Six months to find love. One overprotective menace (who’s way too handsome for his own good). And a building that might have the final say.

Scarlett Fernsby holds the world record for shortest relationships. Mostly thanks to overprotective parents and an interfering brother, every attempt at dating has been a disaster.

When her whole family is out of town for six glorious months, she knows it's time to find love.

What she didn't count on was Wade Hendrix. Her older brother's best friend.

He's even worse than her brother. He's soon crashing every date of hers, and Scarlett's beginning to wonder if he's made it his life's mission to annoy her.

Wade is a firefighter with a hero complex; she doesn't want to be his pity problem. Especially when she's starting to misinterpret those fiery looks of his.

Scarlett doesn't know what to do with this newfound attraction to him, and though she'd like to scrub him out of her life, the building she lives in has a very different plan.

Wade Hendrix has a problem. His best friend asked him to keep an eye on his little sister. But Wade has trouble keeping his eyes off of her.

What starts out as a favor for his best friend soon turns into pure torture: watching Scarlett date other men right in front of him.

Wade would love to tell her how he feels—but he knows she doesn't feel the same.

Or does she?

After an especially disastrous date that Wade ruins—and with the help of a very special mop that likes to grant wishes—Scarlett tells Wade that he owes her a goodnight kiss.

But one kiss isn’t enough. Wade wants forever. Now he just has to convince Scarlett that just maybe, love has been right in front of her all along.

Adorableness wrapped up in the prettiest package! That’s this book.

Scarlett & Wade are actually the cutest and watching them fight their feelings made me giggle. Because THEY WERE LITERALLY MADE FOR EACH OTHER!

Brother’s best friend always leads to the characters really KNOWING each other. And that’ll always sell me on a book.
But then you add that moment when one character tells the other character they love them for who they are, and they don’t want them to change and it calms insecurities the other character has…IM A PUDDLE!

So guys, I’m a puddle — because we get that moment and it’s ADORABLE!

The date interruptions really were the cherry on top! (Also - note to self: don’t go on a date with anyone you meet on the steps of a courthouse 😅)

Phoenix actually being on board with Wade dating his sister was such a nice refreshing twist to this plot!!! 👏🏻

Another great addition to this magical series!
P.S. if anyone wants to find me a magical mop I would not be upset!
P.P.S I also won’t turn down an inflatable chicken suit…

i think this is the only brother's best friend rom-com that i like, cuz this trope is a hit or miss. 😔 this was a silly and cute read, the brother's bff hijacking the fmc's dates in her bro's place--COUNT ME IN!!! 🥰 the serendipity was working it's magic once again w/ these two like a matchmaker! 🤣 the reason that this book is getting 4 stars instead of 5 is cuz the brother let the two date even before they got together, which is strange. 🙎 like i was hoping for the 2 guys to argue abt their relationship, but instead he let it slide! 😕

𝚜𝚌𝚊𝚛𝚕𝚎𝚝𝚝 + 𝚠𝚊𝚍𝚎 🪄:
their banter was so fun to read and wade cares so much for scar! and him falling for her first-SWOON!!! 🤭 wade doesn't want her to change for him, which is sooo sweet!! 🥰

Looking for love, laughs, and a little magic? This one’s got it all.. and yes, even a wish-granting mop!

In this super cute and magical addition to the Only Magic in the Building series, Scarlett is finally on her own while her family’s away for six months. Perfect time to find true love, right? Except her brother has other plans and asks his best friend Wade to keep an eye on her. Cue the bickering, banter, and unexpected sparks! Scarlett and Wade are total opposites, but with a sprinkle of magic (and maybe a wish or two), they just might realize they’re a perfect match.

The romance is slow-burn, closed-door, and absolutely adorable. Perfect for when you need a sweet, magical escape.

This is the fifth book in the Only Magic in the Building Series. It is a brothers's best friend story with dual POV. It was cute, with banter, and a little magic, though I would have liked to have seen that explored a little more. I liked that we got to get to know residents of the Serendipity that were briefly mentioned in other books. Overall, this was a fun read and a good addition to the series.

3.5 stars rounded up.

Thanks so much to NetGalley and Victory Editing NetGalley Co-op for the ARC. All opinions are my own.

This is the best multi author series I have ever read. The Only Magic in the Building series is so fun and whimsical. I love the little sprinkle of magic throughout these rom-coms.

In Clean Out of Luck, we get the awesome brother's bestfriend trope. I was ecstatic to see Carina Taylor part of this epic series. She writes swoony clean romances and I absolutely loved the MCs here.

Scarlett has always wanted to live in the Serendipity- and who wouldn’t? It’s a quaint, romantic former dormitory turned into apartment. And it so happens that over time, strange things have happens in the building to help people fall in love. She wants to find her forever, but her family keeps interfering. In fact, her brother Phoenix is out of town and assigns his best friend Wade to keep track of her dates.

Brother’s best friend is my favorite trope for a reason — there’s the opposite of insta-love/ what is usually just lust. The couple really knows each other at a deep level and they find it confusing- usually the reader knows they are falling in love before they do. Scarlett is really sweet, but she is also feisty. She knows what she wants and she doesn’t need protecting as much as Wade thinks.

I love this book, the setting grows on me with each book in the series, and this one might be the funniest. Little Easter eggs are sprinkled in as we see the characters from the other books sprinkled in. And of course! They’re neighbors after all.

A fantastic addition to a fantastic series.

This one pulled me in!! I couldn’t put it down I was so invested. ❤️
I really liked the main characters personalities. And Scarlett and Wade together were so perfect. Their dynamic was fun, playful, thoughtful, all the feels🥰
And I mean who can resist a firefighter that likes to bake you chocolate chip cookies?

This might be my favorite one yet🙃

Stalking is not a good look.

This story would be better placed in the horror genre. Putting a tracker on someone’s phone without their consent or knowledge is wrong and possibly illegal. Then to give that access to another person? The under reaction by the woman in this story is even scarier. Her privacy was totally violated. I could go on, but the characters were immature and the premise was horrifying. Least favorite of the series so far.

This book is part of a little series of novellas from "Only Magic in the Building", this one being the 5th book in order. Thank you so much Booked With the Emilys and Carina for this advanced copy!

Scarlett has always wanted to live in The Serendipity apartment complex. She ended up in one at the basement of it, but it was exactly what she needed and maybe more than that. Why? Because this whole building was magical.

Because she was in search of love, Scarlett had pretty many disappointing and unlucky dates, not feeling the right chemistry with neither of her pretenders. And maybe that was happening because she felt that perfect connection with her brother's best friend, Wade. Scarlett had a crush for him but thinking that her brother wouldn't agree with a relationship between them and because she didn't see anything from Wade's side, she resented that this wish will ever come true and started to look for her half.

This story was so darn cute! Can we please talk about Wade? He was smitten with Scarlett but had to much respect for Phoenix, her brother, to betray him like that. I felt so sorry for him, to see him follow all those failed dates of Scarlett when he knew he was the right guy for her. I also loved Gloria, an older lady who had an apartment in the building and who became one of Scarlett's best friends. She was such a fun and colorful person and made me laugh a lot.

A super sweet and fun book, which will definitely enchant you with it's wonderful plot and characters. Looking forward to reading the other stories of this little novella series🥰.

Well folks, this one had a rocky start for me - I felt like the writing was very juvenile and extra cheesy; like everything about the characters was said or told to you, not shown, if that makes sense? I had a really hard time at the beginning with the stalker vibes that Wade was giving me😭 but I’m glad I stuck with it because the book was definitely better in the second half.

The romance between Scarlett and Wade was very swoony and sweet, so more points were added for that! 💕

I will say though, the magical element of this book was soooo minimized, like you could’ve had the same story line without the magic; I wish that would’ve played a bigger role in the plot like the other stories before it did.

Overall, I hated the beginning, but enjoyed the greater portion of the book👍🏻

I loved the brother’s best friend angle! This was super sweet and very fun. Scarlett and Wade were hilarious.

There was quite a bit of second hand embarrassment from terrible dates and more heated romance than my personal preference that wasn’t my cup of tea.

But it was cute. And who doesn’t want a magical wish-granting mop?! 😂

Content: innuendo; woman in a bikini and thong (non descriptive); mild language (h*ll, d*mmit)

Cute, but not for me.

The only good thing I can really say about this read is the humor was top-tier. I mean, there were some really cringey bits, but it was funny nonetheless, and I got a good laugh out of it!

The characters were definitely hard to like, but I did enjoy Scarlett’s dry sense of humor, so that made it bearable enough. Wade, however, had his good moments, but I was not too fond of him AT ALL. His character just gave me vibes I didn’t like…

There were certain things that didn't sit right with me—specifically the “overprotectiveness" of Scarlett's family. I mean, having a tracking app on her phone without her knowing...? That's a bit much, especially seeing as she's a grown adult. This whole book just didn’t sit right with me.

The romance wasn't dragged out enough, and we never really got to see the buildup of Wade's feelings; I would've really liked to have more insight into the couple's past and whatnot so that the attraction could be better explained. Ultimately, Scarlett and Wade are a real hoot together, but this is one of those couples that doesn't make it past the epilogue.

Overall, this was simple and short with some super cute moments, but I didn’t like it much.

No hate to the author EVER! I love Carina Taylor; this just wasn’t the right read for me.

If you’re going to look for red flags, Scarlett, I think the guy who emotionally manipulates you, stalks you through a phone app, and constantly ignores your feelings are pretty big ones. I hated that her brother and Wade were so “overprotective” doesn’t matter if they thought they had a good reason. One bad event does not give them license to control Scarlett’s life. When she did get mad, Wade would say things like, “I only want what’s best for you” and somehow Scarlett translated that as “he sees me”. If he saw you, he would trust you enough to make your own mistakes.

I didn’t understand why the mean co worker, and the magic element was so underwhelming even the MC didn’t acknowledge it. This was a miss for me.

I’ve been too busy the past few weeks to keep up with all of the new Magic in the Building releases, but I cut some time out of my schedule to fit in this fantastic arc! It was so much fun to be back at The Serendipity, but this time in the basement apartment with Scarlett Fernsby. The magical realism found in these stories adds such a fun element to each one of the books and I find myself looking forward to seeing how The Serendipity pairs up the next lucky couple 😄

Scarlett has had two big dreams since she was young, Number one: live in The Serendipity and Number two: finding the love of her life. Number one was easier accomplished than number two as her long list of bad dates continues to grow. It certainly doesn’t help matters that her brother, Phoenix, likes to poke his nose into her dating life much too often. Things seem to be looking up for Scarlett when Phoenix leaves for a trip, but alas, he sent his best friend, Wade, to keep an eye on her in his stead.

Wade Hendrix isn’t sure what to do about his feelings for his best friend’s sister. So he does what he does best and acts like a pesky older brother in her brother’s stead. This includes crashing numerous of Scarlett’s dates, which of course only makes her incredibly frustrated with him. But what makes her the most frustrated is the fact that she’s been unable to get him out of her mind while on her dates. After yet another disastrous date, Scarlett heads home to scrub her floors with her trusty mop, which just so happens to grant wishes. One thing leads to another and Wade & Scarlett end up sharing a goodnight kiss. Can Wade convince her that he is the love of her life that she’s been searching for?

There were so many fun moments in this book! I loved the dynamic between the main characters and, as per usual with The Serendipity, I loved the side characters as well 😄 Gloria had me cracking up multiple times 🤭 This book was utterly delightful and full of swoon! A definite must-read for any clean romcom lovers!

I have yet to read a book by Carina Taylor that I didn’t love and this one is at the top of the list! If you haven’t started the Only Magic in the Building series, DO IT!!

Clean Out of Luck is the fun and whimsical brother’s best friend story of Scarlett and Wade! When Scarlett‘s older brother, Phoenix, moves out of town for a little while, she has no idea he has enlisted his best friend Wade to check in on regularly. Yet, here he is showing up on announced at her apartment, crashing her dates, and annoying her to no end! Too bad he’s so darn handsome. And charming. And kind of irresistible.

Ahh!!!! I love these two so much and am obsessed with their story! I loved how they had a history with Wade being Phoenix’s best friends when Scarlett was growing up! I loved their love/hate relationship! I loved how protective Wade was of Scarlett and him crashing her dates just made me laugh! I loved that Phoenix actually wanted these two together! I loved the mop that made Scarlett’s wishes come true! And, of course, I loved their journey to a HEA!!

Do NOT not miss out on this one!! ❤️

This was a super cute addition to the Only Magic In The Building series! It’s a brother’s best friend trope with a bit of a twist to it, combined with a matchmaking building, and a magical mop. So much fun!

Scarlett has had two wishes since she was eight years old — to live in The Serendipity apartments, and to find the love of her life. Her wish has come true as she now lives in The Serendipity, but she’s had a rougher go with finding true love.

When Scarlett’s protective older brother moves out of town, he asks his best friend Wade to check in on her. Wade agrees, and not only does he keep dropping by her apartment unexpectedly, but he also takes it upon himself to crash her dates. His motives have more to do with his feelings for Scarlett, than doing what her brother has asked him to do.

You can expect—
Whimsical romance
Light magic elements
Brother’s best friend
Firefighter mmc
He falls first
Kisses only
Dual POV

I thoroughly enjoyed this book, and really enjoyed the banter between Wade and Scarlett, and all her dating mishaps were a hoot. I loved how protective Wade was of Scarlett and how he was always there for her.

This is part of a series, but it can definitely be read as a standalone.

I received a complementary copy but a positive review was not required.

After a history of ill-fated relationships, Scarlett finally has the opportunity to find her true match when her entire family is out of town for an entire six months. Scarlett decides she will use this time wisely and start exploring the dating pool of Serendipity Springs. However, her older (protective) brother, Phoenix, had other plans when he left his best friend, Wade, with clear instructions to keep an eye out on Scarlett. While Wade is stepping on Scarlett's toes and infiltrating one date after another, he begins to realize that his own protective instinct towards Scarlett may not be "brotherly" in nature.

Through multiple "accidental" run-ins, Scarlett and Wade become closer and closer, offering Wade the opportunity to demonstrate his caring and compassionate nature to Scarlett. Soon enough, Scarlett begins to realize that her true match may not be found on a dating app or blind date, but nearby all along.

Unfortunately I found that the protective "big-brother" facade that Wade has over Scarlett for the majority of the book started to become over-done. At some point, it would have been nice to see more chemistry develop between Wade and Scarlett, because there was room for more! Scarlett really only divulges her feelings to the reader near the tail end of the book, which I found to be a bit disappointing. Both characters ended up causing a fair bit of frustration for me throughout the book as their actions became a bit redundant over time. Overall, this was a cute addition to the "Only Magic in the Building" series and it is worth reading if you are making your way through the series as a whole! The plot itself was enjoyable, especially if you enjoy the friends-to-lovers trope or "best friend's sibling" trope and are looking for a quick and sweet rom-com read.

🤍 Thank you @carinataylorauthor for the gifted copy of this book!

This book was a delight to read from start to finish. The tension between Wade and Scarlett was undeniable and I was kicking my feet whenever they were together.

I’m here for a protective mmc who just wants his girl to notice him, and I loved that Scarlett didn’t let Wade get away with too many shenanigans.

This is definitely a book you don’t want to miss!

This book was so cute and lighthearted, and I won’t lie, I am now in love with Wade Hendrix. Why isn’t there a hot firefighter in my life? 🙄

I wasn’t too sure how I felt about the pacing of the story, but I understand that the book is only like 250 pages long. I actually really wish the book was longer.. which is something I never say.

The time jump at the end was cute, but I’m not someone who likes time jumps so I was annoyed at first… but I got over it because it was sweet.

Overall, such a quick and darling book. I definitely recommend 💖

“I don’t know what possesses me. But the words are out of my mouth before I’ve even thought them. ‘Wade Hendrix, you owe me a goodnight kiss.’”

Scarlett and Wade have the most enchanting brothers-best-friend romance relationship ever and when added to the whimsical magic of The Serendipity building, a beautiful story is born. Scarlett is determined to find her match in a heap of dreadful dates and Wade, a hot firefighter, steps in for her overprotective family to keep an eye out for her.

I love the way Carina Taylor writes, especially the banter and interactions between her characters, and the humorous, swoon-worthy, and delightful connections in this book were absolutely sublime and everything I hoped for. A wish granting mop, a slew of failed dates, romantic tension that can be sliced, dual points of view,
and so many achingly sweet lovesick moments had me flying through these pages.

From start to finish, I was captivated by one of my favorite tropes and immersed in every single uncomfortable, embarrassing, super swoony, and romantic moment.

2.5/5 Stars

*Recived this as an ARC from NetGalley in exchange for a review/feedback.*

I did enjoy the story, but some of the plot seemed like it went around in cycles. Yes, the FMC went on dates, and the MMC came to save the day. That's fine, but there were things with the MMC parents and how they were, and it came up multiple times when I didn't feel like it was needed to move along the story.

I also felt like the FMC and MMC didn't have a great chemistry coming off the page. Their conversations could have been more flushed out, and their conflict fell flat.

Towards the end, I felt like I didn't need to continue, like the epilogue. Yes, I had some follow-up, but I was okay without it.

I'm still giving it a 2.5 star rating as I did enjoy the story and plot, but felt lack luster in some areas of the story or some parts not need to be hyped on.

This one was more of a 2.5 star rounded up to three for GR..
It had all the right pieces of a sweet romcom, but I didn’t really find the characters believable. Many aspects seemed a bit forced, there were a couple “micro-tropes” that felt like a real stretch (probably a personal preference) Also I feel like having the MMC be a firefighter was a prime opportunity for a super masculine, hunky character who saves the damsel in distress - and I think that was attempted - but it, again, just fell flat for me. Could be just that I wasn’t in the right mood for this one.

ARC REVIEW Clean Out of Luck- Only Magic in the Building

Six months to find love. One overprotective menace (who’s way too handsome for his own good). And a building that might have the final say.

Scarlett Fernsby has the worst dating track record. Thanks to her overprotective parents and meddling brother, every past relationship has ended in disaster—sometimes literally (one ex even crashed into her car after she dumped him). But with her whole family out of town for six months, she’s determined to finally take control of her love life.

Her plan? Go on as many dates as possible until she finds “The One.”

The problem? Wade Hendrix.

As her brother’s best friend, Wade has been asked to keep an eye on her while her brother is away. But Wade isn’t just watching out for Scarlett—he’s watching her date other men, and it’s absolute torture. He’s been in love with her for years, and no matter how hard he tries to fight it, he can’t stop himself from interfering. He crashes dates, scares off potential suitors, and shows up at the worst possible moments—all in the name of “protection.” But Scarlett is starting to wonder: is he just being a concerned friend, or is there something more behind those heated glances and lingering touches?

The romance is the perfect mix of slow-burn and playful tension. Told in dual POV, we see Wade’s struggle to keep his feelings in check while Scarlett slowly realizes her own. While I wish we got to see more of Wade’s personal growth, his devotion to Scarlett is undeniable. Their dynamic is sweet, funny, and packed with chemistry.

But what really makes Clean Out of Luck stand out is the atmosphere. The building itself, The Serendipity, feels almost like a character—filled with charm, magic, and an entire community of quirky, lovable side characters. From Gloria, the wise and witty older resident, to Steve, the ever-present, attentive building manager, they bring warmth and humor to the story, making it feel cozy and immersive.

Clean Out of Luck is the fifth book in the interconnected standalone series, Only Magic in the Building. However, it is not necessary to read the previous books to enjoy this one. (I haven’t read them yet, and I had no trouble following the story!)

If you’re looking for a fun, lighthearted, and clean romcom with a dash of magic, meddling family, and a swoon-worthy childhood brother’s best friend romance, Clean Out of Luck is the perfect read.

⭐ 4.5/5 stars – Sweet, fluffy, and full of heart! (Closed-door romance.)
