Jackie Parker is married to the perfect man in Luke and is employed by the most atrocious man. When enough is one too many perfected actions Jackie decides that she can turn her life around and go into business with her husband and create marital bliss. The problem with that idea is Luke is in a partnership with his brother Logan, the prince of darkness with a touch of downright mean thrown in for good measure. The three of them are going to set up office as Damaged Goods, a property management company where Jackie can use her skills and people skills while the brothers’ military background will provide every other skill set required to get the job done. This company will evict, evacuate, and quietly remove deadbeat tenants never expecting that on the first job they would find a dead body and not a live one, gross.
For other people finding a dead body would be the lowest point in this new business but no things actually deteriorate from there if that is even possible. People it turns out are odd ducks and there are more of them than Jackie conceivably thought possible which is good for business but bad for trying to catch a break. Jackie, Luke and Logan try to keep up with the case load but that dang dead body is such a distraction and when the case goes cold and Jackie keeps heating it back up things don’t just get warm they get downright explosive.
Adding to Jackie’s stress is family issues and drama on both side of familiar fence each competing for who is more out of control. There is also that pesky secret Jackie has been keeping and knows the one person she needs to reveal it to is going to be the most hurt by the details.
Jennifer L. Hart provides every fun loving reader with love, action, explosions, and mayhem wrapped around a great story with relatable characters. Enjoy every book and be prepared to beg her for the next release date
Final Notice was a a book I requested to try out a new author and narrator. And was a gamble that really paid off. I had a great time listening to this cozy mystery and getting to know this family.
This book follows Jackie, her husband Logan and his brother Luke. Together they have formed a property management team, tough very reluctantly on some parts. There's a lot of tension in the team and secrets that have been buried for years. And when dead bodies starts to appear at the different sites, things take a turn for the worse.
There is a bit of a love triagle going on between the main characters. I'm not entirely sure what to think of it or where the author is going with it, I just hope it's not something that will be dragged on for books and books. For now though, I'm keeping an open mind.
Suzanne Cerreta is a phenominal narrator, or performer I should say. Her wide range of voices makes the listen effortless. And the feelings she added to the narration was always on point for the momentdepicted in the book. She truly took this book to another level and I can't wait to listsen to more of her in the future.

Final Notice is the first in the Damaged Goods mystery series. It's not quite a cozy, but not really a hardened mystery/thriller, either. Whatever the correct niche category is, Jennifer L. Hart has written a great series opener. Fast-paced, funny, with a biting wit and sarcasm; I had a really hard time putting it down!
Now, on to the important issue: Team Luke or Team Logan? I hope no one calls me out on this, but I have to admit that I'm totally, 100%, all in Team Logan. I know, I know! Jackie's married to Luke. But come on. I don't think she's truly happy - and, at least to me, Logan's the more interesting character. There's a depth there that just isn't evident in Luke. Jackie sees it and I'd be willing to bet that Jennifer Hart is Team Logan, too! (Now I might have to ask her . . .) For now, I'll be waiting to see how this all plays out - while working on "I'm with the Dark Prince" t-shirts.
I do need to call a spade a spade, though. My editing eye was bulging in places, making me long for a proofreader's red marking pen. Grammatical and punctuation errors can very easily turn me off a book in record time. However, what Final Notice lacks in proofreading polish is more than makes up for with panache. A solid four-star read. I'm already eager for January 2015 (do I really have to wait that long, Jennifer???), when Lease on the Beach comes out!

I grew up in Coral Gables, a Miami suburb, long before "Magic City" exploded into an international mecca of the beach culture. I did not realize Miami was nicknamed "Magic City" until I reviewed FINAL NOTICE. Hart delivers magic with a capable heroine who overcame a few hard knocks in her life. Jackie Parker has enough confidence in herself, and her marriage, to quit her job with a sexist boss. Her husband, Luke Parker, is transitioning from the Marine Corps to odd jobs with his brooding brother, Logan Parker. As the three sit around a wobbly kitchen table to ponder their future, Jackie suggests their own property management company named DAMAGED GOODS.
One step forward, two steps back as their first job to evict a tenant leads them to a dead body. Yet Jackie is an optimist and finds the sunny side of every situation with her affectionate husband, supportive mother-in-law, and loyal friends. The ensuing mayhem yields plenty of humor along with "ahh" moments as Jackie ends the day with a little romance.
Hart conveys the strength of military families that follows them into civilian life. Her characters are not perfect yet they are not the "wounded" stereotype in many romances. They are not rich in wealth but rich in love. They carry on, valuing their family and upholding their integrity. I applaud Hart for creating realistic characters that pay loving tribute to those in service.
Recommended read for fans of cozy mysteries, Florida sunsets, and happily ever afters for veterans ... until the next mystery.

Absolutely loved it. Definitely not the old fashioned style cozy but any ready of lighter mystery that focus on characters as well as the mystery will love it. Definitely in the top 5 I have read in the last year.
This is one of those books that grabs you from the beginning and holds you throughout, or at least it did that to me. Judy is the kind of person I want for my friend! And Luke and Logan are both yummy and basically sweet even though Logan tries to hide it. I like that she is happily married and that her husband is a part of the story.
Luke hires Judy for their new company when she quits her job as process server not just because she is his wife, but because she brings knowledge that they need to succeed. On their first job they find the body of a woman to who Judy feels a connection. That connection forces her to follow up when the police put the case on the back burner. Through the story we encounter friends and family and watch relationships develop and change. Totally awesome and intelligently plotted story. Definitely a must read.
This is one of those books that will be a five on review sites and will probably become a five as I reread it. I rate tighter on Goodreads because I am comparing each book to all of the other books I have read and loved.
I have read most, if not all, of this author’s books so when I saw a new one by her I just had to get my hands on it. I’m so glad I did! I didn’t want to put this book down at all. The mystery element was great. I loved all of the humor, there were parts where I literally laughed out loud. The characters were described so well that I almost felt that I knew them personally. I got lost in their world and can’t wait for the next book in the series!
Final Notice by Jennifer L. Hart is without a doubt the best audio book I have the pleasure of listening to. As much as I adored Final Notice from the first time I read it on my ebook, I enjoyed listening to the Audible version narrated by Suzanne Cerreta even more. That is saying a lot since I am not a big fan of audio books, or at least I had not been before now, and I am a big fan of the series. Now I have to get the other books in the Damaged Goods series, and maybe try a few others.
Damaged Goods is a limited series of only three books and one novella, but it is one of my favorites. I love cozy mysteries that do not fit the mold and this series is in a class of its own. Between Jackie Parker's sass and Suzanne Cerreta delightful presentation, I laughed until the last page and only cried a little. Ms. Hart gets all the credit for my swooning over both Luke and Logan. Ms. Hart gets all the credit for the swoon worthy Luke and Logan.
This was quite a story. Loved Luke. He was the best ever husband. Even the brother Logan sounded like quite a character. I enjoyed this book and can’t wait to read any sequels. Chose this book because I was looking for some action and mystery. Both accomplished.
I'm giving this story five stars because it had that "Just one more chapter and then I'll stop" factor that kept me reading late into the night.
The story drew me in from the outset as the larger-than-life characters leapt off the pages. I loved them all—though probably the two mothers most. Being a Brit, some of the expressions were new to my ears, but the language and witty dialogue sizzled in my head - masterly done and a delight to read.
Jackie, the narrator, is something of a klutz, accident-prone, kitchen-cursed, considers herself "trailer trash" but she's also smart, knowledgeable and the brains behind the brawn of "Damaged Goods" the property management company she runs with husband Luke and his brother Logan. What complicates a happy family working relationship is that Jackie fell a little bit in love and slept with Logan before she met and married Luke—and neither of them thought to mention this to Luke. Well with two gorgeous hunks madly in love with her and eager to haul her out of some very messy situations, why would Jackie rock her boat?
But of course Jackie is a born boat-rocker and her innate sense of justice, coupled with her curious nature and desire to finish the job she started land her quite literally in deep water - and a lot of other less hygienic stuff. Nor is Jackie without conscience, and her need for honesty and fairness in handling the two men in her life lead her to a difficult decision.
Some of the situations Jackie and the Damaged Goods team discover as they grow their company had my eyes out on stalks, yet as incredible as they were, they had a plausible ring. Jennifer Hart's confident delivery and knowledge of the legal loopholes of the property business made me wonder about her own background. I don't want to spoil the surprises for readers, so will refrain from summarising the dramatic situations the team encounter, but can assure you that this fast-paced and witty story never loses its momentum once. I thoroughly enjoyed reading it and highly recommend it.
The first of the Damaged Goods Mysteries this story sets a high bar. Well written with a light and easy style as well as a generous dose of humor.
Jackie Parker and her husband Luke and brother in law Logan go into business together solving problems with tenants for property owners. The problem is they start turning up bodies and as well as some very unusual tenants with some very unusual umm... problems. The book moves at a good pace and she never fails to deliver a new and interesting problem for this rag tag team.
The trick for authors in this genre is to come up with new and interesting characters and present them in an interesting and entertaining way while still maintaining some connection to reality. I think she did a great job with this one on all fronts.
Having done property management I had no problem believing the scenarios she came up with. I may have to share a few I came across when doing it. Seems like they might be a pretty good fit for this series.
Jennifer also writes the Laundry Hag series which I have been a fan of and have recommended to quite a few of my friends. Her new series will give her another outlet to showcase her sense of humor and her writing talents. I look forward to the next books in both series.
A darn clever novel about a certified process server, who joins forces with her husband and his brother in a property management company called Damaged Goods. Should be a simple job, evicting troublesome tenants and otherwise trouble-shooting for property owners.
Not so fast! On their first job, they find the corpse of a young woman, who is not the tenant. And the problems build.
The characters are likable, the banter is quick, and the complications are realistic.
Even though a major potentially explosive problem among the partners is resolved in this mystery, I look forward to reading more from Jennifer L. Hart.
If I could give this book more than five stars, I would! I loved it from beginning to end. The characters are great, and felt like old friends after only a few pages. The story follows Jackie, her husband Luke, and his brother Logan as they start their own property management business. The trouble that Jackie gets herself into is just hilarious!! I could not stop laughing! It is one hilarious situation after the next! I put this book as one of my absolute favorites of the year. Cannot wait until the next one in this series!
A funny page-turner. Jackie Parker and her husband and her brother-in-law set up an eviction business in Miami, and then discover a dead body. A good and plausible set-up for a mystery given Miami is a place where those kinda things do happen.
Jackie Parker is a strong character who gets herself into perfectly awkward situations. The plot is well-executed and sprinkled with tons of humor. I look forward to reading about Jackie's next adventure.

The frustration on the job is jumping of the pages as is the tension in the family. Jennifer L Hart's Final notice will have you laughing and gasping and you will vacillate between understanding Logan to wanting to punch his lights out. All in all the characters make you sit up and take notice. The story moves at a quick pace so that you are surprised when it is over, but lucky for us there are already two other novels out in this series to keep us reading for hours to come.

I enjoyed this book. This is such a talented author, so even though the story focused more on the home life drama between the characters than the murder investigation, I didn't actually mind, which is unusual for me. I have read a number of books in different series and genre's all written by this author and she hasn't let me down yet and judging from this book it isn't going to happen any time soon.I even looked into getting the four book audio book set, just so to what happens I enjoyed it that much. The characters are likeable, engaging and full of heart but find themselves in some whacky and hilarious situations. Enough to keep you entertained and chuckling, as things never seem to go as smoothly as it should. Even there friends are on the quirky side. The mystery does take a back seat to the drama, so along with who the killer was, you also spend most of your time wonder which brother she is going to end up with and how the other one is going to take it. I had guessed who the murder was but I had so much fun getting there I am off to see about the next book. When her boss makes another pass at her, Jackie quits her job and runs home. Just as her husband Like and brother in law Logan decide to go into business together. With one of the men wanting her on the team and the other not, Jackie will have to prove she can pull her weight as a property management team member and she can't do that by staying in the car all the time. She knows the law and rights of tenants and landlords but is that enough to keep both brothers happy? There first job doesn't go to plan and they discover a dead body. Who is the woman? and where is the tenant they were sent to find? The police have no clue and very little time to investigate, which is why Jackie finds herself asking questions. Can she solve the murder and work with both men in the process or will the secret she is keeping drive a wedge between them all? Especially as Logan's apartment is being fumigated and he is staying with them, at the same time there mother also moves in while she plans her wedding renewal. Maybe finding a killer is easier than surviving the family drama.
I read a cross over short that included these characters and I couldn’t help but want to know more. This first book didn’t disappoint. Jackie is a no nonsense girl who quits her job when her boss won’t stop his dirty dog ways. Luke, her husband, finds this okay because he wants to start a property management business with her and his brother Logan. Their first job starts off with a bang because there’s a dead body and Jackie can’t let it go. And she manages to get her self in some precarious positions. She also is concerned about working closely with her brother in law because before her and her hubs were married and he doesn’t know. This is a rom com, a cozy murder mystery and a love triangle all in one. There is sarcasm, humor, angst and even some mail biting moments. The narrator does a great job! She nails the emotions all the way down to being scare, out of breath or laughing! I quite enjoyed getting lost in this warm world on chilly day!

What a great start, to the Damaged good series, I loved it, fast moving, and never a dull moment, I kept telling myself just one more chapter.
A mystery, a love triangle and lots of Jennifer's witty laugh out loud humour kept me well entertained, I ended up listening to the book over 2 days , it would of been one, but I kept getting interrupted.

Jackie Parker leaps at the chance to work with her husband Luke. The only drawback is their third partner—her brother-in-law Logan. She decides to make the most of it and bring her unique skills and knowledge to the new venture anyway. Their first eviction turns up a dead body and no tenant. Despite that foreboding opening, they continue accepting jobs that seem designed to convince them not to pursue this line of work. And through it all, Jackie still wants to find justice for the victim at that first rental property. Will that prove more dangerous than the lease-breaking tenants?
If Jackie’s ongoing misfortunes weren’t mildly amusing, I would have given up on this book. It needed serious help from a qualified editor. Not only did incomplete thoughts and poor word choice abound, but neither Jackie nor the writer could tell the difference between Logan and Luke half the time.
I had high hopes for this book as I usually enjoy the author's work. Her characters and fun and I do like snark.
Here we we a love triangle, one that I felt too uncomfortable with and it obviously going to become the central issue. The protagnoist is Jackie 35 year old woman married to Luke and is still in love with his brother the Prince of Darkness AKA Logan who is an ex-marine. The chemistry is really between Jackie and Logan. Poor Luke. And that takes away from the murder mystery which was okay.
There were gramatical or typo erros which are off putting but that aside it was an okay read. I am likely to try the second in the series in the hope I am wrong about the martial status of Jackie and Luke.
Jennifer L Hart has written a contemporary mystery that I enjoyed a lot. This book featured two brothers who started a property management business together. After one brother's wife quits her job, the other brother asked her to join their business. The characters were memorable. The mystery was filled with twists and turns. There were periods of frenetic action and plenty of humor. I am looking forward to the second book in the series. I recommend this book to others who enjoy this genre. Suzanne Cerreta's narration was awesome and added to the story's entertainment. I was given a free copy of the audiobook and I have voluntarily posted this review
Enjoyed the entire book, and that's saying alot. Many writers tend to go on and on about the wallpaper etc., and I "skip read" the story. But Hart describes people and situations with the perfect amount of detail. This was funny, with interesting characters, and several mini mysteries within the main mystery. I will definitely seek out more of her books. Its a genuine treat!
This was a delightful read. Characters were well defined from the beginning. Fast paced. Kept me interested from the get-go. Enjoyed all the predicaments that Jackie found herself in, including the angst among her and the brothers. My one big gripe: scores of typos. Some obvious, some not so obvious. Would love to see it edited and re-released. A fun book that piqued my curiosity about the series. PS I was pulling for Logan.
Fun with a side of heartwarming! So much action and twisting storylines right up to the end. These characters attached themselves to me with their family is everything belief and the mistakes they make despite that. Great job of writing and bringing some new favorites to life!

This cozy mystery exceeded my expectations and was a fun read. Jackie, her husband, and his brother run an eviction service. There is a hilarious mix of business and family drama that makes you want to read "one more chapter". The characters are highly relatable and I look forward to seeing them in the rest of the series.
I seem to be in the minority but I didn't like this one. The love triangle bothered me a lot; it seems like the main character wanted both so just no. The other tough point was that she had to be the one to save every job. I was hoping for more of a Janet Evanovich book, so I won't read any more in this series.
Would have been a 5 star rating if not for the grammatical and spelling errors. Shame, as I thoroughly enjoyed it otherwise. Makes a pleasant change to read something a little different from the usual plot settings we see all too often! Dysfunctional/humorous family setting, with Jackie getting into all sorts of situations - great read!
