl who was trying to make her family Inn back together again since she inherited from her Aunt who died. But along comes this young man during a snowstorm and changes the life of the main character. He helps her do things during his first stay. The storm is over and he returns home. But he had love this little town and the girl.

But he was interested in the town to turn it into a tourist attraction. But know one would sell and he also stayed at the inn following in love with the young lady. Things happen and they fell in love. The ending was great. Love this book.

When Miles gets his mind set of building a new resort where a small town is he has to get the residents of the buildings he needs to tear down to agree to sell. But when hengets caught in a unexpected snow storm and has to stay at the inn in town he realizes it may not be as easy as he thought.
Lydia has just inherited the inn that he aunt ran before her death. But she wasn't great at maintaining the property so now Lydia has to try and do it.

A well written story with great characters Lydia and Miles were great. Miles is the owner of a development company and is looking for a new place to build and that is the town where Lydia has her Inn. Due to a snow storm he gets trapped and has no other choice than to stay in the Inn with all the consequences. A storyline and characters that kept you glued to your book so that I did not put it down.

Lydia fell in love with Miles and was then betrayed by James Carlisle.

Miles hated his hometown and childhood and left as soon as he could without a backward glance. Whilst Lydia can't think of anywhere else to live than within the tight knit community of her hometown.

A wonderful sweet second chance romance where Miles' eyes are opened to a better way of seeing things. A thoroughly enjoyable Christmas love story.

Small town girl fights big city developer

The Christmas Eve Delivery is the third book in the Festive Flames series. The story is about Lydia and Miles. I will say that I did not like Miles for a lot of the story as he is manipulative and someone you just want to cuff upside the head. On the other hand Lydia I felt for from the start and wanted to shake a few times because of what Miles was doing that she was blinded to. These two have a long journey to getting an HEA but it is an interesting one.

HOLY SMOKES get ready to have your kindle overheat when you read this book about Lydia and Miles. I had a really hard time putting this book down to go to bed, but I had some sweet dreams. I ABSOLUTELY LOVE Ava as an author and her books are all AWESOME to read. This romance book is BURNING HOT and a MUST READ. Truth of the matter is you are going to fall totally in love with this romance book, the storyline and the author all wrapped up nicely from the cover to the HEA ending.

Miles & Lydia the mains had a fast connection, this story turned into a slow burn festive romance. I didn’t like Miles for a little while there while he wasn’t truthful with Lydia, or when he did a runner when he found out she was pregnant and thought she was just out to get his money. It had a cute small town theme, and likeable local characters. Some spice, lots of romance. Feel good read with a HEA.

This story took a bit to get into but turned out perfect in the end. Miles was so manipulative when it came to Lydia. He really was two different people. I liked who he presented himself as to Lydia but not who he really was. Luckily, he pulled it together in the end and became the person he should be. Found what a small town could be. Really liked Lydia. Trial by fire and she won.

What started as a little white lie takes unbelievable proportions as their story goes. What you see ain’t what it seems. Misunderstandings, miscommunication or lack of, you have it all in this beautiful love story. The scenery of an old small city is absolutely beautiful, it is filled with lovely people who love their small town, you’ll fall in love, I promise.

Absolutely beautiful story about a small town, with historic places, but a big city company wanting to take and make it into something else. A few towns people want to preserve what they have. Unknowingly a man appears, and the inn owner become more, but sadly things aren't always as they seem. Feelings hurt, saddened by being mislead. Beautiful story.

Wowsa this book will definitely have you engrossed from the beginning until the end and the storyline flows throughout the book . It's s second chance and enemies to lovers romance and just in time for Christmas. It's compelling and captivating and tantalizing and heartbreaking and so much more.you fall in love with Lydia and Miles story.

Mistakes Courtesy of Miles

I really enjoyed Miles, but during the pregnancy he so made the naughty list. Ugh, lack of communication created such chaos. Aside from that, I really enjoyed the backgrounds of the characters and Lydia really spoke to me. What a life she has had and still trudges forward despite all circumstances.

A good holiday read to rotate in.

This book, wasn’t bad but I just found the storyline a bit boring. There just wasn’t enough drama. It all came across as quite predictable. Everyone was too nice and very forgiving. Not really in touch with the real world. Definitely felt like something is missing. Needs more trouble and drama. Sorry.

The Christmas Eve Delivery: A Small Town Age Gap Secret Pregnancy Romance by Ava Gray part of the Festive Flames Series. This one was hard to put down it was so good. The author did an amazing job with awesome characters and a great storyline! I look forward to reading more of Ava Gray's work.
