Delilah Greer doesn’t do trust or attachment and she certainly doesn’t do Troy Hawkins—campus golden boy with a smile that makes her want to slap him… or kiss him.

For four years, she’s survived UMS on black coffee and hard work, keeping her head down and her walls high. But when the university’s most prestigious competition forces her to partner with her academic nemesis, disaster feels inevitable.

Troy Hawkins is everything she resents—engineering genius, infuriatingly laid-back, and distractingly hot. She expects arrogance. Ego. Maybe a few arguments.

She doesn’t expect to like the way he listens.

Or how her thighs clench when he leans over her desk and smiles like he knows exactly what she needs.

Everyone wants Troy Hawkins. Delilah is the only one who doesn’t.

Which is exactly why he can’t stop falling for her. She’s guarded. Sharp. Brilliant.

And for the first time in his life, Troy wants something he can’t charm his way into—he wants her.

As rivalry turns into reluctant collaboration, and late nights blur into something softer, they start building more than just a project.

But when trust has always been your biggest design flaw…
How do you risk everything on the one person who could bring your whole world crashing down?

Book 3 in the University of Mountain Springs series but can be read as a standalone.

A spicy enemies-to-lovers college romance packed with academic tension, golden boy obsession, grumpy girl energy, and the slowest of burns.

Seeds of Passion is book 3 of the University of Mountain Springs series and can be read as a standalone, or out of order and not leave you feeling lost. Our main characters, Delilah and Troy couldn’t appear to be more different, he outgoing and popular, her more of a prickly cactus. But when they are forced to pair up, sparks fly and secrets get revealed proving they understand each other better than anyone else could. It was a sweet slow burn with some pretty funny, laugh out loud moments. They both have sad histories which bond them further, but eventually test their bonds.
I’ll definitely go back and read books 1 & 2, and follow for any future books.
Thanks to BookSirens for this ARC, these thoughts are my own.

This was a beautifully written, emotionally layered college romance that perfectly blends academic tension, slow-burn chemistry, and heartfelt character development. Lola Lockhart delivers yet another engaging story, filled with intelligence, humor, and just the right amount of spice.

Delilah Greer is a fiercely independent and driven heroine, focused solely on surviving university with her walls firmly in place. She doesn’t trust easily, and she certainly doesn’t have time for someone like Troy Hawkins, popular, brilliant, and charming. And yet, it’s precisely Troy’s steady patience, quiet determination, and genuine interest in Delilah that makes him such a compelling character. His pursuit is respectful and tender, and watching him gradually earn Delilah’s trust is both satisfying and moving.

The academic setting is not just a backdrop but an active part of the story. As always, Lola Lockhart integrates STEM elements seamlessly, making the characters’ intellectual strengths feel authentic and essential to their connection. It’s refreshing to see romance paired so naturally with ambition, intelligence, and personal growth.

This book excels in its slow-burn execution, the tension is palpable, and the emotional payoff is well worth the wait. The enemies-to-lovers dynamic is sharp and engaging, with banter that evolves into something genuinely tender and intimate.

Another beautifully written story from Lola Lockhart. I swear there’s magic in her books because, just like her previous ones, I LOVED THIS!! The UMS Series just keeps getting better and better, and I adore every couple she’s written about. I also love seeing how the UMS friend group grows with each book.

Troy and Delilah were so much fun to read about. Academic rivals forced to work together? It’s the perfect setup! The slow burn, the tension, the chemistry, the banter, the sweet and spicy moments—everything was written and paced so well. I loved watching Delilah and Troy learn to work with each other’s differences. Not only did it fuel the creation of their project, but it also helped them discover the truth about each other and their growing attraction.

Delilah’s character really struck a chord with me. She’s driven and independent, willing to do anything she sets her mind to. But she struggles to trust people, always fearing they’ll leave, which leads her to keep others at arm’s length. I saw so much of myself in the way she carries herself and approaches the world. As for Troy, I truly felt for him when he opened up about the pressure of maintaining his reputation—that’s why he keeps his guard up. But he was absolutely perfect for Delilah. His feelings for her were deep and genuine. I loved how respectful he was, letting her set the pace while offering her the affirmations, confidence, and love she deserves. These two extremely guarded people slowly unraveled each other, finding and accepting the love they both needed and deserved.

Once again, Seeds of Passion was written so beautifully. There’s so much emotion packed into every page, and that’s something I really love about Lola’s writing. You can feel the vulnerability, the fear, the yearning, and the pining leap off the page. Her characters feel real to me—I always find someone or something I can connect with, and it makes me feel seen and validated. That being said, I can't wait for the next UMS book!

this is my third arc review for @lolalockhartauthor and it's my third time falling in love with her characters, the world she's creating, and the stories she's writing 💖

quick side mel story: i wanted to be an architect when i was younger, so that being delilah's major brings younger mel a lot of joy 🥹

while i absolutely love alex and freddie (Seeds of Love), and tara and alfie (Seeds of Betrayal), delilah and troy absolutely take the cake for me. i relate to troy and delilah both so much- the need to take care of everyone else, and the challenge of asking for help or letting anyone in since you're use to being only able to count on yourself. their story of healing resonated with mine and it was extremely cathartic to go through this story with them. it's safe to say this book buried itself deep in my heart 🫶🏻

i will absolutely never get over the found family in this series! the group as a whole, but also the guy friendships and the gal friendships. it warms my heart seeing positive and healthy male friendships, and the gals? the definition of girlhood ✨💞

i absolutely love this book and this series! if you're looking for a high tension, sarcastic banter, and characters you can't help but love (no matter how stupid they are), Seeds of Passion is the book for you! releasing June 11, 2025 🧡

I’m slowly making my way through my ARC edits, and I’m so grateful to my authors for being patient with me 🤍💖
I didn’t think it was possible for Lola to make me love her books even more, but she did! 🥹 ‘Seeds of Passion’ is the third book in the University of Mountain Springs series, and it completely swept me away!

Delilah, a sharp and independent STEM student, finds herself partnered with Troy, the campus playboy who also an engineering genius and loves to cook! What starts as a STEM project becomes a story full of tension, push and pull, and slow-burning chemistry. Deliliah doesn’t trust easily, and he doesn’t believe in relationships, but together they can’t ignore the sparks between them.

The way their connection builds is so satisfying, and I especially loved how the circle of friends adds depth and familiarity, tying back to the previous books in the series. Lola’s writing is as beautiful as ever, and this story left me cozy, swoony, and already eager for more. Thank you @lolalockhartauthor for the opportunity to read your book in advanced 🥰🥰

Let me preface: I LOVED the other books in this series. They're beautiful, and the other couples are fantastic and I love seeing hints of them in this series.
But Delilah / Troy are next level wonderful.
This is an engaging, beautiful story that is a tension filled, slow burn, college romance that feels so young and so adult at the exact same time. I LOVE Delilah: she's independent and prickly. I see myself in her so perfectly: not letting your walls down, not letting people in, etc. Her voice is so unique and so authentic. It's also so deeply rooted in STEM, like all of this series, and as a chemist it just draws me in. These characters are all unique and its not gimmicky!
Then there's Troy: this perfect layer of outer charm and popularity and inner gentleness and love. Their transition from rivals to friends to more is just so fun to be a part of. The banter is sharp, the tension palpable, and when they finally take that all important step...its so satisfying.
This is another example of that balance between spice and plot that is NEEDED for me to love a story: the spice has to feel like it fits naturally. This delivers on that perfectly.

Pure love. No notes. Cannot wait for more in this series.

Enemies to lovers but make it EMOTIONALLY BREAK ME?? I will never recover from this book.

Okay so. I finished Seeds of Passion approximately 24 hours ago and I am STILL thinking about Delilah Greer and Troy freaking Hawkins like they’re real people. This book broke me in the best way.

First off this is a dual POV, slow-burn, enemies-to-lovers college romance set at University of Mountain Springs (UMS for the girlies who know).

It’s Book 3 in the series but yes it totally works as a standalone.

Let’s talk characters.

Delilah is a tough, architecture student who has survived four years at UMS by staying busy, staying guarded, and keeping everyone at arm’s length. She’s smart, sarcastic, emotionally avoidant, and soooo painfully relatable.

Troy is the campus golden boy—engineering genius, literal sunshine, loved by all—but don’t be fooled. He’s also lowkey cocky, frustratingly charming, and has been a thorn in Delilah’s side since they were cousellers at summer camp together (yes, the history between them is BRILLIANT).

They partner together for the university’s most prestigious design competition and the tension??? Is UNREAL. The banter is sharp, the proximity is intense, and the chemistry is OFF THE CHARTS.

But here’s the thing I wasn’t expecting this book isn’t just spicy. It’s emotionally heartbreaking in the best way.

These two characters are deeply guarded in completely opposite ways—Troy hides behind charm, Delilah hides behind control—and watching them unravel each other is honestly one of the best slow-burn arcs I’ve read in a long time.

Every moment of softness hits like a punch to the heart. Every line where Troy really sees Delilah?? I sobbed. And when she finally lets herself trust him?? I bascially threw my kindle across the room.

Like this isn’t a book where the spice is the point (even though it’s great) the longing is the point. The vulnerability. The trust. The fear of being chosen and believing it.

Also, shoutout to the side characters who are all amazing (Talfie forever), and to the way Lola writes university life like it’s real and messy.

If you love:
Enemies to lovers with
Golden boy x grumpy girl energy
Academic rivals
Slow burn with tension
Characters who are deep
Big feelings, found family

Then please. Read this book. Immediately.

Seeds of Passion is overall a love letter to every girl who’s ever tried to outrun her own heart. And to every boy who waited, patiently, just to be let in.

Okay, wow. I finished Seeds of Passion a few days ago and I still can’t stop thinking about Delilah Greer and Troy freakin’ Hawkins like they’re actual real people walking around my campus. This book broke me (in the best way) and I’d do it all over again in a heartbeat.

Lola Lockhart is so underrated and this series deserves so much more love. I’ve loved every installment in the University of Mountain Springs series, but this one? It just might be my favorite. Delilah and Troy are next level and my favorite couple yet.

This is a stunning, slow burn, academic rivals to lovers college romance that manages to feel deeply young and so mature at the same time. Delilah is everything. She is independent, guarded, driven, prickly in the most relatable way. I saw so much of myself in her. Her voice is raw and real, and I love how rooted this whole series is in STEM. It never feels gimmicky, it just works, especially for a character like her.

And then there’s Troy. The golden boy with hidden layers. He’s got the looks and charm, sure, but what gutted me was his quiet gentleness, his steadiness, his patience. Watching these two go from barely tolerating each other to unraveling every wall the other had built? It was deliciously painful. The chemistry? ELECTRIC. The banter? Razor sharp. The slow burn? One of the best I’ve read in a long time. Every lingering glance, every moment of vulnerability, every quiet line where Troy sees Delilah had me sobbing into my Kindle.

And let’s talk about the spice, because yes, it’s there and it is good, but more importantly, it belongs. It’s earned. It’s emotional. It feels like an extension of their trust, not just something hot and spicy for the sake of it. That balance of plot and spice is everything I need in a romance, and Lola delivers it perfectly here.

Also, can we give a moment to appreciate the side characters? UMS feels like a real place because of the amazing, messy, lovable cast around our leads. Talfie? Adore them. And the way this series subtly threads in environmental themes? Chef’s kiss.

If you’re into:
-enemies to lovers
-golden boy x emotionally avoidant grumpy girl
-STEM/academic rivals
-deep emotional development
-slow burn tension that hurts
-found family, big feels, and authentic college vibes

READ. THIS. BOOK.

Lola Lockhart, you’ve outdone yourself. I am begging the universe for Ethan’s story next. I need it like yesterday.

Thank you to Lola Lockhart for the ARC of this book.

Seeds of Passion is a well-crafted, emotionally satisfying entry in the University of Mountain Springs series. Lola Lockhart has done a strong job with the “enemies to lovers / reluctant partnership” trope, bringing in tension, character development, and just enough heat to keep things engaging without tipping into over-the-top melodrama.

What works well:
• The chemistry & tension between Delilah Greer and Troy Hawkins is vivid throughout. Their banter, the push/pull of rivalry, and the slow reveal of vulnerability all build nicely. Delilah’s guarded nature makes her growth feel earned.
• Character contrast. Delilah’s seriousness and emotional walls versus Troy’s more relaxed, confident persona create a dynamic that feels realistic and interesting. Their differences aren’t just superficial; they force each other to confront things they’ve been avoiding.
• Pacing. The gradual shift from animosity to affection works well. The forced-proximity academic competition setup gives them plenty of reason to clash, and those moments in which they soften toward each other land emotionally.

What doesn’t quite hit perfect:
• Predictability. While Lockhart handles the development well, many of the plot beats are familiar: the reluctant collaboration, the hidden soft side, the misunderstandings. If you’re well versed in college romance tropes, you’ll see many turns coming.
• Supporting cast / side plot depth. Some secondary characters are interesting, but occasionally they feel a little underused, or their arcs don’t feel as fully fleshed out. More interaction with them might have added texture.
• Emotional resolution. The ending wraps up the central romance nicely, but I found myself wanting a bit more—either more on how Delilah’s internal barriers shift in the long term, or more consequences of the trust issues that are woven throughout.

Overall, Seeds of Passion is a very good read—not flawless, but engaging, with heart and believable emotional weight. If you enjoy slow-burn romance with growth, rivals who turn into partners, and romance that earns its softer moments, this one is well worth curling up with.

Rating: 4 out of 5 stars.

I am absolutely obsessed with this book. Seeds of Passion completely consumed me, the angst, the banter, the vulnerability, the longing, it all hit me right in the heart. Lola Lockhart has this way of writing that feels both intelligent and emotional, and I swear every time I pick up one of her UMS books, I fall in love with the series all over again.

Delilah Greer might be one of my favorite heroines ever. She’s brilliant, fiercely independent, and so good at holding her walls up that you can’t help but ache for her. The way she carries herself, guarded but determined, felt so real and so relatable. And then there’s Troy Hawkins, the golden boy with layers of hidden gentleness. Everyone sees the charm, the popularity, the easy smile, but what got me was the way he saw Delilah. Patient, steady, endlessly respectful… the kind of love interest who makes you melt because he doesn’t just want her, he chooses her again and again.

Their dynamic? Electric. Academic rivals forced to team up, with sharp edges that slowly soften into trust and affection. The slow burn was torture in the best way; every glance, every moment of banter, every soft unraveling of their defenses made me want to scream into my pillow. By the time they finally let themselves fall? I was a puddle.

And let’s not forget the UMS crew, the found family in this series continues to be everything. I love how each new book adds more depth to the friendships and keeps the world feeling alive and connected.

This isn’t just a romance; it’s a story about trust, vulnerability, and letting someone see you at your most unguarded. It’s smart, emotional, and yes, spicy, but the spice feels earned, an extension of their bond rather than just heat for heat’s sake.

If you love academic rivals, golden boy x prickly girl energy, and slow burn that will break and heal you in equal measure, you need to read this book.

I have loved this entire series so far, but I think this book has now taken my favorite spot! Lola did such an amazing job with characters. She knows exactly how to lure you in and keep you attached. There is this emotional element that I can connect with the characters and I feel their story.

Delilah is a very independent, smart, and driven woman. Her main focus on life is to get through school and land a good job in her career. She doesn’t trust people easily. She is used to people letting her down or only being around because they want something. She would rather be by herself than out at a party and can sometimes get easily overwhelmed by it all.

Troy is the playboy on campus. He is smart, very charming, and popular around campus. He is a bit misunderstood. Everyone thinks his smile and charm is what gets him through life, but he is actually at the top of his class and brilliant. He also doesn’t let many people in very close because he is worried that they will just eventually disappear. He is the one who always takes care of everyone else, he has since he was a kid and his father left them.

Delilah and Troy couldn’t be anymore different, but both have family issues that keep them from getting close together. They have been rivals for years, but something starts to change when they are partnered up for a grant project. Troy is his charming self, but Delilah is very hesitant on why he is being so nice. She definitely had her guard up with it comes to Troy and his sexy smile.

Slowly overtime the two become closer and closer. Troy is the one that starts feeling things first, but how does he prove it to the girl whose walls are so high? Everyone notices that he is different now that she is around, he is genuinely happier. Both character grow so much in this story. It’s beautiful to watch.

LOLA. Lola, Lola, Lola, you’ve done it AGAIN. I know I said I loved Alfie (I still do and was screaming over his cameos lolol) but this book was so beautifully written! I had a really hard time putting it down once I was a few chapters in. Delilah is me, I am Delilah. I love to see characters that have my same personality. Because I’m not the bubbly outgoing one of the friend group and most romance novels throw in those characters, not the ones that are reserved and holding their heart close for safe guarding.

And Troy.. the man you are. (Lola you’ve managed to make me fall in love with my THIRD blonde MMC.😭) When you first meet Troy and Delilah, you definitely think.. this combo won’t work. But Troy PUT IN THAT WORK while dealing with his own issues: his own friends leaning on him for support, his family. And still tried so hard. If you like slow burn to 🌶️, academic rivals (kind of enemies ngl) to lovers, grumpy x sunshine (reversed) and college settings.. This is the series for you!! It reminds me so much of Ali Hazelwood with her STEM type books smashed together with Ana Huangs “Twisted Love”! I will always, always love these books and highly recommend them to anyone who wants an easy but totally ADDICTING read.

ARC Review🏡

✨This book?? Had no business being this addictive.

⭐️Seeds of Passion was such a solid, slow-burn romance with just the right mix of angst, banter, and sweetness. I loved the characters!🫶🏽 Troy and Delilah might be my favorite in the UMS series.🧡 Delilah is focused, guarded, and completely uninterested in Troy—the charming, laid-back guy everyone seems to love. So naturally, they get partnered on the biggest academic competition of the year.😅

💕Their dynamic is gold. She’s all business, he’s all charm, and somehow it works. 🤭The chemistry builds in a really natural way, and the moments where they start letting their guards down? So good.🫠Troy’s respect for Delilah with her mind, her strength, and her boundaries really stood out. And Delilah learning how to let someone in without losing herself? Quietly powerful.🥹

The banter? Elite.🤌🏽
The tension? Off the charts.🔥
The chemistry? Practically its own character.🥵

❤️‍🩹What I loved most? The way their connection grew through mutual respect and soft, surprising moments. Troy isn’t just hot, he listens. And Delilah? She slowly lets herself be seen. It’s a battle of brains, stubborn hearts, and finally letting go of the fear that love means weakness.🥹

💫If you like slow burns, sarcastic fmc, and golden boys who are way too into the one girl who wants nothing to do with them… read this. Immediately.🙌🏽

Thank you so much to the Author for the opportunity to read this ARC!🧡

Our couple goes through ups and downs in this emotional story where sometimes taking a chance and opening up for the right person is not just worth it... it's everything!

I loved the interactions with the side characters from the previous stories and loved how accepting Troy's sister and mom were of Delilah.

I did struggle through some of the book with the miscommunication/no communication that was going on the super slow burn happening led to it feeling like they just got together when they were "not" together again for the 3rd act break up.

This is the first book I've read in this series but it won't be my last. I really loved how the characters while initially sparking over their differences their relationship turned towards different sparks towards the end of the book while working together on their project they grew closer together and broke down each other's walls this book gives you all the feels with wanting them to find their happy ending.

OMGGGG - There is a reason Lola's UMS series is one of my favorite contemporary romances! Troy and Delilah's love story was beautifully written and so satisfying after seeing glimpses of Troy in the previous books. Delilah was so relatable - independent, carefully constructed walls, authentically herself in everything she does. As for Troy - there's not much that I love more than an untouchable player boy who goes soft for one girl 🤭 I loved the slow burn, angst, and absolute YEARNING between them. Not to mention, the banter had me giggling!!

Overall, I swear Lola injects some kind of drug into her UMS series because I just can't get enough of this little world that she's built. Her characters feel like friends, the science/ stem context adds another layer to this story that makes it so interesting, and you can FEEL the love present between these characters. I WILL cry when this series comes to an end, but thank goodness that day is not today - for now, these are my comfort reads and I will be excessively re-reading until we get the next one💜 Highly highly recommend if you like dual POVs, enemies/rivals to lovers, slow burn, found family, golden boy x black cat, and college romances!

Enemies to lovers? Check. College STEM setting? Check. Emotional rollercoaster with sizzling chemistry and academic rivalry? Check, check, CHECK.

Seeds of Passion completely stole my heart. I devoured this book! It had everything I love in a college romance—grumpy/sunshine dynamic (Troy is a golden retriever in human form and I’d fight for him), spicy slow-burn tension that made me scream into my pillow, and that chef’s kiss academic rivals energy.

Delilah is the perfect black cat heroine—sharp, guarded, and absolutely not here for anyone’s nonsense (especially Troy’s). But watching these two go from barely tolerating each other to being forced into working on a huge project together (classic!) was pure gold. The tension? Palpable. The banter? Witty. The spice? Whew.

Also, the emotional depth caught me off guard in the best way. Behind the sass and sarcasm, there’s so much raw feeling and vulnerability that made this more than just a fun romance. It’s about connection, trust, and how love sometimes grows in the most unexpected (and inconvenient) places.

If you're into smart, emotionally rich, and deliciously tension-filled romances with the perfect touch of spice and humor—Seeds of Passion is for you. I’m obsessed.

Okay, wow, this was something different from what I usually read, but it hit me so hard in many places, and I saw myself so much in Delilah's shoes that at times it scared me to keep reading. When you feel yourself in the protagonist's skin, it can be frightening because you know the barriers she has built around herself and you wish you could find someone to tear down those walls. Yet, at the same time, you remain a pessimist, knowing it's all just fiction and could never happen in reality.

I was fascinated not only by reading her POV but also Troy's. It shows that we are all vulnerable and prefer to flirt and run away from real feelings. The dynamic between them truly captivated me. I really liked the slow-burn aspect here because something that built up between them like that needs time and absolutely should not be rushed.

Many thanks to the author for this beautiful story. It deeply touched my heart and made me reflect a lot. I hope everyone who is in the same situation and has built multiple walls around themselves will eventually find the person who tears them down and lets them be who they want to be: Without a mask, FREE and HONEST.

Lola Lockhart, the series just keeps getting better and better! This book stole my heart. I just knew Troy’s story was going to be epic - and it was! Partnering him up with Delilah was so smart! Opposites do attract and the fire these two ignited was massive!
Delilah is this super intelligent woman and her aversion to Troy had everything to do with how she felt about herself and the people who always disappointed her. My heart was broken for her as she explains her family life and how that has molded her into the girl who protected herself from getting hurt.
Then we have Troy. The golden boy, playboy, always helpful and massively hot! But there’s more to Troy, with his own family trauma to deal with.
Their chemistry is so electric. Reading this book felt like I was watching a movie. I loved the many facets of the book - the friend group that feels like a cozy haven for these two; the warring emotions Delilah felt for Troy; how Troy’s feelings for Delilah evolve and reading how he evolves; the focus of preserving our Earth is truly the center point of this series. All of this adds up to stellar book!

Seeds of Passion by Lola Lockhart ⭐️⭐️⭐️⭐️⭐️

Seeds of Passion delivers everything you want in a slow-burn, enemies-to-lovers, college romance: crackling tension, late-night study sessions, and the kind of grudging partnership that turns into so much more.

Delilah Greer is fiercely independent, emotionally guarded, and fueled by caffeine and ambition. The last thing she wants—or needs—is Troy Hawkins, the golden boy of campus whose charm and easy confidence are both infuriating and dangerously attractive. But when they’re forced to partner for the university’s biggest academic competition, sparks fly—in every possible way.

What begins as rivalry and sarcastic jabs slowly morphs into genuine connection. Troy, used to getting everything he wants with a smile, finds himself drawn to Delilah’s strength, wit, and vulnerability. And Delilah? She starts to wonder if she can really let someone in after years of keeping her walls up.

An emotional, engaging, and beautifully written story.

I was really excited to read Seeds of Passion, especially after enjoying the other books in the series. Lola Lockhart always creates magic, and this one was no different.

Delilah and Troy’s dynamic was so fun to read. Delilah is independent, brilliant, and guarded—she doesn’t trust easily, and I really felt her struggle with letting people in. Troy, on the other hand, is charming, popular, and always looking out for others, but deep down, he has his own fears about being left behind. Their differences made their connection even more powerful.

The tension between them was so well done. Their chemistry was electric, and I loved how their relationship developed slowly, making every moment feel real and meaningful.

Beyond the romance, the book also touches on deeper themes like family struggles and personal growth. The friendships in the story and the focus on environmental preservation tied everything together in a way that made the book feel even more special.

Absolutely devoured this book like my favourite dessert.
You get laughs, and banter but also sadness and maybe tears, if you're soft like me. This is an amazing book, and even better story. I can't wait to read the next book. I am crossing my fingers it's Ethan because that man has been through it.

This is the third book in the UMS series. We follow Delilah and Troy and there up's and downs but amazing story.
Troy is the golden retriever on campus, one smile and everyone falls in love with him. He's got the charm, the looks but most of all he has brain smarts, not that many people know that.

Delilah as independent as ever, always thinking ahead and being careful not to have herself broken in anyway.
Never in a million years did she think working with Troy in a project for her future would be in the cards but then again this is fiction and this is the reason we all get sucked in.

Book 3 in the University of Mountain Springs series, Seeds of Passion, had me hooked from page one! I loved our MMC, Troy, cocky, confident, but with such golden retriever energy that you can't help but fall for him. His charm, banter, and soft moments made him a standout. Delilah was equally compelling, flawed, relatable, and strong in her own quiet way. I appreciated how Lola Lockhart gave her depth and heart without making her perfect.

The chemistry between the characters practically sizzled off the page, and the emotional beats hit just right. I've had the privilege of reading the ARCs for the first two books, and somehow, each one keeps getting better. Lola Lockhart knows how to craft a swoony romance with heart and heat!

If you’re into college romance with charismatic characters, heartfelt moments, and lots of tension, this series (and especially Seeds of Passion) is a must-read!

Lola Lockhart’s, book 3 of the UMS series, Seeds of Passion, is such an incredible, raw and heart warming story.

𝗪𝗵𝗮𝘁’𝘀 𝗶𝘁 𝗮𝗯𝗼𝘂𝘁:
Delilah Greer and Troy Hawkins, quite the unlikely pairing, team up for an innovative project that would lead to great opportunities after graduation.

As walls begin to crumble, these two begin to learn that sometimes, to move forward, you need to be more open and true to yourself. They learn to forgive, learn to trust and learn 𝘵𝘰 𝘵𝘳𝘺.

𝗪𝗵𝗮𝘁 𝗜 𝗹𝗼𝘃𝗲𝗱:
The FMC, Delilah Greer. I see much of myself in her, which is probably why the last few chapters had me in tears. The weight she carries from her childhood is heavy. When Delilah pushed herself 𝘵𝘰 𝘵𝘳𝘺, 𝘵𝘰 𝘵𝘳𝘺 and do better for herself and let those walls down, I just felt that in my soul.

I love the emotional vulnerability we get to see with various characters and how that the more you talk about something, the better it is.

This is the third book in the UMS series but can certainly be treated as a standalone. This follows along Troy and Delilah and their complex history of enemies to then lovers. Now each book in this series has underlying issues the main character are dealing with from childhood and how it’s affects them now as college age adults.

The author knows how to just write so beautifully and definitely didn’t disappoint with book three in this series. There were definitely moments of deep emotions. I remember getting choked up by some scenes. Delilah didn’t have a consistency childhood and therefore grew up to be a very self driven, independently and closed off person who didn’t trust anyone. Where Troy, at a young age got the man of house titled dropped into his lap when his dad decided to dip and worrying about adult things that no child should have to worry about.

Somehow they come together and figure out navigating loving relationships and life together.

Absolutely loved it.

ARC Review

This was my first time reading one of these and it did not disappoint 👏

From start to finish I was laughing. I loved the characters 😍 ❤️ Troy and Delilah delivered. The banter was there and I loved that Troy just really didnt hate her, she may have though he did but that just wasn't the case.

Troy and Delilah worked together at summer camp as counselors and they also go to the same college. Troy is an engineering major and Delilah is majoring in Architecture. They end up pairing together because of a program contest that they signed up for.

I loved that Troy took the time to actually listen to Delilah and her feelings and the in turn she knew what she needed from him. They really were the perfect couple and as far as third act breakups go, this one may have been necessary.

Deff worth the read!

The third installment of the University of Mountain Springs did not disappoint in the world of college romance with a side of STEM. The slow burn, he falls first enemies-to-lovers spicy romance that developed between an aspiring architect, Delilah, and engineer, Troy, was real and relatable. Her guarded/black cat nature was in perfect contrast to his arrogant/golden retriever one; both driven to succeed to win the project they reluctantly agreed to partner on with their nemesis. Also enduring was the way the couple supported each other with their past and were vulnerable doing so. The cameos from the couples of the previous books brought the found family aspect when they swept in and accepted Delilah as one of their own. This romance showcases the beauty of letting your guard down and trusting to find love that you didn’t know you needed or missed.
Thanks to the author for the eARC.

Seeds of Passion 🌱
By @lolalockhartauthor

Okay, this book is seriously so cute! 😍 Book 3 in the series and honestly… it might be my fave so far! The banter between Troy and Delilah? Chef’s kiss. And that tension?? 😮‍💨 Talk about a slow burn! 🔥

You’ve got:
📚 College romance
⚔️ Academic rivals
😒 Grumpy x ☀️ Sunshine

I mean, really—what more could you want? 🙊
I absolutely loved their development and how they came together. Plus, their friendship group? Obsessed. This series is such a fun, easy read that just sucks you in. I legit binged 70% in one night 😅

Troy & Delilah’s relationship isn’t perfect—it has its ups and downs—but watching them grow together and push each other to be better? Truly such a beautiful journey 💕 An incredible read from start to finish! I’m already looking forward to the next one! I think it’s gonna fun 😍

**ARC REVIEW**
First of all I would like to thank Lola Lockhart for allowing me to read this ARC.

Main Tropes:
Dual POV
Enemies To Lovers
Forced Proximity
Academic Rivals
Slow Burn
Opposites Attract
College Romance
Reverse Grumpy X Sunshine

Points I enjoyed in this book:
Easter Eggs Linking To Previous Books
Nicknames
Good Storyline
The Relationships and Friendships

Didn’t like/ improve:
When reading this book I wish there were some more conflict in this book like Delilah’s Mumma or Brianna or the cheating skitch getting a talk down. There could've been more spice but the spicy scenes in my opinion but I enjoyed the ones we got. I can't wait to read more from Lola Lockhart in the future and the next instalment of the University Of Mountain Springs series.

Delilah is such a emotional detached person, she doesn't do people ( I can understand that sometimes) she is also beautiful and very very smart. But she's also invisible. When you have been taught over and over again to only rely on yourself, it's hard to let anyone in.

Enter Troy gods gift to woman, can literally charm anyone, except her. His joy in life is to spark her anger they clash alot but he just wants her.

They end up going for the same competition and they have to work in pairs. It couldn't go work could it. Could they actually learn to work together and get to know each other?

Brilliant book the emotional damage that is in this book. Just wow and also the heat and chemistry between these two yes please.

I absolutely loved everything about this book.

Lola you did it again another hit!!

I think this was my favorite in this series so far. I laughed, cried a little and smiled a whole lot more! The tension between Delilah and Troy is palpable and electric and I can’t get enough. These two a fairly different but opposites attract might just win this time! Delilah and Troy are thrown together in a contest and must deal with their differences in order to win. Lots of secrets and truths, are revealed.
This book has a contest, family drama, secret and everything inbetween! Will their shared family drama bring them together or will their mutual
stubborn ways keep them apart.
I don’t know how you’ll top this book but I can’t wait to see you do it Lola!!
