Ivy Taylor’s life in her quaint, costal New England town is peaceful and quiet. Until it isn’t.
When Ivy’s bookstore is struck during a surprising spree of vandalism with her inside, she calls the first person that comes to mind, Tripp Forester. Or, Sheriff Tripp Forester, her long-time crush as well as her brother’s best friend, to put it more accurately. Ivy must face a very real, present threat along with her past doubts, and Tripp is fast to be fiercely protective of her.
Tripp Forester has been sheriff for less than a year, and he’s the youngest in county history. With rampant vandalism suddenly taking place leading up to the fall festival, he’s determined to solve things perfectly by the book. That is until the one girl he’s always cared for, the one girl that’s off limits, is targeted next. And he’s having an impossible time keeping her safe when she’s decided to prove her own bravery. Ivy doesn’t need to prove anything to him though, and Tripp is willing to overlook the rules to keep her by his side. When finding the person terrorizing their town leads to blurred lines, they must decide what to do with the feelings they realize along the way.
After reading and enjoying this author’s Sterling Ridge series, I was excited to take a step into her new series: Foxport.
This book features: -Friends to lovers (but it’s always been you) -A cozy mystery -Small town -Bookstore owner x sheriff -Brother’s best friend (forbidden) -A loving girl gang -An MMC that is a cinnamon roll with a dash of touch her and die -Closed door spice -No third act breakup
This book promised itself to be a quintessential fall read and it did not disappoint. Within the first few pages, I felt transported into an automnal Gilmore-Girls adjacent world.
I really loved the blend of small town mystery romance in this book. The mystery was well interwoven with the romantic arc of the characters and while this was a quick read, I felt like there was enough detail in the plot itself that it didn’t feel too rushed like some narratives can be under 300 pages.
I also enjoyed the friends to lovers trope. There was a great balance between flashbacks and current timeline that made me invested in the MCs love story.
My only wish would’ve been for a little bit more in the ending and epilogue, especially in the resolution of the forbidden aspect of this romance and answering the ‘what next’ in the romance.
If you liked the style of Done and Dusted and are looking for a cozy and less spicy fall romance, I think you might enjoy this. I, for one, can’t wait to revisit Foxport.
This book releases on Amazon on September 17th, just in time for pumpkin spice season.
Thank you to the author, C.A Steinhaus and Bookfunnel for providing me with an e-arc in exchange for an honest review.

Review: If you're looking for a cozy fall romance with some small town suspense, then this is the book for you! I loved this book so much! Our fmc Ivy, is a bookstore owner who loves romance and romantasy books. She has thought about writing a book of her own someday. We just love a book girlie fmc 🤎 Onto our mmc Tripp, he's a young, hawt sheriff who has always had eyes for Ivy since they were teenagers. The only problem is she's the little sister of his best friend. After many years, they finally realized that there has always been a spark between them. The love and connection between Ivy and Tripp was enchanting to read 🥹 Tripp noticed the little things about Ivy, and she noticed the way he would look at her and say that he would always be there for her. I also loved Ivy's besties! They were all so cute and supportive of Ivy and Tripps relationship 🥰 Now for that ending.. I teared up 🥹 my goodness, it was beyond beautiful and a perfect ending for Ivy and Tripp 💓 I can't wait to read the next book!

Tropes: 🍂He buys her chocolate 🍂He calls her "Sherlock" 🍂She's an introvert 🍂She loves reading 🍂Small Town Suspense 🍂No third act breakup 🍂Forehead Kisses 🍂Lighthouse Scene
🍂 The vibes: - autumn / fall setting - Sheriff MMC / bookshop owner FMC - Close knit friends - Brother’s best friend - Vandalism whodunnit mystery - Closed door
🍂 My thoughts: Well this was so cozy and cute. There’s romance, mystery, and a fun friend group.
🍂 Tripp Forester is the new sheriff in the small town of Foxport. Foxport is a coastal New England town with the coziest small town vibe. When vandalism starts occurring in Foxport, Tripp is determined to solve the mystery and catch the vandal. When the crimes escalate and Ivy’s bookshop is targeted, the pressure is on Tripp to quickly solve this case. Bonus points because Ivy = Tripp’s best friend’s little sister 😏, so we all know how this tale will go.
🍂 There was some repetition in the romance pacing, but I still enjoyed the journey. A random note- there’s a lot of “honey”’s which I realized maybe I get weird with nicknames because I didn’t love this nickname throughout 😂 🙈 Also, within the friend group- I liked the girls, but didn’t see a whole lot of personality differences between them, so it was hard to keep them straight. None of these things were big deals for me but just wanted to mention. I loved it, and I’ll definitely pick up the next book in the series when it comes out.
🍂 Overall, this was the perfect fall romance mystery.
I signed up for a cozy little read, and I ended up with a magical story that made me feel seen, cozy, and kicking my feet. Ivy is the owner of a bookstore in Foxport, a small Massachusetts town, and Tripp is the Sheriff, who has always been in love with Ivy, but her brother is also his best friend.
The ups and downs in this story were absolutely everything to me. I felt the warmth and the comfort radiating from the pages, and at the same time I was cautious of every single person that was introduced, just in case they were someone to keep an eye on.
The relationships between the core four girl best friends was truly one of my favorite parts of the book. I love becoming connected to the group because most of the time you get books based on them in the future (which I am BEGGING FOR!!!).
All in all, if you want a story that’s going to have you rooting for the couple through everything, with cozy vibes, suspense, a protective MMC, a kickass group of girl besties, and fall ambiance through the roof, you’ve found your next read!
Ivy is a bookstore owner who loves romance and romantasy books. Her bookstore is broken into and vandalized. Ivy texts the only person she can think of: her brother’s best friend & her long-time crush; he also happens to be the sheriff, Tripp. Tripp is determined to solve the vandalism in his small town. He’s struggling to both keep her safe & solve the case, while they are both forced to face long time feelings for each other. I loved Ivy’s friend group. They were so fun & supportive of both Ivy and Tripp.
This book was absolutely delightful, a perfect blend of romance and suspense set in a cozy small-town..it had all the Fall vibes
For the gentle autumn souls. The ones that understand the magic of cozy sweaters, warm drinks, crisp leaves, and letting things go in order to begin again.
And it's a lovely thing, isn't it? To realize you've been slipping into loving one another all along.
overview: cute n cozy!
characters: all charming, enjoyed the friend/family groups! Ivy was a cutie and Tripp was so protective
romance: I wish it had been a bit more slow burn and less comments about “her tight little sweater/skirt” but still cute!
I wasn't obsessed, I was lost. Lost in her, I think.
His hand comes to my waist and holds me there, his smoldering eyes pining me in my place for added measure. "You aren't some girl, Ivy. Got it?" "Got it," I whisper. Like a doe caught in headlights, I don't dare move. Whatever has the air heavy between us, I refuse to be the one to break this moment. "Good," he says, his deep voice thick.
✨ brothers best friend ✨ “it’s always been you” ✨ “forbidden” romance
writing: decent pacing, low stakes, easy to read; cute lil lines!
It must be nice to have someone to get lost in conversation with, someone where you simply get lost in them.
There's a simple joy that comes from buying a new book. The cover that speaks to you, the anticipation of the story to come. And I love being the one to connect people with words that were meant for them. It's at The Open Book that someone might find a new close friend in the pages. Or maybe they are able to feel seen, a piece of themselves represented in a way they haven't felt: with everyday life.
Because falling in love with him was never a choice. Like your favorite book that makes you feel the way no other story can. The book with the worn pages and fragile spine from reading and re-reading religiously. The one you connect with so inherently; you don't even have a reason for loving it other than the fact that it is made up of the same bits as your soul itself.
atmosphere: cozy, fall small town vibes with low stakes suspense
There is nothing more wonderful than a crisp October day in New England. All along the coast, an explosion of red and orange foliage creates a vibrant contrast against the pale blue sea.
season: fall.

content:language (sh*t, d*mn, f*ck used occasionally; A*s, h*ll, “my god”, p*ssed, used a few times). sexual (a man makes an inappropriate remark; a couple innuendos; semi-detailed touches, kisses. It’s insinuated that the main couple sleeps together at least once, no details). other (a side lesbian couple, almost nothing romantic happens between them on page; mentions of witchy movies, drinking…)
Ivy Taylor's peaceful life in her coastal New England town is shattered when her bookstore is vandalized with her inside. She turns to Sheriff Tripp Forester, her brother Wes’ best friend and long-time crush. As the fall festival approaches, Tripp must solve the case while protecting Ivy, blurring the lines between duty and love.
A true Meg Ryan fall in the coziest seaside New England town, where romance blooms like the pumpkins at the festival. From Practical Magic at drive in theaters to Stars Hollow-esque town meetings (there’s even snacks), everything about this romance is full of warmth. No third act breakup 🙌🏻 no miscommunication 🙌🏻 no relationship conflict 🙌🏻 the tension completely revolves around solving the town vandalism mystery as they secretly navigate their feelings behind Wes’ back.
Reading this book felt like playing Stardew Valley- the coziest of mysteries mixed with the simplest of art. Though basic in nature, the writing style encapsulates the romanticism of autumn in all its glory. From Tripp’s sea salt cottage air to the sea salt chocolates he’s gifted Ivy for years, you’ll quickly sink into the demure (yes, this word is used 😂) comfort and warmth only cozy romances bring.
These are now my synonyms for the word cozy- Phoebe Bridgers Cashmere scares Bookstore cats Protective MMCs Pumpkin hot chocolate + apple cinnamon bread Nora ephron Flannel Hay maze
Thank you to the author for gifting me an eARC to review 🫶🏻 I can’t wait to read about the rest of the Foxport girlies!

It was so cozy. I wanted my coffee, my blanket, and a quiet space to be a part of Foxport. I just felt like I was a part of the town. Then there was the added layer of Ivy and Tripp’s love. The quiet acts of service and secret glances were so sweet and perfect. I loved the flashbacks - they were my favorite parts.
This was such a sweet fall read! Loved the mystery that kept the plot moving along. If you need something quick and seasonal, this would do the trick! I believe it’s available on KU! Can’t wait to continue reading more by this author :)

A new series from @authorcasteinhaus? Yes please! I’m so stoked for this whole small town series with a book set in each season!
Book one kicks us off in the fall with all of the cozy fall romantic suspense vibes!
I absolutely adore Ivy & Tripp and all of Foxport’s side characters!
The bookstore cat is iconic. The best friend girl gang is really the best! The side characters add depth, and I cannot wait for their books!
While yes there is absolutely the romantic suspense plot with trying to solve the case of who broke into Ivy’s bookstore, Ivy & Tripp are just soft and wonderful. The long-time mutual pining, the flashback scenes, the low angst & no drama & no third act breakup! Just perfection!

If you're looking for a cozy fall romance with some small town suspense, then this is the book for you!
Ivy is a bookshop owner who loves romance & wants to write her own book someday. Tripp is the town sheriff & her brother’s best friend. They’ve grown up together & always had a crush on one another, but neither have ever done anything about it. When Ivy becomes the victim of vandalism, Tripp steps in to protect her & the spark between them becomes much more.
Ivy was the perfect bookish FMC! She has a great girl gang & I love that we got plenty of them together.
Tripp notices the little things about Ivy, like her need for space away from crowds & her love of a certain chocolate. He also calls her “Sherlock”🥹
This book has all the fall vibes (including a fall festival!) along with romance, a bit of mystery & all the cozy feels!

This book is a delightful blend of romance and suspense, set in the cozy, fall-filled town of Foxport, Massachusetts. Ivy Taylor’s peaceful life is upended when her beloved bookstore is vandalized, leaving her scared and vulnerable. The first person she turns to is Sheriff Tripp Forester, her brother’s best friend and the man she’s secretly loved for years.
Tripp is determined to solve the string of vandalism plaguing the town, but when Ivy becomes the latest victim, his protective instincts kick into high gear. As they spend more time together, their long-simmering feelings start to surface, adding emotional depth to the mystery at hand.
The setting of Foxport during its fall festival is beautifully described, making you feel like you’re right there in the Brick District, surrounded by the sights and scents of autumn. 🍁By the Book is a cozy romance with a mystery! Tripp and Ivy have had feelings for each other since they were teenagers but never acted on them because Ivy is Tripp’s best friend’s little sister. 🍁Tripp is the newly appointed sheriff of Foxport. When a string of vandalism strikes the town, the town press pressure on the young sheriff to solve the crimes and make their cozy town safe again. When Ivy’s bookstore “The Open Book” gets vandalized, Tripp feels even more compelled to figure out who the perpetrator is. 🍁Ivy and Tripp are the cutest couple. I love their connection from the beginning. I enjoyed the short flashbacks to their teenage years. They showed some sweet moments between the two and how they fell for each other. 🍁Ivy’s group of girlfriends was so fun! I loved getting to know a little about each of them and their friend dynamics! 🍁This book is the perfect fall read! Absolutely put me in the mood for fall. 🍁 I absolutely loved this one! I think it’s a top 5 favorite for me. Can’t wait for the next book in the series!
Spice level- closed door- just kissing, talk of having sex but no description
I ADORED this book! 😍😍😍 this fall read has it all! The Open Book follows bookstore owner Ivy and police sheriff Tripp, who is best friends with Ivy’s older brother, in the small town of Foxport, MA. Tripp has always held a torch for Ivy since high school, but when a string of vandalism events begin happening in the town (and it begins to affect Ivy personally), Tripp and Ivy are pushed together again and again. They realize that their electric connection is undeniable and the results are so swoony 🥰
The fall vibes in this book were unmistakable, and I loved the suspense in this story as well. Every time a new character was introduced, I was skeptical, but I was proud of myself for figuring out the vandal in the end! I loved Ivy’s supportive family and friend group, and the small town of Foxport reminded me of Stars Hollow in so many ways. I can’t wait for more in this series! 🧡
I won't rate it because I didn't finish it. I suppose it is technically closed door (at least the first half) but compared to what I would traditionally expect in a closed door book, this was not the same. Way more language, way more spice and I can't imagine that it didn't continue building after I stopped reading. And the story was kind of annoying. Literally EVERYBODY knows you shouldn't take evidence from the scene of a crime. Especially evidence that you know can help identify the perpetrator. And then the sheriff just giggles about not being able to search for fingerprints since she took it home with her and had everyone touch it? Also why can't grown adults just say what they are feeling???? I'm all for a little "does he love me does he not" but this was felt like a high schooler trying to talk herself out of a crush.
This book!!!! Do you love fall? How about books? Small towns? Mysteries? Swoony love stories?? If yes to any, I’m sure you’ll love this book.
I fell in love with Foxport and all of its characters. The atmosphere was so tangible. I could truly see myself there, immersed in the town. I love how the story unfolded. Bits and pieces that teased where it was going. There were moments of the familiar brother’s best friend trope that were done in fresh and beautiful ways. I smiled throughout the entire story and wanted to hug my kindle afterwards.
4.5⭐️ This book was the perfect mix of a cozy small town romance with suspense and a mystery with a super protective MMC. • Ivy and Tripp have known each other for 12 years! From the moment they first saw each other there was an undeniable spark with them. Neither of them ever acted upon it since Tripp was Ivy’s brother’s best friend. • Tripp is literally the new Sherif in town, and when someone targets Ivy and when he finds out how sideways the vandalism (the first time) could have gone, because she was there with the intruder, he lays his heart out on the table for her. 🧡 • Tripp and Ivy were so specific, I loved how he always put her first and protected her and how Ivy was all in with him from the start too. 🤎small town romance 🧡brothers best friend 🤎protective MMC 🧡closed door romance 🤎she takes care of him when he’s hurt 🧡they are each others safe space
This was an adorable, quick, cozy fall read. I loved Ivy and Tripp and really thought their story was adorable. I felt like the “mystery” aspect of the book was actually well done, and didn’t predict the ending until more than halfway through the book. I don’t typically love brothers best friend troupes, because it always feels like they should’ve seen it coming, and this was no different, but the police/break-in/sherlock aspect made it a good read. A bit cheesy at times as far as romances go, but at 270 pages it was a fun time.
⭐️: 3.5/5 🌶️: 1.5/5 (closed door, some descriptive scenes prior to fade to black)
Sheriff x bookstore owner Childhood friends Brothers best friend Mystery NA Small town
This book is such a good Fall read!! I enjoyed the cozy small town vibe, especially it being in a bookstore! I DIDN’T expect it to be a mystery at all, but it was so good!! I love Tripp and Ivy’s story, I can’t wait to read about Poppy and Hayden!!
This was the PERFECT story for Fall! 🍂🍁 Ivy and Tripp have known each other for the majority of their lives as Tripp is Ivy’s brother’s best friend 🤭
My favorite part of this book was finding out that Tripp has always cared and looked for Ivy. He has been head over heels since the first day they met 🥹 I absolutely love Ivy. She owns her own bookstore and when it gets broken into, she wants to help Tripp solve who’s behind the vandalism. They work absolutely fantastic as a team and they are perfect for each other 🥰
I haven’t read a lot of closed door spice but this book didn’t need anything out in the open! Ivy and Tripp had sooo much chemistry and you could tell by the tension and banter between them.
This is the perfect book to ease in to Autumn. It really makes you want to curl up by the fire with a warm cup of coffee and dive into this beautiful story set in an idyllic New England costal town. Romance + cozy suspense = perfection. Filled with pumpkin spice, crisp leaves, brick streets, warm fires this book has all the best vibes 🍂
Really liked this one! Was looking for no/low spice, cute, easy and fall themed. This fit the bill and was a perfect palette cleanser after a heavy read that I just finished. Had some suspense which I wasn’t expecting but happily enjoyed!
If you like small town feels, cute fall east coat towns, you’ll like this one. Quick to read and all the characters were great!
I ate this up! The fall vibes were a great setting for this. The main characters had amazing chemistry, and the mystery aspect of the story made want to keep reading long after I should have put it down to be productive with my life 😅 I also loved the girl group dynamic, and I'm so excited that the rest of the series is about them!
This book was so lovely! It left me guessing until the very end and the setting was portrayed so beautifully, I found myself desperate for fall in a small, coastal town. I adored all the characters and can’t wait to read about Ivy’s friends next!
Honestly SUCH a great read, especially for fall! Foxport is a DREAMY fall town. I am someone who has a hard time picturing things in my head, but Christine Steinhaus is so great at describing Foxport. I can picture EVERYTHING from the way Tripps nose looks down to the decor in Ivy’s store, the open book. This book is a romance mystery and will keep you wanting more. I honestly could not put it down. The long time coming love story of Tripp and Ivy had me swooning every time they were together. He’s one of those guys who is protective guy motivated by love. I would highly recommend this book for an easy read with so much to offer!
This is the perfect book for fall! It had everything I love. Right away you’re immersed in all things fall. It’s a small town in New England. She’s a bookstore owner and he’s a sheriff. Together they solve the mystery of who’s vandalizing businesses including her bookstore. There’s a black cat named Catsby. The best girl gang! I’m already so excited for Poppy’s story next!
