From Hate is the story of Francesca and Caleb. Fran is a school teacher who has passion and drive to make something of herself by herself. Caleb on the other hand, has already made a name for himself being a playboy and CEO of a very large corporation. Caleb has been forced to take over Francesca's sinking school in hopes to change his image. He and Fran do not begin on good terms, but Caleb, wanting to ditch the "hit it and quit it" reputation, decides he needs someone to play the role of his serious girlfriend and chooses the smart-mouthed and independent Fran. Fran, trying to hide from her obvious attraction to Caleb, would never willing agree to such an arrangement, but Caleb takes away her choice by using any means necessary; blackmail.
Fran's family history is a mystery, even to her. She grew up with an emotionally and physically abusive mother and step-father who tried to control her by using their name and wealth. Fran refuses to live off them and their name which is reason behind her fierce need for independence. This drive to be independent does not pay the bills or take care of her ailing grandmother and Caleb, being the brilliant man he is, uses this to his advantage.
Though they are simply "playing a role", each begins to develop feelings and attachment to the other. This push and pull of giving into their desires, but wanting to resist emotional attachment leaves both confused. Fran doesn't want to become attached as she knows she'll be the one hurt when the charade ends; Caleb doesn't want Fran to know who he really is as he is "not a good person" and has done things he is not proud of. Fran soon ends up ingraining herself into Caleb's personal life when his sister comes into town. Caleb's sister has a troubled past and present life. Fran witnesses just how troubled when she comes to visit Caleb early one morning and sees something she was never supposed to.
Overall this was a really good book and about 1/2 way into it I became really invested in the characters and the story line. I never saw the cliffhanger coming until I was right up on it, which I really enjoyed. The beginning of the book was hard for me to get into and I'm not quite sure why. There were some grammar and editing issues that need correcting, but I've seen worse it didn't throw me off too much. I really liked Fran and Caleb's characters, especially as I began to learn more about Fran's history. I felt at times, she was too naive and trying too hard to be strong and independent, but it wasn't annoying or off putting. Caleb was rude and gruff and overpowering, but then protective and sweet and I loved it; and him being British is just ahhhhh. I'll definately be reading Book 2 and look forward to more from the author. Good solid 3 stars.
The author sent me this book in exchange for an honest review. This was a very entertaining read. I love the Cinderella type stories and this was a good one. I liked the pace, brisk and no time was spent in excessive description of places. I got a good feel for the characters of Caleb and Francesca since the story is told in both POV's. Francesca has an inferiority complex due to her parents cruel treatment, so she feels like she's not enough for Caleb. That doesn't stop her from challenging him, therefore his fascination with her. I liked their chemistry and am intrigued by what will come in the next book. Caleb has some darkness that derives from his past and we suspect there may be some wrongdoing but no information was given. However, Father Paul vouches for him so he's not a criminal. I can't wait for the next book to find out.
Now for the bad parts: this book needs some serious editing. The sentence structure was sometimes so bad that it was difficult to understand. Also some sentences ran on and on and lost meaning. Spelling was pretty good, with only a few typos. Some dialogues between Fran and her friend Cassie went into unnecessary detail and meaningless banter. There was a word that screeched at me, when they called the school principal as the "principle" . These details took some away from the story but it still was good and entertaining. For a first effort by this author, if she gets a good editor to correct it, the book will be outstanding.
Wow. I've just finished the book and I am definitely wanting more right now.
I was expecting a conventional love-hate relationship between an average girl and a m/billionaire, when I picked this up. Little did I expect that Ms. Simon would be taking me on a roller coaster ride.
There were so many questions that were left unanswered for this book, and upon finishing it, I haven't really deciphered Caleb's true personality yet, so it's difficult to say that I did like him. Like Fran said, he was just hot and cold all the time.
Francesca, on the other hand, was my star in this installment, for when no one would stand up to Caleb Stone, she did.
Both characters were backed up with dark and interesting backstories that just kept me on the edge, very curious as to what they really were.
The book could use a little more editing, but other than that, it was a great read. Looking forward to reading more from this debuting author, especially with that cliffhanger... she got me thinking even after my Kindle was already off my hands. ;)

This is the 1st book from this author that I have read. The story has a great flow to it. The characters are very strong and likeable. The author does a great job describing all the scenes. I actually got goose bumps on some of them.

***Must add to your To Be Read (TBR ) list of books. This is part 1 of 3 books. I can’t wait for the next 2 books. There was one massive cliff hanger at end of this book. I would have given it a five star but I will need to see how the rest of the story plays out.

Francesca is a strong, independent woman that has made it on her own after leaving her controlling parents. And she just so happens to be a teacher at this high school. When Caleb forms his plan for the school he and Francesca do not start off with the greatest relationship.

I have mixed fillings about this book (partly because of how it ended) and I think with some good editing it could be a great book. I loved the concept but can't say I liked the H. It's hard for me to read a book when I want to tear the characters eyes out. I loved Francesca, although I thought she could have fought a little harder against Caleb's demands. They definitely had great chemistry and the author portrayed that well in her writing.
There was a mistake with the dual POV's, it switched from his to hers but it was still his perspective. That could be a quick fix I just think it was a typo. Also there was a contradiction with the H when he mentions he hates pet names and then uses them on her and she on him. I have said in previous reviews I have a love/hate relationship with cliffhangers. I am eager to read the next book and find out what happens.
All in all this book kept me intrigued and I thought it was a great first novel.

I absolutely loved this book. For a first time author, it was a great read. I got a good feel of the characters and I loved the fact that the story was written in both POV'S.
Caleb Stone is British, arrogant and domineering. Than there was Francesca Radley, the teacher that takes no crap from no one.
Caleb becomes her boss and they don't start of with the best of relationships. He asks Fran to become his FAKE girlfriend for PUBLIC APPEARANCES ONLY. She refuses until he digs deep into her secrets...Francesca was left with no choice but to agree to his offer.
I loved the chemistry between Caleb and Fran...he can be such a jerk but sweet and sexy at the same time ;-) Fran can be stubborn but can't help the feelings she's developing for him.
The book needed a lot of editing. The sentence structure was bad in some parts of the book and it left me lost. I had to reread the sentence a couple of times to understand the the part. There was also a few spelling mistakes here and there but over all I really recommend Lily Simon to keep going. For a first book. She did amazingly well. I can't wait for the second book to find out what happens next!

WOW - There is so much to this book. As this is the first book in a trilogy there is a cliffhanger, so be prepared.
Caleb Stone is a very successful business man who is trying to change his image. Everything about him is a mystery. His first change is a school that is need of help from possibly getting closed. He donates money and his time to help the school. Francesca Radley is a teacher at the school who is extremely headstrong after growing up with parents that tried to dictate her life. Caleb and Francesca butt heads on more than one occasion. Now for image change two - to portray himself in a steady relationship. He soon enters an agreement with Francesca. Caleb has some answers about Francesca's early childhood which she knows very little about and makes that part of the deal. Day by day Francesca sees and tries to learn the Dr. Jekyll and Mr Hyde personalities of Caleb, as she challenges him every step of the way.
The two characters have secrets, strong personalities, and a sexual attraction. Will they survive their fake relationship???
This is Lily's first book and she is off to a great career as a writer. Can't wait for the rest of Caleb and Francesca's stories.

I think this is a strong first attempt by a new author. The story is well thought out, and the characters are well developed.
I really liked the female lead, Fran. Her internal dialog was amusing - especially when she was interacting with Caleb. Caleb I'm not so sure of... I did like hearing his POV. Without that, I don't know if I would have liked him at all. I generally like the moody, dark and mysterious bad boy, but sometimes he was just a jerk. And at the end.... I don't know how he can come back from that.
The book needs a good editor to turn this from a 2 star to a 4 star review for me. There were so many run-on sentences that I found myself focusing more on sentence structure than content. I was also confused by Fran's being so enthralled by a Brittish accent. I sincerely thought this novel was based in the UK until she made those comments. The spelling and use of words were -to me- very obviously Brittish.
Other than those 2 issues, I enjoyed the story. I would definitely encourage the author to continue writing, and continue this story. Even with the errors, she can spin a tale.
ok guys, you really need to check out this book, Lily was kind enough to give me a copy to read, she is a new author and I really think she is only going to get better with each book. now I am going to say up front that this book does have a lot of errors but look past those at the story:), the chemistry and the build up between Caleb and Fran is great, the sex scenes even better. I totally got caught up in this story and couldn't put it down until I was at the end. I Will warn you this is a trilogy and does leave on a bit of a cliff hanger. I can't wait to read the next one to see what happens next. Caleb is British, rich, arrogant, and a jerk, but also gorgeous and sometimes sweet and gentle but mostly just a jerk, but still Fran is drawn to him, and can't seem to tell him no. he takes over her school and basically becomes her boss. Fran is a school teacher and has secrets she doesn't want known. Caleb plays on those secrets to get what he wants. Can't wait for more of Caleb and Fran :)

Francesca is a teacher completely devoted to the school she works at. Caleb is a rich, sexy businessman who "takes over" her school. Francesca becomes increasingly annoyed with Caleb's new rules and regulations. However, he IS her boss so what can she really do? Caleb has found in her the perfect "fake" girlfriend he can take to his public events. She's not happy but she goes along anyway.
Their story is an intense, steamy affair. It's a rocky start for them. They both have their own personal demons. I found myself completely engrossed and wanting more! This book was super sexy to read. I read the entire thing without stopping! Every woman should read it...especially if you're a fan of 50 Shades. I loved the strong characters and I loved this book! I can't wait for the second book in this series!

From Hate is Lily Simon debut novel. I must admit I wasn't expecting much, but I was throughly surprised. And really enjoyed the whole book. Francesca is a teacher at a school that needs help. She is very likeable, head string and very independent. Celeb is a very rich, a reagent and dominant man. He is needing to make his public relations better so he donates money to the school Francesca works at. Francesca takes a instant dislike to Caleb and his a reagent behaviour. To doesn't take long before she is finding it hard to say no to Caleb though. Caleb is a very big game player and uses every trick in the book to get what he wants from her. Unfortunately there was quite afew grammar errors in the book , and I had to keep going back to re read sentences as it wasn't making sense. The book did keep my attention and I did enjoy it.

I really really liked "From Hate"; definitely a page turner! The story was interesting and refreshing. In the beginning when I started reading the book I thought that it would be a light fun read, and it was for most part of it, but the ending was so surprising and unexpected that I couldn't believe it and it definitely sets a darker mood for the second book in the series. I can't wait to get my hands on the sequel (From Love). The only negative thing about this book was that the story was written from both Francesca's and Caleb's POV (which I loved), but it wasn't always clear to me when it was Francesca talking or Caleb. I had to re-read some paragraphs in order to be sure which one of them was talking, so for that specific reason I think the book needed more editing.
I definitely recommend this book and I'm sure I will read the next one!

This book was given to me for a honest review. This was a pretty good book for a first time writer. Francesca Radley is a teacher at a school that is in need of help she is independent and headstrong. Caleb Stone is a dominant male who is rich and in need of a public relations make over so he donates money to the school that Francesca works at and she is instantly attracted to him, but he is arrogant and that makes her dislike him. The book took me awhile to read because of the formatting and I am not sure if it was because of the download. The book was well written with one minor typo. Francesca who had a hard time growing up with a stepfather who didn't love her and a mother who didn't stand up for her she had to be tough. I really liked this book and Caleb and Francesca. OMG! This was a really great story. The lead male in the story reminded me of Christian Grey and Jesse Ward. Caleb Stone, is domineering, intimidating, billionaire, handsome and philanthropist. When Caleb is told to improve his public image, he goes and sponsor Hathrone High School. This is where he meets Francesca Radley, who will challenge, infuriate and show him there is something deeper with them.
Francesca, doesn't have many friends, not close with her family because she chooses that for herself since the way she has been treated by them. She is strong willed, will do anything for the ones she cares about.
I can't wait for the next book to come out. You are left on your toes thinking who Caleb Stone really is and how Francesca will learn to open up and love this ma an for who he is.

I think I fell in love with arrogant, pompous, egotistical and sexy as hell Caleb from the moment he opened his domineering mouth. And Fran, well she is tough as nails, cheeky and up for the fight and knows how to push all his buttons. Delicious!

Wow what a story. Amazing and not what I expected. Fran is a school teacher. Loves her job and will do anything. Her parents is not a normal parents except she adores her grandmother. She doesn't have a good relationship with her mom and dad, so she tries to stay away and makes it on her own with a teachers salary. Caleb is a millionaire and trying to change the public eye on him. He takes over the school to make it a high performance. He's trying to win the publicity heart. He meets Fran and she doesn't like his new ways and she tells him how she feels. Of course chemistry attracts. Caleb sounds hot and sexy. Loved the story. The story kept you going. Not what I expected.
Did the story had to end with a cliffhanger that you had no choice but to download book 2. I need to know what's going to happen next.

This book had its ups and downs in the beginning, but then started getting very interesting. I love Francesca's feistiness. It's refreshing to read that the heroin in the book doesn't completely submit to the manipulative and controlling ways of the men they fall for. Caleb seemed to have the potential of becoming one of next great book boyfriends, but HOLY COW the ending left me completely flabbergasted!! I'm used to them being bad boys, but not this bad. Don't want to say too much and ruin the ending, but wow. I definitely will be reading the next book in this series to find out how this relationship turns out. Most couples overcome a lot to get to their happily ever after, but the way I see it, Caleb made it almost impossible!
More like 3 1/2 stars... Where do I start... I received for a honest review and I'm not sure exactly how I feel. Some parts seem to loss me a little and some were great. Francesca was a teacher living a life that she wanted not the one her family wanted. Home wasn't ever good and being on her own, changing her name, and not letting her family know where she was- was the best decision she ever made. Then along comes the British billionaire / Caleb. Everything he does is about money and keeping his distance. When his company needs him to clean up his imagine, he decides to adopt a school....and as you can guess- meets Francesca. This story take a few chapters to get into but stick with it ...if you don't mind cliffhangers. Look forward to part 2, with so many questions unanswered.
As I sit down to write this review I find my heart racing along with a bit of vertigo taking hold of me due to this cliff hanger. I did not see that coming! Caleb is a very alpha character who is a business genius with skeletons in his closet not yet revealed. He sees a Francesca and its instant attraction. Francesca is a school teacher who has her own secrets and feels the same attraction. Even with that thought she finds Caleb to be a complete arse. Caleb offers an arrangement to benefit them both. As their story progresses they cant fight their attraction and a fire is ignited between them. This book has Hades type heat.,mystery.,intrigue and so much more. Intense characters with secrets to reveal. I will be fidgeting in my knickers waiting for the next book.

I literally loved this book and couldn't put it down and can't wait to get my hands on book 2 and 3. This book center's around this arrogant, controlling, domineering British billionaire named Caleb and a school teacher named Francesca. I absolutely loved Fran's character although she definitely has daddy issues along with low self-esteem. I loved that the characters are real and flawed and that this relationship is going to be slow building instead of that instant love that you get in most of these Cinderella/Billionaire stories. I am left with so many questions about both of there characters and the cliffhanger and the end.

Wow this was definitely an interesting ride, got this book from the author for a review and I was definitely not expecting the cliff hanger ending I got. Looks like this story will continue in 2 more books but I can't see any dates for those to come out- From Love & From Life So I guess I will be waiting. Very intriguing beginning I enjoyed this strong woman Francesca who comes from a tough love family and she wants nothing from them. She meets Caleb Stone who walks into her life all powerful and now her boss. You know he has a lot of dark secrets he doesn't share with anyone but his priest and that is how it ended. Can't wait for the next Chapter in this story.

There is a complexity to these two that isn't even all revealed in this book. We learn more about Francesca's past than we do about Caleb's in this book. His past is kept from us, we are just given little bits, it looks like the next book will probably go more into his past. I want these two to become a real couple, they are what each other needs, even with what happens in the end. What a cliffhanger, I can't wait until the next one. This is Ms. Simons debut book and it is definitely worth reading.

I had trouble reading this book due to all the run on sentences and other grammatical errors. I found myself having to read the same sentence over and over to understand what was being said. The over all premise was good but definitely needs some major editing. I felt the formatting was difficult also. It was hard to follow the conversations of the characters.

Francesca our heroine, is a independent teacher who left her parents controlling clutches and won’t be controlled by anyone. Caleb is here to turn a failing school around, Francesca is a teacher at this failing school.. so you know two opposite personalities will clash and they did. I liked Francesca’s independence but then like a lot of heroines these days she falls to quickly for hero.. Also the cliffy!
