This book is just what I needed. It’s the perfect small town read with a magical feel. The author brings the characters to life in a way that makes me feel that I’ve known them for my whole life. I loved the homey vibe of the book and town. It was like a comfort show but in book format. I fell in love with the characters and setting in the first chapter. Great read!

I absolutely adored this book. The plot, characters, the world building! It was all so good. It was a magical, slow burn romance set in a small town I just wanted to be a part of. I read it in one sitting because I couldn't put it down. The suspense of who the villain was had me in knots, and I just kept reading so I could know how it ends.
It had some of my favorites in it like an Alpha MMC, fated mates, magic, and a strong FMC. Oh, and don't forget a cute, adorable feline familiar. Loved! I'm sad it ended. I wanted more Theo and Libby!

I loved this story, the characters and the town.

It had everything you want in a magical, slow burn, small town, romance.
The small town is so quaint, I just want to visit. It reminded me of Hogsmeade in Harry Potter.
It’s clear right from the start who the love interest will be but you’re kept intrigued about his feelings towards her throughout the book. There’s a magical mystery woven throughout the story and a who dun it moment which I’m ashamed to admit I didn’t work out, but when it’s uncovered it made perfect sense.

I thoroughly enjoyed this story and it’s available on pre order now on Amazon - release date 14th February

If you love magic, witches, supernaturals, fated mates, grumpy alphas and twists and turns that have you shocked, then this book is for you.
The first chapter draws you in until you find yourself hooked needing to know more. The FMC is very relatable and the author manages to create an empathetic link to the character pretty early on but not in the way that is usually used with a sad back story, oh no, this author has your nostrils flaring at one character and steam coming out of your ears because of the way someone speaks to her and you instantly find yourself rooting for her. That character really made me so angry 😆 The FMC faces a lot of challenges throughout the story and has to make some tough decisions along the way which really helps with her character development and makes the link stronger.
Now we get to Theo....he was so hot and cold you didn't know if you were gonna burn up or become an iceblock and I absolutely loved it because it made sense for the character and allowed his character to progress and change throughout the story. I also love how the author creates so many questions and so much mystery surrounding the town and the characters but drip feeds you answers and teases you with clues allowing you time to create your own thoughts and theories on what is happening. I found I was way off base with who I thought was going to end up being the villain of the story, but I'm also glad I was wrong because that would have broke me completely if I had been right. Also love the fact that the right answer wasn't even on my radar. This book will really make you think but in the best way.
The way the relationship forms is so tumultuous, however as you get further into the story you learn why and I loved the fact it wasn't an instant can't keep their hands off each other thing and the characters had to work for it. It made it stand out from the other fated mates I have read.
I highly recommend this book and look forward to seeing what comes next from the author 😍💜

I really enjoyed this Witchy Small town romance!

I have read a lot of shifter romances and I'm so happy the the MMC being a shifter didn't take over and dominate the story line, our Witchy FMC was such a good charecter to follow as she came into her powers.

The romance is Slooooooow burn and not explict, but the romance, the dates, the walks our MCs went on where so sweet it made your heart melt.

I loved the Villian too, finding out about them and their secrets really did make this story so good!

I got the privilege of being an arc reader on this book and usually I am not used to reading books that aren't fully romance, but I loved this witchy/werewolf book! I love the slow burn and how the alpha tries his hardest to resist her. And Libby's whole attitude was just great about it as well. It is also a mystery that kept me on my toes waiting to find out what happens next! Also made me crave a hot chocolate a few times. You'll understand once you read it!

Libby’s story is intriguing right off the bat, because she receives a mysterious letter under her door that leads her to a strange town. After she arrives, odd things begin to happen to her.

Libby reads as a strong, self-assured character who isn’t easily shaken by the unfriendly reception she gets in Pembleton Falls, especially by a man named Theo. Thankfully, Libby eventually gets the welcome she deserves.

Little by little, she finds her way as a seer, with the help from some local witches, her adorable familiar, and Ivy Cottage itself.

I don’t want to give away too much about who Libby is or what happens to her or with the sometimes hot and sometimes cold Theo, but let’s just say this is a two-for-one: a cozy mystery and a slow burn romance.

Fave characters: Ivy Cottage (the TARDIS room!) & Mischief

I hope this cozy tale turns into a series about Libby, the Seer of Pembleton Falls.

"The Seer of Pembleton Falls" captured my interest from the moment Libby received a mysterious letter inviting her to a three-week holiday. I was even more intrigued by Libby's first wolf dream and found myself needing to uncover more.
This book truly has it all: a captivating supernatural town filled with intriguing characters, a sentient magical house, a protagonist discovering her destiny, a mix of misunderstandings, werewolves, witches, malevolent shadows, danger, and fated mates.
The characters were wonderfully developed and had real substance; 1 felt very comfortable in their presence. The plot maintained a perfect balance of pacing and excitement, making this book unmissable and a must-read. I particularly adored Mischief, Libby's kitten familiar, and now l'm eager to try some of that amazing hot chocolate!

I really adored this story. I am a huge fan of werewolves and witches, a huge fan of fated mates and a good slow burn, and a huge fan of magical houses. This world that H.F. Payne created was amazing. I wanted to be apart of it, i wanted to be the seer and i wanted to live in that magical house! It really had all of my favorite things in it.

I really want to give it 5 stars but throughout the whole book there were parts that i personally felt were rushed. There were other side stories that i felt like weren't needed to go as far as they did- (Jerome). I also really wanted there to be an angle with Merry where she took Libby under her wing and taught her all the things.

Overall, i really enjoy this world and would love to see more of it. I really want to see what happens next now that Libby has come fully into her powers as a Seer.

I sped through this book is a matter of hours! The storyline is superb! A mixture of magic, paranormal and mystery!

When Libby gets fed up and leaves her corporate job behind, and a mysterious invitation on much too fine paper arrives for her to have a “vacation” in a small town? Madness it must be a scam!

Libby is a pragmatic lady and does what any woman would do! Gets her boss fired, and goes on vacation! My kind of gal honestly. But she doesn’t expect the town to seemingly hate her, especially when Theo walks in super happy and turns into a glaring grumpy old man!

Theo was forewarned by the previous Seer that his fated mate would be the next seer and would break his heart. He makes choices for them both - and not the right ones.

Then there is the matter of the threats against Pembleton Falls, and Libby as a new Seer who must protect not just the town, but the grump she’s learned to love. This is amazing and I am so glad I got the chance to read it!

This book is the perfect blend of small town romance and city girl troubles. My favorite character will always be Alice. The plot twist was one I did not see coming and shocked me to my very core.

I couldn't put it down. H.F Payne really did a number on me with this book. I love it🔥🔥. If you're on the fence about reading it, hesitate no longer because it's definitely worth your time!❤

This book reminds me slightly of Twilight. It has the same feel but this book took it another step further. The characters were so different but at the same time made the story line perfect. Great book!

An absolute great book! I love Libby and Theo’s story! Not to mention I am one for all things fantasy! Definitely signing up for book two if there is one!

Read as an ARC and loved it! Small town, grumpy alpha werewolf (my favourite), slow burn and a mystery that kept me guessing.
