My neighbor hates me. Which is fine, because I hate him right back...
Eric Jax Moreno is infuriating. Arrogant. Smug as hell. And worst of all? He lives right next door. For months, we’ve been at war—petty pranks, heated glares, constant bickering. The tension between us? Unbearable. But then one disastrous night changes everything. I was straight before Jax. At least, I thought I was. But if that’s true, why do I keep thinking about his wicked smirk and filthy mouth?
Desires Next Dooris a steamy, enemies-to-lovers, bi-awakening short story featuring late-night tensions and a whole lot of heat! The book is part of a series, but can be read as a standalone.
I decided to read an older book by JP and fuck, I gotta say her writing improved from 0 TO FUCKING 100.
Not that this one's bad, but she definitely wrote better stories. This one had the tension and all UNTIL they just... kissed in Jax's apartment? Out of nowhere basically???
....My guys, you were literally enemies like 3 HOURS AGO.... where did that come from?
This is the first JP book that I lowkey skimmed through (after the kiss) and i FEEL SO SAD.
“You ever get that feeling? Like you should want it, but you just… don’t? More like… knowing something’s missing, but not knowing what.”
'What could I possibly say? That I understand what he means? That every relationship I’ve had has felt like trying to solve a puzzle with missing pieces?'
I really loved this book. I loved both Eric and Jax. I was completely prepared to hate Jax with how inconsiderate he was with the noise at late hours knowing how much it was disrupting Eric after he kept asking Jax to lower the music. If it were me, I'd record just how loud it was from my bedroom as proof of inhabitability for the landlord, break my lease, and move elsewhere where I'd be able to at least sleep at night... but if Eric did that we wouldn't have gotten this pairing! Getting into Jax's head showed he wasn't entirely a bad guy when he dropped everything to help Eric when his apartment flooded. Even leaving behind his date to help Eric clean up, which would have taken him all night alone and without a shop vac. That warmed him up to me a lot.
It was also the opening needed for these guys to actually talk instead of warring back and forth with each other as they had the last few months. Neither has been satisfied with their dating lives something always missing. The mutual attraction is there, simmering right below the surface. Jax pushes, and when they finally come together it was scorching! I also liked seeing moments of vulnerability from both of them.
'Then I do exactly that, capturing his mouth with mine, erasing the space between us until there’s nothing left but heat and need and the knowledge that we’ve crossed a line we can never uncross.'
We get a happy ending that I loved, but I wish I could see more of how their relationship began beyond this night. Seeing them dating and spend actual time together. Hear the conversation that brought them to where we see them six months later. I loved it nonetheless. 5 stars.
Eric and Jax are neighbours. Eric works hard, loves his job and the company he works for, is lonely and likes his sleep. Jax might work for all Eric knows but the man seems to love being loud until the small hours. There have been pranks, complaints and bickering since Jax moved in. None of it has done anything other than apparently make Jax want to wind Eric up further. It is going to come to a head...
And it does but not in a way either man expects and not in a way the reader likely expects either. Jax is home with a date and some loud music. Eric is home alone and trying to sleep. A bathroom disaster and a few hours later the two find themselves in Jax's apartment sharing a beer but will that be where it ends? With a tentative ceasefire? Well, since this is Jenny Pineapple short story you should know that is most certainly not where it is going to end...
Another fantastic short from an author whose grasp of the format and the MM genre is outstanding. She knows just how much character interaction to give us, how much to give us of each individual to ensure we feel we know them well before the real action happens. And when it does it is explosive, in a very steamy type of explosion!
"Admit it. You love arguing with me." "You're insufferable." "And yet, you don't hate me as much as you want to."
"The kiss isn't soft. It's not careful. It's heat and pressure and pent-up frustration."
This was a short but spicy story and I loved it! This author never writes a bad story and always keeps me engaged. I loved the tension between the characters in this one.
This story follows Eric and Jax. They're neighbors and both hate each other. They both end up doing pranks and getting the other one in trouble or annoyed. Eric confronts Jax again to turn the music down and they have a moment and a bi awakening 😏. Jax had a girl there and ended up spending time with Eric. Things got spicy and hot fast 🔥🔥🔥😉💦.
I loved the banter and enemies vibe these two had. They both were lacking something when it came to past relationships but they didn't know what. Until they kissed each other. These two were scorching hot yet sweet. Another banger from Jenny!
Wow super hot All Eric wanted was peace and quiet so he could get some sleep but of course his next door neighbour Jax had to be the most annoying neighbour who played his music so loud. He had tried to be nice about it but in the end, whatever he did just seemed to make Jax smile in such a smug way. But tonight it was just too much so he went and banged on his door. Jax had a beautiful woman in his flat normally he would be all over her but he just wasn’t feeling it so when I knock at the door came he was glad of the interruption. And of course it had to be Eric. Boy did Jax like winding him up. But lately he had confusing feelings about Eric. So what could come of this night?? This is an extremely hot read I could not put this book down. The passion in this book is off the charts everything is new and exciting and I absolutely adore the banter. A great short read.

Eric just wants to sleep but his annoying neighbour wants to push his buttons so turns his music up when Eric asks him to turn it down.
Trying to distract himself Eric has a bath but wakes up to a flooded apartment. Panicking he rushes next door and asks his neighbour, Jax to help and surprisingly he does.
After cleanung up the apartment and pissing off Jax's hook up they dry off and move to Jax's apartment for a drink, and a future neither of then saw coming.
One emergency, one drink and the steamiest kiss I've read, you're in for a truly epic, steamy read!.

I read the previous two stories and loved them - this gives us a story about one of the other workers at Peak Edge Innovations, Eric. Eric works in HR and is part of Kai's work buddy/friend group and we do see a bit of him, especially in the second story. However, this story works just fine as is and I do recommend reading it!! I love the next door neighbor as enemies take and this is so spicy!! I always love a good queer awakening, especially a double one! And wow - they sure go all in! If you're looking for something short and smutty with nice character development, here you go! Can't wait for the next one from this author.
Seriously - do not read this story in public or anywhere that you can't slowly slip your hand inside your pants, because this story is smoking hot and if it doesn't get your motor running, you might just be dead inside. Aside from all the steaminess, there's a slow bi-awakening that occurs, and it's surprisingly romantic watching it happen. I've had the annoying neighbor situation almost exactly as Jax was for Eric. However, mine didn't end nearly the same. It only ended when he moved. But dang, new fuel for fantasies thanks to this story.

Desires Next Door is the third book in the Peak Edge Innovations series, each can be read as a standalone but I enjoyed it better in order. This is a sexual awakening, enemies to lovers, steamy read about Eric and Jax. I really enjoyed the storyline and the characters.
