Welcome to Double D Ranch, the adults-only ranch resort where your fantasies become reality. Unpack, unwind, and get uninhibited...
When twin brothers Dylan and Dayne inherit their family’s dairy farm, neither has a desire to work with cows. However, the three-hundred acre property nestled among the mountains of central Pennsylvania is perfect for Dylan’s an all-adult, all-inclusive ranch resort that caters to certain tastes.
For Dylan, coming home to Fisher Falls could also mean a second chance with his high school sweetheart. Seventeen years ago, he fled the small town the second he graduated while Erin stayed behind and married his classmate. Except an unexpected discovery causes a wrinkle in his hope of getting her back.
While Dylan and Erin have a past, Ford Harris, the local contractor they hired, currently has a “present” with her. After Erin became a widow, the two began seeing each other casually and kept it a secret for years.
Unbeknownst to Dylan, Dayne hires Ford on as a permanent resort employee. Uncovering their relationship also leads to another Erin changed a lot over the years. All thanks to Ford.
Now Dylan has a dilemma. Without Ford, he can’t have Erin. Dylan’s a Dom and he’s not sure he can share the woman he’s loved since high school with another Dom. Only, he might not have a choice if he wants to make it work. Not only with Erin, but with Ford, too.
Undone is the first book in the Double D Ranch series. It’s intended for audiences over 18 years of age since it includes mature MMF interactions between all three characters. As always, the throuple has an HEA ending.

My Kindle is still smoking 😅! Undone is the first book in a new series by Jeanne St. James. The Double D Ranch is an adult, all-inclusive ranch resort that was started by twin brothers, Dylan and Dayne, who decided they wanted to keep their family farm but didn't necessarily want to run it as such. A hot and angsty story ensues when Dylan finds himself pursuing his ex, who already has a man. But on the Double D, three just may be better than two if the men can work through their egos. If you're looking for a hot and angsty read, this will definitely be for you. I can't wait for more stories from the Double D!
When the patriarch of the family passes away and leaves the farm to the twins, he never could have imagined what they turned it into. I am ready to pack my bags and head out to the Double D Ranch and I may not return. This one sets the foundation for the series and it is scorching hot! You learn backstories and consequences of decisions made years ago. Second chances, new beginnings, owning your truths and embracing change. I love this book and the characters. Love this new world and can’t wait for the next one!!
LOVES: - Very interesting business idea to get me hooked right away! Ended up being quite fun 😏 - I really appreciated all of the open communication, especially between Erin and Ford at the start. Dylan had to work through his jealousy, but then they all built trust together and made an effort to communicate openly and honestly. Once those pieces fell into place, things got really good. - This was dirrrrty, but it’s hot 🥵 a lot going on here so check the CWs.
CRITIQUES: - It took me a while to be good with Dylan after some of the things he said and did at the beginning. He just seemed to handle everything so immaturely. It was unattractive. - There were these plans the three of them talked about, but I would have loved to see an epilogue to have at least some glimpse into what happened for them.
This was super spicy and fun to read. Just a few things here and there that gave me pause or made me question how I felt about something/someone. If spice is what you’re looking for, it’s got it!
Wowwww! Cue the spice!!! And oh boy the 5 alarm flames! Yep! Insanely addictive and I just kept flipping those pages! Trust me- you’ll love this MMF like I did!!!
What does it take to become totally and completely undone?
For Erin, she needed to learn who she was by growing and experiencing life standing still.
For Dylan, he needed to follow his wanderlust away from everything and every expectation he knew growing grew up.
For Ford, he needed to come to terms with what he truly wanted at the cost of being an island.
Double D Ranch is a new series by Jeanne St. James and the world building was brief, but much needed. After all, it is not everyday that a person inherits their family farm and decides to open a kinky dude ranch with their twin and little sister. Dylan and Dayne being twins were very close, but life lead them apart. Younger sister Dani was left behind when her brothers moved on. She followed her passion in hospitality and cooking. Now, all three are back home to be closer with their mom after their father’s passing. As the three come together to decide what to do with the farm, Dylan pitches his novel idea.
Dylan, an architect, has been working up his plan for a while. Ford is just the man to make his vision a reality. As the project’s general contractor, Ford works for months to bring the project online and on time at the expense of his "friends with benefits" arrangement with Erin. But what he didn't know initially was that Erin and Dylan share a history. And that history plays first and foremost in Dylan's mind right from their first "meet cute" or shall I say re-meet cute. Erin was still in high school when Dylan left town, but she is no longer the naive teenager he used to know.
As Dylan and Ford get closer, and Ford and Erin strengthen their connection, the reader is brought along their journey of exploring, learning, re-learning, and building their relationship. Each one, confronting their own challenges and expectations and coming completely undone! I enjoyed that part the most. I loved that Dylan was drawn to Ford and vice versa. Both men had a history with Erin and each learned to establish their position in the thruple. The evolution of each part of the threesome, the realness of their emotions and their friendship was a great start to a new series! Enjoy!
I know Jeanne St. James from her MC books. For me, Undone was just an oke read; a solid 3 stars. A lot of sex (sizzzling hawt 🔥 dát dan weer wel!) but too little mayhem for me! 😆 And TBH, the BDSM stuff doesn't really (or, really doesn't) do it for me anymore. 😔 But that's me... and not the author's fault, lol! It's been a long time since I read 'simple menage'. 😀 Years ago I would have loved this book, but over the years my reading taste has changed.... and that will probably be the case again in a couple of years? 😉
This is the start of a brand new series by this new to me author snd I was thoroughly delighted to of found her and read this book. When twin brothers Dylan and Dayne Lyons inherit their family's dairy farm, they realise that they don't want to work with the dairy cows there. However the three hundred acre size property had huge potential to become one of the hottest destinations in the world. Dylan had the idea to turn the farm into an all adult, all inclusive ranch resort that caters to every sexual fantasy you could dream up. Along with providing a restful and relaxing escape. Dylan just needs to convince his twin Dayne to sign off on his proposal and for their sister Dani to agree to help them turn it into a huge success. Now back in his hometown Dylan starts to once again think about his high school sweet heart Erin Hart, he wants them to have a second chance at a future. He doesn't realise Erin is in a long standing relationship with Ford Harris the local contractor. If Dylan wants a future with Erin it means accepting Ford too and very soon Dylan realises that won't be a hardship at all!. OMG wow I loved this story so much! The relationship between Ford and Erin is beautiful they really have an established connection and understand each other so well, Dylan coming into the mix adds excitement but also another person and their feelings to be considered. At first Dylan was not as much of a likeable character as his twin Dayne or Ford, he was stiff and jealous and difficult, but as the story moves along you realise he is dealing with his own issues about his family acceptance of his choices and partners which made him more real, more likeable. Both Dylan and Ford are Doms and they are really good at it but also begin to make great efforts at becoming a switch. Erin is completely submissive and enjoys whatever her Doms dish out. When they find themselves in a poly relationship it was so well written, from all sides, the feelings and emotions were so real, their personality traits so different but all gelling well together. The moments of intimacy was absolutely smoking hot and will melt your kindle when you don't expect it to. This was a new to me author but I am delighted to have found her, I truly am excited to read more and see who is coming to the ranch next! Happy Reading. Please note that I was given an arc of this book for my honest review which is exactly what I have given. 5 out of 5 stars.
I felt the relationship between Dylan and Ford was forced more so than anything.
Back in his hometown after the passing of his father, Dylan has a grand idea on how to turn his father's farm into an adults-only ranch where consenting adults can explore to their heart's content. What he wasn't counting on was running into his high school sweetheart, Erin, so quickly and learning that she's now a widow. Or that she's involved with one of the new hires at the ranch, Ford. Someone Dylan seems to be mildly attracted to as well. Ford and Erin come up with a plan - they're a package deal if Dylan wants a chance with Erin again. But both men are Doms, and it takes some time to adjust to what life looks like for the three of them, especially coming out to their families. So what happens when Dylan's brother outs their throuple to his mother before he has a chance to talk things through with Ford or Erin?
Dylan, Ford, and Erin get their happy ending in this standalone book in a series.
Dylan and Ford's side of the relationship seemed very forced at the beginning, even if they were both into one another, and I didn't care for that. It very easily could have been all about Erin and been much better for me than how strained it seemed. Though it was much better by the end, so maybe those kinks needed to happen first to work through power dynamics. I do wonder what Ford and Erin's parents' reactions were to the triad, together with how accepting Dylan's mom was of them. It seemed like both would have been okay cutting off their families if they were narrow-minded about them together, but also miss them as well.
This one should have really done it for me. I like the author, like menage and BDSM books, but the twins, their sister and Erin really drove me nuts. First it was how the siblings interacted with each other, lots of digs, which I get, but I think at times what Dani was saying about being left out of the inheritance, rang a bit too true and her brothers laughed it off. I do give them credit for bringing her in on the plan as they overhaul the ranch, but still. The twins relationship seemed off too, maybe it's just me and I expected them to not be constantly be pushing each others buttons and at times, it didn't seem in jest. Erin topped it off for me, not sure why, but she rubbed me wrong. I liked that she wouldn't take crap for Dylan, didn't let him give her crap for marrying someone else, when he was the one that left. At the 20% mark I realized I didn't like any of these characters to keep reading, didn't care if they worked things out or how the town was going to react when they really found out what was going on at the ranch. This one just wasn't for me.
Why? 1. To farfetched to be believable: *For what was done to the "farm" in order to make it into a resort, would have cost more than what they could afford; their fathers life insurance, along with the selling of their houses and taking a loan would hardly cover it. A silent investor would have made more sense. 2. Unlikable Characters: Both brothers seem very childish and over sexed; at the age of 30+ you would think they would be mature enough not to think so much with their libido. Also, the FMC, started out sweet with a girl next door vibe and the next moment, behind closed doors, she becomes a Submissive? Going into this I thought she would be introduced into the life not already living it. 3. The dialogue from the dominant is horrible and your typical script. "On your knees" Be good, obey, or ill spank you. " Insert eye roll emoji. You can be a dominant and still be respectful and kind to a sub.
All in all, I didn't like any of the 16% I read and will not read any further.

This is the foundation story of the founding by architect Dylan of a specialty resort on the property left to him and his twin brother, Dayne, with the help of their younger sister and chef. Dylan left this small town at 18 and never returned until 20 years later a changed man. In all those years he never forgot Erin, the girl he left behind. She is widowed without children and unmarried. But Dylan discovers she's in a long-term relationship with the contractor, Ford, who has done a marvelous job of building out the ranch according to his blueprints! Ford is the man who arouses the passions that he must suppress! Can he steal Erin from Ford? Can he have a relationship with an employee? He finds out Erin plays Sub to Ford's Dom. Can he ever fit in with them? He will never play Sub. What will his family think? I loved Dylan, Erin and Ford’s story and I look forward to the rest of this series!
I always love reading books by Jeanne St. James and this one was another hit for me.
"Welcome to Double D Ranch, the adults-only ranch resort where your fantasies become reality. Unpack, unwind, and get uninhibited..." Reading this line in the synopsis had me itching at the bit to be able to get started in reading this book.
This is the first book in the Double D Ranch series and she starts off HOT. The Double D Ranch is an adult, all-inclusive ranch resort that was started by twin brothers, Dylan and Dayne, with help from their sister.
In walks Erin, Dylan's childhood ex who he still has feelings for. Problem is- she is in a relationship with Ford, the contractor for the Double D Ranch. Hot and angsty drama ensues between Dylan, Erin and Ford while they try to figure out the logistics of where they want their relationships to go.
This book definitely set the scene for the future books in this story and it is scorching hot. I am itching to get my hands on the next books when they are released! I need more of the Double D Ranch.
The loss of their father brings three siblings back to their family ranch however their plans are very different than what it was being used for in the past. In this story we get to spend time with Dylan who couldn’t escape his hometown fast enough but in the process that also meant leaving his first love behind.
Erin was Dylan’s first love but she is no longer the girl he used to know but a woman who knows what she wants. She is in a casual relationship with Ford, the man who was hired to help with the renovations of the ranch, but with Dylan’s return she is torn between two men and is having difficulty determining a path forward without both of the.
The chemistry between all three radiates off the pages but their journey wasn’t without its challenges as if a relationship with two isn’t always easy than a relationship brings a new dynamic and new complications.
Undone is the 1st book in the Double D Ranch series and so introduces us to the setting and the owners. I liked the concept and the sexy times between Dylan, Ford and Erin were hot, but I have to really like and be able to relate to the main characters to truly enjoy a book. And I did not like Dylan and his attitude towards Erin - at all. He was to one who left, yet he behaves as though Erin did him wrong for moving on and throughout the book comes across as really immature. Same for his twin Dayne with his constant digs. Ford and Erin were great together and I was rooting for them to get their HEA - even if is was with Dylan. It'll be interesting to get a better insight into Dayne whose story is up next. I received an early copy and am leaving this review voluntarily and honestly.
This is book one of the Double D Ranch Series. This is also the first book I have read from Jeanne St. James. There is a lot of surprises throughout the book and some turn into a laugh and others are like what now.
Dylan has a past with Erin as his high-school sweetheart. He left for college and returned after the death of his father. Erin is a widow that has been seeing Ford in secret for years. Dylan, his twin brother Dayne and sister Danica turn their family farm into an adult only resort catering to certain needs.
Will Dylan be able to share Erin with Ford? What type of relationship does he want with each of them? How does Erin feel about all of this? How does Ford feel? Will they be able to have a polyamory relationship? Let's finish reading to find out!
HOT, HOT, HOT!!!! Off the charts hot. A lovely read and journey for these three people to find their paths to each other. Dinner and dessert, are wonderful when they are paired together. Hilarious family members who I can't wait to read about them, but Dani and Dayne are spectacular for breakfast in the shared siblings home, especially when you are doing exercise classes. Ford and Erin are casual, but Dylan wants Erin. A unique problem, which means facing your past to figure out your future. This new series is spectacular and I can't wait for the next chapter. Sculpture art ... it's beautiful when it moves.
What another great story that I just could not put down. These are fantastic characters and their chemistry was at an all time high. They each grew emotional in their own time and way. Three people finding themselves and the interests that would work for all of them. The heat, stream and spice are three favorite words to describe Erin, Ford and Dylan. The personalities of these people are all different so there are a few hiccups along the way and you hope they can all be worked out.
Jeanne's books are always page-turners and keeps your interest from the first page to the last one. Double D Ranch will be a great series and can't wait to see what will happen next.
I am going to call this welcome to the Double M Ranch! I am a big MM reader, so it was wonderful to jump back into a romance including a strong female character like Erin. Yes, she was a lucky girl to have the affections of Dylan and Ford, but the story was so much more than that. She had already lost Dylan once a while back and then lost her husband. I loved seeing these two give her a real future of love. Dylan and Ford had a chemistry all of their own, but they were very different men. Dylan had to come to terms with sharing which felt so real despite his feelings for both of them. This was a hot ride, and I cannot wait for Dylan's twin Dayne to get some romancing!
Dammmmmmmm this book will get ya going. I loved all 3 of the main characters. Erin with her girl nextdoor vibe, Ford with his BDE & of course patience & let's not forget Dylan with something stick up his ... Anyways once conversations are had, head butting between the Doms & momma Lyons finding out Dylan's relationship status things turn for the better. Dylan finally makes peace with his 2 loves & is more enjoyable (in more ways than one). You really need to have an open mind for the sexy scenes as they are in detail, but if you love having your mind opened to new possibilities then you will absolutely love this series!!!
Holy hotness!! This first book in the new Double D Ranch series by Jeanne St. James is one that is filled with passion, steam, humor, and heartache. Ms. St. James does a great job of giving us the backstory of her characters. The progression of Dylan, Ford and Erin from the struggle to deny their feelings to the point when they realize that denial is not something that is possible was a culmination of emotions that would not go away. Excellent writing and a great introduction to the players to come in the rest of the series!!
What I liked about Dylan was how he had to face his past decisions, and the people he hurt, in order to make amends and move on to his future hopes. Coming back to the small community he couldn't wait to leave almost 20 years earlier, he realized just how far he had run before being able to find the peace within himself and the acceptance of his needs. Erin and Ford were able to bring the passion and the spark and he was able to provide the alternative spice that made their throuple relationship solid.
This book is the start of another amazing series by Jeanne St. James! Undone will get your blood pumping in a good way. Dylan & Erin have a history that ended in heartbreak. When Dylan returns to his hometown to open a different kind of ranch, he is also interested in returning to his high school sweetheart. Unfortunately or maybe not unfortunately she already has a partner. You’ll want to read this book because the steam is off the charts! I can’t wait to continue reading this series. Dylan, Erin & Ford have amazing chemistry!
Another great start or a series.Fantastic characters and their chemistry was at an all time high. They each grew in their own time and way. Three people finding themselves and the interests that would work for all of them was great and “ The heat”, HOT Erin, Ford and Dylan were amazing to read about. The personalities of these people are all different so there are a few hiccups along the way and you hope they can all be worked out. Jeanne's books are always on preorder because we know it’s gonna rock and Double D Ranch didn’t disappoint at all..
Been waiting for this book for ages (it seems like it) Was not disappointed. Read thru it then re-read it slower so I could really immerse myself it the book. I want to find Double-D Ranch locally (LOL) The way Jeanne calls to you through her writing and you feel all the emotions the characters are feeling. I had my favorites as I do in every one of her books but this series is going to knock her books into the upper atmosphere. Can not wait for the next one to become available.
Twin brothers Dylan and Dayne return to their hometown to open an adults only ranch resort where fantasies come true. Dylan was excited to see Erin his ex who is now a widower, but there was an obstacle, she was in a relationship with Ford the resort's contractor. Things take an ott steamy truple turn. The writing is well done, the story is page turning, the characters have intense chemistry, and their hot journey of love will melt your Kindle. Undone is book one and a very steamy start to the Double D Ranch series and I can't wait to read the next book.
Whew!!! Jeanne St James never misses. This is the first in a new series venture that follows the opening of the Double D Ranch and it is amazing! This book lays the foundations for the series and main characters we’ll get to know. Ford, Dylan and Erin is the group that introduces us to this new world. And oh my goodness … we travel along their bumpy path to a HEA. A little drama, some inner turmoil, awakened understanding and spicy stuff…lots of spicy stuff. Fantastic start to the series!!!
Being honest, I wasn’t sure if I would like this book when Jeanne first started talking about writing it, but I really enjoyed it. I liked the sibling relationship and hope to see a little more of that in the next books. Dayne is a hoot, and Dani seems to enjoy needling her brothers. Erin, Ford and Dylan were fire in whatever combination we found them and completely explosive when they were all together. More than the chemistry though was the emotion and love they shared after the bumpy start. Great story!
Initially I disliked Dylan a lot. For someone who was opening a sex resort, he was kind of a dick to Ford and Erin and was “yucking their yum.” He did redeem himself but I was almost thrown off because of it. Overall I enjoyed the book. The storyline about the resort was very limited but the storyline of the throuple was perfect! The spice was hot and it feels like the author knows her stuff when it comes to polyamorous and BDSM.
Also as a side note - I grew up on a 250 acre dairy farm, which my brothers now run with just beef cows. But this gave me some great ideas for the future!! 🤣😂
Wow! What a hot MFM romance! Jeanne has outdone herself with this book! The Double D series is going to be fantastic! I loved Dylan, Erin and Ford’s story! It was filled with steam, humor, passion and love. I enjoyed watching their relationship develop. They struggled with their feelings for each other., but it all worked out in the end. I can’t wait for Unbridled, the next book in the Double D Ranch series!
Three siblings move back to a small farming community and turn their ranch into an anything goes resort. An old high school flame, the resort's contractor, and one of the siblings will have feelings for each other, so they explore that.
The story is written pretty good, and the story idea is interesting. I got invested in the characters and liked the overall story.
Please note that I did receive an ARC of this book and the opinions expressed in this review are my own.
