Coming home to find my boyfriend in bed with another guy is not how I expected my birthday to go.

When my two best friends find out, they help me with moving my things out of the apartment and trying to find a new roommate. In the meantime they take me out to get my mind off Zach and get laid. I’m really not sure I’m up for it, but I let them drag me out anyway.

I’m not exactly the cream of the crop when it comes to the dating pool, and all of the messages I’ve been getting from Zach since I broke it off with him are only solidifying that in my mind.

To my surprise though, not only does a guy notice me, he’s got to be the hottest guy I’ve ever seen. But when I finally gather my courage and try to spice things up with him, it goes horribly wrong and I run away mortified and in tears. My only saving grace is that I’ll probably never see him again.

But then I see a response to my ad looking for a roommate, and when I show up to meet the guy the following day and take a look at the apartment, who should answer the door but Hottie McHotness himself.

When I spotted the adorable little twink in the bow tie and suspenders at the club I was instantly attracted to him. All that wavy brown hair and the cute as hell glasses. But when he runs away in tears, I’m terrified I’ve done something to upset him, and I don’t know how to make it right.

When he shows up at my doorstep the following day and I realize he’s my potential new roommie I can’t believe my luck. He seems nervous and shy, but so sweet.

The more time we’re together, the more I realize what a number his turd of an ex did on him, and I’m determined to make sure he knows how amazing he really is, and that he deserves someone who will appreciate and care for him.

As the weeks go on I’m hoping more and more that that someone can be me.

The Roommate Situation is book one in the Colorado Springs University series by Felicity Snow. This is my very first book by this author.



Rory and Parker are both juniors at Colorado Springs University. Rory is an illustration major and Parker is a physical education major. Rory is small in size and is adorable. When we first meet him, as it says in the blurb, it’s his birthday but when he catches his boyfriend cheating on him, the day doesn’t end the way he thought it would. His friends help him get moved out and then they encourage him to seek out a one night stand, just to help get himself past his fears. What started out as an encounter with the most beautiful man Rory has ever seen, goes very wrong. The next day when he goes to see a new apartment, who opens the door but the same man from the night before!



Parker is one of the sweetest, most understanding men I’ve ever read about. This man is big in size but his heart is even bigger. He is so attracted to Rory but it’s obvious he’s been hurt. They can be roommates and friends and slowly, Parker hopes he can show him what he is supposed to be treated like, and hopefully will win his heart. Because every minute he spends with Rory, the more he realizes that Rory is it for him.

“I don’t know how long it’s supposed to take to fall in love with someone, because I’ve never been in love before. But I think, maybe when you find the right person, it takes hardly any time at all.”



The first part of the book, of course, is the build up, these two getting to know each other. But, holy moly, when these two finally do start getting together, my e-reader melted a little bit. These two were HOT together! I loved that Rory had literally no self confidence at first due to his ex. But slowly, with Parker, he became more sure of himself. It was a beautiful thing. These two were so perfect for each other. Parker was so wonderful. And the epilogue was adorable. There are strong hints as to who the next book might be about. I guess we’ll just have to wait and see if I’m right.

This was cute and very easy to read. The tropes really do all the heavy lifting and define everything that happens — sometimes a bit too perfectly and a little OTT — but overall I still had fun with it.
What I truly loved was the confidence Parker gives Rory, helping him fully be himself without living under the shadow of the most OTT, ridiculous ex I’ve ever read. That supportive dynamic was definitely a highlight for me.

I enjoyed the low-angst, cosy vibe, and it delivers exactly what it promises. That said, the 6-year epilogue really wasn’t for me… going from sleeping in dorms straight to full marriage and three kids felt rushed and made me cringe a bit.

I'm curious about Preston and Jackson's book. Maybe I’ll give it a try, because Felicity delivers all that she promised, and while this wasn't perfect for me, I don't feel disappointed, because I knew what I was getting :)

Sweet, fluffy, tropey comfort read — enjoyable, but not one that fully stuck with me. 🍪

Parker and Rory are adorable together. They begin as roommates and quickly escalate into something more. I appreciated the growth of their relationship and the development of both becoming more comfortable while having an ample amount of patience and understanding of one another. Rory goes through a lot in this story and I loved how Parker always has such a strong presence.

Overall I really enjoyed this story. It was funny and gave the more serious elements time and breathing room for Rory to process and eventually stand up for himself against his bully. This is a cute, funny, and enjoyable story that I cannot wait to see more in this series.

Parker is a whole freaking forest! He has zero bad bones in his body. Literally the perfect adorable sweet tall ripped angel who bakes when he's nervous. Just pure walking talking green flag really. 💚 🌳

“Vibes, babe,” he says, then fucking pats the top of my head. “And cupcakes? The guy bakes cupcakes. And that apron? Seriously. He’s like the hunky version of Martha Stewart.” 🧁🍪


As for Rory, I love how he found his confidence again. Aaand cue, it’s making me remember how I loathe the douchebag ex of him. I wish for all bad things for you, Zach. You manipulative narcissistic little shit. 🔪

My rage aside, this book is pure fluff on crack. Love it!

This was sooooo cute. Parker is the sweetest golden retriever himbo ever. And it's exactly what Rory needs to heal after his abusive ex shattered his self-esteem. I love how he is a toppy insatiable twink. They are adorable and Parker is almost unreal, but who cares? I want one, can I have one, please and thank you.

This probably would have been a great pallet cleanser book and not the first book of the year 😅
It was very cute, but kinda mid and predictable, which isn’t always a bad thing! This just didn’t work for me. The characters were very cute! But I didn’t love the insta-love, the spice was boring and the epilogue felt random. 🤷‍♀️

I love cute and fluffy romances but this was toothache level of sugar and it was too much for me. I did appreciate the way Parker supported and loved Rory for exactly who he was but it was also weird that Parker called Rory "little dude" because that's something you say to a kid not your partner.

3.5 stars. Rory was a gem of a character to read - aside from the period of insecurities caused by his ex, he grew up wearing a bow tie, etc, and didn't change those things about himself. His noise sensitivity was interesting to include. He appeared very innocent in some ways, but absolutely not in others. Parker was mostly more a support character and too perfect to be true - where the ex was almost too awful to be true.

Rory ex boyfriend is a d8ck of epic proportions. On leaving the relationship, he realises he has been the victim of abuse, his self esteem is a t rock bottom and on top of that, he needs to find somewhere to live asap.
Enter Parker. The cutest cinnamon roll of a human I think I've read in a long time. The pet names are super cute and Parker love and care towards Rory is swoon worthy.

This was actually really sweet.

I liked both of the characters. Parker is seriously just the sweetest guy ever. He’s such a golden retriever and he was so good to Rory. Rory was a sweetie as well who dealt with a mentally and emotionally abusive ex. He did cry an awful lot though.

I did feel like there were too many sex scenes for this short of a book. Once they started getting physical the sex scenes were back to back and I eventually started skipping over them. The book itself was kind of boring, not too much happens.

I am mad nothing happened to Rory’s horrible ex. I wish he would have stood up to him more or at least Parker punched him in the face or something. Idk maybe it’s because I’m used to morally grey MMCs that I was super bummed nothing happened to him. He was so awful.

I wanted to read the next one but idk, Jackson seems like he’s being an asshole to his love interest more than a few times and there’s some OM drama there that wasn’t in this book. We will see.

This is a feel good story about Rory and Parker and a bunch of baking. Or something like that 🖤😂

Rory walks in on his pos boyfriend cheating on him and has a come to Jesus moment (several of them) where he recounts how awful his ex was and how much he messed with his head.

In search for a rebound, he meets a mystery man in a club and one embarrassing bathroom scene later, they were acquainted. The next day when Rory responds to a roommate add he realizes that his new roommate is none other than the hot guy from the club.

Parker is a cinnamon roll. He not even a golden retriever, is the chihuahua of men. Chill until he’s not. 😂 he bakes when he’s nervous and loves to make Rory happy.

Their story is fairly organic in it’s progression and of course there is a Hallmark worthy grand gesture in there.

They are so sweet together and while this is a story about Rory finding his worth, it’s also incredibly steamy. 🥵

Such an easy, low angst story 🖤

Rory is celebrating his birthday and comes home to his boyfriend (Zach), only to find him in bed with someone else. Rory cannot believe what he sees and flees to his best friends Lucy and Jackson.
Rory now needs to find somewhere to live. He also releases that Zach has been controlling him and being mean to him. Zach says some horrible things to Rory, that he believes everyone thinks the same thing about him.
Wanting to forget about Zach, Rory goes out looking for a hookup.

Parker is tall and has a thing for smaller, cute guys. Rory fits his type, so while at a bar they hookup, except Rory cannot carry through with it, as Zach had got into his brain and thoughts.

Parker is also in need of a new roommate and advertises. When someone replies and turns up at the door, Parker and Rory are face to face again.

Parker is so sweet towards Rory and he knows he deserves to be treated well and loved.
Rory has allergies and is also hearing sensitive, but he doesn't think anyone will want him with all his issues.
Rory and Parker have such chemistry and the steam is off the charts, with lots of spicy scenes.

I really enjoyed this book by Felicity Snow. The ending was perfect and the two main characters have wonderful development, especially Rory.
I want to know what happened between Jackson and Preston now.

Well, I think this might be the cutest story Felicity has ever written, and I loved every second of it.

Rory is so sweet, but the way he comes out of his shell as his relationship with Parker develops is so good. I loved how confident her became and how he definitely wasn't afraid to tell Parker exactly what he wanted in the bedroom!!

Parker is an absolute gentle giant. He is beyond sweet to Rory and is just the perfect MMC.

I loved the way Rory and Parkers' relationship developed it felt so natural.

Definitely don't let the sweetest overload fool you though.... this book is HOT. Parker and Rory can't get enough of each other, and they definitely indulge whenever they can!!

I loved this book it definitely left me feeling all gooey inside and is a must read.

This is an adorable, heartwarming, and steamy story of finding someone who loves you for you and cares for you and takes care of you where you’re at, instead of making you change for them. Rory just got out of what he has come to realize was a horribly toxic relationship, after finding his boyfriend cheating on him, on Rory’s birthday. He struggles with his self-esteem and self-worth after being slowly and systematically beaten down. We all deserve someone like Parker to see and love us for who we are. I can’t wait to see where the rest of this series takes us.

This is my honest and voluntary review for the ARC I received.

This is the first book in Snow’s Colorado Springs University series and it’s such a good read! I loved it (except Zach) and couldn’t put it down.

Rory is in his third year at Colorado Springs University. He comes home (on his birthday, no less) to find his boyfriend, Zach, cheating on him. Zach is the biggest d-bag, btw. Rory meets Parker one night, after his two best friends take him out to cheer him up a bit. The two have a memorable moment in the bathroom until something slightly concerning happens and Rory rushes out of there. Rory, in need of a new roommate since he can’t live with Zach anymore, answers a response to an ad he put out. Parker is the person who answers the ad, and despite Rory’s embarrassment, the two become roommates.

Parker is the sweetest person ever. He’s is so genuine, loyal, and supportive. I love how guileless and how in tune to Rory’s needs he is. Parker is big and tall. He gives major golden retriever energy and is just the kindest man. Rory is short and slender. He has a bunch of insecurities from his awful relationship with Zach, ones that Parker slowly helps him to get over. He also deals with noise sensitivity.

I love that these two roommates become friends before things turn physical again. Parker is patient and makes Rory feel comfortable and safe. I adore all of his nicknames for Rory and how he puts him at ease. I especially enjoyed the scenes where Parker spends time with Rory’s family (and vice versa). These two are so well suited for one another, it squeezes your heart in the best way.

Lucy and Jackson are great friends of Rory’s. Parker has a good head on his shoulders and his friends seem nice as well. Rory is so lovable. I was happy when he finally stood up to Zach. Parker and Rory have a really strong emotional bond and their physical/sexual compatibility is off the charts as well. They earned and deserve their HEA. And gah, the epilogue is so darn sweet!

Side note: I’m so intrigued to see what’s going on between Jackson and Preston; I hope that they get their own story soon!

Goodness, this book was so sweet.

First of all. I love Rory... I may have one of those myself, so I'm very partial to the name and a huge Gilmore Girls fan. 😉

Rory is the cutest little bean. 🥹 He's such a quirky little dude, and I love it. From bow ties and suspenders to his sexy lingerie. To his nose strips and kitty sleep mask at night to needy dirty talk at a moments notice. He's such a fun character. Coming from a narcissistic relationship, his spirit is a little broken and battered. But, it was so beautiful watching him come into his own and build that confidence in himself with just the right amount of encouragement and love.

And who better to love him than his new hunky roommate and distasterous one night stand? Parker, who gives him cute little nicknames, bakes him chocolate chip cookies just because, who adores all his quirks, encourages and loves all the little things he was taught not to love about himself, and is there for him no matter the situation. Parker was just the sweetest golden retriever character.

And, together, these two created the sweetest couple.

3.5 stars rounded up for the positive messaging.

Rory and Parker were adorable. I love hurt/comfort that comes in the form of building up your partner's self esteem and helping to repair prior emotional damage that allows for the hurt MC to come out and be their true best selves. Rory had an OTT shitty ex who really damaged his views of himself and his worth especially surrounding sex. Preston was the ultimate green flag supportive LI who let Rory know consistently and openly how sexy he found him and all of the things he loved about him. I loved the care taken with this and all of the scenes that reinforced how sex (including safety, consent, comfort, etc) and partnership SHOULD be.

I loved the supportive families and friends (although I wish we got a little more interaction between the MCs and their respective friends). I also think that the author copped out a little by having the angst be the typical "I don't know if he wants more and I'm afraid to ask" because it was super clear how devoted they were to each other and I think realistically neither one would have doubted that they were in the same place emotionally. The author could have chosen an outside conflict if she wanted some angst. Also, I feel like it could've been a real 4 star for me if not for Parker's awful nicknames and his weird grandma style language. Like, he's a 21 year old dude who isn't sheltered, has sex, hangs out with other dude bros, and does swear regularly. There is no reason for him to speak like he does half the time. He literally says "fucking fudgesicles" at one point. My man, if you're saying fuck you don't need the fudgesicles. It made no sense and really took me out. Not to mention "little dude/guy", "little rabbit", etc. Please just no. I know she strongly set up the second book and I'll probably read it some day but I don't love books where one MC is so much more invested while the other doesn't treat them right for a long time and I am getting those vibes.

I don’t know how long it’s supposed to take to fall in love with someone, because I’ve never been in love before. But I think, maybe when you find the right person, it takes hardly any time at all.

After Rory gets out of a manipulative relationship, by finding his ex cheating on him on his birthday (rude) his friends take him out to get him under someone else. He hooks up with a mega hottie but ends up crying and running off..

Then when he goes to meet his possible new roommate - it turns out to be the same guy, Parker. Though Rory is mortified, his friend pushes him in and he takes the room. Parker is such a sweetheart, cares immensely for Rory, making him food for his allergies and being just the sweetest - and pushes his feelings down to give Rory space to heal from his dumb ex.

But the two are drawn together and slowly get closer together - it’s just so gorgeous!

The way Parker mixes swearing with non swearing replacements together makes me laugh so much.

All the nicknames? Freakin adorable.

This was such a cute story and I really loved it!

The Roommate Situation is the first book in the Colorado Springs University series. This is the story of Rory and Parker. Rory needs a new roommate after finding is boyfriend with someone else. After a disastrous night out he goes to meet his possible new roommate and it turns out to be the guy from the night before. Poor Rory has no self-esteem to speak of but he does have a Parker to help him. This was very well written with enough breaks to deal with the heavier parts. I loved the characters both main and side. I can't wait for the next book in the series. I would definitely recommend this book.

This was a cute book with cute characters. I gave it 3.5 stars, but prefer to round up rather than down. I kind of wish the ex had one more scene without feeling like he won, but that's ok. It had the happy ending we all expect with a romance, so it was all good.

It's good it you want a completely stress-free read for an evening.

This book is the perfect little sweet nugget. It has some depth with the fluff and mind angst. They are just the cutest couple and are exactly what the other needs.
