I'm still in shock that this is a debut. The attention to detail and range of each character's storyline had me glued to my screen. Faye has given us a beautiful story filled with strength, love, laughter and the never-ending question - "What the fvck?"

Fallon is such a cutie pie. She's smart, funny, and gorgeous but soooo unaware of the depth of her inheritance. Even though she's being thrown a total foul ball, she's taking it with strength in front of others and trying her best. Brent is just *chef's kiss* - I mean who doesn't love a bad boy that's only hooked on one lady? I mean, homie is down BAD Y'ALL.

The unspoken and unwritten rules of high-class society were never passed on to Fallon before her mother passed away and she is having to navigate learning all of this while preparing to take on a Fortune 500 company on her 21st Birthday.
Brent has never known love and always acted as the playboy around campus, but something struck him about that adorable innocent blonde neighbor of his aka Blondie aka Fallon. Getting to know Fallon wasn't on his list of expectations and falling madly in love with her never crossed his mind until it happened (and it happened fast! Who doesn't love a good "he fell first"!?)🥹
This story was so well curated between the chemistry that felt so well timed and natural, the friendships, the banter and everything in between. For a debut novel, Faye blew it out of the park! There is so much potential hiding in this new author, and I am thrilled to be on the journey as she continues to write. 🙌
Where do I even begin with this review. I guess first thing would be that I’m absolutely obsessed with this story and I am now patiently waiting for more. Bad boy Brent was something else. I love and hate him all at the same time. And Fallon, this poor girl keeps getting put through so much and my heart hurts for her. I just know she’s gonna end up a complete BOSS with time. I became so fully invested in these characters and the story line that I binge read this story all in one day. I also wanna give a shout out to reaper! Ugh, I just love him 🤣 This book was one of my most anticipated reads and it 100% delivered on everything I needed. Definitely a must read story.

Gossip Girl x Succession x mafia/masked man vibes. This is a really well written and edited debut. Brent and Blondie have the sweetest, juiciest tension. Wrought with deceit and corruption but definitely on the light side of the genre The ending will have you like wtffff… Overall recommend!
The plot of this book was wild! It reads more like a romantic suspense novel with some spice with a sprinkle of mafia vibes. The FMC is likeable, however, she is super naive and oblivious. She also spends a strange amount of time vomiting. The MMC is a morally black bad boy with an insane girlfriend straight out of the movie Jawbreaker. The quirky side characters really round the story out and make it shine, in my opinion. I came to love Fallon’s bodyguard James. He’s giving found family. Reaper is hilarious in his own twisted way and he loves kitties. Martha is just super sweet. WARNING: So many of the characters are completely and totally despicable, you may find yourself needing a drink or a cigarette while reading. I don’t drink OR smoke, so that means I was sweatin’ while reading this book. Incredible plotline, especially for a debut effort. I was sucked in to the story immediately and my brain could barely keep up with the roller coaster of constant changes. It does end on a cliffhanger, which ya’ll know pisses me off to no end and this cliffhanger is MAJOR. But if I know Faye, she’s already got something cookin’ and we won’t have to wait too long to pick up where we left off.
Wow! This book had me hooked from the beginning. The character development was unmatched. I was constantly yearning to know more about each character. The twists and turns never stopped and I cannot wait for book 2!
It started okay, and then it got better, and then it just got messy? The ending was anticlimactic, I got to a point where I was ready to be done rather than looking forward to the conclusion. Some of the character interactions make me think I will come back for the second book, but based on plot alone I don't know that it would be enough. It got hard to tell what character was taking actions in a given scene. There were weeks between chapters according to the notes at the beginning, but it seemed as though time was hardly passing at all. The romance between the two main characters was okay for the middle of the book, but it was annoying at the beginning and almost nonexistent towards the end. Brent (MMC) insists the FMC is his Blondie, and Fallon (the FMC) insists they will maintain a professional relationship. And yet Brent keeps allowing himself to be paraded around by the Mean Girl Queen Bee despite starting the book saying he hates her, and Fallon keeps letting Brent in her bedroom while simultaneously allowing herself to be attached to a disgusting rich boy who SPOILER/Trigger warning: attempts to SA her.
There are two BIG plot points that aren't resolved by the end of the book that are my main reason for the low star rating. This isn't a case of "just wait for the second book" in my mind, because these DO reach a point where the resolution could have at least moved into "TBC in second book" territory, and instead they were left to land like a wet blanket. The Best Friend arc and the main antagonist both have incredibly underwhelming ending points that could have been interesting with any sort of confrontation or push back from our main characters (and they definitely had the opportunity served on a silver platter), but instead they go out with a fizzle. For two play by their own rules, shake up the system main characters, they don't seem to be doing a lot of moving and shaking.

Brent -though he a bad boy with Reaper he appeared to have been there for Fallon and never lied to her!. Well thats how he come across to me.
Brent and Reapers working/friend Relationship was a cracker! Freaking enjoyed these two!

Where do I even begin with this book? It was all kinds of crazy taking me on different twists and turns. I was questioning everything. Even my own sanity during this book. There was no one in this book, I could honestly trust. I was always waiting for the rug to be pulled out from underneath me with everyone. Even Fallon’s mother, I was not trusting her.
I know everyone is in love with Reaper and I do love Reaper. He is an amazing character. I still adore Brent and how he is with Fallon. He is a playboy through and through, but when it comes to Fallon, you see a softer side to him. One of my favorite things in books. I just loved seeing how he was with her. It felt like he would slip off his mask.
Fallon sometimes was very like what the fuck. I didn’t understand her for most of it and I think that was because she didn’t understand anything. Like after I read it and thinking about it, she was just as confused as me. No one had prepared her for this life and now it was just in her plate. She couldn’t even have time to get used to being in charge before another thing would drop. All she wanted was something normal in her life, but its hard to get that.
This book was all around amazing. I can’t wait for what comes next or the next books by Faye Holland. I was so glad to be apart of making this book happen and being able to be apart of what will be an amazing career.
I finally got to sit down to read and I got so lucky to get an ARC of “Unwritten Rules” (all thoughts are still my own) and let me tell you she comes in swinging! (See what I did there baseball? Swinging..? Okay bye) Fallon is a 20 year old who has lost her mom and is attending the prestigious Willow Bay University when she gets a call that it’s time to step into her role as CEO. Brent is a playboy who also goes to Willow Bay and is the Dark Star of the baseball team. They come together not just for business but maybe some pleasure too! *************************************************************** FAYE! I am so proud of you! 5 stars 10/10 spice was perfect and didn’t feel forced. Fallon is everything I wanted her to be a tad traumatized, sweet but she knows how to hold her own. Brent is one of my new favorite MMCs he 1000% falls first and fast and shows it every step which I’ve been craving to read, over protective and is not afraid to throw down at the slightest inconvenience. I loved how unafraid he was to be with her. The storyline to me kept me engaged this was a one night read for me because I just could not put it down! This book does indeed end on a cliffhanger and I may have cried but I do recommend that if you like dark college romance to read it but just remember check your trigger warnings and step away if you need to! I can not wait to see where Faye goes next with this series!

Brent starts off all about a good time with Fallon, but things shift. He becomes obsessed, full-on “touch her and die” energy. Fallon? She makes him work for it all the way through the book, and that just adds to the delicious tension build up.
I did lose a bit of interest when Fallon kept tossing her cookies over pretty much everything that freaked her out.
This one ends on a cliffhanger, so be on the lookout for the next book. And as I would like to say about my review, just because it wasn’t entirely my flavor doesn’t mean it won’t be yours. So give it a try if you're thinking about exploring darker romances.
Also… are we all curious about Brent’s sidekick, Reaper? I’m definitely ready to find out what’s going on with our masked mystery man.
OMGGG HELLO?? This book??? It destroyed me in the best possible way. Like I was not prepared for the amount of plot twists, tension, banter, and sheer chaos this story gave me. And that ENDING??? No because Faye really left us hanging like that 😭 I need answers immediately.
Fallon… my sweet angel. I just want to hold her and protect her from literally everything. She’s so real, so vulnerable, and honestly? Her journey hit me harder than I expected. Seeing her navigate everything thrown at her made this story so personal and powerful.
And Brent??? That man is so down bad it’s actually insane. Like… obsessed doesn’t even cover it. Where do I get one of him??? He’s all growly and protective and then he has this heartbreaking past and I’m just 😭😭😭
The pacing? Immaculate. The mystery? So good I was stressed. The vibes? DARK. TWISTED. DELICIOUS.
Also fair warning: some of these characters are so unhinged I was literally sweating while reading. I don’t even smoke but I felt like I needed a cigarette after a few scenes 😮💨

Oh my goddess—what a ride! Unwritten Rules is the debut New Adult spicy romance by author Faye Holland, and it’s a wild, fast-paced, and absolutely addictive read.
The story centers around FMC Fallon, our sweet and sheltered rich girl, and MMC Brent—the classic college bad boy with a taste for danger and a talent for making panties drop. This book had me laughing one minute and on the verge of tears the next. Seriously. And Kelly—WTF was that?!
The plot is full of twists and turns, with just the right amount of suspense and spice. And yes, it ends on a cliffhanger that left me desperate for more. The spice scenes are beautifully written, and there’s plenty of actual story to sink your teeth into. If you love college drama mixed with mafia vibes and a dash of nepo baby chaos, this one’s for you.
Also—can we talk about Reaper?! The always-masked, totally unhinged side character absolutely needs his own book, and I cannot wait.

The plot was interesting, the vibes unique, and I see a lot of potential from the author. There were just a few issues that made the book difficult to read.
First, the book did not need to be 500+ pages. There was a lot of repetition between what characters thought and then said, which wasn’t necessary. The set-up/beginning went on for too long, it felt like I had to be around 20 chapters in for the plot to get going. Another issue was scene building and overall pacing. There were many moments when I wasn’t sure what the characters were doing or where they were. The story timeline also jumped a few times, the ending being very rushed.
Those were issue that I felt messed with the flow of reading the book. I also personally did not like either MC, which I think some would definitely like them. I have a feeling that some on my issues with them comes from the fact that one is an unreliable narrator. So with that in mind, and to avoid spoilers, I will reserve full judgement until the next book.
All of that aside, I really think this author has something special. The overall vibe of the book feels unique, like a thriller/mystery/academia/romcom. The story was also very interesting and kept me reading. I look forward to the next book and to see how the author grows!

Fallon is so innocent but so resilient. That poor girl’s been through so much. Imagine doubting everything and everyone around you, not knowing who you can & can’t trust. & the fact that Kelly is one of those people 🥲🥲
I loveeee Brent. He was the perfect guy for Fallon. The way he protects her, takes care of her, loves her 😭😭😭 I need more of them
And of course my sweet cat loving, mask wearing, psycho Reaper. I love him the most!!
The mystery, the intrigue, the back stabbing. Everything about this book just grabbed my attention and didn’t let go!
I wanted to love this and can see some really strong points, however the characters read like early to mid teens when they are supposed to be early twenties.
There were parts of the story where I had no idea where the story was going as the book jumped around and was very hard to tell which POV you were in.
Ultimately the biggest problem was Fallon, I found her very unlikable, shirking responsibility for years while still living off the money and being so outraged she has to do something for the company, she repeatedly does nothing to help herself but whinge and mope. Honestly they shouldn’t be ‘training’ her to be CEO the need to appoint one and come back to her when she’s grown up cause she is insufferable. Further more girl needs to see a doctor cause she threw up every few pages and if there isn’t a pregnancy storyline coming up I’m not sure why!!
Unwritten Rules follows young college student Fallon who is just trying to have a quiet school year and stay out of trouble. But when she has to step up as CEO of one of the top businesses in Willow Bay her life becomes one big mess. On top of that known bad boy on campus, Brent is vying for her attention.
I cannot put into words how good this debut is! I love Fallon and Brent even though they don’t GET THEIR SH*T TOGETHER 🙄 I love the banter and the way Brent wants to keep her safe and looks after her! I had massive heart eyes 😍
Reaper is hilarious and I can’t wait to see more of him and learn more about his back story!

This book! The wait was excruciating and to finally have read it feels surreal.
I was instantly charmed by Fallon’s innocence and immediately captivated by our bad boy MMC Brent.
Fallon, her best friend Kelly and Brent attend Willow Bay University, a school for the powerful and wealthy elite.
As Fallon is making it through her sophomore year, she must also prepare to take over her late mother’s company but when she does, she uncovers quite the conflict as schemes that have been at play since she was a child are revealed.
Brent is also being groomed to take over his family’s company, however his path to power is a very different one from Fallon’s. Brent and his side kick Reaper are tasked with getting their hands dirty as the “clean up” crew. 🔪🔪 Reaper is maybe the best side character I’ve read so far this year. I was CACKLING!!! 😹🎭
When Brent sets his sights on Fallon, he knows something is different about his attraction to her and is instantly ready to snatch her from her “not boyfriend” to make her his own. Brent commits himself to not only pursuing her on a romantic level but to also showing her things she’ll need to learn in this world of the corrupt and power hungry elite. Brent is absolutely delicious! 🥵

I could not put this one down! I read it in one day, it was that good! This was the perfect dark college romance, with mafia-esque vibes, and a killer cliffhanger 😵
FMC Fallon Montgomery is the epitome of a sweet, innocent rich girl. MMC Brent Vaughn is the tattooed, motorcycle riding bad boy who also happens to be a baseball star.
Fallon is forced to take over her late mother’s legacy as CEO of the Montgomery Group, but a so much drama unfolds on campus to where she realizes there’s a lot more going on with the company than meets the eye.
This book is a he falls first, bad boy x good girl, dark college romance with a lot of twists that’ll leave you begging for more!
This premise of this one has so much potential and I really wanted to love it, but I honestly struggled with a few things. I struggled with the pacing and the jumps in location on the same page and often had to flick back to see where I missed the swift change. I also found Fallon incredibly annoying. It could be that she behaved so young when she was supposed to be twenty. The incredible immaturity when paired with the spicy elements and that she was supposed to be taking over a top 1% empire when she was incapable of basic adulting was really jarring. There was also so much happening with so many characters that I easily lost track so had to back track which took me out of the story. It ended on a cliffhanger so I’ll be backing up to read book 2 to get closure but I’m less invested than I’d hoped.
Unwritten Rules is a romance that feels messy and real in the best way. Can’t relate to a bunch of entitled rich kids? That’s okay.
Faye Holland perfectly captures the reality of anxiety in relationships, from spiraling thoughts to the relief of finding someone who actually understands you. The love of food sprinkled throughout adds warmth and makes the story even more grounding.
Trust is a huge theme, and it shows how hard it is to believe in someone when people are busy playing games and keeping secrets. It gives the romance a layer of tension that is both frustrating and addictive. You want to root for the characters while also shaking them a little.
The chemistry is strong, the banter works, and the emotions land exactly where they should. Overall this is a heartfelt, engaging read. Definitely looking forward to book two.
How is this a debut novel? I'm blown away. The story, all the moving parts. Suspicions run high. Temperatures even higher. Fallon is a sweetheart and I just want to protect her from the world and get her gummy worms. Brent won my heart. Brent is the bad boy with layers. He won't shy from throwing a punch, but he will also go out of his way to make you feel special. He's got it rough dealing with his dictator of a grandfather, but he tries to make the most of it. Reaper is epic. His masks, his cat's. I already loved him before, but now it's even more so. The cute dates, first times and playful joking is adorable. The suspicious deaths, secrets, lies and espionage is intense. That ending.... I was not ready for this story to end and I need more ASAP.

I loved this elite world and the characters in it. Fallon really steps up even when she has so much to learn. Brent was perfection- I don’t care that he off people on. a daily basis. I love when the MMC is a bad boy that never falls for a girl and then becomes obsessed with the FMC. The push and pull relationship created good angst and tension between these two. Their chemistry was on fire. While this is a darker themed book, the humor and un-seriousness of the characters was really good. And we love a witty masked man side character. I was invested in the story and second guessing everyone that was in it. I was not expecting this to end the way it did. I can’t wait for book 2!
Moving on, this book was so good. Fallon (FMC) starts off so naive. You really want to look at her and say "Awe, bless your heart". I love her growth.
The secrets, lies, violence, drama, spice. It was just so good.
It's a good-paced book and then when you get to the end, it becomes fast-paced. Which worked.
Brent (MMC) is the bad boy, playboy, rich boy, tattooed, motorcycle riding, and violent character. We love Brent. Collectively, we love him (Reaper, too).
As Fallon is growing and trying to navigate all the secrets, lies, and new truths, Brent realizes he's been pulled in by Fallon.
Baseball playing bad boy biker who can have anything he wants, meets innocent girl who has no clue what type of world her inheritance is about to plunge her into. Brent was a playboy to beat all other playboys but he fell for Fallon fast and hard 🫠 I found myself a tiny bit annoyed with Fallon every now and then for being so wishy-washy as far as Brent goes, but she was dealing with A LOT, so I guess it's allowed🤣 I did love her personal growth through the book; by the end she was sharpening her claws and ready to take on her adversaries The cryptic text blasts gave major Gossip Girl vibes and I LOVED it; I can't wait to see everything that unravels in the next book!
OMG! I can relate to Fallon so much it’s not even funny. Faye had me hooked since the Grocery List was introduced to us😈😏 Honestly, from the start her Aunt gave off negative vibes and each time she was brought up my suspicions were proved right!!
HUGE plot twist for me was finding out that Kelly is not the sweet and caring party girl bestie we all thought she was. But serves her right for her to walk in on Fal and Brent😂😂
Anywho…..
Lastly, ON HER BIRTHDAY?!?! Couldn’t she have had at least one day to herself for some sort of normality🥲😂🥰
